Nice place to live

We have been living here for the past couple of months. Overall, we really like our apartment and would extend our lease, if the lease terms don't change too much. Our likes -- It looks very modern and tastefully done. I like the layout and fixtures, which seem to be better than most other apartments, especially in the kitchen and bathrooms. We were the first tenants in our apartment and everything was brand new. One of the nice features is the lake. The gym is a decent size and has new equipment. The management is co-operative and takes care of things very quickly and efficiently. Plenty of parking and the apartment feels safe, even during the night. The mid-rise has a garage and you can walk directly to your floor (very convenient). Elevators are well-maintained and any failures are repaired quickly. The apartments are well-insulated -- our utility bill is way lower than our previous apartment of similar size and floor level. Some of our dislikes -- pet owners not picking up pet waste and letting their dogs run around without a leash. It gets a little noisy sometimes if someone is noisy in the hallways but I guess that is the case with every apartment, new or old. I guess it boils down to inconsiderate neighbors and you can find them anywhere. About 2 months back, the fire alarm went on without any apparent reason about 2-3 times but it hasn't happened recently. Overall, if we ignored some of the unavoidable pains of apartment living, we really like it here.

    Road Access and Inconsiderate People

    I would recommend Lincoln Las Colinas if you do not mind the following things: No direct access to the complex coming from 114E or trying to go left onto Northwest Hwy from the complex. We have had several months of construction and I was hopeful that they were going to add a left into and out of the complex on Northwest Hwy. This does not look like it's going to happen, so we endured all this construction for nothing. If you do not mind going 2 miles out via backroads to get into the Apt Complex when you could just taken a left if it was there, then this might not bother you. The other issue is inconsiderate people. People leave trash bags in the garage because they are too lazy to take it to the trash room. They leave doors open in the Midrise because they are too lazy to bring their key with them. They don't pick up after their dogs and some owners do not leash their dogs because they feel their dog is too nice or behaved. It's the law - who cares if your dog is behaved. People's dogs pee and poop in the hallways and they leave it there like they don't live there too and are not going to see it everyday if they don't pick it up. This place is really nice. I love the inside of my apt. The staff and maintenance people are so friendly and helpful. I just wish we had more access from/to Nortthwest Hwy and that people took pride in the beautiful and expensive place they live even though they rent.

      Wonderful...

      It's modern apartment.It's worth even though it is bit expensive.One of the best apartments in architecture I have seen.Lincon properties Rocks!!!!!

        Absolutely not!!

        Actually, as I type this, it's 3:45 in the morning and I'm sitting through the second fire alarm to go off since I've been here. It's been blaring for about 15 minutes now. That aside, I really wanted to like this place but the noise is just too much. I can hear my neighbor upstairs: walk, do laundry, pee, flush, close drawers, doors, talk, sing in the shower, run the shower, use a blender, roll over in bed, and cough. From the hall I can hear barking dogs, people walking normally, oh, and a woman who thinks it's cute to let her kid use a small plastic bike to roam the halls. Might I add that I requested a top floor apartment to reduce noise, and was told by the management that the apartments were very noise insulated and I wouldn't have a problem. They couldn't have been more wrong. I hate coming home and can't get any studying (and sometimes even sleeping) done without earplugs. Absolutely ridiculous for how much they are charging to live here.

          This place sucks. I can't wait to leave and I am contemplating breaking my lease. I am on the second floor and currently I am hearing the words, crystal clear, of my neighbors movie. I can hear my neighbor have conversations, have sex, pee, and evan a constipated neghbor poop, and of course stomp everywhere they go. I am paying over $1000 in rent and the only good part is the view of the lake. But that is not worth $1000. For this kind of money I should NOT EVER hear my neighbors. I have lived her for almost three years, only because when my lease expired it was an inopportune time for me to leave. It has not been a very good experience, since I have lived here and I have been awaken by a false fire alarm 6 six times in between the hours of 3 am - 4 am. Also, your rent goes up every time you renew your lease. Considering the economy I can't fathom that their excuse of "market price" is anything but a lie. I think its because they can't keep people in here. Parking is ridiculous. I don't invite people over because there is no place to park for guests. This place is literally driving me crazy due to the noise. I can't work at home, have a decent night sleep or enjoy a movie of my own because I am hearing my neighbors tv. Do yourself a favor, skip this place, unless of course you feel like livin in an overpiced Frat House.

            Watch out for hidden fees

            Pros: -Nice location with lake and nearby park, plenty of day to day shopping stuff close by. -Gym is fairly good if you don't mind using dumbbells for most stuff. They could make it nicer by getting some more bar handles to use on the cross machine. I have been able to let my gym membership expire. Cons: Walls are thinner than I would expect at a big modern complex. I would have expected a lot more attention to sound insulation. I hear a dog below me barking all throughout the day and sometimes the night. Watch out for the hidden fees. Trash is not included in rent, so add on 10 bucks to whatever rate they give you. Water is above the city rates. I think the complex is pocketing some of it. When I informed the staff that the rates are higher than the city's I was told that calculating water bills is "complicated" and I had probably made a mistake. Despite having a masters degree I can apparently not figure out how to calculate a bill which either says that the billing system is more complex than it needs to be or they think I'm stupid.

              Everything you need to know

              Pros: Great view of lake, with ducks, herons and other birds. materials are nice and the kitchen is large and roomy. Our utilities seem reasonable. Close to our work. Grounds are well kept. Stuff you should know: Be advised that there is a gun range (Elm Fork Rifle and Pistol) just down Northwest Hwy. If you are on the east side of the complex you will hear it. I'm suprised by how loud it is. Walking around the lake this the weekend sounded like a busy night in Baghdad. If your a PSTD vet I would avoid this place. Parking is getting to be an issue as the complex fills up. You can count on your reserved spot, but if you have a second car or visitors you're likely to have problems - especially on the weekend. Note the traffic circle when you enter the complex. There are no stop signs, no traffic control signs and no speed bumps. It's a confusing set up and folks are always driving up the wrong lane. I havent witnessed any wrecks but a couple close calls. Also notice that you can only go right pulling out of the front of the complex, so if you want to go left you have to go out the back and loop about a mile around to Riverside or make the left and go about 1/2 mile up to 114 and turn around. Garbage pickup is done by dumping your trash on the curb in whatever form. Mornings on trash day its like stepping out to the street of a third world country. They do pickup quickly - thank god. Yeah, the walls and ceilings are thin. You can hear flushes, door slams and other noise. Depending on who is upstairs this can be a minor nusence or absolute hell. But I dont think its much different at any other complex. Appliances are standard low end appartment stuff. No washer or dryer. I haven't had the cell phone issues mentioned in other reviews. They have pool parties and they are loud. If you're not the party animal then avoid getting an apt near the pool. Otherwise, party on dude. The place seems safe. No parking lot dope deals or shady characters hanging out. Lots of dogs. Some owners pickup, some don't. Just watch your step If you want a maintenace visit you need to turn in a dated written request, have them sign it and save a copy. They were pretty good about maintenane requsts when I moved in. Now - not so much. No xmas lights this year, the outlet on the porch is not working. I put in a request to fix it months ago. Sigh!

                I like living here

                I have lived in Lincoln Las Colinas since April and love it. This is a LEED certified apartment complex so my electric bill is low compared to what it would be at other complexes...probably by as much as $100/month. I like the grounds, the lake, the path around the lake, the close access to the Campion trails in Irving - all of it. I live in one of the Garden apartments with a garage. I have a neighbor above me who I can hear walking around, flushing the toilet, etc. It is not that big of a deal. Some of this is to be expected in a multi-family dwelling. I would recommend this complex to anyone who wants to live in the area and has the monthly cash to handle the rent.

                  Cell Phone Issues

                  I am one of the people who had been vocal and not very flattering in my comments regarding the cell phone issues at the complex. With that said however, after the Lincoln Property Management Corp. office contracted with a local Tech. company to address on a building by building basis the cell phone reception issues, I can say that (at least in my building) I can now have extended cell phone conversations, send and receive text messages, and no longer have a problem with dropped/non-received calls. I spoke with the manager two different times regarding the cell phone problem. True to her word they resolved the problems (again I am referring to my building) within a few days of our conversations. The owner of the tech. company they contracted with to remedy the problem contacted me twice also to verify my cell phone reception problem was resolved. As for the maintenance request issues another reviewer mentioned in earlier posts, in that regard I couldn't be happier with how quickly they respond to my requests for maintenance repairs. I had an issue with my dishwasher door not closing and with the kitchen faucet not putting out adequate water pressure. Within a day of giving one of the leasing agents my requests they were both repaired.

                    My Two Cents

                    I would like to say that I am really impressed with the Lincoln Apartments at Las Colinas. My friend moved in there about two months ago and couldn t be happier. The staff is great and the complex is very clean and accommodating. The grounds are very clean and the parking garage always has vacancies and is lit at night. I will say that my friend has been warned on two occasions about the noise, once for listening to their IPod Dock on a Saturday night and once for walking too loudly in the halls. Based on these incidents, the apartments clearly appeal to an older crowd. I would definitely recommend Lincoln apartments at Las Colinas to older professionals and elders, but not so much to the younger people such as students or people who listen to music or watch movies at night.

                      Not Managed Well

                      I live in one of the garden apts and love the apt itself. The problems I am having is with maintenance requests. It takes weeks for something to be fixed. Also, the apts have lots of bugs and the exterminator never comes. I think there is something underhanded going on with this. Management says someone comes to spray, but never is a note left saying that someone was in your apt. I know other residents that have stayed home all day, and no one came to spray for insects, but the office management says someone came out. Someone in corporate management needs to check into this. Office management is young, and would rather focus on leasing apts, than working on issues to keep the residents happy. You tell them about something, and they just smile or say they will look into it, but you never get followup communication. They have rules and regulations, but don't appear to care whether those are followed or not. In the highrise, forget about security. Doors are always left open (wide open), there are no security gates at the entrance to the complex. Train station is being build across the street, so expect drifters and homeless people to be visting often. It would be better if management cared about the people, and if they were customer service oriented.

                        Cell reception question

                        I recently visited this complex as a prospective new tenant. The complex was brand new and very nice. I was considering signing a lease with the complex however I have noticed cell phone reception issues noted on this website as of this month, July. I did not see any reoccurring complaints before this time. A question for any current tenants or management, since I don't have complete access to the complex, is the cell phone reception issue a new problem and/or being addressed?

                            Cell Phone Hell the Dead Zone

                            My friends have now offcially nicknamed my apartment the "Dead Zone" and welcome to Cell Phone Hell. I found out to late to do anything about it, but after moving in I discovered that my cell phone will not WORK and CAN NOT WORK inside my apartment,or anywhere else around the complex. I run my business via my cell phone and in the last month have lost several key clients and thousands of dollars because of this issue, managers at complex say they are fixing the issue however that was over a month ago and nothing has been done. I am going to have to break my lease and move again and it sucks! DONT EVEN THINK of leasing at this complex as your friends will not visit and your business and social life will go south in a hurry. If anything can be done about this problem please let us know because otherwise Lincon las Colinas might be a okay place to call home. No cell phones makes me say not home and looking for a new hoke right away!!

                              NO CELL PHONES COVERAGE

                              NO CELL PHONE COVERAGE!!! If you like using your cell phone (who doesn't) forget about using your cell phone in your apt or anywhere else for that matter anywhere in or on this property. No matter t-moble, att, verizion whatever you use forget about using it at this property!! You have to go out to the parking lot to make a cell phone call. NO RECEPTION ANYWHERE AND IT SUCKS that means, in your unit, at the gym or the pool. Great property if you like the idea of being CUT-OFF from the outside world!!!!!

                                STAY AWAY!!!!

                                First, there is absolutly no reception in this building and you can forget about receiving any calls or making any calls from your cell phone with any carrier. The parking garage is very dirty and for the past few days the gates have been wide open, whats the point of having this type of security if it does not work??? Second, everything that can go wrong in an apartment has already happened. Dishwasher and fridge leaked water for a week before anyone came out to fix it. A/C sounds like a train when turned on and their is nothing they can do about it. You can hear your neighbors when they flush their toilet. You literally can not breath once you get within 20 feet of the garbage chute, smells like something died in that area. Garbage is left out for days before they clean it up, and lets not even get started on the dead roaches you see in the hallways. The girls that work at the front office are nice but management has a serious attitude problem.

                                  NICE LAKE VIEW BUT THINK TWICE

                                  The walls and floors are awful. When upstairs flushes, it sounds like a waterfall torrent coming through my wall. I can hear them talking and showering and their TV and Stereo like it was in my unit. When they walk it is unbelievably loud. The earlier review is also very accurate. At least two of the sales reps in the front office have already gone away, a very bad sign. They have leash regulations posted but very few residents are abiding. So if you walk your dog on a leash, it can be jumped on by the ones running free.

                                    Don't move

                                    Management has a serious issue with lack of communication. They do not manage the property well and they have very few tenants. I wonder what is going to be like when more people move-in given that they are new. If you are a serious person and are seeking a professionally managed property, this is not the place! I am regretting every minute because we signed a one year lease and it is barely our first month and have had so many issues. From shutting down the water (due to construction) to maintenance coming in and out from our apartment to them losing information, checks, and just overall control of their management skills. Oh and the trash chute stinks and the hallways smell awful. Please do not move here save yourself many headaches!

                                      Love it!

                                      My wife and I moved in early January, so we have been able to see the community grow in the past few months. It is a very nice complex, the selling point for us was we are the only ones to have lived in our apartment. The weight room has free water and towels, the staff is really nice, we love walking around the lake, and we have a great view of Las Colinas. You can hear hallway noise, probably because they're concrete floors, but we're kinda in a corner so not too much traffic. The prices are very good too because its brand new, we got more size and incentives for the price than any other Las Colinas complex. We have had a few lights go out and the maintence guys were here within the hour, all super nice.

                                        Beautiful Community

                                        My husband and I moved here about amonth ago and are loving it. The office staff are allways friendly and helpful. They still have a lot to lease but so far over all the neighbors are quiet and friendly as well. It's great to have a brand new apartment in a great location.

                                            NOISY!

                                            The apartment themselves look very nice. The fixtures, cabinets, countertops, moldings... all very nice. But you will hear every footstep, every flush of the toilet, every drawer/cabinet open and close, their dog running back and forth, every video game and movie they watch, and every conversation that your neighbors have. It's unbelievable just how easily noise transmits from one unit to the next. In all the years i've lived in apartments, this is by far the worst! Just counting down the months til my lease is up... If peace and quiet are not priorities for you, then by all means check this place out. It does look nice.
