Phase 1 Garden Apartment in Via Las Colinas
Via Las Colinas is a great place to live. My apartment is very comfortable, overlooking the lake Carolyn. Whenever you have an issue, the maintenance personnel is always quick to respond and fix it for you. The leasing office personnel is welcoming and making sure your needs are met. You can meet wonderful new friends here on social events. I’m so glad I decided to move here. I’ve just started my third year.

Abusive Management
This place has so much potential but the management is very poor. I'm a resident who has received many emails and one phone call threatening to tow my car. I pay hundreds of dollars monthly for my parking permit. I park in a private garage so there shouldn't be a problem. I don't know the motivation but I blame it on kickbacks from the tow company in the form of event tickets or gift cards, but the complex is abusive and the employees don't get paid well enough so these perks are too attractive. Nothing else makes sense.

Friendly Community
Very friendly staff and kept up nicely. Lots of event by the community staff which makes it a fun time to live here. The pool area if always comfortable and fun. Grills are always very well maintained at the pool.

A hidden gem with lots to do!
Everything from contacting the property, submitting the application, touring the property, signing the lease and moving in was absolutely seamless. Cindy is the absolute BEST and we have enjoyed living here so far and don’t foresee that changing. There is soooo much to do around us, and the property has a lot of events for the residents. I highly recommend living at Via Las Colinas!

Worst maintenance and reputation lost of this community over the time
The maintenance team at Via Las Colinas has been worst since 2020. And I created a maintenance request since my kitchen bulbs are burned out. And even after 3 weeks after the maintenance request submission, the maintenance team has not turned up. The cleaning team does not bother about the cleanliness of the common areas and workout places. But rents are increased 20% this year, how fair to increase the rent without giving good quality maintenance service?

Love it here
I’ve lived here for 3 years and the level of care is always excellent. This is a lovely community with a beautiful canal to walk around and food and entertainment within walking distance. I would definitely recommend Via. Love my apartment in Phase 1. Nice pool, nice people and responsive maintenance team.

Terrible Management
Management is rude and very unprofessional. Sr. manager reached out to me via email being VERY RUDE because i didn't respond to the other associate in a 'timely manner" as if im not working...No calls only communicates through email like ppl dont work everyday. 0/10 do not recommend.

Via Las Colinas is a great community to live in. Very friendly and ready to assist leasing staff. Very nice location across from DART and local restaurants and event venues. Amenities are great and updated to current standards. Very quiet ( I’m facing the pool in midrise) Great place to be!

I love the location, the look and feel, and the maintenance service. The office folks are always nice and the amenities are ok. The problem is the noise. It is mostly from the apartment on the floor above. ANY movement up there can be heard. Drawers opening/closing, doors slamming, vacuums, dishes clattering, dog barking, any steps taking by someone who doesn't take care to walk softly, music/game play base sounds coming through the walls. Heck, the glasses rattle in my cabinets when they walk. Some of these things can be dampened but the apartments won't do it. The only time I get a good nights sleep is when the neighbors are gone, and yes, I know exactly when my neighbors are at home and what their habits are. I wish I didn't. I'm lucky that I have quiet neighbor downstairs. Also, I generally don't hear other folks TVs though. Lastly, the dust. I've got two air filters and replace the air conditioning filters often and still have visible (large particles) dust collection over night. I mentioned it one time to maintenance and they told me to keep my windows closed. I honestly can't tell if my lack of good sleep is affected more by neighborly noise or inhaling the dust particles. So, if you are ok with the noise level (or have neighbors that are noise conscious) and can handle the dust, it's not so bad a place to live.

I have a neighbor who wakes up at a random hour each night. Can be 1, 2, 3, or 4am. Alarm clocks, music, tv, slamming doors and drawers, etc and I've barely had a single good night's sleep since I moved in. I'm writing this review at 1:30am having just been woken up yet again. I'm warning you all, management could care less and does nothing to help you. They only care about maximum attendance and making money. Once you sign a lease they could not care less. I've been complaining for months and still nothing happened aside from nicely asking my neighbor to please stop (they don't). Signing a lease here was one of the biggest mistakes in my life. They only pretend to care to get you in and I hope you read this before it's too late.

Everyone was always so willing and ready to accommodate each resident and their issues with a positive and friendly attitude I always was helped and given first class treatment whenever i needed something during the two years we lived there.

I lived here for 4 years. Regretfully I moved as soon as my lease was up I couldn't return quick enough. Everything is top notch and Five Stars is not enough should be 10! This property between fitness pools puppy parks and being on the lake just can't be matched

This time last year I was offered $500 if I signed the lease that day. I discussed our options with Ethan, and we decided to accept the offer even though it meant we moved in earlier than we needed. Days after move in we still hadn't got the $500 gift card. I couldn't get a reply from the apartment manager, and only after contacting the corporate office did she reply to me, this was after nearly a month of emails and calls. Only then was I offered half the amount.. Why only half? But we were already moved in, what could we do. My review of via las colinas 1) phase 2 is cheaply made, the ceiling/floor is thin. We can hear the upstairs residents walking around. the ceiling creeks as they move. His morning alarm wakes us, it's that thin. 2) the walls are also thin, you can hear the neighbors phone, their dog barking, arguments etc 3) the neighbors garage is under our bedroom, it'll wake you as he comes and goes at all hours 4) we overlook the phase 2 dog park, it gets noisy early in the morning, 5:30-ish, 5) the dart isn't as convenient as it looks. It's a long walk around or you can risk the 4 lane highway and median 6) 60 days notice required to move out, not the usual 30 days I've experienced in the past. You'll get your rent increase only a few days before that so you have to decide quickly. 7) Paula is the only star in this place, a very nice and kind person. I haven't got that from anyone else. The leasing manager Mattie didn't return emails, I never did feel welcome or at home here. 8) maintenance were slow to respond to my smoke alarm. It started chirping every 15 seconds at about 2am. I called the emergency out of hours number and they got to me at noon the next day. This happened to us a couple of times 9) the gun range gets going most days well into the evening. 10) trash collection is expensive and inconvenient, 6am-8am Mon, Weds, Fri only. So people leave out trash at other times and critters pick away at the bags. My main complaints are noise, it's a noisy building, the gun range is noisy, you hear your neighbors, you hear the dart announcer, you hear dogs barking. Las Colinas has plenty of other apartments, keep looking and you'll find them with covered parking, better construction at similar or cheaper prices.

I like this apartment because safety and very convenient to take DAT for go to DFW Airport. Also closer to TOYOTA music factory for any eating and drinking. However leasing office staff not so kindness for me.

Do not be fooled by their fake way of wooing you into signing a lease. Every time a tenant leaves an apartment, your hard earned money will be used in vane to maintain their bottom line. I am providing these details to help (you): The Tenant be aware of the facade on initial contact of this management team (Matte, Tiffany, and Daniela) should you choose to rent here. In the preview response from the management they stated, "We will be more than happy to provide move out information of our policies". Question: When you provide the policies upon move-in, does that mean you are, in essence, writing a blank check for yourself when the tenants move-out? Does that mean you can charge the tenant for "normal wear and tear" because you provided the policies? I have moved twice (upsized, then downsized) within the same building, and nothing has changed. Actually, it has gotten worse! I am baffled by their facade and the fallacies they portray! Let me provide a list of issues, (you): The Tenant will encounter: 1. They charge you upfront for "free" or "discount" days or fees only to turn around and refund your "Own" money. If "free" means return of your own money, then it's not free! 2. If you request for a walk-through, expect for the turn manager not to show up, then charge you for normal wear and tear. She intentionally does not show up because Lincoln Properties (corporate) and Via Las Colinas management knows how to manipulate reasons for the charge on the move out item list. ***Please conduct weekly or monthly videos of your normal use of your apartment ( I cannot stress this enough). Per the law, they are only responsible to provide the checklist indicating the discrepancy and cost to repair. The law also states they must provide tenants the opportunity to fix the discrepancies before they charge you. Hence, if they do not conduct the pre-departure inspection with the tenants, they can practically charge you for any and every little thing that are considered normal wear and tear. 3. If a tenant tries to contact corporate with the current regime (Jenny, Brandy, Matte, and Tiffany) they collaborate with one another to justify the charges and unreasonable unethical practices they are use to getting away with it. 4. They charge an amenity fee, but they do not maintain or replenish the amenities. For example, every tenant pays $10/month but the computers are frequently inoperable, the printer more times than not need toner, and there is never any paper. So, do you ask what are the amenity fees used for? To line their pockets! Also, the coffee machine is frequently out of order. The TV remote does not work in the clubhouse (need batteries). This has been going on since the previous regime (Philip, previous leasing manager in 2016). 5. They provide the "Welcome Letter" within hours or definitely less than 24 hours, which leaves (you): The Tenant jumping through hoops to meet their requirements for move-in (This has happen on both my transfer moves). Again, I have been here for three years! 6. Because they are use to demonstrating unethical practices, when you: The tenant complain... they try to laugh it off as if they do not understand right from wrong. Again, I have provided these details to help you: The Tenant be aware of the facade on initial contact of this management team should you choose to rent here. On the positive note, the location is amazing (near Music Factory) and the maintenance personnel are on point! Please do not take their response that they are "absolutely sure to provide the highest level of customer service" as a true statement (Mentioned on a previous tenants response from management). It is "absolutely" false!

Hello Fellow Renters, I am providing this review to help you make an informed rental decision before renting with Via Las Colinas. We have been a resident of the apartments for three years. We have dealt with Via Las Colinas' management (including the corporate office) unethical practices, lack of follow-through, and failure to be accountable for their own actions that impact us: The Tenant! I would recommend before you rent anywhere you fully know your tenant rights. You can find this information on I also recommend if you have a complaint against your landlord, in this case Lincoln Properties, you can file a complaint with the District Attorney's office. It will take time to bring your case to order, but do not let it discourage you. Also, it maybe a little bit of inconvenience, but I also recommend weekly or monthly video journals of your normal use of the your apartment (i.e. placing curtains, walking on your carpet, using your stove (especial your stove), etc.). Without your own video journals, the only proof will be the documented information from the apartment's turn manager (Daniela Pineda) pre and post move. Tidbit of FYI: Through my own investigation I found (Matte Leblanc, Daniela Pineda, Brandy Lawrence) do not have real estate licenses, so you cannot file an ethics complaint with the board of Realtors. Caveat, I also found they are not required to have real estate licenses, which makes it very difficult to hold them accountable for their unethical practices. If you try to challenge any of the above mentioned people of their unethical practices and failures that impact (you) the Tenant, expect them to try and silence your First Amendment rights with threats from their attorney. Landlord retaliation is against the law, if proven. For the past two weeks, I have enlisted my business attorney's guidance regarding my tenant rights and the information I have mentioned above will help you in court if you have a landlord trying to charge you for normal wear and tear or normal use of your apartment. Make them do their job, so it does not cost (you) the tenant upon move out. Via Las Colinas' Management unethical practices: 1. They fabricate discrepancies on the move-out item list. Therefore, charging the tenant to restore the unit to new or "like" new conditions based on "luxury" standards, in which, the landlord is responsible to maintain the "luxury" status, not the tenant. For example, if you use your stove and have the slightest blemish on it, expect to pay up to $350 bucks to replace it for the new tenant. Even if you clean the glasstop after each use. Check the GE manual or call 800 number to understand what is considered "damage" and "normal wear and tear" to the stove glasstop. When you use your glass cooktop, there is no way to negate scratches or imperfections on the glasstop unless you purchase a new set of pots and pans to seemingly prevent the scratches. Imagine that (you): The tenant should be aware that the pots and pans you use on this glasstop will cost you up to $350 bucks upon your departure. Oh, they (Matte and Daniela) told me everyone pays for the glasstop upon their departure. Seemingly, the only way to remedy this problem...don't use your cooktop! 2. If you have a large SUV (i.e. GMC Yukon, Cadillac Escalade, Chevy Tahoe, large pick up trucks, etc), please beware! There have been several crimes of vandalism in the parking garage such as: Thieves have frequently visited the mid-rise to shop for tires and rims. Each time the bandits shop for tires and rims, the vehicles were left on stilts. Imagine your new SUV or pick up truck on tiny wooden blocks!!! The bandits have enough time to steal the tires from 3 to 5 cars, which means they are on the property for a long time. The victims filed police reports through the Irving Police Department. 3. This is a great place to live. We really love the staff. When we first came, Jenny helped us with viewing the apartments. We also love the midrise garage. I believe we will be here for a while. We would recommend.

I've been living at Via Las Colinas in the midrise since 2014 and love it! The grounds are kept very clean, I love the parking garage and the apartments themselves are kept current and up to date with great appliances. I love walking the lake with my dog and taking her to one of the two dog parks. Maintenance is on point!! Everything is fixed within 24 hours of you filing a request and they will help you with anything you need. Even if you're just too short to change a lightbulb. The office staff is fantastic, which is so important! Tiffany (senior assistant manager) is wonderful! Paula in resident services is beyond amazing. We would be lost without her and Maddy and Daniella too! Every one of them is kind and polite and it's been that way since I moved in. I've never had any run-ins with rude neighbors and feel safe here. The monthly events year round and amenities make it worth staying!

This apartment is the best in the area when it comes to a home environment, my eight years here has been very pleasant, the management is unmatched and very kind, they understand things happen in the lives of their tenants and they respond as such, this place has a family feel to it with the great dog park and evening gatherings in the club house.The complex is priced well and the equipment and material used in the units are of high quality. In my 8th year I cannot remember a time the flowers and shrubby were not looking exceptionally well,and plenty parking. I cannot say enough for this complex, not to mention the great lake view where an evening walk is always pleasant. I highly recommend this family living complex.

Lovely apartment complex with views of downtown Las Colinas and a lake. The area feels safe with a gate in front of the garage and locks on all the doors. The complex and grounds are kept nicely cleaned

The complex here is great! Management is so easy to work with and if I ever have a maintenance request, it is always completed within the same day. The community offers great amenities and is also very quiet and peaceful. I reccomend this complex to anyone looking for a new community to live in!

This apartment complex is perfect for pets! My dog has the greatest time in the dogparks in the apartment complex. It's lakeside path around Lake Carolyn makes for great evening walks, and the grounds are so clean with pet-cleanup stations throughout the complex.
