Cool Place To Live
My buddy just told me about this site last night, cause he just posted one last night, so I thought I will do one too. I moved in cause he told me how great this place was. The staff are really cool. There all very friendly and they make you feel like we belong here, and we do. The pool is great. I'm glad my friend found this place cause I'm really happy. The staff Rocks..

San Marcos at its best
Moved here last June. Looked at many places around San Marcos. I walked into Park Hill and it felt like home, like a place I wanna live for a long time. The Asst. Manager was very helpful and he seemed to know his job very well. When I was filling out my application, the Manager came over to introduce herself...How many people do this at an apartment complex. I was highly impressed. Cause of them, I leased...When I moved in there was only one thing wrong with the place, the maintenance were there in minutes, I'm like are you kidding me, this is fantastic. My last place took forever to fix something..I have 2 more years of school here and this is where I'll be living. Just wanted to thank the great staff of Park Hill Apartments....

Wonderful Place to Live
I moved into a one bedroom apartment recently and I couldn't be happier with Parkhill. The new managers are very friendly and helpful and maintenance bends over backwards for you. The grounds are beautifully maintained and I feel very secure living here. It is very quiet here, and conveniently located to wonderful shopping. I would highly recommend these apartments to anyone looking.

Great New Management
Been here awhile and honestly have to say, The new management is Great. The old manager was just plain mean and stupid. I plan on renewing cause of the new management, whoever owns this place, THANK YOU....and the new asst. manager. Hot Damn..One fine good looking Man...Love it here. Great gym. Great pool. Move here if you get the chance....

Graduate Student & Resident for 3 years
I moved into Park Hill in 2008 and I've been a resident since. The community is quiet and safe. The apartment has an apartment police officer who will break up parties and night pool parties. The maintenance (Steven and Hector) are awesome. They are the nicest guys, and know how to handle all necessary jobs to maintain the complex. I've had roommates come and go, and they didn't have any complaints. I've lived in three separate apartments within the complex and I've never have had a problem with the building or office management. In addition, the only problems that I've came across, which was a fairly large problem was that I got towed by neighbors who claimed to have the same covered parking space that I had. I contacted Heather who immediately addressed my neighbors and clarified that they did not reserve the right for that parking space. In addition, Heather also got on the phone with the Towing Company and I got my vehicle back with NO charge (while she also laid the law down to the Towing Company). Since Park Hill is a private property a car can not get towed unless the apartment manager calls the Towing Company and request a tow. However, the office does give you 24 hours to move your vehicle before taking that action. After living in three separate apartments: I've been able to ride to campus on the Wonder World bus, being that I'm a Texas State Graduate Student. Study at the pool with out worrying about noise and parties. Have had minor maintenance issues fixed usually within half a day, and I've been able call this place HOME away from home. My only minor complaints: Electrical Bill is fairly high in the summer (like most places) and the Fitness Room could be updated with new equipment and new machines. Overall, excellent place to live. Lived here for a while...and now, the truth.
There are some serious problems with Park Hill Apartments, so I will go ahead and tackle them one at a time... 1.) The demeanor and professionalism of the staff: This is the REAL problem at Park Hill. Overall the staff (EXCLUDING MAINTENANCE)is pretty insufferable to deal with, pretty unpleasant and often act quite rude and dismissive. As the other reviewers have stated the main manager, Heather Diamond is somewhat rude and gruff, and kind of seems like she is just going through the motions. She doesn;t really seem to have any concern about the tenants at the property...BIG SURPRISE! She doesn't live there, so she just doesn't seem to care about the upkeep to the facilities. However, as rude as Heather might be, the person in the office who makes Park Hill so unpleasant is Victoria. Now, the problem with Victoria is as follows (and I hope she is reading this).. Victoria, you suck. We get it, youre very tall and good looking, so that has probably given you an excuse to act like a total c*** every day your entire life. But guess what? Youre sitting there and youre supposed to be doing a job-- not smoking cigarettes every 30 min with the various d-bags that come visit you-- so here's a idea for you, just try not to be a b**** 24/7 and help the people that ask for it. We don't need your concieted, valley-girl attitude and the holier-than-thou way that you carry yourself. Get over yourself. 2.) The facilities and quality of the units: The units are in pretty good/decent shape. There was really very few problems with the physical apartment, and if there was the maintenance guys are super quick to help you out. They are really friendly and get things done in a timely manner. When we moved in and bedroom wall paint was messed up, they fixed it that afternoon. When the power went out last Christmas, alarms were going off everywhere in the complex in everysingle fire riser room.. These guys came out the day after Christmas and fixed them all. They are totally badass. Nothing bad to say about them. As far as the apartment facilities, thats a different story. The "exercise room" is an exercise in futility. Busted equipment (at one time 3/4 machines were broken), ------ TV's with no remotes, and all they have is rusty old free weights. It sucks. The tanning room, from what I've been told is also not so great. The pool is meh. Lots of bugs in the summer and usually you have to scoop them out yourself. The hot tub is always full of idiots and is drained on a weekley basis becasue of beer spills or bodily fluids. Dogshit. Everywhere. Parking is total b.s as well. There are regular spaces for everyone and then probably about the same amount of covered parking, for a price of course. The problem? There is barely enough free parking for everyone who doesnt have a covered space. So if you get home at midnight, have fun parking on the opposite end of the complex and walking. And if you park in the covered, BIG GREEN STICKER the first time and towed the second time. They know its your car, but just don't care. It's almost extortion. The lobby of the office looks great though!! That's cause they upped the rent to remodel it! That faux marble column really looks great!! /sarcasm 3.) Price: Reasonable at the start of our lease ~729/month for a spacious 1 bedroom with a "study" (little alcove where the balcony would be). But, they basically raise the rent everytime you sign a new lease or every 6 months. They don;t care about maintaining good qualitiy tenants they just want turnover so they can get a new batch of students to pay there ever increasing prices. But the problem is, they dont upkeep the apartment comensary to the price. The ONLY things they have done is remodel the lobby. How about some new eliptical machines??!! By the end of our lease we are paying 866/month for the same size we started with. They dont give a ---- if your lived there 1 week or 10 years. It's all money. They will also charge you for EVERYTHING when you move out. They replace the carpet and vinyl almost after every tenant leaves, but you will still get charged a cleaning fee if you dont steam clean the carpet or hire someone to do it. Did you use your stove? Well thats too bad, your going to get charged $15/each for stove eyes. You know? Those pieces of metal underneath the burners that get dirty the first time you use it. Also, they force you to buy insurance. 4.) Positives: There are a few. You get free internet. But like everything there is a catch. For almost the whole 2 years we were here, the "highspeed" DSL internet was running at about....150/kbs!! You couldnt download anything and the internet would frequently shut off and you'd have to call the technician..who would take a day or two to get it fixed. Of course, they had dedicated modems in the office so their computers where just peachy. They fixed that around 3 months ago and had Time Warner come deliver everyone a modem and now the internet is around 512/kbs....sooo...a little better. Security is OK. There is a gate but that didnt stop my bike from getting stolen, and there are pretty frequent car break ins..maybe 1 or 2 a month. The noise level is pretty nice compared to the Domain and other dorm-partments. Since its a little further from the campus, there are actually real families living here and not a bunch of mongoloid mouthbreathers. The complex also pays your water/gas bill. The least they could do, really 5.) Conclusions: It's probably better than alot of places, but for the money they are charging now and will continue to charge, youd probably be better off looking into a duplex or one of the nicer new complexs off Wonderworld. The staff (Heather and Victoria)is pretty rude and overall just lame. Maintenance is badass. You get free internet. I would say lease at your own risk. Although everything looks nice you will become disallusioned with the "service" here. Seriously, stoping being b!tchy, new exercise equipment and quit raising the rent every time the wind blows. I'm in Austin again, in a HOUSE that costs the same as the apartment we were in. I can't wait for someone (ahem Heather or Victoria) to comment and say how great Park Hill is and how wrong I am...but alas, the truth.

Stay Away
The management here are complete idiots that only care about their smoking breaks. Every time I go to see them they have the door open and are not working but smoking the entire office up. The renovated their office, but not the badly needed fitness center. The equipment in there is from the 1980's and barely works. If you have an internal problem, they will tell you to call the police. They are so lazy. They jacked up my rent to the extreme and I don't know where my money is going to. They do bi-annual walk through of your apartment cuz they want to budget their funds. But everything in my apartment was already wrecked, and I had to make them come twice to fix the paint on the walls when I first moved in, also with ants everywhere, which they told me to call a pest guy! Unbelievable lazy morons. Don't park next to the grass unless you want to step in dog ----.

Park Hell
In all honesty I posted here months ago and receive updates when someone else posts their comments. All seemed well several months ago when management had a few decent employees who did their best to make sure we (the residents) felt at home, over the past few months a decline in complex morale has set in. I will agree that Heather Diamond is an atrocious woman, not helpful, and lacks the common professionalism/courtesy that even a janitor at a bowling alley would have. She wears COMBAT boots to work for god sakes, not like you will ever see her out from behind her desk, unless it is to smoke a cigarette. She never has her hair or make-up done for work, she doesn t wear appropriate business attire, and she looks like a gothic person...ewww! No one that has commented tonight is wrong in saying that she is unprofessional, insensitive, lazy, unhelpful, rude, lacking motivation, or any other disrespectful comment that one could post on this site. I am merely saying you are wasting your energy; I have spoken with Heathers boss on a few occasions and with the corporate offices about her attitude and unprofessionalism, NO ONE SEEMS TO CARE. A company that is willing to house and defend such a useless bottom feeding manager is a "dead fish" ran by disconnected middle and top managers that obviously have NO IDEA what monstrosities are managing and representing their complexes. Even standing in the office for a short time waiting to pay rent I have seen firsthand how Heather treats the only people who make this place worth living at (present maintenance and staff included), and I have to say it is despicable and outrageous. God forbid you have a problem and need someone to talk to, because the said problem directly affects your residence at park hill, you will be treated as harshly as a leper in the dark ages. Management seems to think that throwing money at the problem will soothe the residents, didn t work for me, and I would pay twice the rent if I felt at home here. Truly I can t wait until my lease is up and I can move as far away from this place as possible. Don t get caught up in the lease specials and discounts to renew your lease, it s like someone saying we will let you pay one hundred dollars a month less for Cancer...what a deal! Anyways I have reviewed my information on this complex and Management Company and I have to say "I will never rent an apartment from this management company EVER again!" Do yourself a favor, avoid Park Hill like the plague.

Absolute phenominal place to live
I have lived in many different cities and many different living situations. This is the first apartment complex that has made me feel at home. From the first time that I visited the complex I found it has a small town feel about it. There are many apartment complexes that only know you by your apartment number, however, this one is quiet the opposite. I brought my mother here to see the complex and was immediately greeted by Victoria, the asst manager. She made both of us feel at home and welcome. At my mothers adamant approval, I signed my lease and have never been more happy. I have even gone as far as to recommend the place to several of my friends and relatives as a place to live. Every time I pass one of the maintenance staff they always say hello and smile. You have no idea how important that is to me. The only downfall I see about the overall experience of the complex is the lack of parking as well as what appears to be an indifferent, uninvolved property manager. However, the rest of the staff more than makes up for that short fall. I Highly recommend Park Hill Apts to anyone looking for a quiet, comfortable place to call HOME!

Excellent Place But....as for the Manager Heather Diamond
Parkhills is a fabulous place to live.Out of all the apartments I have rented from this is by far the best. From day one Victoria who was the leasing agent at the time and now assistant manager has been outstanding. She is beyond helpful! She is considerate, takes time out of her busy day for you, never pushes you away and acts as if she is too busy for you. I wait until she is in the office to make any payments or for any questions. I have nothing but ongoing praise about Victoria. I do have a complaint though. The manager, Heather Diamond, I do not believe deserves this title. Time and time again she is nothing but rude and acts like she is too busy to assist you with anything. She actually will let it be known that she has no time for you and for you to take it up with Victoria. I actually hate it when I see her vehicle here and refuse to go inside and deal with anyone but Victoria. If you ask my opinion, get rid of your problem child Heather, before she runs off more people and put Victoria in charge!!!! My 5 star ratings go to Victoria! I would give no stars to Heather!!!

Becoming Disillusioned (internet and parking problem)
This place is a small property which in no way is a disadvantage. In fact it's a advantage because the maintenance staff gets to you fast and addresses anything you need. However, it seems that your voice can sometimes be quieted with kind letters from the manager saying they'll address issues. Over the course of time i've come to realize that this place has internet speed that is ancient. Furthermore, you cannot upgrade your internet and we are just miserable. At peak use the internet activity can become idle. You don't realize it until you try trouble shooting your settings, then you have time try resetting your router and reboot in hopes that some how you'll get your internet back to normal. The only time you can get a good connection is during the morning when all of us work. So in the evening you're basically fighting to get to websites you need, whether it's for work or for leisure. Another problem that is somewhat annoying is the parking. It's as though they didn't make the parking spaces here large enough for normal sized sedans. It's annoying to have to worry about your car getting dented. Then every now and then you see random people just parking in the covered parking spots that we pay for. The people aren't parking in my spot but they do choose a new spot to park in almost every week. Next are the appliances, it's an unfurnished apartment but it does come with the basics and of course the guys who service this place are great but sometimes you just need to replace the stuff. Our dryer makes this crazy buzzing noise which i've been told could be the motor giving out, the freezer leaks every now and then. It's now renewal season because we've gotten that letter quite a bit and it's hard to want to stay here when 3 of the amenities that we pay for here or that are "included" aren't up to par. There are other places in town that we could move too but it's a quiet place here (except for the occasional break ins that we've heard about). On a side note the previous patrol officer was rude, he never made a point to patrol the area so that residents could see him and said he did it at night. However for some of us night owls you notice that never happened either. Thank goodness he's gone! The recycle program here is great and like I said the staff is good, I just wish they would actually address the problems instead of prolonging the problems at hand. Every place gets a bit outdated in different areas. For Park Hill, it's the internet, appliances and parking for now... Hopefully we'll see some kind of change soon.

Unethical Practices
I currently live here and have learned that the corporate office is paying residents $25 to post postive comments on this site. It is also mandatory to have $50,000 in renters insurance which is none of their business and unethical for them to make this mandatory. The company that owns this property is only concerned about themselves and making money not about the tenants.

Awesome Neighborhood
This apartment complex has been such an upgrade from our last place. This place feels so much more like a home. I know San Marcos is a college town, but I shouldn't have to feel like I'm living at a dorm with a bunch of party animals who leave broken beer bottles and trash all over the parking lot and have no respect for anyone.Here, we have a nice, clean apartment. We selected the move in date, and maintance has a 48 hour guarantee. They usually come out to fix stuff within the hour. The parking is ok except late at night. The pool area is clean and there's a hot tub. It is a little expensive to live here, but it is worth every penny. This community is great, and the neighbors are nice and relaxed. I will probably renew here until I graduate.

I would not live here again. The first month I lived here our rent box was broken into. Not only did I have to pay the bank a stop check fee, I was then required to pay a late check fee at the apartment complex. The next month the hubcaps were stolen off my truck. When I informed the complex they referred me to the lease stating they were not liable. Three months later the lock was punched on my truck, my stereo and several items were stolen. When speaking to other residents and the cops I learned that several thefts happen a month, 13 the night my truck was broken into. The apartment complex still refused to do anything. Basically you're paying almost a thousand dollars a month to live in a "gated" community that really isn't any sort of security. On top of that I have been dealing with an ant problem for months. The office sends out the same pest guy everytime and they disappear for a day then come back in force. I bleached my walls, counters, pantries, everything, doesn't help. I even had maintenance come out to chaulk up the holes in my counters but they continuously missed areas. The office refuses to do anything. While the floor plans, grounds, and parking are very nice and the location is great, the benefits are outweighed by an unhelpful staff, outdated appliances (the oven, washer, and dryer) and and unsafe parking environment.

The Best of the Best!!!
For non-collegiate types, finding a good apartment can be quite daunting. If you want the part scene apartment complexes, there are many choices, but if you're looking to settle down at a nice, quiet and relaxed atmosphere, then only one place comes to mind. Park Hill Apartments has been my home now for over a year and I have loved every minute of it. I have lived in a multitude of different complexes in my life, from high-quality properties to rental units barely avoiding the "condemned" status. The management at Park Hill is by far the most professional and friendly staff I have had the pleasure of employing through my monthly rent checks. The residents of this community are also top-notch and have always been friendly. I have not really had too much problem with finding a parking spot on property, but sometimes in the evenings, it can be a little disappointing to have to park more than 20 feet from the door of my unit. Overall, the grounds are very well kept and they always keep the pool looking beautiful- even in the winter! Maintenance is very prompt and professional and they always have an answer to my requests. This is by far the best apartment complex I have ever been in. It is even the best complex in San Marcos. If you don't believe me, stop by and check it out for yourself. The prices are a little high, but with everything you get, it more than pays for itself. I love it here and it will be a shame when I have to leave.

I have been living here since nov. 2008. Management was awesome moving in and they did everything they could possibly do to get us into the apartment that we really wanted! They held an apartment for us at no extra charge for almost 2 months. Once we were all moved in they ask you to do a comment card. The only complaint I had was all of the pet waste that was in the grass when there was a doggy station right across the parking lot (maybe 20 steps away). The next day they sent out notices to all the residents about cleaning up after their pets and my boyfriend and I were shocked that they even said anything! From our prior apartment experience, we are def. not used to that at all... There are pet stations EVERYWHERE which makes it very convenient if you have a pet (and the management is suuupperr pet friendly). Any time there is a maintenance issue they have someone up to you apartment very quickly. I called about 2 tiny wasps nests on my balcony and they were there to take care of it right away. The maintenance guys are extremely friendly! Most apartments you move into, they will go into your apartment whether you're there or not, but the management here always asks you whether or not you want them to let themselves in! I can seriously go on and on about how great these apartments are forever! Spacious, parking isn't bad, property is nice, in a great location, fairly quiet. My only concern is the crime seems to be climbing here lately... but there is a police officer that lives here and I've seen him walking around the property more. Very happy to be a resident here... :)

Great Community
Great apartment community, with excellent pet policy. Parking is adequate. Maintenance is terrific, they usually drop by within 30 minutes of putting in the request. I live on the first floor, and the walls seem to be designed to where you're not sharing any with a neighbor. The assistant manager, Austin, is awesome, but the actual manager, Heather, could us an improvement on her attitude. The pool has 24 hours access, but residents who CHOOSE to live near the pool, should understand that normal splashing and conversations can occur in the area 24 hours a day. This is a common area, and as considerate as users try to be, it is normal to have a nice conversation. Other than encountering "normal" people, I still love living at Park Hill Apartments!

i love living here. no complaints at all. if i werent graduating i would DEFINITELY renew my lease. the staff is great. very pet friendly. not on the crowded side of town. has everything you could ever need.

Resident Review after 7 months
I have lived in my apartment at Park Hill for the past seven months. It has been quiet and has a very friendly atmosphere. Everyone smiles and makes you feel welcome. The office staff is always willing to help and try to make your stay better. The best part of these apartments is the 48 maintenance guarantee. None of my other apartments had this and at times it could be a hassle. I would recommend these apartments to anyone looking to live in San Marcos.

I have lived at Park Hill for about 7 months now. It is definatley the best apartment i have ever rented. The floor plans are spacious and include the best amenities. I have and will continue to recommend these apt to all i know.

location, location, location
If location were all, if would be enough. But this is a nice place. We have been here almost 2 years and have had a minimum of problems. All maint problems have been taken care of very promptly. Brenda in the office is the best. The apartment itself is very comfortable and spacious. If there is a problem, it would be the uncaring, dog owning slobs that don't pick up after their pets. Here again, it is the few that give all a bad rap. Good place.

I have only lived at Park Hill for 3 months but my short stay has been pleasant. The apartments are spacious and the management friendly and helpful. Maintance problems are fixed quickly and the grounds are well maintained. My neighbors are quiet most of the time and I have had no issues to complain about. This is a great complex for 20 to 30 year olds. I have a garage so no problem with parking.

Simply Amazing!
This is the best place to live in San Marcos! The management is very good at what they do considering the fact they took over the property over a year ago. At first it was a rocky start, however now they are on top of their game. The old Assistant Manager was trashy and just flat out gross! Now they have a new Assistant and he seems more professional then the last. The manager is fair with most things and tries to accommodate everyone, which I can only imagine as difficult. For a while the pool was not 24 hours and to be honest I was happy about that, since I live right next to the pool. There were late night parties and people being very loud, however that has changed and it is back to being a quit place. Maintenes rocks, they are fast and get things done. The apartments are very nice and pleanty of space. We have a garage but there is pleanty of parking if you choose not to get one. Overall this is probably one of the best places I have lived!
