Park Hill Review
I have lived in the complex since March and think it is a very nice place to live. The neighbors are quiet and friendly. The parking is a little tight sometimes. The grounds look clean and maintained. I have enjoyed living here.

A good place to live!
I have been at this complex for about 4 months now, and can say I don't really have any major complaints. The apartments are nice, the community is clean, and the maintenance staff is helpful. There are a couple minor issues I have and those are the parking and the pool noise. Let me start off by saying that I do have a pool view apartment; it wasn't my choice, but rather the only apartment available. At times the people can get a bit noisy and especially when there are gatherings going on down there. Aside from the occasional pool noise (because I am right next to the pool), this is a very, very quiet complex...and I enjoy that! The other issue is the parking. They have 80% covered parking and the rest open spaces. You must pay extra for the covered parking, an if you get home late (after 11 pm, usually) you will not find any uncovered parking :( Overall this is a great place to live; I haven't had any issues with the office, but then again I never go there so I can't comment on that part.

I've had better
The new staff is not as good as the previous. As a resident I feel like a bother and chore. I also don't appreciate seeing them smoke right in the front entry way and haning out in their cars. I miss the professionalism the previous staff offered. I also think the are more concerned about money and business than really making this a good place to live. With my lease about up, increasing it 70 buck if I decide to stay now doesn't seem like a smart business move to retain residents. It tells me they want me to leave so they can charge a new client $1100. no one has talked money on here, but I moved in at a little over 9 but after staying a few months, we have to pay a $50.00 water bill every month, and a $15.00 sewage and trash fee. And now they want to up the bottom line for our rent to 949 if we sign a year lease. And we don't have any pets. Think before you sign, it is a money pit.

What a crock
I agree with the below statement on management. These "great management" reviews have to be fake. They only care to talk to you if it involved a payment of some sort. I moved out and now they are trying to fleece me for almost $200 for "apartment cleaning" and 3-months water back-billed. First off, I left that apartment clean and even repaired the nail holes and secondly how can I be back billed 3 months when I started paying water after the first month!?

Hands down...the best in San Marcos
I would like to say that I moved in 6 months ago and wow! This complex has so much to offer. Free dvd rentals, free tanning and especially a free carwash. I have to applaud Troy and Kim - they are professional, courteous and eager to take care of my needs if arise. You would think they were models out of a magazine too - always well dressed with great looks!!! I'm not one bit surprised Park Hill won property of the year. Maintenance - hardworking, friendly and utmost important, on site. My friends that visit me are jealous of my apartment and the property offers. One of my friends just leased and are moving here in August. My parents love it too having police living here and its gated. I guess the only issue I have found is parking after hours, maybe later they will somehow add more parking somehow. Kudos to the management company for hiring such great staff! Keep up the great work you guys.

Bad Management
I'm suspicious of these management reviews because I've lived in Parkhill for a year and the management is terrible. They seem to only care about what you have to say if there is a check in your hand and they break the complexes own rules. I still haven't seen any improvements in several areas. Apartment wasn't cleaned prior to move-in. You also have to give a very early notification for re-lease or move-out. (3 months).<br><br>The maintenance person is real nice and does well but only when the MGT gets around to notifying him. Plus my apartment seems to be invaded for every reason. No one picks up after their dog, including MGT, and it is impossible to play basketball or have kids run around in the rec area without worrying about waste. Can also get very loud.<br><br>Water is based on the entire building and averages $50/month. Utilities is nice for such an expensive town.<br><br>The apartment complex is recently new but built poorly. In 5 or less years this place will have to go through some major repairs for counters, doors, floor, and ventilation. <br><br>The tenants aren't that bad and you can expect the bad and the good. It is very dangerous to drive around in the gated community though. Few accidents.

A great place to live
Park Hill is a wonderful place to live, I just renewed my lease because I couldn t be happier with not only the property but the office staff.<br> The pet policy couldn t be better, and the pet deposit is very reasonable. This is one the few places that let dogs in the office and offers them treats.<br> Steven the Maintenance man is wonderful and super nice; he even came on his day off to fix my door. <br> The office staff is great, between Kim and Troy no question, no matter how small goes unanswered and being a first time renter I had a lot.<br> The apartments are really nice on the inside and you get high efficiency appliances so the electricity bill never gets to high.<br> One thing that was a big thing to me when we moved here was safety, and I feel very safe the property is well lit and of course it being gated is a big plus.<br> Lastly the grounds are well kept they always have some plants around the property in bloom. The pool area and workout room are also kept in wonderful condition.<br> The place is completely worth the price and I feel I have avoided any of the problems frist time renters face by choosing Park Hill as my home.<br> <br>

Whats up where is Kims props
Where is all the props for Kim. I have seen her go through all of the crazy managment changes and she is still here taking care of everyone. She always has time to chat and just listen to you, which is nice considering most of the apartment complexes in this town are full of fake wacked out leasing agents. often times I would go in to tan and she is all alone and the place is packed and she is just carring on like its just another day! Even when she is very busy, you can call and she is super nice. I really feel like if it wasn't for her and Steven that this place would have fallen apart a long time ago. It takes a lot to deal with all of us crazies and she does it with a great attitude. So go Kim!!!! its your day!!!! <br><br>Peace out Park Hill

I lived at Park Hill for several months and have never had a problem with bugs, management, or my apt. I can see why they have been voted to #1 in all of Austin. Thank you for being so kind.

I agree I lived at Park Hill a while back, when Steven first started, and I must say he is one of the best maintenance guys in this whole town. He cares about his tenants and he never lies to you about anything. IF it can't be fixed for a few days he tells you and he tells you why. IF he gives you a date that it will be fixed it was fixed on that day. I never felt uncomfortable with him in my apartment. He is a super nice guy and so is his family. If I had to move back to San Marcos Park Hill would be the only place I would live.<br>Feel pround Steven.... You deserve it!!!!

I love it!
I have lived at many of the complexes here in San Marcos and I must say that this has by far been my best experience! The apartments are clean, they cleaned my carpet for me, and the best part is maintenence. Steven is the best maintenence guy anyone could ask for. He does EVERYTHING and is super nice. I completely trust him to run in and out of my apartment all day when I'm not home if he needs to; even with my crazy dog. While the office staff is super nice and always helpful, nothing beats having a Steven!

Parkhill is a great place to live!
I have lived here a almost year and I have no complaints! The office staff is always very friendly, and energetic. Whenever something is not working, the maitnance is very quick in fixing it. The maitnance guys are very hard workers... the pool is always kept so clean and so is the property overall!! I dont know who it is saying all this crap, because obiously, you dont live in the same parkhill that I live in! Oh yeah, and I am planning to renew my lease!!!

Thank you Park Hill!
Thank you to the staff at Park Hill. I moved in this summer and I have been very happy living here. The staff is always friendly to me and I have had nothing wrong with my apartment since the day I moved in. The place always looks nice, the pool is huge and has lots of lawn chairs, and the tanning salon is great, too. The only thing I'd suggest is more equipment in the fitness room. Other than that, I love it!!

Was GREAT before new owner
When I moved into Park Hill there was a different owner and the staff was friendly and helpful. We had looked everywhere in San Marcos and because it was such a great community we made Park Hill our home. Now, it is a different story. The people in the office are only intrested in themselves and getting new leases, not helping current residents. Our AC never worked, eventhough throughout our year lease maintance came to look at it 5 times. I cannot say all the staff was bad, Kim is great. She helped us on serval occasions and was very friendly, but that new manager is terrible!!! I wouldn't even consider leaving here again, why do you think we didn't renew here . . . because they are not a great property!

Great place to live!
I have lived here for a year now and I just love it. I am very happy with the tanning salon - way cool! And, I use the machines in the fitness center all the time. The property always looks pretty and I'm proud to call it home. As for my apartment, I has a HUGE living room and I love the extra space in the sun room, too. My roommate and I are very happy here. Thanks Park Hill!

Liked it when I lived there but not now
I had to move out because I was going overseas to finish my degree. I came back because its time to move back for grad school, got ready to sign a lease, but they already leased my pre-set apartment to someone else before even telling me- they did this all a week before I was supposed to move in!!!<br>their staff is filled with IDIOTS. They change staff it seems once a month. They are unethical idiots. I love the propery and the apts. but the staff sucks. I am moving to the Palazzo now because I cannot stand these idiots and unethical idiots.

Terrible
If you want a nice place with decent personnel, then don't live here! They obviously write their reviews anonymously-a little too insecure for my taste. Leave the comments to actual residents that live here. This place needs a change! Maintenance is below average and the obnoxious management is horrible. We live with bugs and dirty carpet that we had to clean ourselves. Get-Mar if you can!

Moving in
I moved in last Friday and I was asked by the office ladies to express my move in experience here. Moving in was effortless, as far as moving goes.I signed my contract a month before I moved in, the only thing for me to do was pick up my keys. Makes moving day a little less stressful. The apartment is very nice and clean. The young ladies in the office are proffessional, courtesy and seem to be sincerely intrested in making your experience here a good one. I must say, it takes a lot of courage to ask people to come here tell about their experience.It appears that this can turn into a verbal assault on employees for the property. With that being said, I would recommend this place to my co workers or friends. I have had a very pleasant move in experience. I hope that all who choose this apartment complex have as nice of an experience as I have.

Lies! Lies! Lies!
Look before you leap. This place-including the so-called manager and helper are a joke! Please get educated people to work here. I called in about my a/c and when she finally answered I explained the issue and was rudely told that maintenance would get to it when they could. Whatever! It is obvious this place needs competent workers with a brain! My advice is to live somewhere else!!!

I think its real
I just moved in yesterday and I was met by the manager Shantel. She asked me to go onto this sight and say how I felt about my move in. I was shocked to read what someone wrote about this place. I moved until 12:00am yesterday and could see just fine. This place is very well lit and you can see just fine, I am a single woman and I have to say that I feel very safe here. My apartment was beautiful when I moved in. Which is not common in this town. The rent is a little high but you get what you pay for. As far as the people in the office I have delt with them all including the manager Shantel, She actually leased my apartment to me and stayed late for me so I could get my keys. I haven't lived here long enough to say anything bad but I can definately say that she was really nice and, in my professional opionion, very proffesional. I hope my experience is a good one and from the way things have started out I would recommend Park Hill to anyone.

Get Real!
Maybe if the office staff spent more time helping residents than typing nonsense that is clearly BS then we would have stuff fixed in a timely manner! It does not take two weeks to fix a light fixture. The manager is always out of the office and very unprofessional!
