I have lived in 2 different units at this complex. A 3rd floor against the wall that hides it from the freeway. Unfortunately the 3rd floor is above the wall and noise from freeway was constant and annoying as hell till you got used to it then it was just background noise that occasionally woke you up when something odd happened like a wreck or ambulance. 2nd apartment was a 2nd in the middle of the complex. Upstairs neighbors are horribly loud and complex has done nothing about them despite numerous complaints. Parking is either ok or horrible it seems to go in cycles. I have had to park my car on the street outside the complex and Ive had days where it doesnt matter when I come home I can grab a spot right in front of my stairs. I have never felt any kind or worry for my safety coming home at any hour of the day or night or my car but maybe thats cause im a 30something guy and I drive a beater for work. Maintenance has been decent. I've only had to wait more than a day for something once or twice and it wasn't the kind of stuff I needed right away. They came in and fixed my stove the same day I called about it same with AC. Don't expect to ever get a garage if you want one. They have a long wait list and way less garages than residences so even after 2 years waiting for one I never got one. Exit northpark and make the u turn to get to the place or go back by the college off kingwood dr either way getting in has never been a problem and while its annoying that the on ramp for northpark is to far back to reach it and you have to wait at the light at kingwood dr its not a complete killer. Overall I probably wouldn't recommend this complex just on the noise and parking alone. But if you get good neighbors and dont work late hours you would prob be ok as long as you did not live on a 3rd floor near the wall. The first floors are ok against the wall and I dont know about the 2nd floors over there.

The only complaint I have had while living here, is a noisy upstairs neighbor, but that is going to be at any apartment complex you go. I have had a great experience. Michelle, the assistant manager, is probably the most helpful leasing consultant I have ever come to meet. Any time I have a maintenance issue, it has always been fixed that day, or the next. (When my washing machine broke, they needed to order the parts) Yes, there has been a couple break-ins, and once a car was taken completely off the wheels and put onto cinder blocks. However, don't leave your car unlocked, and buy yourself a garage if you don't want anything to happen to your car. Again theft is everywhere and shouldn't be the factor when moving into a really nice apartment complex.

First of all, as a 20 year old first time renter you would think anywhere living on my own would just be the bees knees to me, but that's not the case here. Not only did the staff lie to me and my roommate the very FIRST day we moved in by saying "there's a family with 2 small girls living under you, so if you could please try not to be up all night with friends..." There is an older couple living under me who has a daughter older than me.. So thanks for trying to guilt me into being quiet. Second, the parking lot is a NIGHTMARE. Not only can you never find parking in front of your building, but if it rains for 2 minutes or 2 hours it is so flooded that your shoes/pants will be soaked by the time you get to your car that's a mile away. Not to mention I practically run to my apartment at night because I don't feel safe here. I've had problems with my AC unit since I moved in (it was may). Every time I called they thought I was lying when I told them I needed a new unit, my bill would be upward of 190(for a 2 bed room I was at maybe 4 nights a week as well as my roommate). When I told them how much it was normally the said "oh yeah that sounds about right"...no it's does not. When they finally DID change my unit it made the most awful sound every time it would kick on or off, but when I told them this they said "oh Maria said its not making any noise" ? Is Maria at my apartment when my AC is on? Probably not. So I just let it go and I'll let them deal with it when someone else moves in. My neighbors, so noisy. The girl upstairs has to be the most inconsiderate person on the planet, she comes home about 2 in the morning and STOMPS up the stairs, every time. She also like to clean at either 7 in the morning or 12 at night, vacuuming, moving stuff, building stuff. Who knows honestly. I'm so overly annoyed by it I almost want to go up there and ask her what the hell is she doing. The staff is okay, they are forgetful though so if you tell them something important, make sure you write it down because they will not remember and try to tell you that you never told them. If you just want somewhere to live that's mediocre. This is the place. I do like my apartment but I can't stay here any longer and I will never come back.

DO NOT MOVE HERE! These apartments look nice on the outside but looks are very deceitful. I moved here March 2014 and I've had issues with noisey neighbors and a horrible office staff! Mainly the assistant mananger Pricilla. I have asked several times to speak with the manager about an issue with a neighbor and I have yet to speak with her. I started documented everything down and video taping events that go on around my apartment. I still have yet to speak with the actual manager. The crime is horrible and the parking is horrible and nothing is being done about it! They actual had the nerve to say they are going up 100 bucks on rent! Are you kidding me?! These apartments are NOT worth the money with the crime and horrible office staff. I cant wait to move ASAP!

Do not move here unless you like providing valuables to low life's. We have lived here 2 1/2 years. The first week we lived here, 2 cars were stolen and about 5 others were broken into. Since then, there have been numerous break-ins to apt., at least 3 a month. Management does nothing about it except to leave pretty neon flyers on your door notifying you of the crime, and telling you that they are not responsible for your safety, it is up to you and HPD. Well, HPD does not patrol the complex, they only arrive after the damage is done. There are courtesy officers that live in the complex, probably for free, or at least at a discount, but they are useless. They do not patrol the complex either. This is a gated community, but the gates are not manned, so people who do not live here, sit at the gates, wait for a resident to arrive and open the gate, and tailgate them in. That's when the gates work, they break down quite often. These apartments are not cheap, and on top of the rent, we've had to take on the added expense of installing an alarm system, plus the monthly monitoring fee. On top of that, we had to rent a garage to keep our new car from getting stolen, or broken into. Before I moved hear, I was a pacifist, the most anti- gun person you would ever meet. I never touched a gun, and would not allow one in my home. Since living here, I now own one, took classes on how to use it, and keep it loaded in my nightstand drawer, I also keep a taser and pepper spray on my nightstand. I do not leave my apartment to take the dogs out or check the mail when my husband is not home, I feel like a prisoner in my own home. Nice way to live, huh? So if you want to spend a ton of money to live in fear day in and day out, then The Paramount at Kingwood is the place for you. Management's response to all the crime here is that until people start moving out and stop moving in and they start losing money, they won't do anything about it.

I really liked this apartment complex but we are looking somewhere else because the noise of the neighbors upstairs is too much. We hear all their steps and they get up at 5:00 am, even on the weekends, and walk all around the apartment for a long time in the mornings. It is really annoying. We do not want an apartment in the third floor so we have no option than moving.

I lived at The Paramouunt for near on 3 years, I didn't have any major malfunctions in the apartment pertaining to appliances/electrical wiring or anything. If I did have any problems, they were minor of course, Miss Anna was quick to have Miss Maria handle the situation. Timing and precision was impressive in handling those inconvenieces like that. I never had a problem finding a parking place at all, of course it was always handy that I had a covered parking spot near my apartment on the bottom floor. Even when I was in an apartment on the top floor, my guests never complained that finding a spot and the ease at finding their way to my aprtment from the spot was an issue. I had 0 noise problems in the complex at all, and the neighbors around us had no problems either. The grounds were immaculate and the upkeep was very neat and clean. There was no safer complex that I know of. There wasn't any issue of safety at all. When it was built, the builders knew what they were doing since there wasn't any problems with the way things were setup since there was no construction at all. As I said earlier Miss Maria was very efficient at doing maintinence and repairs if they ever happened. The staff was very knowledgable and very helpful with any questions that we had. Overall it was by far the best apartment complex that I have ever lived at.

This place is awesome! The management has been wonderful from day one. I am a recent amputee and the maintenance team led by Maria went to bat for me installing the handicap hardware that I needed. Anna the manager has helped me multiple times and the rest of the staff is unequaled. Whenever there has been a problem the team has come together and worked for the betterment of the complex. One recent example was when the water main broke. Immediately the team got working on the issue. The guys were down in the hole so deeply you could not see their heads...they just kept working all day long. Anna brought them some food and they ate in the hole so that they could keep working! I have no idea where I could find a better community or support staff, Thank you Jon Jarrard

This place is despicable. The management and staff are rude and misleading. As stated in many other reviews, make sure you get everything in writing. Or better yet, don t waste your time and money. I am a disabled Veteran and this was my first apartment after I got out of the military and I have never been so insulted and ignored in my entire life. Their lease agreements are conflicting and contradictive and they will tell you one thing and then do another. Be prepared to pay for rent even after your lease is over. There were several break-ins while I lived there and parking was horrible. They are greedy and exploit people for money by hiding their true intentions. Oh, and if you have running water, then you are lucky. I woke up many times hoping to shower but no, there were large leaks and the water was not working throughout the entire complex and on more than one occasion. One day I went to open the dishwasher door and the entire thing came out of the counter wall, the office didn t care and I ended up buying a screw and fixing it myself. There were damages all over the apartment when I moved in (I noted them on the move-in inspection) and none of them got fixed. Non-residents flooded the pool and no-one cared. I got a call from a collection agency a few months after my lease was up informing me that I owed for damages and that a walk through was not conducted. The claim they received from the manager at paramount stated this. I did a walk through and it was scheduled through the leasing office, a maintenance person showed up and played the standard blinds, stove and cleaning requirement card. When I told the collection agency this, they stated that it had to be a manager only to do the walk through and the one done by the maintenance person didn t count. So yet again, the office staff misleads me (on purpose) so they could lie and try to get money out of me. (This phone call with the collection agency is recorded and I would be glad to send it to anyone who doubts this story). All the negative reviews on here are true. I attempted to contact the corporate managers (simons realty group) and got nothing in return and they seem to be clueless about what the management and staff at paramount are doing. If it were my name associated with this place I would be ashamed.

Our Experience of 3 years and 3 months at the Paramount. Upon our first arrival at the building in 2010, we were delightfully impressed with the landscaping and long drive private entrance beautifully leading to the Club House with fresh water fountain and magnificent gardens surrounding all buildings, including the swimming pool which fashions a design reminicent of a resort in the Caribbean, with statues tastfully placed near to enormous club house windows. We found our Luxurious 1500 SQ FT 3 Bedroom suite to include 3 FULL Baths, totally uncommon to any other building within any price range. Along with these amenities we were gratful to also enjoy two walkin closets within the master suite alone, as well as private patio and outdoor storage space. As we havent rented an apartment in over 30 years, we were fearful of receiving poor service and experiencing broken appliances awaiting repair. Well,... Let me say that at NO TIME during our long stay here did we experience any inconsistancy in either concern..! When our refrigerator was not working 100%, it was replaced that day. When I had an A/C circulator fan that broke its mount, I immediately received three maintainance personal to address the issue along with the managers review of my satisfaction with the work to correct, later that same day. I wrote to the main management office following the event, remarking how lucky they are to have Maria and her team of experienced associates who are always there to assist at any capacity within their control. My wife is with a handicap of walking with a cane of which is acknowledged by the office staff and maintainence people who always offer their assistance in carrying groceries, gate holding and mail holding during vacation periods. I found those actions to be not only compassionate but considerate in their way to thank me for being a tenant here. I would like to state that our only reason for moving was in consideration of the purchase of a new home here in Kingwood, where we feel safe, looked after and welcomed as a friend rather than as just another client, all because of the way we were treated by the fine management under Anna Meeks direction at the Paramount. We will miss our association with the Paramount as tenants, but the experience will live on as our "First Impression" was outstanding by individuals who cared and made a difference. We loved these apartments. We had great maintainance. The staff was always great. It's very clean. Anna is amazing. I have never met a manager that cares about her residence so much. The apartments were large inside. All of the other people living there were really nice. It was very quiet and peaceful with a lt of trees. We had no complaints. I actually met my husband there.

Worst apartment complex I have EVER lived in... and I've lived in apartments for the last 10 years. First, I was really drawn to the "upscale" feeling of this complex and was so excited to actually move in to this complex. First issue was the deposit. The office staff said we owed one amount, then came time to pick up our keys and all of a sudden extra money was demanded. (This related to the pet deposit). Next issue, paking. A COMPLETE nightmare. I have an 8 month old that I have to carry across the complex due to NO parking. And I get home around 6. Our AC went out... Took a week to fix. (middle of summer) What finally really makes me hate this place, and God help you if you move in... The STAFF. They seem nice, absolutely. If you have a problem?? They are absolutely WORTHLESS. I've had rats eat my sparkpugs on my car TWICE (which they cant control because its an act of nature) and they do nothing about it. I called to complain, and Jerrica hangs up on me, twice. Everytime I ask to speak to Anna, the property manager, she is "out" and I get a quick she'll call you back, bye, click. I literally had to hunt Anna down (and she's sweet as can be, absolutely) to talk to her about my car. She says they are working with terminex to fix the rat problem, then tells me a bunch of other cars have been damaged as well. She promises me a garage "UNTIL THE PROBLEM IS RESOLVED." Thats not, for the month or temporarily, I take it as for a while. I get a call saying I owe them for the new month because last month was a "courtesy." I ask to speak to Anna, and get a "shes out" by Jerrica, and a click. WORST CUSTOMER SERVICE I have EVER come across. If you move in, get EVERYTHING in writing. Dont take their word, promise, nothing. They will "forget" and if it involves money of any kind, too bad. I had a month of free rent I beleive, and asked it to be spread out over my entire lease, but they didnt include it in the actual lease. It stated that we got our first month free (I actually think it was a discount of a few hundred dollars) and every single month, they would "forget" to include our discount, saying we already used it... Its a nightmare... I'm moving soon, and will tell anyone and everyone, DO NOT MOVE HERE!!!!

I have lived here for more than 6 years and the management has gone downhill, so has maintenance and if you cal after hours first they make you wait at 2am for a noise complaint and then they say they wont send a security officer as they would in previous years now you have to get the police involved. Other than the property manager there is nothing special about this place. i would rather rent a house and pay $1200 a month biggest mistake resigning the lease. this is the last time.

I have lived in several apartments over the years and this complex is by far the worse. The apartments themselves are not bad, the large bedrooms and closets are nice, but the office staff and overall safety of the complex is horrid. We receive several notices a month informing us about brake ins, car thefts, and most recently a suspicious person hanging around lower balconys and windows (yikes!). The notices all say the same thing, informing us they are not responsible for our security and to call the police if we see anything suspicious. There was even a car on blocks one morning outside our building, someone had stolen all four of their wheels. Then there is the office staff and maintnence. The assistant manager is the rudest person I have ever encountered and drives through the complex like a bat out of hell, nearly hitting our car once. She will lie and say anything to cover her own ---, and she alone is the main reason I will not be renewing our lease. Maintnence will come in your apartment whenever the damn near please. I have had to keep the top lock locked, because I have been getting out of the shower only to hear the letting themselves in for a issue I did not call about. This has happened atleast 6 times. Once when I was not here, and the repair slip had the wrong name and everything. This also is really, really not ok.

My husband and I renewed our lease this past year. Out of all the places we have lived, this you is by FAR the best. Only problems: My neighbor lets her dog crap out front of the building where everyone walks. There is no real good to place to play with a dog unless you go off the property to the church field. It's at the back of the property where the visitor parking is located. The parking is awful. Sometimes I have to work late. When I get home I have to park in the visitor parking on the very back of the property. I then have to walk to the front of the property to get to my apartment. They 'enfored' parking but I have never seen a car towed. Heck, that same dog poop neighbor occasionally parks in the no parking zone. The management also said that cars taking up more than one spot would be towed. That never happens. That's the main problem. The spots are so narrow that if someone has a normal sized vehichle and doesn't park exactly in the middle of the spot, they will prevent someone from parking next to them and be parked in two spots. And I'll be danged if I am going to pay $35 a month for a carport(or $90 for garage). There seems to be a high crime rate. Granted this is the only place I have been that gives you notices, but I don't see any shady people about. However, I know someone that had his truck stolen from the parking lot. It wasn't a little truck either. There was also an incident with the mailboxes being broken into and a real inconvience when we had to go to the post office to get our mail. I live near the highway. They should give a serious discount for people near the road. If my husband and I don't have the ceiling fan and the oscilating fans on, then I can't sleep because of the road noises. And YES, this places is right next to a hospital, so their are sirens. Through all that bad stuff, I would say that the place is still pretty nice. The grounds are maintained and maintainence is the best. Helped us with issues that we had right away and done correctly the first time. There was a recent change in staff and some of the new girls seem kind of dumb. One told us that we had a package that had been there for a few months so we came to pick it up...it was pictures from a wedding we went to the week before. They attempt to throw parties for the residents...most of us keep to ourselves though. I seriously know only 2 peoples names in my whole building. I don't plan on renewing again because we are looking at houses. But, if house hunting doesn't work out, I wouldn't want to be anywhere else in Kingwood.

I lived there for 3.5 years. Received flyers a couple of times a month about vehicle/ apartment break ins. My apartment was attempted while I was home 2x. Some of the things that happened while a resident there were: 5 vehicles wheels stolen in one night. An alcoholic who's car had a monitor installed by the court, harassing residents to take him to the store. One resident discharged a firearm in his apartment the bullit went through the wall, common hallway, into another apartment. No police were called in that incident. Cat urine smells in hallways. People from outside the complex using facilities. People having sex in the pool area. The management staff lies, make sure they put it in writing. They will over charge you when vacating.

The staff were unproffesional and really dont know as much as they should. They WILL try and keep your deposit if they dont approve you. The manager lady we were dealing with was rude and were slow at calling back and doing the background/credit check. Break in reviews worry me and after the experience with staff, we are going to let them keep our deposit (since they are crooks) and find an apartment we know we will enjoy and feel safe at.

Take Your Chances

Maintenance is quick, management is profe ssional, I like the actual complex. Location wise, the highway is noisy but you obviously make that choice moving in. Break ins seem high. I do appreciate the complex providing letters but I wish I felt more secure. Cameras in the parking lot would be an improvement. Just make sure you get good insurance.

I Hate This Place!!!! Ive been waiting for my lease to end. Ive had NASTY HOUSE ROACHES since the second month i moved in and have never had roaches in my previous residents. The manager stated they found the problem in he plumbling in the walls and they sprayed for them. The problem is now WORSE. The parking is horrible. The staff is professional with the excecption of one person there who is snobblish and unprofessional. I refeered a tenant to them and she was so rude to them they went down the street and was treated better and signed with them. The breakins are horrible with no security and happen often. The manager is never available to address issues usually. I wouldnt refer another person to them and cant wait for this nightmare of living to be over in just a few months!!!!!!!!

What ever you do, DO NOT LIVE HERE. I've had the following problems: #1 the leasing agents are nice to you at first and then completely ignore you and act like you are an inconvenience to them #2 Right away when I moved in I found cockroaches, how is that possible in a new apartment if they are supposed to spray for them every move out/in. The leasing agents told me it was because I was on the first floor! So I requested the exterminator to come and that still didnt get rid of them, I bet they just left a card and there was never even an exterminator so I had to spray for myself to get it taken care of. #3 The maintenence sucks. The sink had to be fixed 3 times and it still was not fixed #4 The refridgerator broke down several times too #5 The first time I dryed my clothes the dryer burnt a whole load of laundry #6 The leasing office tried to double charge me for a lock out that I had documentation for that I paid. cashed check) The list goes on, if I were you I would NOT LIVE HERE. EVER.

they keep yoour deposit and charge more when you do. Outrageous price for carpet cleaning and for blinds that were bent not broke. All you had to do was bend it back NOT buy new ones. The staff was great while living there and things got fixed correctly and fast.

what a mistake

i have lived here since may 2011. In the six months i have lived here there have been seven break ins to apartments. The management's excuse for everything is " it happens everywhere" well FYI Paramount it does NOT happen everywhere. I have lived in Houston nine years and at several different places in the city and NEVER received s many or really any, break in notices. If you have aproblem with pest control their answer is "it's the weather". NO IT ISN'T it is your sorry excuse for an exterminating company. Maintainence issues? I asked 3 times for someone to come look at my dishwasher because it has a funny smell and isn't getting the dishes clean. I even asked the head maintainence person and she basically told me to fix it myself. Tell the manager you say? well that won"t do any good since they are very close friends and there is no seperation of work and friendship. There is no security so so don't be fooled by the claim they have courtesy officers. Also the office staff is very rude and if yo stand around them long enough you will hear them talking about the residents in negative ways. I am very disappointed in the whole place. As well, don"t be surprised to find dog poop everywhere because they don't clean the grounds and they don"t adhere to the breed restrictions.
