frivolous and lousy management
Living at Roosevelt Towers has been one of the most frustrating rental experiences I’ve ever had. The management consistently ignores tenant concerns, and communication is extremely poor. My unit had multiple serious issues that directly affected my family’s health and safety. There were repeated ceiling leaks — one of them came through the ceiling light fixture, creating an obvious electrical hazard. Mold kept growing on the heating system, and the only “solutionâ€� maintenance offered was wiping it down with bleach and telling us to keep the cooling system running at all times, which is neither safe nor reasonable. My young son, who has a history of asthma, was directly impacted by these conditions. Despite videos, photos, and maintenance requests, management failed to properly address these problems. Even after moving out and returning my keys, I still appear as an active tenant on the resident portal, and I never received clear confirmation regarding the lease termination fee waiver. This shows a complete lack of organization and professionalism. On top of all this, the laundry facilities are outdated, unsanitary, and nearly useless. The machines are often broken, and when they do work, they are filthy. It is unfair to expect residents to rely on laundry rooms in such poor condition. Overall, this building is poorly maintained, management is unresponsive, and the amenities are substandard. I would not recommend Roosevelt Towers to anyone.

Great Place
Great place to live with a small family feel. I love the area, you can walk to the metro. There is a BJs down the road and plenty of shopping. The place is always neat, clean and tidy. It is a bit older but the employees really care about the place. Thanks!

SEVERE ROACH INFESTATION
I had to break my lease because of a severe roach infestation which made it impossible to live there. I spent a lot of time over several months trying to get building management to take it seriously and do something about it but all my efforts were unsuccessful. I was left with no choice but to break my lease because my apartment, especially my kitchen was severely infested with roaches making it impossible to cook in there while the other rooms became unlivable. That on top of knowing Bozzuto would jack up my rent once my lease ended like they had last year made my decision to leave a no brainer. Stay away, renters!

we just moved in the Roosevelt apartment, our experience is excellent memorable transfer, the management teams very helpfull especially Ms. Becca with amazing hospitality so far we are extremely happy.

The staff is really unreliable, unhelpful, and generally just don't want to deal with you but want to take your money. This place is terribly overpriced and unaccommodating in general. In addition, I am a single young woman in her 20s and I've had two other residents sexually harass me and other elderly residents yell at me for talking on the phone on my balcony - a part of my property I pay for and I was at a normal talking volume. Oh and there's mildew in my bathroom that no one can seem to actually fix. Can't wait to move out.

Great experience here! Friendly staff, great apartment for the price, and great facilities. The dog park is so close which is awesome. The gym is always clean (could be bigger though). The neighbors are friendly and welcoming! Mailroom is easy to access, laundry could have more units, and garbage room is acceible to all floors.

Great value for the amenities, cleanliness, and square footage of units. About a 12 minute walk to East Falls Church metro station. Package Concierge is very convenient. I have not seen any pests in my unit. It's great to have a pet-friendly apartment.

My fianc?© and I have lived at Roosevelt Towers in a one bedroom for a little over two years, and we just extended our lease until next year before we move out of state. We've very much enjoyed living here. It's very affordable considering how nice the apartments and amenities (free parking, pool, dog park, gym, package concierge, laundry on site, dry cleaning service, vending machines, bike storage) are, and how close it is to DC, MD, and NOVA (it's a 15 minute walk to the East Falls Church Metro stop). We've never had any bug issues; our apartment's layout is great; it's fairly inexpensive to have our dog; there are occasional community activities; the front office staff really get to know you and they're usually very helpful. We always feel safe, even when walking our dog around at night. The walls are thick, so we've never had any noise issues. Our neighbors are all super friendly. We moved in right as the building was changing hands, so there have been some Bozzuto growing pains, but nothing that has been unbearable. A few of those pains include slow amenity repairs, visitor's parking, and package retrieval. However, any maintenance requests we've put in for our individual apartment's needs have always been taken care of in a very timely manner. The pool's fence and dog park's gate were damaged several months ago during a storm and they're only now being repaired, which means that the pool is still closed (almost 4 weeks after pools everywhere else have opened). Parking is a free-for-all between 8AM (ish) to 10PM. If you have someone visiting outside of those hours, then you have to request a visitor's pass via email after which the apartment staff will send your visitor's car information to the towing company so they know not to tow that car. However, a friend of mine was towed even after I emailed the front office her car's information. I feel as though there has to been a better solution - a physical visitor's pass or an online request system that doesn't depend on a staff member actually reading your email. Lastly, on a couple occasions when a package of ours was too big to fit in the self-retrieving package concierge it was left in the front office, but no one informed us, which is a tad 'scary' because the front office sends packages back if you don't retrieve them within three days - and it's hard to retrieve something you don't know is there. The only way I've found out if the office had our 'missing' package was by calling them days after we expected a delivery. I know I ended on a slightly more negative note, but all-in-all I would highly recommend living here. Every apartment complex/building/management company is going to have a few annoying aspects to it, but any that you might encounter here are outweighed by all of the positive aspects I mentioned earlier - in my opinion, based on our experiences.

I have lived here for a little over two years because the location is great and moving is a pain. The management is a mess. They are extremely unresponsive and generally unhelpful. When I first moved in, maintenance was very responsive and on top of things, but now it's like pulling teeth to get anything fixed. My refrigerator has been making a horrible loud grinding noise for over 3 weeks now, and they JUST came to respond to my ticket. I don't know what they did, but it's still making the noise and now the freezer is leaking cold air and won't stay closed. It's really frayin my nerves. Closet light was also broken for weeks with no response to ticket. I wonder if it has something to do with a shakeup in management? It's mid-July and the pool is still not open. I like the community and my neighbors, no complaints there, thankfully. My rent has gone up by about 6% two years in a row which seems like big jumps to me. Overall it's an okay place to live, just extremely subpar and unprofessional management in the leasing office.

Great location, well sized one and two bedroom apartments (I've lived in both), balcony has a nice view, appliances all work well. Had a small bug problem in last apartment that was fixed. Neutral on neighbors - lots of great people in apartment complex who are friendly and willing to led a hand, a few neighbors who do not treat the building with respect. Luckily RT has a lovely staff team who keep the building looking and functioning well. Overall, a great apartment for the price, especially considering the amazing location between East Falls Church Metro, Seven Corners shopping areas and the city of Falls Church.

Let me tell you that I have just moved to the USA recently and this was my first visit to this country. I was confused to choose the best and safe apartment for myself out of many options available. One of my friend highly recommended Roosevelt Towers and trust me i was not disappointed at all. It has got everything what one can think of; great location, excellent school, awesome infrastructure, prompt maintenance dept and an outstanding property managers. I would like to highlight the name of the Manager and Asst property manager..Ms.Tiffany and Ms. Jazmine..both of them are exceptionally good in customer handling and take genuine care of the tenants. Since I was new to this country, they provided all the basic information and support in order to settle me down smoothly. Thank you Ms. Tiffany and Ms. Jazmine for all your help and understanding to make me feel comfortable. You guys are a real asset to the company , I really appreciate your professionalism and yet personalized service. I’ve lived here for about 8 years and this staff is courteous and friendly. I truly enjoy the occasional social events specifally, breakfast on the go and the Thirsty Thursday’s. Any possible issues have been handled with promptness and concern.

It has been good - it is a bit quiet, being in Falls Church, but it is cheap compared to many properties in the area. I have heard that many other apartments at this price point are dirty and poorly taken care of, but this is not the case with RT

We have had a reasonably decent experience at Roosevelt Towers. We moved in in August 2016, and Bozzuto is clearly trying to make improvements to the property. The building is just a hair farther from the Metro than I'd like it to be - and the walk is through a suburban neighborhood of largely single-family homes, without any real "landmarks" or "points of interest" along the way. On the other hand, it's across the street from the incredible Eden Center and a four-minute (literally) drive from a plaza with Target, Safeway, etc. It's also super close to Home Depot, Barnes & Noble, and so on. This is definitely a suburban location. As I said in the beginning, management is clearly trying to improve the property - and in large part, succeeding. Since I moved in, they've repaved the parking lot, introduced fob entry to the storage lockers, redone the landscaping, done a large maintenance project on the pool, and other work that I'm probably forgetting. I worry that this work will lead to an increase in rent, but so far, it seems alright. I'm hoping - wishing? - that the next project will be the hallways, which haven't been upgraded to mach the rest of the building. The property manager has changed a few times, but they've all been good - something I would expect from Bozzuto. The maintenance manager lives onsite, which is super helpful for after-hours emergencies and general response times. The hot water will occasionally go out, but Sergio and crew almost always have it back on quickly. Amenities are nice, and there are events every so often in the evenings - although I can't always attend. Notably, I have seen no vermin at all in my unit - something all too rare for the DC area. (I hope I'm not jinxing myself!) Overall, a standard building with reliable management and maintenance. Good for the area, although depending how suburban you want to be or not, the location might not be for you.

I have really enjoyed my experience. I do have some minor issues. Having to pay for guest parking and being limited to only 5 guest passes a month is annoying. When I first moved in I could just give my guest a guest decal and that was it. Now I'm restricted. Doesn't seem very efficient.

I have found Roosevelt Towers to be a clean, pleasant, quiet, and well-managed place to live. The managers are pleasant to talk to and the maintenance staff always responds to requests promptly. Additionally, I feel that I am getting a great value for an affordable price.

Lived in this apartment for 2.5 years. Pros: Spacious apartment, Metro, Shopping, Restaurants & Schools. Cons: First leasing term is affordable, Rent raises every year exponentially, I started paying 1800 and currently paying 2300 including utilities. Poor maintenance service, heating/cooling always an issue throughout the year, always do a temp fix. frequent Water shutoff... Rat issue from day one to till the date, it runs around during the day and night all over. We could catch close to 4 live rat and 2 dead rats. Too many policies, feels like living in a jail.

Lived here 1.5 years. Pros: Affordable. Cons: Poor management staff who never seem to know anything. AC always malfunctioning. Carpets in hallways destroyed and never cleaned. Half the year was quite but then a small dog moved in next door which barked 24/7 and heard it as if it was on my lap. Most importantly, they mistakenly only refunded some of my security deposit despite a complete inspection stating no damage. They claimed it had to do with my utility bill but could not reproduce the bill. Again terrible management. You can do better.

Good location. Most recent property management is only obsessed with sprucing up the public areas, while failing to provide quality services to the tenants. They also find all kinds of ways to charge you for previously complimentary amenities. If you don't mind being squeezed for your hard-earned cash, go for it. Also had rodent issues a while ago.

Roosevelt Towers provides a good apartment of decent size and good condition even though it is an older building. Mine is an updated unit which means renovated kitchen and bath which are nice amenities. Recently added to Bozutto's portfolio I've found the office staff very responsive and the maintenance staff polite, friendly and efficient. Management seems to have good systems in place and the online capability for parking, convenient.

I have had a great experience in my past year of living at Roosevelt Towers. I feel safe, the property is well managed, the area is well lit at night, and the staff are friendly & attentive. Guest parking can be a hassle but I don't have many guests so its not a problem. There is always street parking not far away. I love the proximity to the metro as well as other shops, grocery stores, restaurants, and 66.
