pretty good
4 months so far and I would say it is good. Apparently alot depends on your neighbors as to your experience. I live on the top floor so need not worry about noises from above. I hear more noise from the road than the neighbors and its not that much from the road. <br><br>$995 for a one bedroom includes all utilities. Walking distance to metro, which was THE primary consideration for me. <br><br>Quiet area. very close to a bike path. Good setting. It doesn't seem like you're right next to the city but you are. Parks and green areas abound especially along the bike path route. <br><br>The elevators do suck and they are fixing them right now so there is just one operating, but hopefully after the upgrade (4months to finish) it will be better. Glad I am not moving in or out during that time.<br><br>staff is fairly responsive. Pool is nice although a little small. but oddly, doesn't really seem to get too much use. Never saw it with more than a dozen people including myself.<br><br>negatives: besides the crappy elevators, there is no washer dryer in the apartments. but there is an adequate laundry room so its not too bad.

DO NOT RENT HERE
I just want to reemphasize what most of the recent commentators have written. This place is no longer any good. They are charging the newer tenants lower rent than the existing tenants and it is beginning to show. I have been threatened in the parking lot by a Latino gangbanger type because i happened to pull out when he was racing through it at around 70 mph. The elevators have never been repaired despite numerous promises to the contrary. The neighbors are getting more and more noisy and unruly. Kids running in the hallways. Loud thumping from the apartment above me. And of course ------ music in the parking lot along with some folks revving their "roadrockets" into the wee hours.<br><br>The only thing this place has is location but that is not enough any more. Trust me stay away from this place. You will be glad you did.

Not bad for an apartment.
The staff is friendly, and repairs are made in a timely manner. I moved from a one bedroom to a two bedroom before my lease was up, management was quite accommodating.<br>Renovation of the common areas and elevators should start in the fall. <br>

Save yourselves
There is one thing, and one thing only, going for this place - location.<br><br>The management staff are rude and lazy. Four of the last five times I received a package I did not get a slip in my mailbox to let me know. The one time I did, the staffer had me go down the hall and get the package myself so she wouldn't have to get up. This example is the *least* aggravating of my encounters.<br><br>The building itself is ugly inside and out, not to mention less than clean. The trash chutes stink and have backed up several times. I often encounter trash in the stairwells, which haven't been repainted the entire time I've lived there. Sometimes there is even spit, or sticky mystery spills. (That should begin to clue you in to the low-class nature of some residents as well.) <br><br>I only take the stairs because the elevator is fantastically slow. Improvements to the elevator, the sorry excuse for a workout room, and other "amenities" have been promised repeatedly over the years. Nothing is ever actually done unless you count the wood paneling they put in the elevator. It doesn't go any faster, which is what residents wanted, and the wood is now chipped and has graffiti carved in it. (Another clue about some residents.)<br><br>Residents also cannot take things such as heat, AC, water, or electricity for granted. I've lost count of how many times one or more of these ESSENTIALS have been unavailable due to repeated repairs. How many times does a chiller need to be replaced in a year?! <br><br>Then there's the parking situation. This was a serious problem for a while, but not so much anymore now that they tow at night. Still, there were at one time about a dozen abandoned/junk cars on the lot when parking was extremely limited. It took a year for them to get all the cars removed, but new ones appeared and still remain. <br><br>I could go on here forever, but the last complaint I will make is the most galling - they rip off long term residents. Anyone walking in off the street today will pay the same for a 2BR apartment that I am being asked to pay for a 1BR. I wouldn't be surprised if this is legal, but it sure as hell isn't fair.

Not good Not bad
Pros :<br>Nice locality & lotsa room space.<br>You dont depend on the bus to get to metro - it is walkable 12-15 mins each way to the metro - however, winter/snowy periods it *will* be a pain - but even with taxis - it is less than $5 including tips.<br>All utilities included.<br>Short term lease - no monthly premium - you pay a short term lease fee of 150$ and u can sign 6 mo - and extend for another 6 mo without any more additional fees.<br>They pick up packages for you.<br>calm & peaceful place<br><br>Cons :<br>Elevators suck high time - when we are moving out - there was another person - who was literally shouting profanity that he made a mistake in moving in here - dont repent later - no point ! - even if they work - you will become 10 years older by the time u take the elevator to your floor.<br><br>Only the manager gets the maintenance requests done - all other staff are simply beyond it !<br>Frequent water shutdowns for plumbing repairs - mostly from 9-5 - with no sufficient notice- typically the evening before !<br>AC/Heating - once AC was shutdown for replacing cooling tower on the 'hottest day' recorded this year - what foresight !<br><br>On 'ride to office' day - they wanted *all* parked vehicles to be moved out of the parking lot - so that they can re-stripe the lot - attempted to convince them that they could do this in batches. The only response i got is 'Excuse me, parking lot is not a part of your lease - I own it - I will do whatever i want with it' - very consumer friendly ;)<br><br>Garbage chutes *STINK* - consider buying a hazmat mask. <br><br>Towards end of lease - lotsa roaches around my place & Mysterious mold like stains - started appearing on the carpet !<br><br>after countless encounters - it took them 2 whole months to wire up the buzzing mechanism for the door security<br>

Not a good choice
Pros : Maintenance people are very friendly. <br> Falls under Falls Church City school limit. <br> <br>Cons : Elevator does not work most of the time. Eventhough it falls under falls church city, you have to walk atleast 2 blocks to go to a bus stop. If you live in south facing apartment, you apartment is very very hot during winter. Apartment rent is very high and they increase it every year. But the new tenants will occupy for a very low rent. Overall, I would not recommend this to anyone.

Noisy neighbors moving in - Rap music sucks
Moved in here in January 2002. Overall it has been okay except the elevators absolutely suck. Also this last winter we lost electricity for a few days because the transformer room flooded during the rain and snows. They always seem to be repairing the hot water heater too. <br> <br>Other than that it had been convenient and fairly quiet. But now I must live with the nightmare that so many seem to experience - the low-class, noisy neighbor who loves his "rap music", blasts it as loud as he wants to, and does not care. He also seems to have his ho´s and ------- over a lot - dancing, yelling, screaming, and shaking my ceiling throughout the night. <br> <br>Unfortunately, I have complained about this problem to management and nothing has been done. <br> <br>It absolutely befuddles me how these low lifes can even scrape together the money to rent in a relatively expensive apartment building. Somehow they do and as long as they pay on time, management seems happy. To heck with the other tenants. Of course they are probably afraid to take any action out of fear of a civil rights lawsuit. <br> <br>It seems this a problem no matter where you go in this area. Does anyone know of a nice apartment building that does not tolerate the gangsta rappa crowd playin dir muzik all hours of the night? It would be so nice to live in such an apartment. Why must of the rest of us who just want to live in peace and quiet have to tolerate this crap and upheave our lives in order to escape the scum and the trash. And then we are accused of being intolerant when we complain. It just makes no sense. <br> <br>I am writing a formal protest to management but doubt anything will be done. Given that, I would have to recommend staying away from this place because I think it is going downhill faster every year. I will be moving out when my lease is up and if the noise continues even sooner. <br>

fairly good for the money
good location and quiet building, but the elevator breaks all the time and overall the maintenance upkeep is not good. currently our elevator has been broken for 8 days with no end in sight.

a useful neighborhood; fit my needs
spacious enough with the 2nd bedroom; well kept; staff genuinely concerned with community feel to the place; great location with access to transportation and variety of shopping and diversity.

Love this apartment - nice helpful staff - quiet-metro
We have only live here for two months, but I can already tell it is going to be a very nice place to live. The staff is so helpful. The only drawback is that there is not a freight elevator for moving in. We had to squeeze our sofa into the tiny elevator and it just barely made it. But in the end, the move wasn´t bad at all. <br> <br>On the plus side, it is near the metro (.7 miles), so far it is very quiet, the apartments are usually painted and carpeted before a new tenant moves in, the airconditioning works great and the view is nice from the 5th floor.

Nice place to live!
I´ve lived in Roosevelt Towers for about a month now and it´s a night and day difference between it (good) and where I lived previously, Skyline Towers (BAD). It´s relatively quiet, well maintained, and convenient (a 10 minute walk to EFC metro). The air conditioning works, the staff is friendly, and the neighbors will actually smile. <br> <br>A definite improvement, and my rent, for a one bedroom, is about the same as Skyline was raising me for an efficiency.

Good Overall
Pros: <br>-Walking distance to Metro <br>-Staff was friendly and responded quickly to maintenance requests <br>-Quiet <br>-Close to major roads, etc. <br>-Utilities included in rent <br>-Nice pool <br>-Option to pay for laundry with a card instead of digging around for quarters every time you need to do laundry <br>-Safe area <br>-Nice kitchen <br> <br>Cons: <br>-Parking is very limited, and removal of abandoned cars does not happen as quickly as it should. <br>-Apartment seemed rather "boxy" after a while. <br>-Some people have had problems with their phone lines. <br>-Elevators weren´t very large or reliable (made for interesting moving days) <br>

Quiet/Convenient/Expensive/
Like any apartment complex there are pros and cons. Well I´m currently living in a one-bedroom apartment which has a serviceable kitchen and lot´s of closet space. Also one needs a key to get into the main building at all times, and there are two locks on each apartment door. Guests are buzzed in by dialing your apartment number from outside, though some of these have very bad reception and half the time you can´t hear anything and just hope you buzzed the right person in. There are two elevators which are prone to breakage, they have just been remodeled. I have yet to see a security guard but there are security cameras located on the first and lobby floors. The staff are pretty friendly. And there is a metro stop (orange line) about 3-4 blocks away. One of my primary complaints is the lack of parking, there are days where the parking is extremely difficult to find, I´ve had to park in another apartment´s lot before, however this past month (July) the parking situation has improved somewhat due to threats of towing away non-tenants cars. Apparently one of the neighboring apartments were using the Roosevelt lot for their own overflow. There is very little or no noise disturbances, unless you count mowing the lawn at 10am in the morning. And the apartment is located close to both metro and HWY66, as well as Wilson Blvd.
