As Far as Apartments go...not too shabby
Initially I was attracted to the architecture, landscaping and convenience to the airport. Now that I actually live here, I have to say that the best thing about living here is the staff and the maintenance crew. Always friendly, accomomdating and responsive. I travel quite a bit and appreciate the good feeling I get when I come home. It is one of those things that is hard to quantify, so I have to assume it is all th little thigs that add up. I unabashedly recommend Lincoln Las Colinas as a great place to call home/

Great Place to Live. Relaxing Atmosphere.
The problem with review sites is that most of the review are usually written by people who've had negative experiences. The ones who've had positive experiences aren't as "motivated" to talk about how much they enjoy their apartments as much as the ones that have an axe to grind. And I can understand that since I've been motivated to bash other businesses when I'm upset. But most of the negative reviews for this apartment complex are a little ridiculous. One person complained that they had to pay for urine stains on the carpet when they moved out. Seriously? Now if I borrowed your car, and my dog peed in it, wouldn't you expect me to clean it up or pay you for the clean up? Would you move into a place that had urine stains on the carpet? Others have complained that they're aren't enough social events. Last time I checked, this was an apartment complex and not Club Med. What's next? Are people going to be upset because they aren't being hand fed peeled grapes by the Lincoln employees? Now I don't work for the apartment or whatever these conspiracy theory negative reviewers say about positive reviewers. To prove this, here's some of the negatives about this place: The walls aren't that thick, so from time to time you can hear one of your neighbors. It's a little annoying, but my neighbors are courteous enough to kill the noise by the time I go to sleep. I have to place my trash on the sidewalk instead of in a dumpster unlike the people in the central apartment. That can look a little nasty and smell a little funny on trash day. There's some construction near the complex, so the noise may bother some people. But you have to be pretty naive to complain about this after you move in. Nobody is hiding it from you when you're signing your lease papers. Here's what I like about the place: Maintenance is quick and reliable. For any issues that I've had, maintenance fixed it the same day I told the leasing office about it. The apartments are pretty big and spacious. And Unless you're the next Iron Chef or some sort of appliance snob, the kitchen has plenty of space with solid countertops and nice appliances. The best part is the leasing staff. I'm not exactly the easiest guy to get along with, but they've been more than friendly and helpful the entire time I've been here. They taken care of all my service issues very quickly. And since I'm addicted to the home shopping network, I get a lot of packages, and they've always held them for me without complaint. One time I saw some guy throw a fit because the leasing staff was already helping other people when he walked in. I guess he expected them to drop everything for him so he could get his package. He was pretty rude, but the leasing staff was still nice to the guy. I bet that guy probably put a bad review on this website afterward. The leasing staff definitely has more patience than I'll ever have. Treat them with a little courtesy and respect, and you'll get it back tenfold. All in all, I recommend this place as one of the better places to live in Las Colinas.

Nice place on las Colinas, no major complaints
I lived in Lincoln las Colinas just over two years...the stress test is always if I can go back in time would I still live here knowing all the other option and the answer is absolutely yes. It not perfect and don't think anything ever is and if it was perfect for me I'm sure it will not be the case for many others. Overall the property situated in very convenient and nice part of the metroplex and las Colinas. Not too many places you can live right on or very close to a lake and access to trail system. It's a large property with over 500 units and issue do arise however, most if not all are cause by other residents whether it's noise, trash, pets or just the normal disrespect to your neighbors. Rents are not cheap and I'm sure everyone wants them to be but the flip side of that is probably demographics that will not suit most people and that's just reality. I've read reviews complaining about getting charged for carpet replacement on move out and apparently most pet owners think that pet urine stains are no big deal but who would want to move into that situation, should you? Experiences can vary but overall management and staff are awesome and of course individual personalities will vary. Maintenance had always been responsive and never had any unresolved issues. I'm very picky and know my option and plan to have Lincoln las Colinas as my home for the foreseeable future.

Lived here for over a year and a half and loved every day I was here. During that time I really enjoyed the courteous staff that were consistent and timely on their responses. They are also honest and provided me the support I needed while relocating. I'm moving because I need 4 bedrooms for our permanent relocation to Dallas and I also want to put my kids into a different school district, otherwise I'd definitely stay and continue to enjoy living here! The maintenance staff is also quick to respond and helpful whenever there was a problem. My apartment was even fixed when a neighbor's water line broke and flooded into my apartment. The staff promptly repaired the carpet and worked when I wasn't in the apartment. I didn't have any problems when they performed the work. The pool area is fun and it's a lively community with various events for young adults and professionals. This is an animal friendly environment and I enjoyed my neighbors dogs (although I didn't have one). The friends I met were friendly and fun to be around, and enjoy a healthy lifestyle. The only negatives were sometimes the parking garage door had problems as well as the doors around the facility that are not kept closed. I didn't experience any criminal activity, but there was some reported throughout the time I was here. At no time did I feel unsafe with myself alone or when my family was visiting.

If you read through all of the reviews for Lincoln Las Colinas, i have to agree with most of the complaints. First the bad stuff. I too have experienced problems here with loud and noisy neighbors above me and around me. sometimes i can't even tell where the noise is coming from because if i put my ear to the wall i hear it on all 4 sides. the construction on NW HWY, las colinas blvd and the DART construction is quite loud and these guys seem to start at 6 or 7 AM no matter what day of the week it is. if you are facing this construction get ready for engine noise, beeping and all other matters of noise. Also since they elevated NW HWY to make the bridge you will now hear all of the vehicle noise using the highway. The parking situation is kind of a joke. the gate does absolutely no good because non residents just piggy back in behind residents. there is no control over who is parking in the parking lot. management will put up signs and send out letters to residents but there is no enforcement. i've never seen a car towed or booted in the parking garage. thus there are times when it is hard to find parking on your level which if you have packages or groceries can make for a more difficult than necessary trip. upon the expiration of my lease i was only contacted once via a note on my door and given the option to renew at an rent increase of almost 20% or i could go month to month at almost 300 dollars more than i was paying. i was never called or emailed or contacted ever again to attempt to negotiate or find out my decision. in the end i chose to leave and find someplace else that had fewer issues. my final issue is the lack of anything around. there are no stores, gas stations, fast food, restaurants within a good mile and a half drive. then to reach any of these places it's a maze of zig zagging thru streets to get there. i wish i had driven around more before i ever signed my lease here. the good. the area around las colinas is nice, there are many walking/jogging trails. the apartments themselves are ok, they are billed as high end or luxury but really it's nothing more than black applicances. the enclosed hallways are nice during bad or cold weather and the parking garage is also nice during bad weather.

Lincoln Las Colinas has the right people and is the right place
This is my second Lincoln property I have lived in around the DFW area and the reason that I continue to seek them out is because they do it right. The staff is knowledgeable, professional and, most importantly, personal. I enjoy my interaction with them and frequently stop by just to say hello. The maintenance staff is very prompt and are as personal as the front office staff. The apartment is nicely appointed and has been a nice place to live. Noise is not an issue here even though the hallways can echo. As for the property, it is upscale and is kept very clean. If you are looking to get the total package out of a place, this is it. If you are looking for just an average apartment, go elsewhere.

what a great place to live!
I moved to Lincoln Las Colinas back in December of 2011 and I couldn't be happier. These apartments are pretty swank in my opinion...granite counter tops, nice fixtures, parking garage, elevators, and the trash chute making it very convenient to keep your place clean on a daily basis, all add to the awesome amenities these apartment homes have to offer. The outside/grounds area is very nicely kept and always clean. This community truly does offer the best of both worlds...a mid-rise unit for those that like the feel of a loft-type residence, or the traditional/open layout for those that seek those type of appointments. Pool area--probably the nicest I have seen at a Las Colinas apartment community and there is convenient access to the gym and post office. The best part about living here though is the staff...Shannon and Rachel are two of the nicest leasing professionals I have ever met. They truly make me feel welcome and always have huge smiles on their faces every time I go into the leasing office. Any time I have needed something so far, they have been very responsive and delivered on evething they said they would do. From the moment you walk into in the opulently decorated lobby, you just feel welcomed and placed at total ease because of the way you are treated...it is beyond compare. I also want to mention Morgan who was the leasing professional I dealt with at the community I moved from...I just recently found out she moved leasing venues to Lincoln Las Colinas and I was very pleasantly surprised to learn that because of the stellar service she provided at my old community. So between those three professionals are a team of rockstars and I would highly recommend Lincoln Las Colinas to anyone looking for a nice place to live with all the refinements. No Issues Here
I moved in in late 2011 and was thrilled. My boyfriend and I loved our apartment here. We had a wonderful pool view and even though it cost a little more to live there it was nothing out of the ordinary for a nicer apartment in the DFW area. Cell phone reception was not the best but I always was able to receive phone calls and text if needed. Noise from my not so light footed upstairs neighbors was annoying sometimes but that's what you get when you live on the first floor in an apartment anywhere you go! The nearby construction never bothered me and during my last few weeks before we moved I was home a lot and I never could hear it. The one complaint I do have is about the pool. If it is late at night and I mean late like 2-3AM and there are people still partying by the pool they need to take it back to their apartment. This seems to happen a lot during the summer. I know I chose to live next to the pool but 2-3AM parties should include being inside and not blaring loud music and screaming obscenities in the common area of an apartment building. I do not have a kid but there were families with kids that had pool view apartments. Parking in the garage was never an issue sometimes I may have had to walk, but a little bit of walking never hurt anyone. The office staff was always super nice and welcoming. The property was kept very clean. The maintenance staff was very efficient and helpful. When I moved out all the girls said goodbye to me. I really felt I had met some really nice people living there. Everyone is also out enjoying the puppy park, the sidewalk around the lake, and always said hi to my and boyfriend when we went on our jogs around the area. This community was great! After we moved out the carpet did need to be replaced but it was not a crazy amount or anything we got about $100 of our original deposit back we were pleasantly surprised by that since everyone seems to complain about that. If I could have stayed longer we would have but a job forced us to move to San Antonio.

We like it here
After reading the complaints, I was hesitant to consider LLC, but I'm glad we did. Shannon in the office is fantastic! She leased us the apartment and always greets us cheerfully when we head into the office (as does anyone else in there). She even remembers my name and my dogs' names too! When I've had packages, I was able to have someone retrieve them for me quickly (I'm glad a staff person has to get them instead of just anyone having access). Maintenance responded quickly when I had an issue - and I've reported "community" things that needed repairing and they were quickly fixed as well. We can hear the person above us moving around sometimes, but that's what happens when someone lives above you. I've never heard anything from residents beside us. The walls seem to be adequately insulated. There is a pet rent, which was a little annoying - but the maintenance crew does a great job at keeping the doggy baggies stocked and picking up after those who slack, so we can't complain too much. So far, we really love it here! Don't let the other reviewers sway you from coming by. It's a nice place to live! There are social activities and cookies in the office!

Love it!!
Before moving into Lincoln, I think I checked every complex in the Las Colinas area. The floor plan and decor, along with the competitive prices, made it a no-brainer. After being here for 6 months, my opinion has not changed. If I have any issue, which is rare, it gets resolved that same day. They have monthly social events planned, an onsite trainer at my disposal, and a friendly staff. The young lady that leased me my apartment was Rachel, and she didn't just abandon me once I signed the lease. Her, along with the rest of the staff, have been outstanding and helpful. If you are moving to the area, save some time and go straight to Lincoln.

PET OWNERS BEWARE!!!! NICE UP FRONT AND SHADY WHEN YOU LEAVE!!!
I choose the property after looking at several other properties in the area. It was 10 minutes away from my job which I thought would be great. Eventhough There was and still is construction going on right out front of the complex this downside outwheighed the fact that I fell in love with the floorplan eventhough the rent to me seemed to be very high. The added bonus was that I was told with my father present that I would be the 1st to live in the apartment this just sealed the deal. I have to say I never really had any issues until I moved out. The only thing ever really to complain about was the annoying letters you would get on your door all the time and the parking situation was a nightmare. FYI if you ever decide to have guests come over to your apartment make sure they bring their walking shoes since 97% of the parking spots say reserved and non residents cannot park there. I have a dog and I paid the non refundable and refundable pet deposit but when I recieved my final letter from them I was shocked to find a charge for a little over $500 for carpet replacement due to unrepairable carpet damage on my walk through invoice. I could not believe this and thought it might be a mistake. I called over and was told that I was charged to replace the carpet due to excessive urine on the carpet, I personally do not feel that 4 spots constitutes excessive but that may be just my personal opinion. I asked for documentation to be emailed to me and when I got the email from the assitant manager I was instantly shocked. In her email she explained that I was prorated for the replacement costs due to the fact that another tenant had lived in my apartment before me. So I thought to myself maybe I was just over reacting but when my friends and family saw the pictures of the supposed "excessive damage" and were as outraged as I was I began to think maybe I am not over reacting. So I called the regional office to speak to someone over the property. I have to say that the conversation did not go well at all. There was no lets try to work this out since you are upset. I was told flat out if they saw even 1 spot of urine they replace all the carpet in the apartment she talked (more argued)which to me seemed to sum up to that I was some how crazy to think that they would allow a dog to even have a bad day or an accident and not expect you to cover the cost to replace all the carpet in the entire apartment. She also began to tell me how her dog has only ever urinated on the floor once. I guess I should not have ever let the dog have an accident and that she sees this occuring more and more. That maybe this is a bi product of pet owners working too much and not taking care of the dog which leads to accidents. If they dont want any stains why even allow animals to reside in their apartment complex in the 1st place? I only thing that I got out of the conversation was that they are billing carpet replacement based on TAA and State Standards. But that does not explain to me why your replacing the carpet for 4 stains? I would not recommend this apartment to my worst enemy now knowing what I know, which is really sad because I used to tell everyone how much I loved my apartment eventhough everyone I knew though I was crazy for paying such a large rent. I guess they were right that it was not worth the money and then on top off it all to be gouged for more $ after fufilling my lease!

I see we weren't the only ones
We moved to Dallas and thought Lincoln Las Colinas would be perfect. It's central to everything....be cautious of great things. Of course there are pros and cons to everything...here goes....When we moved in, the staff was great, it was new and we never had any problems. As the year progressed and new office managers came in, they became very unprofessional. As long as you paid rent and didn't ask for anything, you were fine. I will say maintenance took care of all the problems in a timely manner but you were almost afraid to ask management. As mentioned in an earlier post, the walls are thin, so we heard our neighbor next to our bedroom speak to her dog every morning at 6am. We had a neighbor upstairs with a dog that sounded like a bear jumping hurdles everyday. We filed a complaint and it was never really solved. They would leave the dog home alone and it would bark from 8am-4pm. We complained about that and to our surprise we got a note for noise from a pet, that we don't own. It was determined that they stood in the common area below and guessed the noise came from our apartment, so we were charged for noise and a pet fee because we didn't put down a pet deposit, this just after we complained about the pet noise. Also as mentioned earlier, packages that you are expecting, your best bet is to meet the delivery person before they come in the office or catch them at the airport. They are to deliver to your door and if you're not there, plan to spend 30 minutes in the office waiting for them to look for your package. As far as the pool goes, we visited once and the idea of a wristband, when we went to swim, there were plenty people without them...system fail. When we moved out, we were aware of normal traffic on the carpet, well we were hit with having to replace the ENTIRE carpet in the apartment, who does that? $800. We moved because they were raising the rent, I guess they want an extra month out of us. Be sure to ask if they plan to put new carpet in after you leave. Apartment is nice to look at, location is perfect, unless they bring the people that were there last summer back, this property will be rated very low before 2012.

Five Star, Great Property
Recently moved to Lincoln Las Colinas from the Park Cities and was intially apprehensive to make such a big transition. Have never been happier! The staff is very professional, sweet and helpful. My apartment was in perfect move-in condition and has all the ammenities, including lots of storage and beautiful view of the water. Although I dont have pets, its pet-friendly with a dog park and walk. The grounds are meticulous and always see maintenance mowing and cleaning. Great pool! I highly recommend the property and rate it 5 stars. ~Denise, August 2011

DO NOT MOVE HERE - YOU WILL REGRET IT
Where should I even begin. We moved from NY to Dallas last yr and we were looking for an apt that has nice amenities and especially an elevator and a garage. I was told that the mid-rise has an elevator and is very convenient. They had special going for a 2B/2BA apt ($1615 /mo). Coming from NY it looked to be a steal. The apt was nice from inside with granite etc. However, from Dallas area the rent was high but we were ok with it. We were the first one inside the apt since they had just built it. Management: Right from the beginning mgmt was AWEFUL!! Especially when we compared them with usual "not so nice" landlords in NY, we had expected that the mgmt will be nicer here but it was an aweful experience. The front office closes at 5 pm closing all direct access to the gym etc, front office staff is extremely arrogant. Those guys treat their tenants like crap forgetting that they are at our mercy and their paycheck comes from us. Then there is this manager named "----------------" who keeps sending tenants nasty letters about what to do and what not to as if we are kindergarten kids and she is our teacher. Overall exceptionally bad and rude mgmt. Also, there is a big construction going on for DART there and mgmt never bothered to tell me that was planned when I was signing the lease last yr. That construction is never ending. Facilities: Place has a pool and a gym which are nice but common area closes promptly at 5 pm. If you are on a mod-rise and don't have local LAN line then you will have to come down to get your pizza since the buzzer doesn't work for cell phones. Even if the door is open and your delivery guy can get in you can never explain to him where your apt is since it is a maze. The biggest peeve I had was that I had to walk almost a city block to get to the trash chute or an elevator. The mid-rise is huge and complex labyrinth of corridors and one would need to have a map to figure out where an apt is so if your apt is far away from trash chute then good luck! In this big maze, there are only 2 elevators and 2 trash chute per floor in 2 corners. EXTREMELY inconvenient!! Trust me!! The apts are not sound proof, there is a shooting range nearby and you can hear the shots all day-night long. The corridors are not cleaned always, staircases are sometime filled with dog poop and if it is a wknd then noone is there to clean it even if you report it. There is always a fire alarm going off. Also, I had never heard such a loud fire alarm in apts ever. Our son was 4 mos old at that time and the decible of alarm was so high that we were worried that our son's hearing may get damaged (we covered the alarms with some cloth). Also, there is always a notice of something that needs to be fixed within the apt and they never changed any of AC air filters. Also, your pkgs come in and get collected and there is no way for you to know that you have a pkg delivered so if you are not expecting something and you don't check with the office your pkg will be there for an eternity. Garage levels are nice but we had 2 cars and one of the cars we were not using since my wife was not working after we moved here with our little son. One fine day mgmt office calls me saying that I need to move my car out since it has been there for a while and it has dust on it. I reminded her that I have 2 ppl on the lease I own 2 spots and I can do whatever with my cars (drive it or not) and it is none of her business. She told me that it is a "high-end" property and dusty cars don't look good. Geez lady which planet are you from!! Even the guys in NY are not that nasty!! When I see my car I see that they put in a warning sticker in my car as warned me that it will be towed if not "cleaned". Can you beleive it?? Like I said it is a school!!! Also, there is no parking available for your guests!! Renewal and Move out: Mgmt tried to increase my rent by 10% (almost $200 / mo). So talked to talk to them on the rationale since I didn't understand what inflation rate they were using (country is in a deflation now). They told me that when I moved in they had 50% occupancy and so they gave me a deal but now they are at 98% so they "don't need" to negotiate with me. So then and there I gave my 30 day notice. I was glad that I was already looking to buy a house and they just hastened the process for me. So I stayed for 15 additional days on a month-to-month rent which was ($400 higher my current), I moved the heck out of that "----" apt. But I am glad that they forced my hand as I am so happy that I am out of there and have my own house!! Thanks Lincoln. On the move out date I asked for a final walk through but no one was available even when I had asked for an appt ahead of time. To my horror after a week I get a bill for $1100 for cleaning and complete carpet replacement. I cudn't beleive it. I had lived in apts for 14 yrs of my life and even while a student and my landlor in NY didn't charge me for carper replacement. These guys are looting the tenants and doing upgrades on ex-tenants back. After talking with "--------------" I found out that they get this carpet guy to do evaluation and they recommended a complete replacement. What a foolish thing, offcourse they will "recommend" a replacement to make money. Lindsay also made few mistakes in the move out balance where she double charged me for month-to-month fee. After protesting on the carpet charge nothing was changed and Lindsay told me that they "helped" me out by reducing my due amount even if that was a double charge she put on my bill. What a thief!!! She also said that she will send to collections if not paid on time even when she took few days to correct her mistakes. Summary: For the prospective tenants, please don't get into their trap. They lure you in with nice deal and screw you at the end. It is unbelievably bad complex with equally horrible mgmt. I remember one current tenant had told me not to move here and I didn't pay any heed to her and I regret doing that (she moved out right after we moved in). However I am glad that I only stayed for 14 months and am out of that hell and out of reach from that rude and "thief" of a mgmt. I won't even recommend this place to my worst enemy.

Don't move here
The management is disorganized. When we arrived with movers we were told that we had to sign a 13 month lease despite confirmation 2 months earlier that we could sign a 12 month lease. We were also told that our rent would be $200 per month more than the initial figure that we were quoted. When it was time to move out no one was available to walk through the apartment despite requesting an appointment in advance during regular business hours. We moved to a different state and received a $900 bill for carpet replacement. This place is a joke. Don't even think about moving to this property.

Not too bad...till you decide to leave
Like many of the recent posts, I was an "original" at Lincoln Las Colinas - the first person to live in my apartment. I stayed through the fire alarms and the horrible cell phone reception. When I moved out a month ago, the cell phone reception issue hadn't been resolved in my apartment or the ones near mine: I literally had to go outside on my balcony to send/receive a call or text. Nevertheless, I intended to stay ... until my rent went up by $250. I tried to negotiate with them because who really wants to go through the hassle of moving. They "did me a favor" (as quoted from a sassy blond at the front desk) by dropping that to $200. Gee thanks. When I officially turned in my letter to move out, the same blond said, "Really? You're moving to Apartment Community X? But we have granite countertops." For the $400/month I'm saving for a 2 bed/2 bath with private garage, I'm fine without the countertops. I will also agree with the issues others had about being charged CRAZY expensive amounts to replace carpet. I will admit that there were a few spots, but the rate they charged me would be equal to carpet costing just under $7 a sq foot. The carpet is NOT that nice. Also, I paid my $250 pet deposit. Shouldn't that count toward the carpet replacement? I talked to Pancho, the maintenance guy who was actually very nice and helpful, and he told me that they ALWAYS replace the carpet. So if they ALWAYS do it, why charge crazy fees for it? Overall, I can't believe I paid almost $1400/month for a 2bed/2bath apartment when I couldn't get reliable parking and couldn't make/receive calls/texts from my apartment.

what a joke
I thought this place was great when I first moved in, WRONG. There were many electrical problems, including surges that blew my kegerator, and outlets that continued to blow out, the fire alarms going off at all hours was also pretty annoying. The rental increases were ridiculous, 999 for a one bedroom without a pool view, cmon, and now they are deciding to make everyone pay for carpet repair when they move out, the office staff is a joke, can't even keep up with the number of different girls they have had there. the hallway where the trash room is smells horrible during the summer months. the dogs are getting a little crazy there, too many, and one lady even has a great dane. It seems they need to enter apartments at least once a month to fix or check something including fire alarms, air filters, doorways, one time to adjust my sink height by one inch. the construction around the area shows no signs of slowing. the dart line across the street will only brig the area down. I know tons of people moving out and away from the area. Uptown has much better deals.

Started off good...
We were one of the first few tenants here when they first opened and absolutely fell in love with the apartment. All of the appliances were brand new, the counter tops and cabinets were great and the floors were awesome. All of the glitz and glam quickly faded away when we awaken from our sleep at 3 or 4 in the morning because of the blaring fire alarms that would randomly go off. We also experienced random power outages. The complex finally got their issues together and we thought everything would be cool...wrong. The walls are so thin we could hear everything our upstairs neighbor was doing. EVERYTHING. The water heater is so small you can't even fill your bathtub up halfway so forget about taking a nice relaxing bubble bath...it's not happening. Lazy dog owners wait until their dogs are in a tight before they take them outside, so when they finally try to take them...the dog has pooped in the hall before they even make it outside. They don't even try to pick it up...nasty! I am a dog owner and my dog has NEVER pooped in the building. Lazy people don't put their trash out in the parking garage like there is some sort of valet service. There is a trash chute not too far from where they are but they are just too freaking lazy to walk a little further. Management has recently sent out notices to get these people in line but I won't be here long enough to see if things will get better because... They increased rent by almost $200!!! Really?! You can have this apartment because it's totally not worth it. I guess a few others felt the same because I've seen them packing up and moving out.

They get you in the end!!
Parking is a joke and not secure at all. My vehicle was vandalized costing over $1500 of damage in their "secure" parking garage. A month later on move out, after having the carpets cleaned and the place was neat and tidy from top to bottom. Management REFUSED to do a walk through with me. Said their "crews" did that and let them know what needed to be done. Now they have STOLEN my entire deposit and don't account for $250 of $700 paid to them. Now I have a bill for $35 to pay for the carpet being replaced. They are cheap useless theives that are rarely available in the front office when you need them because they always seem to be in back and take their sweet time about coming out front to help the people that pay their salaries. To reiterate what someone else has said. They wanted to raise my rent from the $695 I was paying to $895. That is not how a business works if they want to continue to keep a customer. Lincoln needs some serious overhaul in staff and management.

New Complex, excellent amenities, usual apartment complaints
From reading the reviews on here, I feel people are very biased about the centipede problems. I know a few neighbors on the property and they do not have the insect issues like some of the posts on here. Yes I've seen 2 centipedes in my unit in the past month but given the fact that a tornado and a few thunderstorms blew through the area last week. It is natural to see insects more than the norm. The centipedes are not even an inch long. Again, I'm a guy and insects don't bother me, not 2 anyways, plus I live on the 3rd floor. I moved in the property about 3 months ago and I love it so far. Yes the walls are thin but I do realize this is an apartment and not a condo. As far as service is concerned, maintenance is prompt and courteous. Leasing agents are either a hit or a miss. You'll find some that are genuinely nice and some who could careless just like any other properties. Of course, the rent is here is higher than the other places but the neighborhood seems 'safer'. You can call me an income discriminator but it is what it is. If you lived in an average complex with average rent, then you know exactly what I mean... more trash, more loud noises, more security risks. The property is not perfect by any means but it's definitely nicer than most I've seen around here. I'm an exercise fanatic and I've never seen an apartment gym fully equipped with Medicine balls and Bosu ball. They also have a variety of other equipments. I wish the dumbbells go up to 100lbs but they maxed out at 50lbs. They do offer two free fitness classes per week with a personal trainer on site. I think he charges for 1 on 1 sessions. From talking to the people who have attended the free fitness classes, they love the classes and go regularly. Again, I've never seen an apartment that offers free fitness classes. Pretty good deal but it's just not for me because I do my own program. I wish they pick up recycling more than once a week. Sometimes you can randomly smell the trash in the hallway but not often. Oh they have been having a pool party with a DJ every other Saturday so far this summer. The crowd is usually late twenties to early forties. Of course, you see douches at the pool but I don't think they reside here. As far as being energy efficient, I think the buildings are 'green initiative'. My electric bill last month was $35. I'm a conscious energy user though. The grounds are clean and seemed safe. There is a jogging trail at the adjacent lake, I've yet to take advantage of that. All in all, I give this property a 4 out of 5. It's definitely a great property with excellent amenities even with its minor downfalls but I think you see those at any complex you go to. Ciao.

BEWARE CENTIPEDE INFESTATION
Centipedes are everywhere and the administration is doing nothing to solve the problem. Do not rent here, it is not worth the money.

Beware of the Centipedes...
Have lived here for 7 months and in general have been happy with the apartment...nicest apartment I have lived in. The property in general is well taken care of and the area feels safe. I have seen quite the turnaround on leasing agents since I have been here but most of them have been nice and attentive to issues we have raised. I do however have some dislikes....number one right now are the centipedes...EVERWHERE!!!! I have noticed a few coming in from my patio door here and there the past two months but all of a sudden they exploded two weeks ago. I think I could have counted at least 50 on my porch alone and I was seeing them everywhere in my apartment. I face a courtyard and I could see them all over the building as well...even in the pool. I called the complex and they were aware of the issue and said someone was coming out to spray the outside of the building (but not individual apartments). The centipedes went away for about a week and then all of a sudden exploded again. This time my husband bought our own spray and got the outside of our windows/porch. Called the complex again and they said everyone has a problem with it on every floor (doesn't mean they don't need to take care of it). Wish they would just come spray everyones apartments.... I think they need to do something more to take care of it because it is truly a property infestation like I have never seen... Second thing I don't like is the huge rent increase when it comes time to renew and the short notice we were given. I feel like we are paying a mortgage as it is to live here...we would be buying a house if it weren't for the fact that we won't be living in Texas for long... In all my years of renting apartments never have I had my rent increase!! We were able to cut a deal with them but we still had a slight rent increase...grrrh. They tried saying that it was a new property and rates were low when they first started to get people in and that it is normal to increase as the property ages...???? I told them I used to live in the canal side lofts when it was brand new and my rent never increased as it aged. Third thing I don't like is the lack of enforcement with pets, their leashes and poo. We have called several times about it... Poop in the halls, poop in the garage and poop in the stairwell. Not to mention this lady who lets her dog run loose on the top level of the parking garage multiple times everyday!! She never takes it down to the grass or pet park. She lets it pee and poop on the cement becasue she is obviously to lazy to get in the elevator and ride it to the first floor. She will spend forever out there throwing her dog a ball and letting it run everywhere.. She even told me one day to watch out for him because he likes cars... Are you kidding me??? Why don't you put a leash on it and stop letting him bask in the sun in front of peoples vehicles while you chit chat on your phone. I hope she steps in her own dogs pee and poo because I didn't enjoy it. Overall I would recommend this property because the apartments are nice and the area is pretty safe.... do stay away from the fourth floor garage or you might run into a furry friend that poos and pees all over your "driveway" ...also I would try to stay away from the courtyards because my guess is the centipedes are worse out there...didn't I mention they bite...aghhh!!!

Beware of Large Rent Increases When Renewing
I've been with Lincoln Las Colinas for one year, and despite the noise generated by the thin walls, loud toilets, showers and people, have been comfortable. The garage is a plus, so are the inside of the apartments, beautifully constructed. I also love the lake that is behind the complex, good for walking, very safe and scenic. I do not however believe that the ridiculous rent increase for my lease renewal was appropriate or fair for that matter. Where is the customer appreciation/loyalty? I have never heard of or experienced such a large increase in rent. We planned on renewing with this property, but did not expect our rent to go up $200 for an apartment complex whose management is shady at best. A place where dogs can take a dump in a stairwell(and it festers for days), trash and can be smelled and left in the hallways and construction is rampant. I would expect to pay 1400 dollars for a 2 bedroom apartment in uptown perhaps, where the value is readily apparent, not for a new place in Las Colinas. Also, at one point the management had a computer glitch on their rent system and though I had paid, and had reciepts to prove it, i was still given a notice to vacate, and never heard an apology from anyone once the situation was cleared up. Rather, i was given a lease renewal increase of $200.

sounds like a war zone
there is a shooting range down Northwest hwy that you can hear very well at your apt. Its very annoying. The apt mgmt said they dont have to reveal it because its a sporting venue
