I have only lived at The Preserve for a small amount of time, but already had to deal with an ice storm. The team was very effective in communicating steps to prevent problems from occurring and were very proactive in informing. They helped me figure out what I was missing in my renters insurance too as to why I was getting repetitive emails

My apartment lock was picked in the middle of the day and items were stolen. This has happened multiple times in the community with no new security measures (more cameras) being taken by management. It’s a beautiful complex, but if it’s unsafe it’s not worth staying.

Unsafe Living Conditions, Lease Violations, and Poor Management
I want to share my experience living at The Preserve, a Greystar-managed community in Grapevine, TX, to help others make an informed decision. Safety Concerns Ignored: On December 3, 2025, I was attacked by a Rottweiler — a breed explicitly prohibited by the lease agreement. Despite this clear lease violation, the property management failed to enforce the restricted breed policy. The police intervened and quarantined the dog, but this incident left me physically injured and deeply unsafe in my own home. Lease Violations and Lack of Enforcement: - The property is officially smoke-free, yet a resident has been smoking just feet from my parking spot multiple times daily for over six months with no action taken by management. - Valet trash cans are supposed to be stored inside at night, but residents leave them out 24/7, creating an unsightly and unsanitary environment. - These ongoing violations suggest the property manager does not regularly inspect or enforce lease terms or community policies. Poor Communication and Dismissive Responses: I raised these issues directly with the property manager and even escalated to the corporate level, but the responses were generic, deflective, and lacked empathy or concrete solutions. I was ignored regarding my transfer request to a safer unit and received no timely notice about eviction proceedings until the constable served me with an eviction notice and court date. Impact on My Life: I no longer feel safe or comfortable living here or even leaving my apartment. I am moving out by the end of December 2025, ahead of my lease expiration in January, due to these unresolved safety and management failures. Advice to Prospective Residents: If you value your safety, health, and a responsive management team, I strongly advise considering other options. The lack of enforcement of critical lease provisions and poor handling of serious incidents at The Preserve are unacceptable.

My las request was to get help with installing my ring doorbell and I the request was closed without any notice to me. I emailed the office only to be told maintanence teamcannot assit with mounting the doorbell to THEIR property. Disappointing really. I have now been waiting to see if I can get a closer garage sibce I have to walk 3 buildings down to get to the garage. I was told someone is looking into this but I have not gotten any follow up,

The noise from the child upstairs running or dragging things across the floor comes through clearly to me. I also occasionally smell marijuana coming from the upstairs and downstairs units. It hasn’t caused any direct negative impact on me yet, so it’s still tolerable, but at times these things do disturb my rest. It seems that the golf simulator in the community center is not well maintained. The sensors and projector work fine, but the mat and ball dispenser are often broken, which is quite inconvenient. The staff are generally friendly and responsive to my requests, but I got the impression that one of them was openly annoyed or bothered by my request or my question.

I’ve lived at the Preserve for about nine months now and so far I love everything about it. The property is nice and well kept lots of amenities and management and service. Staff have been very responsive.

I am very pleased with the community at The Preserve. The apartment management follows up on concerns promptly and works diligently to maintain a smoke-free environment which is very important to me. The staff are very professional and friendly. My granddaughters and I love hanging out at the pool! I have never lived in an apartment community for over 3 years as I have at The Preserve and I must say it has been a very pleasant experience!

I have lived here for a few weeks now. Move in was simple and easy. The property is stunning and the amenities are so nice! I feel very safe going to take my dog out at night. Having a dog park close was important to me, and having it right outside my door has been amazing!

Great place to live very family friendly surrounded by nature. Good amenities with great views from selected apartments. Relax in the pool use the gym to exercise and bulk up and practice golf skills in the simulator. If you can look past the dog poop and the trash area it’s a 5 star place to live in.

parking is trash, maintenance is a figment of the imagination, dead mice are regularly left on the sidewalks for weeks & doors constantly slam so much it becomes background noise. it's sure not worth the price they ask for it.

Pretty good community. There are some things that could be improved like the gate never actually being closed so the “gated” community isn’t actually gated making solicitors able to come and bother you.

My largest concern is the gates have all worked since I’ve lived here. It took almost a year to get the grills working. Staff is nice, but certain issues should be resolved faster. There is parking issue that makes it difficult to have visitors.

Great place to live and grow at. Great amenities and quiet neighborhood. People are very friendly and welcoming. Always have events going on and a good location. There is a great walking trail here and the pool is clean and very nice.

1) When we moved here, gas or any sort of bbg grills were not allowed, but now I see people use both bbq grills. I asked the office about it, they said they won't do anything about it. People smoke even marijuana in the complex and it smells so bad, but the office seems doesn't care. 2) What happened to recycle ares in the complex? There used to be 2 areas for recycles, but now both areas are closed. The office said they don't recycle here in the complex. There used to be. Even I separate trash, the valet trash service doesn't care. They throw everything together. 3) Dog wash is always broken. The entrance door for the dog park in the complex is broken. I mean no door. Its been like that for a long time. It doesn't seem they are going to fix both anytime soon. 4) Tesla charger. The one close to the office has been broken for a while and the office said we are going to fix it, but it hasn't happened more then a year. 5) Trash is everywhere in the complex and trail. There used to be a person who always took care of the complex very well. He was picking up the trash in and outside of the complex. Also he was walking on the trail and picking up the trash on the trail. Since leaving the trash especially around the trash compacter, there are so many trash in the water in a drain area that is connected to the creak.

The apartment is beautiful. It has lot of space to walk around, ample parking, green cover and very calm. The package and mail management is super friendly. Front office staff are very friendly and helpful. Amenities such as swimming pool and gym are quite good. Overall peaceful place to reside . Downside is the expensive rent. If management can consider reducing the amount charged it will be helpful.

The Preserve is everything I expected it to be. I looked at 2 two other apartment complexes after I viewed The Preserve. They couldn’t compare I’m happy to be apart of this amazing community and I’m happy to call it home.

Don't live here unless you're cool with parking a quarter mile from your apartment. The apartments look nice, but up close you can tell they were cheaply built because the entire budget went into retaining walls and wine fridges.

The preserve is a beautiful property with some of the best amenities. Staff is friendly and helpful. Maintenance request turnarounds could be quicker but I guess that's expected in apartment complexes.

Gates have not worked for PWC out of 12 months. Car charging is done to one out of four. Grounds are great love the location propane tanks did not work most of summer. Safety and gates and charging is my largest concerns

My experience thus far has been amazing from the office staff to my beautiful 2 bedroom, 2.5 bathroom home! The office staff made the move in process extremely easy and stress free! I would definitely recommend.

If you make people write an essay people will be more likely not to leave a survey. Remove this and see how many surveys you get. I’m doing this because I want to leave a survey for the staff but this is overkill

We have had a very nice experience here. Maintenance requests, though few, have always been handled in a timely manner. We love our apartment and all of the amenities. We have zero complaints in a year and a half.
