Great place to live. Nice and quiet. Love the pool.
I moved to Park Hill in May of 2008, and have been very happy here. The management staff is friendly, and maintenance requests are usually answered the same day. They actually have a 48 hour guarantee on maintenance requests. They make sure to keep the door closed when in the unit, so as to not let my cat run out the door, which I do appreciate. The location is pretty good. It's easy to give friends directions, and it's on the Texas State bus route, which I take advantage of every day. It's a huge pain to have to park on campus, and something to seriously consider when looking for an apartment if you're a student. There's a great pool, as well as a hot tub, and neither are ever very crowded because of the small size of the complex, and the fact that they require wristbands to be able to make use of the facilities. There's a tanning bed, which I don't really care about, and a fitness center, which, to be honest, is a bit ill-equipped. They have a few cardio machines and some free weights, but I was hoping for some more weight equipment. There's a basketball court, which is hardly ever in use. They also have a car wash, which no one ever uses... except me. I always take advantage of that. So, lots of good facilities that you don't have to wait in line for. Overall this complex does very well in that department. The units themselves are quite roomy, and the floor plans are nice. My unit (and I think maybe all units) has a washer and dryer, in a separate laundry room, so you don't have to listen to them while they're running. There's a nice, big balcony, adequate closet space, a pretty descent sized bathroom, and a kitchen that is very big for a 1 bedroom apartment, which is nice if you cook all your own meals, as my wife and I do. The walls seem to be very soundproof, and the buildings are designed so that there is a minimum amount of shared wall space. I've never actually heard my neighbors, and I've asked my downstairs neighbor, and she said she's never heard any noise from my apartment either. That's probably the nicest thing about this complex: it's super quiet. I moved here from Austin to go to school at Texas State, and was very concerned that, being in a college town, I would not find a complex that wasn't extremely noisy. I've had friends who lived in San Marcos in the past, and their apartment complexes were just one big, noisy party, but Park Hill is actually the quietest complex I've ever lived in. Sometimes I hear cars driving by with loud music, but that's about it. And I have a few friends over from time to time, and no one has ever complained about us being noisy. There aren't too many kids living here either. I've lived in complexes where the pool was always overrun by kids, but there aren't too many here, and the ones that do live here are generally well behaved. The only big problem about the unit I live in is the fact that I'm on the third floor. I like not having neighbors above me, and I like vaulted ceilings, but it does not stay cool in here during the day. I've had the maintenance staff look at my air conditioner, and they said it was working perfectly. I also bought dark curtains for my windows, and an oscillating fan, but it's just hot in here all day, and my a/c runs constantly. It just can't cool off the apartment during the day when it's hot outside. I would advise not getting a third floor apartment for that reason. I'm assuming it will get better when the weather cools off. There is free internet here, via ethernet or wireless broadband, which is nice, but it often slows down or stops working completely. It stopped working for a few hours the other day, and a couple of weeks ago, it was out for the entire weekend, which was a pretty big annoyance, and I had to go to campus to use the internet. I'd say about 8 out of 10 days, it works just fine, but I would prefer that it worked all the time. I factored in the cost of internet service when I considered moving here, and decided it was worth paying a little more rent that I wanted to, since my internet was free, and I still would move here if I had to do it all over again, but... it's just a little annoying at times. And if you're really particular about that sort of thing, you can pay to have your own internet service. My only other major complaint is the laziness of some of the other tenants. They rarely pick up their dogs' poop, which I find really disgusting. The other day someone let their dog take a big dump on the sidewalk right in front of my building, and I've been having to remember to dodge it ever since. Also, people don't know how to take out their trash. One tenant in my building will let their trash pile up outside their front door for several days at a time. Once, they had four tall kitchen bags full of trash outside their door for a few days, then they took 3 of them out, and started letting it pile up again, with the first bag still at the bottom of the pile. Also, there are some large trash cans with lids next to the buildings, as well as 2 large dumpsters, which are about 30 feet away from the trash cans. The trash cans always get filled up to the point of overflowing, yet people will still keep piling it on, either because they're lazy, or don't know about the giant, empty dumpsters 30 feet away. But aside from the occasional internet outages and a few trashy neighbors, this really is a great apartment complex. They have a great pool, a free car wash, the units are large, well kept, and fairly new, you get your own washer and dryer (which beats the hell out of a laudromat), and the walls are very sound proof. I don't think I could have found a better place to live in San Marcos, and would recommend Park Hill to anyone. I'd say this is probably the nicest apartment complex I've ever lived in.

I have lived here for 3 months and overall it has been a pretty good experience. Brenda in the management office is awesome. She is very friendly and always seems to go out of her way to be helpful. The maintenance staff is very friendly as well, and knowledgeable about maintenance issues when they arise. Although they advertise for energy efficient units I have not yet experienced that, my electric bill has been pretty high! However, it has been a really hot summer so hopefully it will go down now that it is cooler.

Nice place to live
Lived here for a couple months so far. This apartment has everything i was looking for, its located on the Texas State bus route, has plenty of space in the apartment, and extremely pet friendly. I would definitely recommend this apartment complex to anyone looking.

Great place to live!
This is by far one of the best places I have ever lived in! Staff is great. Area is great. Grounds are great. Peaceful. I love it here! So does my pet! Great place to live. :-)

Great So Far
I have lived in Park Hill for more than 6 months. So far everything has been great. I am in a 2br 2ba that is absolutely huge. The layout is perfect. No mini-walls or uneeded space. I have tons of storage. The maintenance has been very prompt and has fixed our problems within 24 hours. The office staff has been very nice to us. They always ask us if we have any problems with out apt when we turn in rent. For a while there were a lot of ------ people using our pool who did not appear to be tenants or guests. The management responded by requiring everyone to have bracelets to show that they did infact live at our complex. Since then those people have appeared to "move out" as the pool is now much less gangster oriented and much more family oriented. The pool used to be opened 24 hours. There was a small group of people who would have parties all night or let their very young children yell and scream at the pool very late. The office responded by closing the pool every night at 10. The fact that the management actually cares about their people is great and they will not let a few idiots ruin it for everyone else. The only problem I have had is that the internet that is paid for by the complex is very slow. I know that most of it can be attributed to bandwidth hogs that download music and movies all day. That is my only complaint. This is the best apt that I have lived in here in San Marcos.

Management is the worst
I've lived here almost two years, other then Brenda the manager is by far the worst. If I could tell any one looking for a apartment dont come here. They are nice apartments but, management can care less about her clients. If after you read this and you move in, your stupid....

Nice place, one of the best in town
I have only lived here a month, but so far, so good. We moved here from another state and knew nothing about the area and my husband had to choose an apartment within a few days. I helped direct him to this apartment by looking at the ratings on this website, which were all pretty good. There was an apartment available right away and my husband was able to move in within a week. The neighbors seem friendly and the staff seem very nice and willing to help. The clubhouse and pool area are nice and overall the grounds and buildings look fresh and modern. I think it's a great location, close to the freeway, but not too close that you hear all the freeway noise. There is a shopping center right across the street with Sam's Club, Marshalls, Ross, Best Buy, Bed, Bath, and Beyond, PetSmart and others. There is also a movie theater and several fast food restaurants. You could technically walk there, but Wonder World Drive is a pretty busy 4 lane road without any crosswalks. It is also very close to the hospital and tons of doctor s offices. So I feel like we got pretty lucky because it turns out that it s a really nice complex in a decent area. This may not be a big deal to some people, but I moved here from an area where I had to drive 20 minutes to the nearest grocery store, 45 minutes to the mall or the doctor s, so to me it s a great location! We also like that there seem to be a mixture of residents, both families, single people, and college students. Since San Marcos has a big university in town, we were worried at first that most of the apartment complexes would be filled with only college students and we wouldn t really fit in, but we were pleased to find that there are other families and kids who live at Park Hill. So far it has been fairly quiet and we barely hear our neighbors. Also the bedrooms are huge, we have a king size bed and other furniture and it all fits nicely. The only other thing I would mention is that while the appliances are on the newer side, they are not the highest quality, so, for example, you have to make sure your dishes are rinsed really well before putting them in the dishwasher, because if not, little pieces of food will get stuck to them. This might be standard for apartment living, I m not sure because I haven t lived in many apartments. I also have to run my clothes through the dryer twice to get them dry. I m not sure that any apartment would offer upgraded appliances, but just thought I d mention it. The carpet and vinyl were new when we moved in but they re also low quality and rough to walk on. It just took us a few days to get used to it but now we don t even notice it anymore. I don t find it to be that big of a deal, but just thought I d mention for anyone who really cares about that kind of stuff. I can tell that the staff does make an effort to make everyone feel welcome and to create a community feeling, because of such things like a picnic for new residents (we were invited but couldn t attend), Pet of the Month contests, balloons and a card on your birthday, and other things. I like that they have about 100 or so DVDs in the lounge that you can rent for free. Overall I really like it here and would recommend it to others looking for a newer, nice apartment that is quiet and close to everything.

Park Hill
I have lived here two years and loved it the first year. Recently, however, they have changed management and ever since the complex has gone downhill. The new management, with the exception of one young lady, is quite rude and not helpful. Also, if you are looking for a quiet place to live, Park Hill would no longer suit your needs.

8 months in 30 more to go
Well I have lived here for eight months now and feel that I have the right to review my apartment complex. When I started looking for apartments in June of 2007 I had been to about 12-15 other properties and hadn t found anything that fit my lifestyle. I am 23 and need a quiet mature place to remind me that I am here to finish school, but I also didnt want to live around people in the 40 age bracket. After touring the small yet friendly complex I found that Park Hill would fit me better than all the others in San Marcos. When I walked into my apartment in mid August I was really happy, the walls, floors, and carpets were brand new. Appliances are all only at most 3 years old, my bedroom is HUGE, I have a full Queen, recliner, oversized 5 drawer dresser, another chair, DVD tower, laundry basket, and I still have more room than I know what to do with. My bath room is much larger than most/all other apartments I visited, one thing I LOVE is that the shower head is tall enough for my overly tall 6 3 body! I do wish they had a garden tub, I m tired of not being able to take a bath because I m a giant. The complex is safe and patrolled by 2 police officers randomly throughout the night. I also love the staff that is always trying to make this place better than it already is, they throw parties, and have give-aways and contests for holidays. The staff really works extra hard to make you feel at home, I know many people say that with no belief that they are at home, however I say it with complete conviction! If I ever had a maintenance problem it seems almost as if the issue was resolved before I walked back to my apartment, I wont mention his name but our maintenance supervisor is phenomenal, he is quick, intelligent, always willing to help in anyway. The complex is small and everyone is friendly and talkative, it is exceptionally easy to make friends here. Though this is a mature place to live we still have our parties and late night hot tub fun. I highly recommend Park Hill to anyone between 21 and 30!

not a bad place to live
not to bad. for those looking for more quiet places to live it may not be the best option, but it is by far not as noisy as the outpost or other apartments close to campus. great maintenance service and great staff. friendly and accommodating. for the price of the apartment its a decent deal for something new, however you would think they would have double pane windows, thicker walls and other things for a relatively new apartment

I have lived at Park Hill for 2 years now and really love it. It is a friendly and safe environment. Quiet atmosphere for the most part. Maintenance on the apartment is quick - requests are handled with no problem. Good mix of residents.

Love it!
It is a wonderful, pet friendly community. It is very small, only 7 buildlings, and everyone is so friendly, and quiet. I feel very safe living here and really couldn't imagine living anywhere else!

Long time resident.........
Nice place to live and most neighbors are quiet and nice. A very pet friendly place. I wish they would update my apartment a little while I live here, I would deal with the mess to have newer carpet, it has only been cleaned once since I moved here.

nice place to live in
I am a professor at Texas State and I recommed this place to live. Rent is going up though so that has not been too pleasant. However, it still remains an affordable and close to luxurius place to live in. I highly recommend it.

Great Apartments
I am a Texas State student. I love the safe atmosphere of Park Hill. The new management is nice but I have had some problems with the apartment. The landscape people cut my AC line and I had no AC (my apartment was 97 degrees). I called the answering service and they told me it would have to wait until morning. I talked to other residences and they told me to go talk to the manager (it was about 9:00pm). She was great they got the maintenance to come and fix the AC. They provide the internet but it also can have some problems(won't work sometimes but they quickly get someone to fix it). This is a very safe community and despite some problems I would recommend it. It is one, if not the, nicest apartment in San Marcos. It is pricey but you pay for what you get. If you are looking at a one bedroom look at the bigger floor plan (there are two the differ by only $50), the extra $50 a month is worth it. Also, the water at these apartments are not based on how much you use but based on square footage of your apartment.

Pretty Good
I have recently moved to Park Hill and for the most part the community is very nice. The only complaints that I have are that the trash disposal areas are VERY limited on space and it doesn't take long after pickup for the trashcans to get full again leaving you to hunt for a place to put your trash(on top or to the side of the trash cans. I was also told when I moved in that the cracked window and laminant that was loose in the bathroom would be fixed. It has now been over a month and nothing has been done about either......very poor service for such a nice looking apartment complex. Hopefully things will turn around.

Review of living at Park Hill
I have lived at Park Hill for some months and I love it!!! I am a student with a big load of medical classes and have had all the silence and quietness needed to study for my classes. I feel very safe living here. Have no complaints about the apartments or any of the personnel that work here, they are actually very nice people and always try to the best for you. Highly recommended!!!

Good stuff
Sunday morning. Landscapers. Mowers, edgers, leaf blowers, loading and unloading equipment, etc. before 8AM. What kind of scheduling is this???? Other than that and the patio which collects water when it rains, all is great. We have just advised the new management of this condition, and we expressed our concern about access to our garage this winter(ice on the patio). This complex is really great and we thank you for the efforts being made for our comport. Stephen and Hector are nice, considerate and knowledgeable. Great guys.

New Management :(
I really miss the previous management I have lived at Park Hill for over two years and never had any complaints with office staff until the new management took over with the exception of Brenda, who is great, the rest of the staff is not friendly and smokes at the front door to the office which seems very unprofessional to me. In addition the new tenants that have moved in are very disrespectful, they cannot keep there pets on leashes or pick up after them for that matter. They also continously park under the covered parking that I pay for and no one will do anything about it. And now they have hired some cheap landscaping company that comes at 8 o'clock on Saturday or Sunday mornings and disrupts those of us that have only weekends off, I mean come on at least wait until after luch if you have to come on weekends. I used to love living here that is why I have stayed so long but this apartment is going down hill fast, it is not the Park hill that I came to love and enjoy being a resident at.

Not what it your would think would happen
I live at the Park Hill Apartment in San Marcos Texas. Within the last few months a new management company has taken over this property. At One time this property was voted the best in 2006. Well the management now is at best poor. Thing are dirty, management is poor; they can care less about the people living here. I was ask to fill out a survey by the apartment ratings people. Well I gave there property good marks, until now, I'm going to email there management company and tell them all about this property now. The only good thing about this property is the maintence personal; hold over from the last property management company. I'm giving my 60 or 90 day notice and I'm sure more will follow.

I have been very pleased with Park Hill. It is safe with nice grounds. All the tenents seem to be courteous and respectful of each other. Animals are everywhere yet all residents take good care of the grounds and all dogs are always on leashes. Ithink this is a great place to live. The mansagement bends over backwards to see that issues are dealt with correctly and in a timely manner. The maintenance staff is great!

I'll miss its been great
well I've lived at Parkhill for nearly a year a half and have absolutely loved it. I have never felt unsafe nor had to complain about the noise. Plus these apartments are super pet friendly. If it weren't for the fact that I'm buying a house I would definetly stay longer.

Parkhill
I have really enjoyed Parkhill. I am a non partying college student and I enjoy the safety and quite atmosphere offered here. I have had to submit a couple of maintenance requests, but they are taken care of promptly. The staff is great!
