Too Animal Friendly

There are no breed or weight restrictions. Very large dogs in and outside. It has gradually become more of a kennel. Dogs areallowed to bark outside for hours. Management takes no accountability. Sad to see this happen

Leaving the property primarily due to the strict virtual vehicle permit program implemented in 2017. I've been here since 2013 and due to my busy schedule I am rarely home and rarely have visitors. When I do have visitors, it's most often unexpected. I thought I understood the vehicle permit rules and allowed my visitor to park in my assigned space on the evening of 11/21/2019 who was visiting me due to some unfortunate medical issues that I am experiencing, but because his vehicle did was not registered he was towed within less than 30 minutes of his visit which cost me $300 retrieve the vehicle from the storage. I felt responsible and embarrassed that this happened to him and his vehicle. The vehicle was drugged from the space, see the picture shared. My understanding was a visitors vehicle could be in my assigned parking space unregistered. I definitely misunderstood. No mercy was shown by the area proper manager Wanda and she informed me that the rules are posted on the gates and I signed a form to follow this rule in my last lease. Absolutely no mercy was shown. The Univesco CEO John Werra is pleasant as I have met him in the past due to a similar incident when this policy was first initiated. I am disappointed that Univesco did not deem this incident refundable due to all the details I shared via email with Wanda. - I definitely would not recommend this property to anyone as my experience definitely has not been the most pleasant at the property overall.

The worst Apartments to live in!! Dont waste your time and money , its not worh it ! Gates are broken and open 24/7 , staff are unprofessional and rude , i went to complain because my car was scratched and targeted , instead of understanding they tell me to move if i dont like it . Managment is awful , apartments flood out of the blue .

DO NOT LIVE HERE! This place is terrible. Since we have been here we have had roaches, ants, and a flood from water from another apartment. Good luck if you need a repair because it will take weeks for them to come out and fix. They will tow even if your guests are parked in a guest spot, the gates into the property are always broken so anyone can come in. They did get a new manager which is a lot better than the previous manager but still some of the old staff is still here which are terrible. Do not waste your time at this place they are plenty of better apartment complexes near by.

I have been living in apartment community for almost 15 years by now and hardly has written comments for any community up until now when I am forced to do so. I have moved into this apartment (Preston wood Hills ) in July 2015. All I can say is stay away with this apartment as they attract you with the cheap prices and then you will end up paying much more once you move in. Very bad community and management staff is significantly worst and treat you like pest each time and everytime. Especially the property manager ------------- is like a vampire and will suck your money and never leaves an opportunity to fine you and extract money once you move in by hook or crook. They will cheat you whatever way they to rip you off while even you stay in the apartments. Safety : They said they have the gated community and every friday evening the gate goes bad and remain opened until monday morning. I have lived there for almost 2 years and never I have seen the gate working or closing over the weekend. I had many Incidents when I have seen the maintenance staff itself has thrown the beer bottles outside after friday night hang over. Lots of ----- community people roam around since the gate is broken over weekend. Overall Rating : Very Poor and old appliances Inside the apartment along with the major sewer and drainage problem. The appliances are almost 25-30 year old and your water heater unit is worst. You will end up paying hugh electricity bills no lesser than $200 each month. The amount of rent you are saying you will end up paying in the utilities and even more I bet you on that. Ground : The lawns in the community is always full with the dog and cat poop wherever you walk. I have complained so many times for this as I had small kids and they have stepped on it multiple times and even hold it with the hands. Maintenance staff never worries about It. Staff : Worser than worst. Horrible people. They will treat you like angels when you sign the lease and right after next day you will see the real colors and your halloween time starts. People move into this apartment just for the elementary school is good and they are taking advantage of it in the fullest. These apartments are not even worth of $1000 dollars for 3 bedroom. There is absolutely no community facility. The swimming pool is never cleaned properly and if you swim in them will have all sort of skin problems. My kids troubled so much for it. I Informed the apartment people and they asked me to not to visit that is best solution. Isn't it pathetic. Finally I moved out of the apartment as I cannot take it anymore on the safety, dirty grounds and moreover the Il-treated staff members and I made sure that I have professionally cleaned the carpet with Sears and also did the professional cleaning with the molly maids and then they again charged me for all the things which I have already cleaned to make money. I haven't seen crooks like these people. So my sincere advise please do not opt for this apartments If you want peaceful life after you move in and out. There are much better places to look out like Windhaven , Towns of chapel hill etc.

The management has been very helpful to me when I have needed repairs. I like the location and it is pretty quite and I have many nice neighbors. I like the designated dog area although it needs some additional seating and more pet activity toys. The parking is good although I have to warn my friends to register to park each time they come to visit. I would recommend this place to my friends if they were looking for an apartment.

ONE OF THE WORST COMMUNITIES. MANAGEMENT AND SERVICES ARE THE WORST. I can hear my neighbors through my wall in their bedroom. Towed my friends car who's been for less than 20 minutes visiting! The staff are careless leave before the time they are supposed to leave!

A Big No. Very bad management lots of attitude and not safe as most of the time security gate is broken and lot of outsider roam around. The manager Angela will pisses you off If you try to ask anything or If you would like to talk about any Issue related to apartment. I have lived here for more than a year and has lot of maintenance Issues and It takes forever for the guys to service the maintenance request. I would not suggest to anybody this place. On top of It they have very bad attitude for tenants. With the new people I have seen the staff talking very politely and the day you signed the lease you will change the great change in attitude and response towards you. My lease is going to be up soon and I am moving out for sure. So all I can is beware and you have better place to look around in the same area like Towns of Chapel Hills, Windhaven apartment, livingston.etc...

This apartment complex has been BY FAR the worst I have ever lived in! The people in the office are absolutely useless. They don't return your phone calls. They don't pass messages to each other when you leave one. They simply DO NOT CARE! I have emailed the apartment management company to complain and received the standard "it's been passed on to our manager" emai; of course nothing has happened. The apartments themselves are from the 90s and have never been renovated;They are very dated.They plastered some crap on the counter tops to I guess make them look like granite and it's a pathetic attempt. The walls are paper thin. I have complained about a noisy neighbor for 3 straight months and nothing happens. When I moved in there were NO screens on the windows even though they knewI was moving here for a month. It took them 2 weeks to finally install them. My sliding screen patio door has NEVER worked and it still doesn't 3 months later. Everything about this complex is just horrendous. DO NOT rent here unless you want to be miserable as NO ONE that works here gives a damn.

This is a horrible and frightening place to live. I complained., nothing. Maintenance is slow to repair. I ended up with nails in my tires. The manager is extremely rude. And maintenance can be seen, often, playing music, talking loud, and just hanging out.

It's just not the same. I lived here for over 4 years and slowly became disappointed with the management over the past year. Very unprofessional staff, apathetic and unresponsive to questions and maintenance requests. Unless you befriend the maintenance staff, may take days or a week for them to complete repairs. Used to feel like a luxury property, now it feels more section 8. Trash is picked up whenever maintenance gets to it, otherwise, it sits out all day (which is awful in the summer.) Or residents will just throw it wherever (mail area, outside dumpsters, top of steps. Maintenance staff can be seen hanging out and drinking beers outside maintenance shed in late evenings. Property Manager has low expectations which is reflected in staff. On the plus side, it is in a great area. I just hope they don't bring the neighborhood's property value down.

DON'T WASTE YOUR TIME!! I was referred to Prestonwood Hills by a reputable realtor. After walking through viewing two apartments with a leasing agent (with a very dry sales pitch and not very knowledgeable), we finally get down to rental requirements. I was told my income would have to be 3 ½ times the rent. I asked, "When did the requirement go up to 3 ½ times your income?" She said, "recently". I thought that was interesting. I told her my credit rating averages 630 to 640, and she told me that would be a problem and my deposit would most likely be $1050 the first month's rent instead of the $150 deposit. Really?? I informed my realtor of the these new requirements and she was just as shocked as me. I would have a better chance getting a house than moving into this apartment. My spidee sense tells me I was just discriminated against. I'm also appreciating the reviews I've just read, because it looks like I dodged a bullet anyway.

I'M NEVER LEAVING THIS AWESOME PLACE!!!! I have lived here for two years now and I don't plan on moving any time soon. I have two different neighbors who have lived here for more than 10 years. This is a very quiet, small complex. It is a great place for business professionals. The maintenance staff is wonder and very prompt to fix things (usually fixed same day). The front office staff is super friendly and caring. I understand this is not the experience for every individual and they are quick to put up bad reviews. I thought I should post a review for the awesome experience I have had since moving here in 2013. I absolutely love having my own little fenced in yard, and so do my doggies. I love being within 2 miles of church, work, willowbend mall. You pretty much never have to leave the 2 mile radius. The apartment complex offers $5 pizza at the gate once a month. We also receive a monthly newsletter. I would recommend this place to anyone looking to move to this area.

I'm a resident. Most dishonest place I have lived. Over 3 weeks for maintenance requests and that's only if I escalate. Have never had a response on email or followup phone call to a a question. When maintenance do come, they leave a mess. Very disappointed in comparison to the rent cost.

I don't understand all these complains. I did live the for two years and absolutely loved it! If it wasn't for moving into the house, I would still live there. I loved my neighbors, parking was no problem, the management was amazing and friendly and any time there has to be something fixed- it was done the same day. Very friendly, yet professional staff. I would recommend this place by 200%.Also, I have read a comment about the noise. Actually, this was one of the best places to live when it comes to hearing your neighbors. I barely hear anything.I really have nothing bad to say. This was the best place I have ever lived!

I am currently renting unit 2114 and I been complaining for 10 months about the neighbors right above me. I work nights and these people stamp when they walk all day and I cannot get a good rest. I go to work felling tired from the stamping that interrupt my sleep. When their kids get home from school and on the weekends the running stamping goes on all day until after 11:00 pm. I complain to the office many times, I called the courtesy officer a few times and I also give the office a letter of warning before I take action. Nothing as been done to this day, and I am still having problems with the neighbor. I am paying $1200 a month in rent for these problems. I lived in many apartments before and never experience anything like this.

Don't move in this complex. Rats, rats, rats. You tell them and the office acts like you are crazy. You can not open your door without the rats running past the door. Maintenance is terrible, they believe the appliances never tear up. Management is terrible now. This is the worst complex now, it was better years ago when it was Amli.

The manager is unfriendly, I think she must be paid on commission, she is constantly looking for ways to charge additional penalty fees, along with your rent,(dont leave a cooler on the balcony, they use the cheapest blinds, they crack when you try to dust them, they will charge you 50 dollars for 10 dollar blinds). They never truly fix ANYTHING, the maintenance workers aren't incompetent, I was told they aren't really allowed to fix things if it costs money, they are only allowed to do patch work ;( ) this is from their mouths. This is a wonderful neighborhood, but, the management is bottom of the barrel. Also, with every new lease they raise your rent. What the other poster said is true, your electricity bill will be terribly high, not only are the AC units not maintained and need replacing, but the windows aren't properly sealed. Plumbing is bad, old pipes , leaks everywhere. They have 2 treadmills in the fitness center, they have been broken for 6 months. Old appliances. Luxury price, trailer living. To end my rant, they want to inspect your apartment like evey 6-8 weeks, they usually enter when you aren't home, feels really invasive and unnecessary. Especially when they Font fix or improve anything.

Please do not move to this apartment. When you move out, they put lots of charges, close to $500 for cleaning. Also their apartment are not in good condition, it get broke once every month. I will never recommend, anyone to here. I have been there for 9 months, move out was a pain.

The manager is a real piece of work. She's rude and so was the assistant manager. The walls seem paper thin so get ready to hear everything your neighbors are doing. The AC units are old and no longer efficient, so be prepared for high electric bills. Water, sewer and trash bills aren't cheap either. Word of advice; if you move here, do not take filling out the move in condition form lightly. They will charge you for everything they can if you don't write it down. It's really a nice little money making scam they've got going. And I don't think they actually replace what they deem as broken/damaged, but rather charge you and the next patsy that moves out of the unit and also fails to note specific details.

I've lived here for 4 years and everyday wish I didn't. They change office staff like we change underwear...often! The complex is dated, they over charge for the units, units have old appliances, light fixtures...and if you ask for new or updated, they say it's an extra charge per month. Really? Your neighbors might as well be in your living room...you can hear everything, and I do mean everything! The gates are broken more than they are fixed...usually due to the kids that ride them like a toy. The office does to seem to care. They advertise monthly "get-togethers"...that's a lie. Maybe 2-3 times a year they have something...mostly during work hours or a couple of hours early on a Saturday. Loud kids, screaming people...irritating. The clubhouse you can't even use...unless it's during business hours. They filled up the spa by the pool with dirt, cut 2 of the fountains permanently off...and charge an arm and a leg to replace bulbs we can't even reach that used be done with a smile for free with past management. For what you pay to live here, the apartments should be completely updated and kept up. Gates should work ALL the time, there should be monthly parties, no charge for maintenance, you shouldn't be able to hear your neighbor pee, have sex or slam doors in a fight. Sorry....but I'm just biding my time.

When I moved into this 3-bedroom I was very excited. However when the new manager took over it became my worst nightmare. I thankfully only stayed 10-months and it was horrible until the day I moved out. We had the best Maintanceman who got requests done within 24-hours and never hesitated to help. When he left service request started taking over 3-weeks. Then when I questioned the manager about it, she never said she was sorry. The on duty officer is a joke, he needs help doing everything. The new manager knew the pool had broken glass in it and never had the pool properly cleaned. I guess because she never swam in it. This new manager, who I might add has no experience managing anything, makes up rules as she goes. She is going to continue to run these apartments into the ground. The last week the gate has been broken so there is no security, if a gate can provide that.. Remember on duty officer isn't ever around and is clueless. However, if you are a male and drink a lot he might stay close to your side. I would say I regret moving into these apartments and I hate that I moved there but I met a handful of nice people and a guy I fell in love with. Be very careful renting from this apartment. There are many others in the same zip code that are better.

I've been living here for 30 days and I'm breaking my lease today. THIS PLACE SUCKS!!!!!!!!! Office staff is rude and the manager... Don't get me started with her. I've had no AC for 11 days. The alarm system beeps constantly. I've wrecked my truck and the garage backing out because they failed to mention its for compact cars only. I've come home twice and the garage is wide open. Everytime maintanenance comes he half asses the job. I'm paying 1000 every month for the crappiest apt I've ever lived in. GO SOMEWHERE ELSE!!!!!!!!!
