Good Experience, problem was reported on a Saturday and solved on the following Monday, it was really fast and fix the problem. I am totally satisfied was the repair service, if I have the chance, I will for sure recommend a friend to this complex.

    My apartment is just behind the transportation company and I hardly get any good night time sleep since trucks are LOUD and they're running their engineS all night. The leasing office forces us to pay $45 for the cable TV regardless. Apparently they have a deal with Comcast and they are charging even more than Comcast itself!! Egregious and a clear rip-off. When I asked the leasing office about that they told me it's in your contract. In other words, legal rip-off. It's not all negative though, whenever I requested a repair service it was fixed in one day. The location is great as well. Always the important question: would I recommend it to a friend: HELL NO!

      ATTN Villages at Kirkwood Residents On 03/--/13, a BBQ along with Charcoal and a chair were stolen from a patio. This was brought to the management s attention, and they said since no one else had anything stolen, they were not concerned. Please pay attention to ANYTHING that is not BOLTED down on your patio. Villages at Kirkwood will let anyone move in and has no concern for tenant s property, only their bottom line. The majority of people that live here work hard for what they have and to have some THEIF take possessions that were paid for by someone that actually works is a complete slap in the face. We at one time had security walking around day and night. Villages at Kirkwood has decided not to have any security walk around what has become a rundown high rent property. ------- is the property manager here. I am going to demand that SHE take responsibility for her property. Everyone who lives here should do the same. Thank you A concerned Tenant

        This is my last month of being tortured. This complex is full of unruly teenagers that destroy the property. They damage the equipment in the gym and are always running around with out supervision. They are loud and have damaged my vehicle multiple times. My car was broken into twice. My car was egged. Some of the kids were fighting near my car and landed on the hood breaking the vent cover to my car. They stole doormats from my apartment and other units as well. They leave garbage all over and are heard running and screaming foul language. There are roaches and although they claim to offer pest control, you must request it monthly because they do not always do it.There are many hidden fees. Parking is horrendous and I had to pay for covered parking to remedy the situation.. I still come home to someone in my space... I have had to tow vehicles just to park in my own space. At night you can smell marijuana through out the community. I do not recommend any one move here unless you like a ------ inspired environment.

          Cristina who helped me and my fianc e was very kind and curteous, she knew the floor plans very well and could give us an accurate feel for what we were to expect when we moved in. As far as the apartments in general my biggest issue was all the fees that came after. We paid $150 which we thought was suppose to take the apartment we wanted off the market. But was mislead, because that $150 is a application deposit fee. I want someone to tell me if they have ever heard of a dumb deposit like this, because we got a call back from management telling us we needed to pay an additional $250 to secure our place and to pay for the application fee and processing fee. That in itself was just outrageous to me. Then they said we were going to be charged for cable regardless if we wanted it or not and that was $45 just for tv, even though if you sign up for it in your own it's only $20 and you get cable and Internet.             I've lived here for three years and cannot wait to move. Garbage is EVERYWHERE and the rent is too high for the age of the apartments. The only thing good about these apartments is the location. There is a mold problem in the apartments and when asked to have the repair it, they do patch work. Everything is CHEAP. Not worth the money. Don't come home after 7:00 p.m. and think you're going to find a parking space - NOPE! And if you want a parking spot, you have to PAY for it! And the washer and dryers provided are from 1985 - NOT EFFICIENT.

              I used to live there if there are things happening & the management refuses to do anything u need to contact the owners of the apartment thats what I did when management refused to do repairs such as the street light by the trash. I wrote them a letter & let them know they were in violation of our contract & I was able to break my lease free of charge per our contract if they didn't fix things - as far as crime we noticed that every crime happened around the 1st of the month it was like clock work our neighbors apartment was completely cleaned out while they were @ work @ management refused to even put out a letter about all the thefts- so again I contacted the owners & wouldn't u know a month later a letters were posted everywhere. Get to know your neighbors & get a fake security sticker & put on your door & keep contacting the owners. Good luck

                It started out good

                I have been here for a year. When I first moved in, it was clean peaceful, and safe. As I have lived here the trash around the dumpsters never seem to be cleared out. Trash over flows onto the street. The sewage backs up and it has an awful smell. When I renewed my lease May 5th it went up 200$! I tried to renegotiate, there was no if and's or buts. Just 2 weeks later I return home to find my home broken into and robbed. Come to find out 5 other apartments in my unit have been robbed the same exact way the same month. No body in my unit received any letter or notice bringing the dangers of these acts going on, warning us to take extra precaution. Thursday May 24th was the day I was robbed. The other robberies happened earlier in the month. Now finding out this has been going on in almost all other units. They do not care about the safety of their residents even if they jack up the price 200$. I regret renewing my lease. Who would renew if there were multiple robberies in the same building let alone all overā€¦Ā See More>

                  Not bad! Good enough.

                  I lived there for 2 yrs, moved out cuz I wanted to be closer to the energy corridor. When I moved in ------- still worked there, she was great! She gave me a great deal on a 2 bed 2 bath, much cheaper than what another leasing agent had given me 2 weeks before. Before I renewed the lease, the notice I got said the rent would increase by at least $60 if I'm not mistaken, but after talking to her she only increased it $20 for me, so I renewed it. And she always took care of what I needed. Now, after she left... I would always have a little headache dealing with the other leasing agents... Nothing major, but u do need to be persistent, I've emailed ------------ the manager, 2 or 3 times to make sure I could have something done, and then it got done. But I should also say that when it was an emergency, my ac went out during peak of summer, the maintenance guys were there really quickly with a portable unit and they fixed it quickly on the next business day.                     Would NOT recommend this complex with the lack of Customer Service with Management!!!

                    I recently moved into the Villages at Kirkwood not even a year ago, and starting to question my decision. The complex itself is nice and very quiet, however management is HORRIBLE!!!!!! Talk about just RUDE!!!!! The assistant mgr --- has to be the most NON ACCOMODATING person!!!!! Not only do other residents complain but, the staff complains also. Makes you really wonder who is really in charge & why they would have someone who has absolutely ZERO customer service skills working with others. First off, you can never reach anyone on the phone & waiting on a call back is just like waiting to be called on for a sweepstake. You have to continously call & hope you are able to reach someone. Again, the community is great, however management definitely needs to make the proper and necessary adjustments in order to meet customer satisfaction.

                      Villages of Kirkwood management

                      Villages of Kirkwood is a very nice property. I've lived here for 4 years, in the time that I have been living here there has been a lot of changes with staff. I don't have a complaint with front office staff they are very friendly, nice, and helpful. But the assistant manager, Liz Sota, is never available in the afternoon. My complaint is that she always leaves notes on my door and when i go look for her she is never there. When I call her back line most of the times she doesn't answer but when she does she is very rude and does not provide good service. Very unprofessional, management like that should be changed.

                        i moved from Ca, to houston area i only lived a year in this location very bad mnagment out side the trash can always full the first floor water overflow from the bathroom's it's just a nightmare to live there.verry important the parking lot they charge and some one else will park on you spot and you will make enemy if you tow there cars.

                          Rude Office Staff

                          Villages at Kirkwood is a nice Apartment Community, but office Staff is really Rude, I went there to see an Apartment and one of there Staff Member Helped me "Sendi" i believe her name is, she was on the Phone and she saw me coming in and made me wait there for about 5min while she talk with her friend because i understood what she was saying, i speak spanish too but did not tell her and waited for her to finish her call because i was really interested in an Apartment there, when she finally finished and asked me what she could do for me, i asked if i could see an Apartment and she said she didnt have one to show, That was a BIG LIE because i called after and spoke to someone else in the office and she said she did have something to show, so i really wont recomend this complex because of the Staff, if thats how they treat New Traffic whatelse can i expect from them.

                            works for me

                            I really like living here, yeah the cable blows but you can t have everything. The staff is nice and has always helped me so maybe if they don't help you they just don't like you... Parking is a nightmare I live in building 3 and I have had to park at building 7, but I cant hold that to them because you can get covered parking for like 20 buck. I live alone (a young woman) and I feel way safer here than I have felt anywhere else I have lived. Yes you can hear your neighbors but it s an apartment if you don t want that go buy a house. Over all I like it and I will stay here till I get a house. I m happy to call it home.

                              Mandatory cable TV at inflated price

                              Tenants are required to pay $40 a month for Comcast cable service whether they want it or not. The Comcast website shows digital cable for $29.99 a month, but tenants still have to pay $40. Even if you want satellite TV service you will still have to pay for Comcast cable service. Consumer Reports in May 2011 rated Comcast as one of the worst television services. More and more people are canceling cable TV and instead using Netflix streaming and Hulu to save money, but not here you won't. They buy the Comcast cable service in bulk at a substantial discount and resell it at a significant profit. Prospective tenant.

                                I would recommend

                                I will try to be unbiased and give facts rather than slanted opinions. Honestly, the Villages at Kirkwood are a good place to live overall. Negatives: There are a few problems which are mainly the parking and the slow office staff. Buy a covered parking spot!!!!! You will get towed if you park in someone else's spot..trust me. (Had to be a rebel and learn the hard way) Its worth the 20-40 a month versus the 289 plus saturday morning it cost to get my car back. They make you pay for cable even if you dont want it. That will run you an extra 40 a month and will be included in your rent bill. (That is super annoying) Positives: The location has easy access to 59 and south main. (That means First Colony Mall, Medical Center, Galleria can be reached within 15-20 min). Its relatively quiet....I live on the bottom floor so of course I can hear the person above me's footsteps but the overall complex is not ------/loiters/bad children playing about.                                   Office staff is sub standard,very nice when you sign a lease,very rude after they get your money.They will not return phone calls and tell you that they are with tenants and will not answer the phone. BULL .LIE LIE LIE! They make sure they answer their private cell phones with tenants there and the office phone also.I just hate going in to the office because if you have a problem they will argue about it and inform you will have to talk to the manager. They removed the night drop box , I asked the front staff why and was told they just did. They fine for everything but only enforce what the want to.Tired of seeing junk cars in the parking lot.Have never had maintenance issue that was not resolved ASAP , Excellent! you must call maintenance to get work done , not the front office the just do not care about the tenants.

                                    First, the communication between management to tenant is poor, for example; the water pressure was turned off at least 4 times without notification to the tenants. In one of those occasions, I was in the shower and when I called the leasing office I was told that they were aware of the situation but was never offered reimbursement or an apology for my inconvenience. All other times I arrived to my apartment to find out the water was again turned off. In one of those occasions my neighbors knocked on my door just to make sure they weren t the only ones without water. Second, I referred a co-worker to the apartments late September and filed the paper work early October but didn t receive the referral check until December after having to re submit paper work. This incident caused me to NOT refer other co-workers or friends and I m strongly convinced that the organization skills in the leasing office are also poor. Finally, I had a maintenance issue on a Saturday morning and when I placed a call I was told by the agent she was occupied with another tenant and she doesn t answer the phone out ofā€¦Ā See More>

                                      A Good Experience

                                      In reading the previous reviews, one would think that I must have lived in different apartment complex, but I didnt. I have to say that I had a very pleasant experience in this complex and would definetely recommend it. Friendly neighbors, great mamagement, and just good people all around. My two kids ages 15 and 13 made some really good friends there and were heartbroken that we had to move. The Front Office: Front office personnel were magnificent and very helpful. Always friendly and eager to accomodate if something was not right. Many times after you sign the dotted lines, management/front office changes their attitude and treat you different, in my experience, it wasnt like that here. They were very professional and respectful at all times. I cannot say enough about all 3 ladies and the way they treated me and my kids. EXCELLENT!I Did'nt have alot of interaction with the male manager, but the few times that I did it was good too. Maintenance: Maintenace personnel are good and prompt.                                         worst Management

                                        I Agree with all the reviews about the management. They are over prices Apartment with thin walls and management once they have your deposit will change there attitude totally. Bad Experience, worst Management Office staff was unprofessional. Office was unkept and unwelcoming. Grounds were relatively maintained. made me never want to live in another apartment. Stayed long enough to save to but a house. fitness club: few equipment , Air condition don t work. Trash Can : most of the time is over flowing.

                                          Bad Experience

                                          over priced for what you get in old appartment. it's under Fort Bend county not under Harris County what i was told by leasing Manager before came in. Maintenance is big issue, takes too long to fix anything. Parking is another problem you will always find other's car in your paid parking. Gym... all equipment are broken, when complain to Manager he blames to kids, although kids can not break heavy exercise machine. Manager is a big.... Debator, no one can stand before him. and funny thing is during conversation with leasing manager she gives halftime to you and halftimes to her Pet.... in the office.

                                            Nice Place

                                            I lived at the villages at kirkwood for over 5 years and it been a great place for me. I have never had any problems other than TVMAX...they suck. But they are simply the best for me...and my family. I would highly say it a nice place to live, great location. The office staff is very helpful and that manager is the most wonderful person you can ever talk too. So it you live there make sure you speak with the manager if you have any problems.

                                              I've lived at Villages of Kirkwood for approximately a year. Maintenance is an issue. It takes too long for them to fix things. The office staff is nice for the most part. They are over priced for what you get. They are safe but the walls are paper thin, so you will hear everything your neighbors are doing.

                                                  Borderline Acceptable....You Decide

                                                  The positives and negatives offset and I'd call this a borderline acceptable property. I'll explain my positive and negative opinions, then you decide. First, let me say from reading other comments that crime here is not bad. Yes, it exists, but a local police officer lives here and we discussed the subject. He said the apartments are at or below the average crime for any and all apartments across Houston, despite the clientele. About one break-in a month (day time while someone is at work) and the occasional auto theft or burglary. Stafford Police and residents such as myself are all over it, so this is not a concern. POSITIVES: (1.) GROUNDS: If it weren't for the occasional littering by residents, it would be perfect. As it is, the grounds are very nice and I noticed they won an award for it in 2007. Grounds crews are cleaning and straightening up all the time. (2.) PRICE: The price as we shopped seemed reasonable for comaparable apartments. The bottom line means a lot. (3.) MANAGER & OFFICE STAFF ARE FRIENDLY: Through the problems I will note later, many of which they were involved, they never were rude or seemed unconcerned. They seemed, at least, sympathetic. (4.)
