Great Place to Live
Park Hill has been a great place to live in my opinion. I went thru a situation about two years ago where I needed a place to live promptly and Lyssa at Park Hill helped me get into a two bedroom in a matter of days. Lyssa has always been helpful and friendly to work with. I lived at Park Hill for two years and I never had any issues with any of the residents or staff on property. Lyssa again has been very helpful and I only moved because I needed a 3 bedroom unit, otherwise I would still be living at Park Hill. I more than recommended this property.

Highly satisfied! Definitely recommend these apartments. No complaints. Pool is always clean and staff are so nice and friendly. My friend lives here she recommended these apartments to me and I have no regrets :)

Love it here
Forget about the negative reviews, those were the disgruntled former residents who were evicted. Either by not paying rent or their apartments were trashed by the resident. The staff here is very friendly and treat you like you are a part of their family. Park Hill kas a pool and hot tub, a little dog walking area as well as a basketball court and a small fitness area. I've lived here for almost 6 years and I will continue to call Park Hill home. The schools your child would attend is Mendez Elementary great school, Goodnight Middle great school and friendly staff as well as San Marcos High School. All have great staff, awesome teachers and all are willing to listen to you if you have any concerns about your child.

Absolutely worst apartment complex
Do not stay here. They’ve changed management 3 times in 2 years! Had my car broken into and tried to file a claim with the insurance I have through the complex and absolutely was given the run around and nothing was done about it. The appliances are old and the Units smell older. They promise a dog park but it’s literally a patch of grass. They add a ton of fees

Any kind of dogs are here, which I personally don’t have a problem with, my concern is the poop and the poop trash that is not picked up or addressed by management. There are times it smells badly here.

2 major things I have to complain about Park Hill apartment, 1. I had a major leak come from my water heater and I called their emergency line, their main office and emailed them and it took them three days to respond and come to fix a simple leaking pipe (it got so bad it leaked into the apartment beneath me). the second is the ridiculous payment service fee (the price it costs to pay them) I wouldn't make such a big deal if it was under $10, but you have to pay an extra $27.73 first before you even pay your rent as a "service fee" I can easily say I'm not staying here after my lease is up.

Worst place I choosen! Corporate office doesn't care about the residences just care about the money coming in. Everything is out of their budget to maintain this place nice and keep it nice and clean. Damn people need to stop by and luxury cars and think about the resident to pay their salary.

I lived there for almost 3 years. Except the noise made by the helicopters of the hospital, the apartment was great when I moved in. Since that time the management changed 2 or 3 times. It became worst one after each other. The new management always delays to open the office in the morning, and after lunch time. No Parking lot for your car in the evening. My bike was stolen there (it was chained to the stairs). One time, they forgot to bill my utilities' fee into my online account, then after a week, tried eviction process!!! (a very unprofessional and rude behavior). The rent was going up every few months, I decided to move out. They did not return my deposit money + crazy bills for crazy reasons after I left the apartment.

I have lived here for two years, and for most of them, it was great, if a bit expensive. However, in around September or October, the staff completely changed, and it has been TERRIBLE. First off, when I was two days late for rent, they tried to start eviction procedures, without even calling me or talking to me at all. Secondly,they just don't care about fixing anything: it will take multiple days to unclog our toilet (and by the way, everything in the bathroom clogs--toilet, sink, shower--and no matter what they do it keeps clogging) and WE ONLY HAVE ONE TOILET. It is a god awful situation. Then, our AC broke. The maintenance man claimed that he came by to the apartment one day, and the door was bolted. I was there, however, and then my boyfriend got home and opened the door with his key. THE DOOR WAS NOT BOLTED. It took them 1 1/2 weeks for them to fix the AC, and then they said that we had never paid our pet deposit, and claimed we had two cats. They demanded $450 ASAP! I had paid a renter's bond when I got here, and was told that was all I needed, and there was an extra fee for a pet bond, which I also paid. I also pay monthly pet rent. Now they want a pet deposit, and even for a bit claimed I had never made a deposit (which is TECHNICALLY true, I paid for a bond. At least they found the bond). How the hell could they claim that I've lived here for almost two years without having a pet deposit. And even if that is true (which it ISN'T) then the fault is on them. The maintenance guy also told the lady that we had two cats because we have two LITTER BOXES. The maintenance guys are lazy and dishonest: they would "come by" to fix our AC, but I never saw them except for twice--once 4 days after the AC had been broken, and then again when they fixed it. I was told that the hold up was they couldn't find a new thermostat. Well, not only was the thermostat NOT what was broken, but I also went to the Lowe's across the street and found five different kinds of thermostats. I don't appreciate people lieing to me. I decided to post this review today because our AC broke Friday. Our AC has only been "fixed" since the previous Friday. They did such a good job fixing our AC that it took a whole week for it to break again. I don't know how long it's going to take to fix it this time, but we've been told it's not hot enough outside for fixing our AC to be a priority. Texas summer is quickly approaching...can't wait to find out how long our AC will take to fix this time. Hopefully it'll be ready by the time we move out IN JULY.

I lived at Park Hill for 6 months because they looked nice and offered me a short term lease that I needed. When I moved in the staff was all around awesome. However, now the leasing office has a whole new staff and it is horrible. My account was charged for rent and late fees even after I moved out because no one communicated to each other that my unit was empty, with complete paperwork and everything. The office does not answer their phone regularly nor are they open during their posted hours. After leaving numerous messages over the course of a week my call was never returned. The units are nice but not nice enough for the price you have to pay - even if you get a discount.

I lived at Park Hill for three years and moved out recently to move to another city. I would say the high points of Park Hill outweigh the low points; however, the low points have definitely left me with a bad taste in my mouth about this complex. First, the high points: The maintenance staff are so friendly and helpful. In three years, I only filed three work orders, and all were taken care of quickly. Every time I passed Steven on the sidewalk, he'd make sure to say hello and ask if I needed anything. You can tell he's dedicated to his job. The office staff are usually nice as well. My apartment was very spacious, and the price was relatively reasonable given how expensive the Austin/San Marcos area is. Now, the low points: In the three years I lived there, management changed three different times. Unfortunately, I discovered that the old managers did not communicate well with new managers, and vice versa. For example, when I moved out, I was charged a pretty high fee and told it was because I hadn't paid a security deposit when I moved in. Not true! I spoke with the new manager about it and she said that the original manager hadn't documented any deposit, therefore, they assume it didn't happen. She flat-out said that it's the resident's responsibility, not the mangers', to communicate these things between managers. Interestingly, a month before, she had complained to me about how poorly organized the original manager was -- guess she has decided to ignore that detail now. Additionally, I was charged for a cleaning fee despite leaving my apartment SPOTLESS. The lease states residents will be charged if they leave the apartment "soiled beyond normal wear." After speaking to the manager, she stated they always come in and clean, regardless of how it looks...okay, then IT SHOULD SAY SO IN THE LEASE! Finally, I was also charged a special cleaning fee for having a pet -- despite the fact that I do not have a pet, nor has any animal ever once set foot in my apartment. I called to speak with the manager about all of these things and she refused to bend on any of the fees, including the ridiculous pet fee. I will pay the bill I received, but I will probably be reporting Park Hill for all of this. This makes me sad, because I did enjoy living there, but they can't charge residents for nonsensical things and get away with it.

Park Hill has its pros and cons as most apartments do but I do think the pros outweigh the cons so I would recommend it. Pros: The staff is extremely nice, the community is overall quiet, every problem I have had has been fixed quickly without attitude unlike other apartments, very spacious floor plan, very pet friendly, ideal location, nice upgrades throughout, no pest issues what so ever, and the pool is usually very clean except for windy/rainy days where no one would swim anyways. Cons: There are several additional fees they don't tell you about right away like renters insurance pet rent trash fees and so on, there is ALWAYS dog poop and they don't refill the pet station very often so sometimes there are no bags for people to use and the can is overflowing and stinks up the whole complex, they aren't strict enough about their rules because I have had an off leash dog come and attack my dog as well as another off leash dog jump on me right before work, the gym is usually a mess though thats not really the apartments fault and lastly the gates are sometimes left open all day and night so basically theres no reason to even have them. There is also a broken piece of gate right by the playground which isn't safe at all and they seem in no hurry to fix it. Overall the cons don't seem that bad compared to a lot of other places and I would stay here longer if I wasn't getting a house.

I have lived at Park Hill for four years and have to say that this is the best apartment in San Marcos! You will never find a better maintenance team anywhere. Anytime I had a problem (and I haven't had much problems)they come and fix it same day in most cases. Best part of all they are always so great in making sure my cat doesn't get out of the apartment when I'm not there and they need to come in. The grounds are always well kept, there are no beer cans in the parking lot, no loud parties in the pool at night, and the management really tries to accommodate your requests. There is always enough parking and it feels really safe here. The people that live here are quiet and friendly. I live in a small one bed room but the layout is so great that it feels really spacious. The kitchen is big with lots of cabinet space and I really like the large washer and dryer in the bathroom. It's always a gamble on what to expect when you rent an apartment at certain places but I can tell you that you will love it here. It feels more like a home here than an apartment. But the best reason to rent at Park Hill is that there are no roaches here!! I hate roaches and I love that in the four years I've been here I've only seen one in my apartment and it was already dead! Seriously, go stay somewhere else and you'll get roaches, crappy parking, beer cans, and crappy maintenance guys.

I have Been a resident at park hill apartments for going on three years now . This is possibly been the best apartment complex that I have lived in . There has been some changes in mangement staff over the three years that I have lived here . During that time the diffrent companys have all stuck to the same customer service standards and always have been there to assit the residents when at all possible . There is a great deal of different style of residents from familys to single collage students . From the property manger to the courtsy officer every one makes this feel like home and every one is one great big family

Do Not Rent Here! The management is horrible, the pricing is a rip off, the amenities (hot-tub) are not taken care of. If you want to feel like crap every time you ask the office anything, than this is the place for you. I say again, Do Not Rent at Park Hill Apts.

Great complex and great environment. Easy to study and get work done without disruptions. The management staff is always helpful and approachable. The maintenance staff is the best I've ever come across. I highly recommend Park Hill apartments. I've been here over 2 years and have to move on to another city.

This Is Joshua. Elmendorf Park Hill Apartments Is a great place to live maintanence Is quick and responsive. The managing staff will work with you until they accomplish your needs. Rather they be RENT or something to do with your apartment whatever may be the case they will help you I love living here I would recommend this place to everyone hands down.

I love living here!! My husband and I moved here about 4 years ago and would consider it the best apartment complex we've lived at in San Marcos! It is a little pricey, but if you consider what you are paying for, then it is worth it. Park Hill is beautiful (landscaping, apartments, etc) and the staff has always been friendly. The maintenance team is AWESOME!! No apartment complex in town can compare.

I have lived at Park Hill for two years and have seen the change in management company. The new managers are very hard to work with. They appear friendly at first but you then realize they are almost too smooth. They try to slyly make you pay for things that aren't necessary or up your rent that is already too high for a place like this. They are also very disorganized and are always unsure of answers when I ask questions. It seems like they are always trying to pull a fast one over on me or take advantage of the fact I am a young girl. The apartments are fine besides the fact you can hear everything your neighbors say. The rent is way overpriced for nothing special. Yes, they just re-did the clubhouse, but who actually uses that? If you rent here just be ready to stand up for yourself and not let them make you pay for ridiculous things.

Since the new management took over several months ago, Park Hill Apartments have slowly declined. Noise standardsare not upheld and the grounds are not kept. The new office staff is apathetic to put it lightly and I would not recommend renting here anymore. I will be moving out as soon as my lease is up.

Home Sweet Home
I have lived at Park Hill for several years now and love this place as much now as when I moved in. The apartment complex is quiet and secluded from traffic. It seems very safe and is a gated community. It has a nice mix of quiet college students as well as young professionals. The staff is wonderful and bends over backwards to help you in anyway they can. The maintenance guys are above and beyond what one would expect from any apartment complex. All my maintenance requests have been fixed the same day if not immediately. In short I would recommend the complex to anyone who desires a safe, quiet and friendly place to live.

This is the best place I've ever stayed
I moved in Park Hill around summer of last year. I always sign a 6 month lease first wherever I go, jus to "try it on for size". I jus renewed my stay for 12 more mths. Usually I hate going on to sites like this because most folks on here like to complain about bad maintenance, office staff or some other stuff that ticked them off. After reading a few I decided to leave one of my own. So to make this short, sweet and easy for you to understand. The office staff, the maintenance guys and the community ARE the 3 main reasons I am stayin longer. I have never stayed in an apartment complex that those things are all equal. The office staff is always very helpful and friendly, makes me feel welcome when I invade the office for coffee and cookies. The maintenance guys, always very quick and friendly, asking every time if there is anything else I need before they leave. The community, it's like they all know each other and it stays quiet. Lots of dogs everywhere!!! My dogs love it!! Parking has very little issues, I have yet to find an area that doesn't have any parking issues. I'm happy here.....very happy! I'll be here for awhile as long as those things remain the same.

Best Kept Secret in San Marcos
Park Hill Apartments is amazing! I know most people are skeptical about these reviews and everyone has their own opinions. Here is mine, I tend to write a lot so hopefully you will read all this as I swear it all to be true. My boyfriend and I just moved in together. We have the one bedroom with extended living room layout. It is a small area for the living room but the size of the bed room is one of the biggest in San Marcos. Combined we have 3 animals, 1 cat and 2 dogs. One of the dogs is my boyfriends Doberman. Management at Park Hill is amazing and they really do love all pets! This was the only location that would accept our doberman and let us keep all our pets. Neighbors are super friendly and most residents have pets of their own. Most nights residents have play dates with their dogs out near the park. Nancy the manager, and Jesse the assistant manager really works with each resident to make sure their experience there is the best. I couldn't have asked for better managers! and yes I really do mean it! Every month when I go to pay the rent, I am asked if there are any maintenance issues that need to be taken care of. I only had one request and it was fixed in 24 hours. I personally don't have any noise complaints, or any complaints at all. We haven't had many issues with parking. My boyfriend comes home late around 10 or 11 after a long commute and can easily find parking right next to our building. We don't have any issues with dents in cars at all. Safety: Gates are open during the day but close every night. All gates work. (I say this because at my old place the gates were always broken). Security is also really good here. There is at least one officer living in every building, and several of them are part of the K-9 unit. Many times I have seen one of the officers out in the near by field training his dog. For having so many dogs in the community, the grass is pretty clean. Occasionally pet parents do not pick up after their pets and it is typically those with small dogs, come on people, I have a chihuahua and I pick up after her. The landscape is very well taken care of compared to a lot of other places in San Marcos. I will say, for any TSU students, the apartment is the 2nd to last stop on the Wonder World Route, Cabana Beach and University Club apartments take up the whole bus and you may have to wait for 2 or 3 buses before you can get on one, typically in the morning. My boyfriend had an 8am class and I would have to drive him every other day so that he would make it to class on time. This is in no way the apartments problem, but the schools. Sadly I will have to be moving from this place after only 6 months of living here. I love this apartment so much that when we first moved in, I had nightmares that we had to move out. Now that, the time has come to move out, every new place I look into will be compared to Park Hill. I really wish we didn't have to leave, I would love to stay here longer.

Absolutely Love This Place
I moved in to Park Hill this past June and the staff has been wonderful! Anytime we needed something repaired (which was never often), the maintenance was there right away. They are extremely pet friendly to ALL breeds, which is something that I find very nice. I've never had a problem with noise or anything. All of my neighbors are awesome... never had a problem with anyone. I wish I didn't have to leave, but due to some unforeseen circumstances, I am looking for a new apartment. (And even through that the management has been very understanding and has worked to get my name off the lease). This was my first apartment, and I am very happy with it. The ONLY thing I have to complain about is the tiny parking spaces. We're in Texas, people drive BIG vehicles, and the parking spaces are so small that it's very easy to be over the line on both sides. But whatever, that's only a minor flaw. I would absolutely recommend this place to ANYONE. Especially pet owners :)

Just moved out
The management has gotten better but I also experienced lingering pest problems and wasn't fond of the outdated appliances. I'm a grad student so maybe I'm overly sensitive, but the noise level next to the pool is ridiculous as well. I can't tell you how many times I saw the police enter the pool area. Fortunately I never had any theft problems, but my neighbor had his hubcaps stolen. The grounds and club house are beautiful but for the size of the apartment it's over priced.
