Overall positive experience so far. Occasional dog barking noises can be heard. Periodic issues with elevators. Staff is excellent and helpful. Convenient location. I'm in Dallas part-time, so my needs have been served well here.

Absolutely outstanding service at The Kincaid! The staff are incredibly professional and friendly, making every visit a pleasure. The front desk team is always welcoming and efficient. A special shout-out to Ravonda, who consistently goes above and beyond. She always greets my dog with a treat after her morning walk. Highly recommend The Kincaid for their exceptional hospitality and warm atmosphere!

Kincaid at Legacy is a great place to stay. John Gassett took care of me from the application process to final move in. Also Rovanda (Front desk / Concierge) made sure that my online furniture was securely kept in storage before my move-in date and on the move-in date it was available to deliver in my apartment. Highly recommended community if someone is looking for clean, smell free, good neighbours, great amenities, and super supportive staff.

I’m very satisfied w my living experience @Kincaid. Every time I have had an issue or concern, I address it with them and they tend to it immediately. Just like any other place, there will always be something not up to everyone’s standards. So far I’m happy, as long as they continue to prioritize residents.

I am proud to call The Kincaid at Legacy HOME!!??. The amenities both private and community are far above those one could even imagine in apartment style living. What the Kincaid offers are luxury resort amenities right at home.

This is my 2nd time living at the Kincaid. I lived here from 2021 to 2023 and returned in 2024. You get what you pay for here. Quality and stable on site management, leasing and maintenance staff, amenities and a very nice high rise building in a great area. Two pool area, awesome views. Secure and clean, well maintained. Highway close to DNT, and SH 121. Shops at Legacy, Legacy West, city of Frisco, and about 18 miles to Downtown Dallas without having to live in Dallas. Allen Premium Outlet Center is 13 miles north of here. Lots of great things in this area and restaurants all around here and walkable.

A great team, both front and back office, a great location, excellent security, and you can tell that everyone takes great care to make this a great place to call home. I have lived elsewhere; this is the only place to call home!

I have been here less than a month and it has been a pleasant experience so far. Neighbors are friendly. A couple of cleanliness issues with my unit when I first moved in but otherwise fine. I’m looking forward to using the amenities soon.

We have lived in other luxury apartment complexes in the area and this is by far the best one. The quality of the apartment and the staff here are amazing. They make it feel like home! The apartments are well built and everything is always kept up well and clean. The other residents are very friendly as well.

Great experience, crews are very thoughtful and polite. Maintenance is normally the same day and always with a smile. The only downsides have been the elevator and main parking garage doors. Elevator during our stay was down about 3 months worth of time. There are 3 but one is for move-in....wait times could reach 10 -15 minutes.

we have truly enjoyed living here. The staff is great and there is a feeling of community with our neighbors. It's nice to be able to walk to restaurants for happy hour and not have to worry about driving home.

The Kincaid at Legacy is a great place to live. Beautiful apartment, great location, top of the line appliances, and excellent leasing agents and management team. I have lived in a Greystar managed apartment community before in another state and both have been wonderful places to live.

Probably the best finish out of any apartment complex. Maintenance is top notch. Everything is repaired instantly. Staff is friendly. The biggest con are the elevator issues. They break frequently and it can take a while to fix them. There are only 3 elevators (including the freight elevator) so if someone is moving in/out there are only two elevators for 25 floors. If one of them is broken, you can imagine the wait! The tollway noise can also be an issue for the apartments that face the tollway (if you are a light sleeper). Otherwise, this is a great place to live.

You can take any of my comments in this survey and use them with my name. I do recommend the kincaid to anyone looking for an apt in the area. There is more and more competition in the area with new high rise living situations etc. I am happy here, but I know I will look soon just to compare the actual apartment, amenities, and pricing. The elevator and garage gate seem to be a too regular maintenance issue. I really dislike when the garage gate is just left up, because it’s broken.

Fantastic Apartment Living - Best apartment we have ever rented 5-Stars!
My wife and I have truly enjoyed living at The Kincaid Apartments at Legacy 7200 Dallas Parkway in Plano. We are leaving solely because we are moving to Nevada. Otherwise we would stay at The Kincaid indefinitely. The experience living here has been amazing. First and foremost the staff are without question THE VERY BEST. We cannot thank them enough. They are awesome. They are always cheerful and go out of their way to be helpful. Incredible people. Living at The Kincaid offers numerous benefits and we have used all of them. The Kincaid has it all: 2 pools, an entertainment center hosting regular events, or just for relaxing and mingling with neighbors, a great exercise facility, many private business conference rooms, and even a private movie theater that's free to residents. What we liked that was unexpected was the ability to rent a private garage for our car and storing extra belongings. This apartment complex is in a great location, right in the heart of the Plano Shops of Legacy East., and an easy 5-minute walk to Plano Shops of Legacy West with even more shops and restaurants. This neighborhood has everything. And before we forget, the apartments are very quiet, virtually soundproof. We are sad to say goodbye. But we highly recommend this apartment complex. In our opinion, it is the best in the Plano, Frisco area. We looked at all of them. We will miss The Kincaid.

My husband and I have lived here for over a year. We love living here so much that we renewed our lease for another year. First of all the staff are excellent. The maintenance and cleaning staff are as well. Every part of this community are always in order, clean and quiet. Neighbors are friendly, courteous and quiet. The apartments are beautiful, spacious and are in excellent condition. The parking garage is large enough that a space is always available but assigned parking is available for a monthly fee. They also have a fitness center that is large and always clean. If you’re looking for a place to call home you should come see for yourself, you won’t be disappointed.

We have thoroughly enjoyed living at the Kincaid. The amenities, staff, maintenance, and pet policies are excellent. The residents are friendly and there is something for everyone - whether you're working from home, retired, or in-between living situations. The management is very accessible and works hard to accommodate resident's needs. The location (close to highways, restaurants, and shopping) also makes it a great location to live - whatever you need can be obtained in walking distance or a short drive.

Have not yet seen the maintenance team for a cracked sink, a broken lock on balcony door, and pressure reducer in the shower head. Anticipate these will be fixed shortly. Other than that, it has been a great experience thus far.

The Kincaid is well-kept and beautiful. The management is great! This is a very social community, with both management-sponsored events and resident group gatherings. The security is excellent; I feel very safe here. Fab walkability with Shops at Legacy and Legacy West.

Elevators rarely all work and are below code for the number required for a building of this size, thus you can wait 15-20 min for an elevator. Staff is untrained and uninformed/enabled to do anything. Maintenance crew is small and takes forever to respond. Garage is not secure, as the gates are broken, often. The building is only 3 years old, but the inside is worn and has not had good upkeep. Community space is nice. Very expensive for the experience to not be stellar.

Overall, a great community to live in and very convenient to all my personal needs. I am 5 minutes away from work and traffic doesn't seem to be an issue for me to get to work on timely manner. Staffs are friendly and always seem to care about my concerns, and find a solution to all my questions.

MUST READ BEFORE LEASING!!!
Renters BEWARE! PLEASE READ BEFORE LEASING!!! The Kincaid will win you over with its looks and luxury appeal, however NOTHING will be done to keep you or even your vehicles safe and secure. I lived here for 2 years and I had a vehicle stolen out of this garage. The thieves were able to get in and literally TOW my vehicle out with a pick up truck due to the “secure” gate being broken for months straight. There were no heightened security measures to account for this lack of gate functionality. Through out my time here, there was another attempt of theft on my vehicle in which I caught the thieves in the act myself and had to take measures into my own hands. Aside from my own vehicles, many residents can attest to MANY instances of crimes happening in the Kincaid’s garage. Multiple car burglaries, security gate vandalism, attempted robberies at gun point, and who knows what else because The Kincaid REFUSES to inform the residents of these incidents when they occur. The pure shock in residents faces when I told them what was going on with just my situation let alone the stories of others just screamed regret in choosing this establishment to call home. There are no security cameras in the garage other than entrance/exit. Get past that and anyone is free to do as they please in this garage. Aside from criminal activities in the garage, there was a burglary of a residence on the penthouse level of the Kincaid. This of course was information that was withheld from the community. When I asked Management about whether or not they will disclose information about crimes to the residents, they said, and I quote, “That decision is up to corporate”. I have this statement in writing and I suppose corporate (Greystar) does not care to inform their residents of the numerous safety issues happening around them. However Greystar will be sure to send you a reminder every 1st of the month that your rent is due! Once you get past the theft and home burglaries, you’re left to deal with the constant breaking of elevators, one of the pools being drained for 6 months during prime pool season, hallways that smell like dog pee, and much more! The building and amenities (When functional) are nice and appealing but ask yourself if that outweighs your safety in a high priced area that is advertised as safe and secure. Crime is inevitable however Greystar has not taken even the simplest of security measures to decrease the risk of criminal activities. Management did they best in their power to resolve conflicts but the bulk of the responsibility for the downfall of this establishment is the fault of Greystar not taking action to improve the quality of living. They rather send out warnings of fines for dog poop instead of a notice of potential attempted murder in their very own garage. If you choose to live here, be careful. You have been warned.
