Don t move to this ------ complex!

I would not recommend this apartment. My roommate's Ford F250 was stolen (though Stafford police did recover it); our apartment was broken in to and robbed November 14, 2008. The thieves took our laptops, all our DVD's, jewelry boxes and Tempur-pedic pillows. (We broke our lease and moved out) Property is not well lit. Staff is ditzy and don't care. Half-dozen stray cats live near the dumpster, management does noting to remove them. If you are an honest, hard working person don't move here! Leave it for the ------ thugs that are already there.

    LOVE THEM!

    Ive been living here almost a year and I love them! Staff nice. Reasonable Price. the only thing that i do NOT like is the parking.other than that i WILL renew my lease. MOVE HERE!

      Alright But for Heaven's sake get rid of TVMAX!!!!!!

      Everything except cable/broadband is okay. TVmax sucks. No ifs ands or buts about it. For God's sake get Comcast in here! Location is great but I am leaving at end of lease because Tvmax sucks and there are no other reasonable options.

        No No NO RENTER BEWARE

        We lived in the complex for a year. In fall of 2007 there was a third floor fire involving a water heater and our 1st floor apartment received water damage. When we moved out we were charged for the replacement of the carpet. We requested that the carpet be replaced and only the pad was removed and the carpet dried and relayed. We know that an adjustor entered our apartment following the fire as we were given notice. We protested the charge, but to no avail. RENTER BEWARE!!!!!

          Decent apartments, but the train noise was intolerable!

          I lived here for only 7 months in 2003. Back then the place was called Jefferson Village, and it was totally different management. I did not like them at all, and I say good riddance. However, I cannot comment on the current group. Facilities were decent. I had a first floor apartment, and I had no problems with crime or noise from neighbors. I had an ant problem which was taken care of relatively quickly. The real deal-killer for me was the noise from the train. The Villages is about 1/3 mile back from the train tracks, and I was on the far side of the complex, but I was still awoken several times a night and early morning by the stinking train. Eventually, people in Stafford began to complain about the engineers who would drive through town holding down the horn, and the problems were reduced. But then the horn-blowing came back in full force for no apparent reason. If you're planning on living here, see if you can find out more about this issue. THIS IS THE ONLY REASON I AM NOT RECOMMENDING THESE APARTMENTS.

            Great Place

            Been here for 3 months. The grounds are very pretty and it's a nice apartment. The price is a little higher than I would like, but it not bad for the area. Some car break ins but so far I've been lucky! Besides crime isn't really avoidable in Texas no matter where you go. Long story short, check it out for yourself. Don't base your decision on the people who have a bad day, or happen to be unfortunate victims of a crime and are looking for payback. (Notice they always post under -anonymous-

              Car Beak Ins!!!

              If you want your car broke into, move in here! Every other week there is car break ins, many cars are broke into in one evening. The last series of break ins was 2 nights ago, they broke windows out of cars and completely slashed open a convertible top, personal items that they didn't want were thrown all over the parking lot. The security gates NEVER work properly and they have given out a code if your gate card doesn't work, this code hasn't been changed in over a year, so now everyone has the code. Parking sucks big time, if you get home after 9pm, forget about a safe walk to your apartment. You will be lucky if you can even park in the actual apartment parking lot! They keep raising the rent, but no additional security. No added lights, no cameras, no human being patrolling the lot. Can't wait for my lease to be over and I am OUTTA HERE!

                Really Good Service

                I have been living at the Villages at Kirkwood for 3 years. Over the last year I have seen different improvements especially the quality of staff. Today I met the relatively new manager who has been here for about a year. I work in customer service and I know people always complain about bad service so I thought I would share a good story. The manager was personable, professional and geniune. My concern was regarding my peep hole nothing of great significance but I noticed when I got a pizza delivered the other night that I couldn't see through it. The manager was actually vacuumning when I walked in she stopped, came up to me and extended her hand, introduced herself and asked what she could help me with. When I told her who I was she told me that she loved the flowers on my patio and really appreciated me for adding to the beauty of the community. She told me she lived onsite and really hoped to get out this weekend to get flowers potted on her patio. She took my request and I left. Then tonight around 6:30pmā€¦Ā See More>

                  Looks aren't Everything!

                  This place is nice to look at but not so great to live at! It was fine at first even though you hear whispers about break ins but you also here that there is a cop that lives here too so I didn't really worry about it. Our vehicle was broken into and actually some of our papers were gone through as well! I called the office and told the lady to tell everyone and a couple of weeks have gone by and no notifications. The staff all knew and kept apologizing when they would see us out but residents were unaware! This make me nervous, to not know about other things! The people around here have dogs which is fine so do we but most don't pick up after them it's gross! We do and most of the time end up picking up after others as well! They don't even do it where there are pooping stations with free bags & trash right there! So you have to search find your dog a fresh spot, I have told office & no change!                       2007-2009 My husband and I had a rocky start when we first moved in. I was very disappointed with the condition of our unit. These apartments are about 10 years old or so, but they have not made any improvements or upgrades, so things look..."shotty" or "ragged". We did decide to stay and make it work because it would have been too much trouble to move again at that time. The only complaints I have are these: overpriced rent, old appliances, poor upkeep with paint, fixtures, etc., bad parking, staff. The appliances and counters just need to be upgraded. It would change the entire look of the apartments, and then it would make sense for them to charge the the expensive rent that they currently do. There are many problems they really can't do anything about because of the age of the apartments; i.e., water damage and such. The parking isn't so bad if you live in the back of the site. There are more uncovered spots back there. If you have a job, or are out after 5pm, forget about parking near your building unless you have leased a covered spot.                         The Suck at Kirkwood

                        I have a friend whose husband is on the Fire Department and she let me know the comotion a couple of months ago was due to a water heater blowing up! She said the water dripped from the 3rd floor to the apts below them. What a mess! So, check you water heater folks and see if it's a time bomb waiting to happen! Oh! And what are they doing in the parking lot every afternoon that dirties every car in the parking lot? I returned one afternoon and saw orange cones and gas cans lining the empty parking lots and a man spraying the lot with high pressure water. I was upset they were blocking the empty spaces - considering they are a high commodity on the black market here. I have seen this watering of the asphalt routine over and over again. Of course, all the cars play victim to whatever scum is tossed up by this process. I hope my rent isn't paying for some guy to squirt the asphalt with water! I know they won't pay for my car wash. Why don't the find better things to do with their time, like fix the trees the littleā€¦Ā See More>

                          Please don't do it

                          The biggest mistake I ever made was even thinking about living in this place. I filled out an application, put down a deposit, and was told I could move in earlier than I originally planned for the same price that we'd originally agreed. On move-in day the price magically went up and they denied that I was ever told that. I had my things in my car, I had to call and cancel insurance, electricity and my movers. The leasing consultants refused to call manangement, and it didn't matter that I had nowhere to go. -------------------------------------------------------------- was very rude. There was only one person who was nice and professional in the front office...she was a ------, but I don't know her name. Whomever she is, she should really consider working in a more classy environment. I left numerous messages and management refused to call me back. Needless to say, my deposit was never refunded. I had to find a place the same day...and I did...I love it. There was no way I would've signed a lease with Villages at Kirkwood considering the way I was treated that day. Please keep this in mind if you're considering this place.

                            Eh! can complain, but not mad

                            This is my first experience living in an apartment. My husband and I have lived here for a month so far, and although I have a few things to complain about, I cant say its all that bad here. I guess I'll start from the beginning... We came here to look at them, and we found a floor plan we liked and could afford, so we decided to go home and talk about it...The next day we come back to sign the lease.. and oh the apartment we wanted had gone up $100 and was no longer available. They asked us if we wanted an even more expensive one on the 1st floor. Money stealers. Well we actually got one of there specials they had for a good price.. so that turned out ok. Then.. during all the signing of the papers.. they kept asking and we kept telling them YES, we have a pet. Yet, never once did they ask for our Pet Fee. So they dont ask, we dont pay. WELL along with the pet fee it's $10 extra with rent. So when rent came, we paid ten extra dollars.. then the next day we get a call sayingā€¦Ā See More>

                              Becoming Unhappy

                              I've lived here about 4 years and ever since Mid America took over it seems these apartments have gone downhill. I don't care how many beautification awards they win or how many events they have, why don't they make it a priority to fix the gate that's been stuck open for over a month! Maybe if it wasn't open all the time every Tom, ---- and Harry couldn't come and go as they please and there wouldn't be so many break-ins. Security at this place is a joke, the police officer that lives here works during the day, when all of the break-ins happen, and I never see him at night. The management doesn't seem to care about getting maintenance problems fixed right away. I informed the manager about my bathtub cracking back in April and still there has been nothing done about it. Don't even get me started on the horrible design of the trash bins. I don't know any women who in her right mind would walk around to the side and in the bin to throw their trash away.                                 Not Horrible, But Not Luxury

                                Let me start with the good things: Location-The complex is within minutes of Hwy 59, Hwy 90, and Beltway 8. Traveling is very easy on days with little traffic. Floorplans-I'm currently renting a one bedroom with a study (889 square feet), and really like the layout. For $860 monthly (not counting water, pest, or trash, which is about an extra $30) it's really nice, especially for this area. The bathroom is a very nice size and even has a built in vanity, which I love. All apartments come with full size washers and dryers. Maintenance/Staff-Very few problems there. I was very pleased that the carpeting had been changed when I moved in. And any time I had an issue that needed immediate attention, it was solved that day, sometimes within hours. All the ladies in the office seem very sweet and willing to work with you, especially the new manager. I can tell that they care about their residents.                                   What a BIG MISTAKE

                                  I have never lived in a place, that has no parking spaces for thier paying tenants. I have to park outside the complex when I come home. It is such a rift raft!!! When things break, it takes forever to get it fixed!!! The staff has an uncaring attitude and they are two faced!!!! I reget moving here and can;t wait to move out!! To MANY BREAK INS and they have an officer that apparently, it is said that he walks the complex and I NEVER see him around. I see people moving in and they they are gone in a couple of months!!! Gates are always broken. I have noticed too many empty apartments. I don't suggest this complex to anyone!!! You are forced to have TVMAX/which really sucks! Your locked to windstream phone service, water bill is always $30.00 or more even if you live alone and use little water. EXCPECT your rent to shoot sky high once your lease is up. REALLY NOT WORTH THE MONEY!!!!! An aoutside company does the landscape which is beautiful but, mantiance never walks the grounds and there is trash all over the parking lot overflowing from the dumpsters which really smellsā€¦Ā See More>

                                    If you are looking for somewhere nice, where you will never need the management go this apartment complex. I live there now, and have been for the last two years. I never had any positive interaction with the management. I am not talking about a single person; it s an attitude that dominates the whole leasing office staff, with exception of one person. I even witnessed an incident between one of the residents and a temp employee in that office, so I guess it s the way this management thinks and teaches their people. <br><br> Have I also mentioned the horrible parking problem, where you can't find a place to park, and when you complain they simply look at you and say "You can come home early to find a parking, or pay for a covered spot" <br>

                                      My opinion of the place *detailed*

                                      I am a current resident at this place for almost a year and I will have to disagree with the negative comments about the management. They have always been helpful with me since the beginning and no where close to being rude. I can walk in and carry a conversation w/ them if wanted to(if they're not busy). When Lisa or Kanita (sp?) see me, they always say hello and maybe chat for a quick sec. I recommend either of these two as they help you out and answer your questions.<br><br>I will agree that the price is a little high as compared to most other apartments, but you get what you pay for. Modern appliances, crown molding, high ceilings and plenty of sunlight (well, mine atleast, i live in the Soho). Not to mention, every apartment comes furnished w/ seperate washer and dryer (aside from the smallest one which comes w/ a stacked washer and dryer), dishwasher, stove, microwave and fridge.                                         Rocky Start

                                        We just relocated to Houston from the Midwest. To say the least the move has been horrible. A couple of things went wrong in our apartment a couple of days after we received the keys. I have to admit these guys were on top of their game! They always speak to us and say have a nice day. I rented a car space because of the little parking, but I always can park in my lot when I get home. They are best for the price.

                                            Don't Live Here

                                            I only lived here for one year and I wish I never heard of this place. First of all, the rent is WAY overpriced for what you get! The parking is the worst. If you don't buy a garage or parking space you can just forget about parking anywhere near your apartment, or even the complex in extreme cases. The gates are broken almost every week. Your water bill will be $30.00 dollars at the very least every month. And when it is time to move out you better make sure that apartment is spotless. I had my mother come and clean the entire place. She is a clean freak. That place was cleaner when I left then when I moved in! But they will find something very tiny and it will take all of your deposit. Which I have alway gotten all of my deposit back at four other apartments. Plus, the staff is very rude and if you have something in your apartment that breaks don't expect them to come out and fix it the same day you call them. It might be three daysā€¦Ā See More>

                                              Don't Feel Safe Anymore

                                              I've lived at these apartments for a little over 3 years. This past April mine along w/ 3 others in my building alone were broken into. Just yesterday I got home from work to find a note on my door explaining that there had been "a rash of burglaries" the previous day. These burglaries are happening during the day when everyone is at work (mine did) so where is the daytime patrol? Now that I mention it, I've never seen any night time patrol either. I know we have a courtesy officer or 2 that live here. Maybe if the front access gate wasn't broken for weeks at a time it would help a little. I've only had a few issues w/ maintenance ie..taking a couple of days to fix something and when my tub had to be resurfaced leaving the mess for me to clean up! Which I didn't by the way, I had to ask them to do it! <br>One more thing, the parking is a joke! If you don't have a reserved space you can forget about parking anywhere close to your apartment, especially in the front of the complex. I ask if you have a reservedā€¦Ā See More>

                                                Apartment Living

                                                Of course living in an apartment is nothing like haveing a home with your "own yard". My husband and I sold and moved into this community in 2004. For awhile there things were changing quiet often. It seems to have become more stable this past year or so. We finally have a few staff members that are educated in their field. For awhile there was absolutelu no manager on the premesis. We have one now that walks around and taks with residents. She actually takes calls! If we need assistance they are eager to try to find a reasonable solution to our issue. The parking is pretty bad but everything else is great. Thanks to the ownership for the change in staff!!!!
