It was amazing the first...
It was amazing the first three years. It wasn't until the end of the fourth year that I realized the management/maintenance were not helpful when needed the most.

Friendly staff. Renovated...
Friendly staff. Renovated apartments are nice. Safe. Close to metro and route 66. Apartments are clean, but not very sound proof. Balconies offer little privacy. Ongoing renovations can be a pain. Fellow residents are mostly nice, but let their kids run wild. Washer/dryers are a bit expensive. Close to several grocery stores. Mostly nice neighborhood.

It has not been too bad...
It has not been too bad but the hallway carpet really stinks.The noise from up above us is very annoying and noise from outside very loud at times.

The community is nice and the staff are great especially Marcus Branch! The neighbors on the other hand some of them are not the nicest people in the world and some are just rude. Also the heating and air condition are regulated on a community scale which is most annoying since they property turns the ac on and off depending on unknown variables. lastly the building must be old which is okay it looks nice and for the most part is functional; however, the fact that almost at least once a month the water will be set-off for hours at a time is very annoying and inconvenient.

It's a convenient area....
It's a convenient area. The staff here are nice, thoughtful, and effecient, because as along as I need help or need to have something fixed, the service can be done in time. especially, the community manager's sincere smile and her refined manner always makes me feel so releaved and I am home.

There seems to be a lack...
There seems to be a lack of care amongst the office staff and maintenance staff regarding the building's security and cleanliness. Too often, there are doors left wide open for hours and hours, allowing debris inside the building, pests, the smell of garbage, cold air (in the winter), air conditioned air out (in the summer), and generally providing anybody who wanted to walk into the building an easy opportunity to do so. With so much gutting and refurnishing of multiple units, the maintenance staff work hard to turn things around in a timely fashion, but they're often reckless with the mess they make and the way they dispose of trash and debris, often tossing things off of balconies. That's pretty dangerous. Moving onto a different topic, I find there to be a lack of privacy in the building from unit-to-unit. I can often hear noises and conversations from my neighbors and I'm sure they can hear me. Bathroom activities are ESPECIALLY amplified as units seem to share pipes. Speaking of the pipes, they're very easily blocked up. We've had issues with drainage in both the bathroom tub, bathroom sink, and also the kitchen sink. We're average people who use the drains an average amount. Why so many troubles? Is the building old, or are other inhabitants ruining things for others? Bugs have been an issue. I've seen no less than 9 different kinds of bugs in my apartment. I'm clean, I don't leave things out, and little fruit flies began multiplying almost instantly after I moved in. They seem to be coming from the kitchen sink.

Welcome to live with mice
It is a good place to live with mice if you like them. Here the mice is so smart and brave. They never can be caught by mice trap, and can not be scared by any noise. They keep gnawing things while you are cooking. I think they are the oldest residents in this building, generation by generation. They have a good relationship with the people who are suppose to deal with the mice problem, so the mice hole never be blocked completely.

Not the worst place in the world but definitely not the best.
To start with, I will be as objective as possible. We have lived here for over 6 months. Pros: Walking distance to metro (15 minutes, not 10) There is ample parking for you and guests (with temporary permits from the front office) The office staff is nice. Repairs are completed promptly. Remodeled apartments have pretty decent appliances. Most residents are generally nice and respectful, with a lot of diversity included. No bed bugs that we've seen! Cons: Office hours! 9-6 is not good availability for hardly anyone who works a normally scheduled full-time job. These means you cannot pick up packages, guest passes, etc. until the weekend. Some neighbors are disrespectful, loud, and dirty. We've seen trash left in the trash room instead of being put down the chute. Windows are very thin (even in remodeled apartments) allowing considerable drafts and noise. Laundry room is small (10 Washers) considering the nearly 200 units but I've usually gotten machines when I got at off-hours. It is also $1.75 a load, i.e. more expensive than the laundromat. Issues with getting packages (don't know if it was the delivery services or the office) Overall dinginess: scuffs on the walls, stains on the carpet in the hallways, elevators always smell horrible. I also saw a mouse here in the hallway (see previous review) and immediately reported it to the management who said they would notify the exterminator for his next visit. General Notes: Dogs will be allowed as of January 1st, 2012 on the ground and first floors. There are already several here and not restricted to those floors. I don't hate dogs, except for the ones who yap all night long. I also did not enjoy stepping in dog poo in the elevator. Storage space is available for cheap but is insecure. You get what you pay for with this one. We had one problem with finances (claimed that a check bounced and charged a very hefty fee, when it had in fact never been cashed) but it was cleared up quickly. The fire truck/ambulance seems to come about once a month, not sure why. Some of the families let their kids play in the parking lot and driveway, which is really not safe for anyone. Overall, things seem to break much more often than normal here or are not up to par. The garbage compactor was broken and thumped throughout the night recently. The door security mechanisms were broken and anyone could get in, although that was rectified after a while. Much of the equipment in the gym is in fair condition at best. We had something fixed in our apartment that did not work right and only worked for a week after it was repaired. The office staff does seem to try to make it a nice place to live with events around the building, but it's not enough to keep us here. The price is not justified by what you get, and we've had more than our fair share of headaches in such a short time.

so far its just so-so
First i'd like to say we went with the older style apartment to save money. It saved us about 200$ a month by doing this. After living in the apartment for only two weeks we have noticed several problems. For instance, two of the burners were not lighting on the gas stove. Several of the doors were not closing all the way (The apartment complex says its due to fresh paint and doors sticking however that is not the case when looking at it) Several lights were out, the bathroom fan is still not working (The apartment complex says it will take several days to get it fixed since they have to go on the roof to do something) and, last night when we were eating dinner, we saw a mouse run along the kitchen floor. I sat there recording it on my phone to show proof to the apartment complex that there is a mouse, they just said they are sorry and will have pest control come out however they only come on Wednesdays? So today is Tuesday and we have to live 48 hours with known mouse in our apartment. What I am frustrated about is that we still have the signed certification from pest control stating that the apartment was pest free? They must of not done to good of a job in searching for pests b/c you can clearly see 3 mouse holes under the counters! other then that the apartment is decent. We are on the end of the 4th floor and its quiet, lots of different ethnic food smells on our floor but other then that its good. They do allow smoking in the apartments although I only smell it on the ground level and luckily everyone around us does not smoke so we do not smell it. Realistically its about an 18 minute walk from the far end of the apartment to the metro platform although it can be done in 15 minutes at a brisk pace. It is all down hill to the metro and uphill back. There is good parking (I have not had any problems) and seems to be pretty safe. The shopping area (7 corners) is to much of a pain to drive to so I do not recommend going this direction instead I head north/east on the other side of 66 because its very easy to drive to and very nice neighborhoods. Overall hopefully once the pest control gets rid of our little friend we will be OK but until them i'm not to happy. If you were to rent an apartment I would recommend spending the extra $ and getting a renovated one. Oh, and one other thing, they will be allowing dogs starting 1/2011 however they will only be aloud on the ground and 1st floor only "because we do not want the animals in the elevators" is the reason why its only floors g/1, so take this in consideration if you are wanting to bring your dog here. There is a nice dog park .3 miles away near the metro station :D

Good place to live
While Roosevelt Towers is not a luxury apartment community, I think it is a steal for location and what you get. Other apartment communities in area are high priced for same type of apartments. There is a renovated apartment and a classic apartment in building. The renovated apartments are really nice but the classic apartment I am in is just as nice just not the extra thrills. Ultities are really cheap as they are not individually metered so one flat fee depending on size of apartment. The management office is very friendly and accessible (i sent an email to get a parking pass put at door- and it was done), accepts packages, faxs documents, and allows free parking passes. The building is on the same street as East Falls Church Orange line metro and I-66 so price you pay for apartment with proximity to these things is awesome. I have never had any issues with pest but believe some apartments have had issues with mice or roaches but not a building problem from what can see. The management has a pest control guy on site every week to check on apartments that may have issues. They come in my apartment twice a year to check for any possible issues. I have had none so far. After reading reviews, Rosoevelt Towers does have its issues as dealing with ANY apartment community that have a variety of people in building and not your own home, you will run into the noisy tenant, someone not being a resident being let in by another resident, ethnic food aromas, kids playing in lobby,cars getting towed, etc but think it is a good place to live with good people.

Roosevelt Towers - Location is Ony Attraction
Within walking distance (approx. 10 min) to East Falls Church Metro, Roosevelt Towers is a good place to be if proximity to DC, NoVa, Southern Maryland is a top priority. As for the apartment complex itself, it's kind of dumpy. Drab hallways, drab, outdated 60s apartment interiors with no washer or dryer, some noise, plenty of Section 8 renters, poor ventilation which allows smells of every ethnic variety imaginable to pervade your living space are a few of the issues you'll encounter if you decide to stay here. Windows are cheap and old, rattle with the wind and allow plenty of hot and cold air, along with noise from busy Roosevelt Blvd to enter. One the positive side, shared utility metering keeps monthly utility bills (water, gas, electric) down to a manageable $50-$120 monthly depending on use. The location also allows one to use a cheap Radio Shack antenna to pull in a number of HD/ digital channels so you can tell Cox cable to take a hike! I've also found the management reps here to be OK. They are not rude as indicated in other reviews and while they don't have the power to change some things, they do respond to questions quickly. Inside the building, the lobby/ office area is remodeled and there's a reserable party room, free billiards room and a small workout center with TV that occasionally work. Using the washer/ dryer area isn't cheap and the "business center" is a small cubby hole with a computer and printer. For me, the biggest PITA is the lack of security or management staff 24/7. Everyone from the WRIT (management) team leaves around 6pm daily. When the noise starts or if you accidently lock yourself out, you're on your own. I was told just to call the police if someone is getting noisy. Occasional drunks bellow out from apartment balconies and there's been a few fights in the parking lot. The prevailing attitude here (as with most of DC and NoVa) is at $1100-$1500 a month (excluding utilities), you're not going to find anything closer to DC so take it or leave it. I'm taking it for now but I'm on the move as soon as I can get stabilized.

Nice place, great price
I have been living at Roosevelt Towers since 2008 and have changed apartments 3 times (two 2-bedroom and one efficiency). I've always lived in non-renovated apartments. I've never had problems with cockroaches nor rodents. All the units were in very good conditions even being non-renovated. The pros: -Great service: it's easy to request maintenance (via phone or email) and quick to get things done. The Office people are very responsive to any requests and very friendly, even the maintenance crew. -Clean and safe facilities: the building isn't fancy but is well-kept and clean. -Great price for the area: a 10-min walk to the East Falls Church metro; walking distance (about 20 min) to Safeway, Target, and CVS; right by I-66 and pretty close to I-495. -More than enough parking: there are always open spots and you can also have your guests parking there, as far as they put the temp parking permit on the windshield. The cons: -Thin walls: depending on how loud you neighbors are, that may be annoying. -Bad windows: the metal windows do not shut perfectly and do not provide proper insulation. If they did, it would probably lower our heating costs significantly -Ratio Utility Billing Service (RUBS) utilities system: With this system, each unit is charged for utility on a ratio formula (based on square footage, number of occupants, etc), which means that even if you never use the air conditioner during the summer, that won't necessarily mean that you will pay less for electricity. Everyone is charged a piece of the bucket of consumption. The cons don't bother me that much and I really value the pros. I totally recommend Roosevelt Towers.

Decent place for great price
I've been living here since September 2009 and my overall experience has been positive. I live in one of the older units but haven't had any real problems. The newer units look much nicer though. Parking: Parking is great. There is no additional charge for parking. The management staff hands out visitor passes quite anytime you ask...other places charge $3 for a visitor pass! Noise: I can occasionally hear the grounds crew outside or some neighbors in the hall but it isn't too bad for an old building. Grounds: Average Safety: I don't have any safety concerns here. A lot of families live in this apt building. Construction: Unfortunately, it can get very cold during the winter and hot during the summer. The windows and balcony doors are not well insulated. It isn't a reason not to live here, but it is worth mentioning. I live in one of the old apartments so I've had a couple fixtures break but they were fixed quickly. I'm sure the newer apartments have better construction. Maintenance: Maintenance has been great for me. I've had several non-emergency issues and they are quick to fix it...usually that day but within one day at most. Staff: Other reviews complain of bad management but I've had a good experience with management since I've lived here. I made sure to be courteous to them from the start and they have been wonderful to me. Overall: You can't get a better place in this area for this price. The cons of this place would be the smell...there are many foreign tenants here and the hallways smell like ethnic food. They gym is very basic so if that bothers you, then it might be a problem. However, there is a Planet Fitness right up the street (walking distance).

AMAZING!!
I had an amazing experience living at Roosevelt Towers in Falls Church, VA. I can't even put it into words, everything here was above and beyond. The apartment was newly renovated and very clean. there was also a fitness room with amazing equipment. absolutley amazing.

Stay Away
I moved into Roosevelt Towers in May of 2008 and within the first week of living there, cockroaches appeared everywhere. The kitchen was infested as well as the bathroom/bedroom. I called management who sent out an exterminator, but it didn't help. I got my own roach traps and kept bugspray on hand at all times. I lived this way for a year (until I could get out of my lease) and promptly moved away. This was my first apartment in northern VA and I just wasn't sure where to begin looking. So if you're new to the area and doing your research, please stay away from this apartment complex! The hallways are smelly and management is unresponsive. The apartment above me had a leak that came down through my ceiling and it took 3 months for someone to come paint the water stain. The walls are so thin I could always hear my neighbor playing the flute through my bedroom...we're not talking drums here, it was a flute. That is how easy it is to hear one another. Trust these reviews and look elsewhere!
