This community is nice. They spend time with us the residents. They have a program called CARE and offer many activities to us like breakfast and games. My children like schools here too.

    Living here is very convenient to everything. We are content in our place. We have looked for other places for a better rate. We haven't seen anything to compare to our arrangement.

      12840 South Kirkwood - It's a nice place to call home.

      We have lived at this community for 2.5 years. It is very clean and the staff is always helpful. Of course cars are broken into once in awhile, but so are they in homes and at the mall! They always inform us of any happenings in or around our neighborhood. We enjoy the monthly events and cards that we receive from their office staff. Maintenance is a cut way above the other complexes that we have rented in the same price range. They call us when the job is done to make sure we are satisfied. They even stay late if we call so we can pickup our packages and even help carry them to the car. Maybe your bad experience was with a different person or even on a bad day but we are very pleased. I would send anyone to them for an apartment. They do have a Policeman that lives there and patrols the place. Maybe the bugs came with you from your prior residence. We have never been bothered with that. Ask for spray service. It is free. Try talking to the ladies or Deborah the manager, we always do. She listens and allows us toā€¦Ā See More>

        I'm not sure what complex the others people are describing, but I moved in in Sept. and I have been very pleased. The grounds are well well kept. We never have a problem with noise and haven't even heard so much as a loud footstep from our neighbors. Parking is kind of minimal, but they do offer covered parking spots for a fee which we rent one just in case we ever come home late and have no where to park. In the month and a half we've lived here we have probably only had to use the covered spot 5 times. But with everything else going on in Houston today, if parking is the only problem you have in an apartment complex then you are doing good. Management has been very helpful and the one repair issue we had was addressed within hours of us reporting it. I love it and will reside here until we purchase a home. Don't put to much credit into people who leave negative comments and don't even have the guts to leave there name!

          I would not suggest this apartments

          with my experience i am telling never opt for this apartments.<br>Management is horrible.Manager is allways oue of the property.<br>Parking is worst i park my car near hooters.<br>All management staff is useless.<br>Full of Insects and the carpet smells.<br>even if we are robbed management does not allow us to break the lease.<br>I am waiting for my lease to complete.and i will leave this apartments.People who have read my review suggest ur frnds never to opt for this apartments<br>

            Horrible Place.

            I am a resident of this apartment.<br>This apartments are horrible appartment we have ever seen in houston.<br>Managment is horrible,If you want to talk to the manager she will never be available in the property..and the Office staff they are the worst.When we approach them they say ,talk to the manager.Apartment is full of insects dangerous insects.<br>This appartment people are here to collect the fines, if you are late for an Hour they will charge the fine though it is weeknd or long weekend, on 4th of everymonth they open the office bit early , waiting for the late comers<br><br>PARKING IS HORRIBLE, if you are late in the evening you have look for another alternatives for your car..

              Horrible Apartment Please..Please dont opt for this

              I am resident of this apartment...From outside these apartment look good and we got fooled..After reading my review atleast you dont get fooled..<br>Managment is very very bad..worst...<br>Apartment is Full...I would stress full of bugs,..and when we approach management they say pest control is not apartment responsiblity..very rude...all the management...When we sign the lease for first time they say ..all false promises and for every lease extension they increase 50$..rent...we joined for 625..now they they say 675....these apartments are useless apartments..Parking is nightmare .better go for windfield townhomes...

                Security issue/ mgmt issue

                Car/apartment break-in almost every other day. I suggest you bring your own security because the office not doing anything about this. Also if you want to speak with the manager perpare to wait she never leave her office,besides that the front office really need to learn better customer service skills.I almost dislike calling the mgmt office.

                  Nice Place

                  My wife and I are moving out, but enjoyed our stay here. We had a garage apartment, so we didn't have to worry about parking. The grounds were well kept and very pretty, and the complex is in a convenient location. I work at Greenway Plaza and could get into work in about 20 minutes usually. It's also close to many good restaurants. It'd recommend it to my friends. There is one very loud car that is annoying - a white Firebird with license plate "Sic Em".

                    If you love rodents for pets and foreign music, come live here.

                    I have had problems with the disorganized management since move in. From empty promises, to flat out lies... we've experienced it all. At least they half-heartedly attempt to solve problems... although their incompetence does not allow any resolution to occur. However, if I were to sit here and explain all of our management problems, you would be reading a book.<br><br>One major issue that a few different residents (and when I say a few.. I mean a lot) have experienced is a major invasion of insects. Fruit flies. Gnats. Please, come live with me here. And when I say please come live with me, I mean that they have decided to join me anyway.<br><br>There is music blaring on the weekends at all hours of the night from either residents and the businesses near by. It's like having a constant mariachi band right next door. Thanks!<br><br>Seriously, this place is not a place a young professional should live. If you desire uncultured, uncourteous and blatantly rude neighbors... mixed with a staff who doesn't know how to run the place... come here!<br><br>Oh by the way, there have been a rash of burglaries inā€¦Ā See More>

                      Declining community and broken promises

                      When I first moved into this apartment it was great. They messed up at the start and gave our apartment to someone else, but they ended up making it right and giving us a bigger place at a lower rent and even paid our rent at our old apartment since we had to stay longer.<br><br>All of that sort of thing ended in 2006.<br><br>1) The parking situation became totally intolerable. To combat this they allowed people to buy unoccupied covered spots, but had no records as to what spots were occupied or not so it was up to us to find a spot and then ask them if it was open. Why they did not have a simple spreadsheet with that information is beyond me. <br><br>They also decided to tow any car that did not have an approriate parking decal. This is great until you want to have friends over or anyone to visit. They must park across the street at busy resteraunts in order to visit. I do not understand why they did not just simply account for everyone on everyone's lease and assign spots. <br><br>2)Crime has gotten very bad here since 2006.                         ice place to live

                        The people in the office are generally nice people. They seem to really care about the residents. Parking is not the best, but they have mad eit a little easier by opening some of the vacant covered parking so that there are at least a few more spaces for us. Maintenance is good. they respond pretty quickly and fix it right the first time. For the most part the complezx is clean and the grounds are kept emmaculate. Just don't like the landscaping crew out early,but that is to be expected. I would definately refer anybody.

                          Not Happy

                          They gave my apartment to someone else after I placed my deposit on an apartment. They upgraded me to a larger apartment at the cost of the smaller apartment. Once it was time for renewal, they increased the rent over $200 a month. Office staff at the time of me moving in promised me that they would not increase my rent to a substantial amount at the end of my lease. However, because "notes were not left in my file," they were not going to honor that statement. It was completely unfair and unjust since it was their mistake to begin with. Office staff did not care about anything. <br><br>Parking sucked too.

                            A descent into Hades

                            first of all the parking is very bad. I have had to park at Hooters overnight across from the complex about 10 times because the entire parking lot is completely full. Not only is this inconvenient but I almost lost my arm the first time i was walking back out of the vehicle gate to get to my car. also, the back gate is often in disrepair (during which time is stays open) and remains in this state for weeks. why bother to have it i wonder? anyway, there is also a gate that i believe is possessed by a demon. this is the front gate closest to the office. just last night in fact it slammed into my car at a *rapid speed*. i was mystified and a little creeped out. i managed to wiggle my vehicle in on the right side which opened sloooowly after the left side smacked into my car. no damage was done to my car but it was just an unsettling experience.<br><br>And then there was the incident of the hot water heater explosion.                               Horrible Nightmare

                              I lived at this complex when it first opened and I loved it. Maintnence man was great and Carlos was the best. I just ended a 13 month lease and I can honestly say I will NEVER recommend this apartment complex to anyone ever again. The parking is crap, maintence is crap, and my apartment constantly had problems, our washer and dryer broke 4 times and my dishwasher went out and no one came to fix it so I paid out of my own pocket to have it fixed. To the staff every tenant is a problem and a bother. I have 2 children 6 and 2. I had every insect in my apartment from day one. This place is a horrible place to live. No one walked my apartment before I moved in and I had 6 pages of problems. Mind you not one was fixed. It took me a month to get someone to come and move the toilet paper holders to where they should have been so that we could use them .I had the only apartment with those verticle blinds. Anyway my point is don't move in. The rent is way to high for the communityā€¦Ā See More>

                                While they keep the property maintained, the tenants seem to think that the entire property is their ashtray and empty beer bottles belong on the ground and that it is ok to set your trash outside your door for a couple of days.<br><br>The attitude of the people in the office is that the tenants are a bother.<br><br>They seem to be refusing to deal with parking problems and let these issues go on without an attempt to solve them.<br><br>

                                    The location and the quality of the apartments are great...my only problem is the parking--which is limited, and the cable company TVMAX-- sucks! Other than tha, it's a great place to live and I recommend it.

                                      Rapidly declining quality in property, management and maintenance.

                                      Had numerous problems with my apartment including: <br>1) 7 inundations of dirty water from upstairs apartment. Water came into the apartment through the exhaust fans in the bathrooms. In 3 of these events, water seeped under the paint, causing the paint to bubble and blister, either along the ceiling or walls. 1 event occurred while I was on vacation, I came home to over half my apartment carpeting wet. 3 of these events occurred in the last 6 months. These inundations have caused the carpeting in every room to be water damaged, and the bathrooms have water stains on the sides of the cabinets. No repair has been effective in stopping the water, and the exhaust fan in one bathroom is barely operational. <br>2) Washing machine had loud grinding noise and leaked. Maintenance said to continue to use the machine while they tried to get a replacement. It took over a year to get a replacement. The washer was replaced 6 months ago. <br>3) There is significant mold and water damage throughout the apartment. It was obvious when the washing machine was replaced but no action taken by Jefferson Village. The only room that hasnĀ“t sustained heavy water damage is the kitchen, butā€¦Ā See More>

                                        Leasing Staff is rude - Specially Tamico

                                        There would be shocking experiences if you decide to live in this appartment complex.... <br>No choice of Cable Providers...they will bind you to sign the aggrement with a sick local company....or buy dish and pay extra...if you are luck enough to get an appartment with south facing... <br> <br>We signed six months lease aggrement with them and they increase the rent immediately to sky high after six months...so we decide to leave it immediately.. <br> <br>Tamico is the name of the person whom you deal with....very rude person to talk with... <br> <br>Also, these appartments has no pest control service, the postal mails of all the residents are lost from their post box last year.... <br> <br>Never, ever live in this appartment complex. <br>

                                          Awsome place to be...

                                          I lived at this community for a little over a year, and in that time, I had great customer service from the office staff. Especially the gentlemen leasing director. He was extremly friendly and always had a smile on his face. If I ever get the oppertunity to move back to Houston/Stafford, Jefferson Village would be the place to be. <br> <br>P.S. The Stratford IS the greatest plan! I loved it too!

                                              Fantastic Place To Live

                                              Friendly management, great location, they actually fix things when you ask them to. <br> <br>Only complaint is the phone/cable service. Were stuck with OpTel, quite possibly the worst utility company in the world. 47 Cable Channels, phone service we canĀ“t even get Caller ID. No high speed internet. If you move in, get a Satellite and go with Alltel for your phone. YouĀ“ll save yourself a lot of grief, and you can get DSL with Alltel.

                                                Jefferson Village Is Definitely Worth It, I Feel

                                                Jefferson Village is a great complex. The location is wonderful (itĀ“s the only complex in the area), they keep the grounds clean, the people that work there are generally outstanding. In particular, the Stratford plan is my favorite. (Yes, I live in it. ItĀ“s the best one bedroom plan IĀ“ve ever seen!)
