My wife and I have loved living at Park Triangle. It's a great place to be a part of the city, and is very conveniently located. It is, however, very loud! The glazing that faces the plaza really needs to be double-paned glass. Otherwise, we have loved our time here!

The apartments themselves are a good size and have no issues. The noise level from the street and the rest of the neighborhood carries into the apartments, even with windows closed. The rooftop is nice, but the other amenities leave much to be desired. The maintenance staff is good, but there is frequent staff turnover at the front desk, and the leasing office staff often don't seem to care about problems residents encounter. The property manager, Norman Hawkins, once informed my roommate that this is only a job for him, since he doesn't live in the building, so a problem was of minor concern to him.

Excellent Place to Live!!!!
I have lived here for 2 years and have had nothing but positive experiences. The entire staff is wonderful. It is a small building that really feels like home. I highly recommend living here.

Great place to live
Park Triangle has been my home for the past four years. I typically don't like apartment living but it's great to live there. Prime location. Metro (super) close. Giant, dry-cleaning,Starbucks, target, bestbuy all at a stones throw and some great bars and restaurants all within walking distance. The best Part is the staff. They take care of you as if you're a guest in their own homes. Being 3000 miles away from home for grad school has been that much easier because of this place. I'm sad to be leaving. Whoever gets my apartment will be loving the views.

Nice building, nice price
Sorry to all of those who wrote that the building is overpriced, but I used to live on U Street. You haven't seen overpriced. This building is reasonable. The front desk staff is friendly and the sales office very helpful. I am leaving my apartment early to move overseas for my job and they have been nothing but helpful in showing the apartment so I can find a subletter. In my old building there was no subleasing and all the sales office did was collect rent and ask for rent. The pet fees here are also lower than in comparable buildings and you pay the common charge only once at lease signing, not every year (again, in my last building, this was the policy). The walls are a bit thin, but I have never had problems with noise per se (I live on the 2nd floor). I think people are respectful. The biggest noise I ever heard was the sound of the water heater kicking on during the winter. I would certainly be renewing my lease here were I not moving overseas.

decent building , horrible noise
Overall, the building and apartment were fine, no major problems. It was quite convenient to have a gym in the building. My major complaint, and the reason that I moved as soon as my lease was up, was the outside noise. My apartment faced Park Rd. (and the Giant) and the noise from the street and the stores was loud, annoying and relentless, even with the windows closed. Delivery trucks start arriving at 4:30, sirens around the clock, car alarms, blasting car stereos, tied up dogs barking while their owners shopped, garbage trucks and Giant employees crashing shopping carts late at night. I rarely was able to sleep through the night. Have now moved and am no longer sleep deprived.

Please see my response to the review posted on 7/21/2010. I was directly involved in the incident and wanted people to know the truth of the story. I have lived at Park Triangle for three years and recently renewed my lease for another year. I think the management is fantastic, helping me tirelessly when I wanted to upgrade to larger apartment. The building is clean and safe, in large part due to the work of the night guards. Any maintenance issues I've had have been dealt with promptly, and when my air conditioning was out in early June, they even offered to put me in a guest suite apartment until they could get the needed part. I don't really care for the Columbia Heights neighborhood (too busy, congested, and loud) but the amenities and people at this building have kept me here for years.

DO NOT RENT here - building management totally irresponsible after terrible situation
Let me just start by saying that I previously had encouraged friends to rent at this building but am shocked and disturbed by the building management's failure to act in a terrible incident that occurred here. Upon visiting a friend, I was attacked without cause by a shrieking and mentally disturbed security guard at this apartment building. I was trying to visit a friend, who had fallen asleep and thus didn't hear her phone ring. I entered the building and then within seconds, was attacked by a rude, enraged, and mentally disturbed security guard, who scratched and clawed at me ripping my shirt and bruising me. Despite meeting with the staff to explain the situation and showing them my ripped T shirt and minor cuts, they merely suspended the guard for a few days rather than forcing him to get mental health help. It's just irresponsible and terrible that this building failed to act in this situation despite tape of the incident. DO NOT RENT at this PLACE!

Great Management
I lived at Park Triangle for 2 years and I highly recommend the building and management. I have lived in the DC area for 5 years and have lived in multiple buildings in NOVA and DC, and Park Triangle was the best run building I have inhabited. Holly in the management office was very receptive to feedback including rent renewal negotiations. I never had a problem when living in Park Triangle. The neighborhood is very noisy and traffic can be bad, but the building was great!

Decent, but overpriced
I have lived at Park Triangle for 13 months and I am getting ready to move out. I wanted to write about the pros and cons of my experiences living here for prospective residents to consider: Pros: - Pets are allowed (some restrictions) - Units are stylish and appliances, etc. are fairly new - The rooftop deck, community room, and fitness center are all decent - well furnished, and open 24 hours - Front desk and maintenance staff are friendly - Common areas are well-maintained and cleaned often. I have never seen or heard of problems with rodents or other pests. Cons: - Rent is expensive, which I understand to a degree as it is a new building, but it is pretty overpriced. - Electric bills can run high. I have read varying posts here, but for 2 adults and modest dishwasher and laundry use, you can expect to spend $85 per month. - Walls and doors do not protect against sound - No lights in the bedroom (in some units - we had to bring in our own lighting). Neutral/No comment: - Parking - Never experienced any maintenance issues - Style - I personally like the style of the building (modern, concrete flooring, exposed pipes, etc.) but not everyone likes the style - Front desk is not staffed 24 hours a day - I don't particularly mind this, but it is worth considering, especially for the price. Overall, Park Triangle is a nice place to live, but I do not think it is worth the price. We are looking forward to moving in to an older but more reasonably priced building.

management who do not take on their responsibilities
My main complaint after living in Park for quite some time is their poor management. When the apartments have problems that are going to cost the management money they ignore you and your problem hoping it will go away. We have had various problems (which existed before we entered the apartment), where we have had to fork out our own money to mend them. For the rents we pay this is supposed to be taken care of by the building. Management will not come and discuss anything, they just hire a pretty girl that stands in the office. She has her orders to basically stand up for her management, which is simply blame it on the tenant and if he(the tenant) gives anymore problems or keeps insisting, just ignore him. They just want our rent money. I would not recommend this place. Save yourself stress and large money costs.

Great Place
I was a long time resident of Park Triangle who recently moved out of the area. I never really paid attention to this website, but when I turned in the keys to the office, they asked to share my experience on Apartment Ratings. I really enjoyed living at Park Triangle. I loved the location and having the convenience of grocery stores, restaurants and retail right at your front door. The building itself has great features, from its rooftop lawn and grills to the modern, urban feel of the apartments. I have and will continue to recommend Park Triangle to anybody looking to move in DC.

A good experience!
It's sad that this building will get a bad wrap from a few angry reviewers. I have had such a good experience at Park Triangle. When I moved in the leasing office was so accomodating. I have never lived in a building where the concierge and maintenance staff, especially Nate, stop to talk to you and know you by name. The other residents actually smile at you in the elevator. I rarely have maintenance issues but when I have they were resolved the same day. My elec bills have been fairly normal, $45-60 and $16-21 for water/sewer. I really like the urban look of the building, but still feels homey. There is a delicious bakery just down stairs, 24 hour dry cleaning pickup, groceries and Target across the street, cute neighborhoody coffee shops and Starbucks a few blocks away. I like walking around the neighborhood (when it's warm) to find new, colorful corners. A quick ride or walk to U street or Adams Morgan. I will stay here until I buy and then will still probably stay in the neighborhood. Thanks for the good experience Park Triangle!

First, the location is incredibly convenient. You are in the heart of the city and pretty much everything you need, can be found within a few blocks. There is a downside to this, in that there are huge crowds on the weekend, street parking is extremely scarce, and you'll hear sirens pretty much every 30 minutes night and day. Nat and the maintenance staff are incredible. He is always on top of getting things fixed in our apartment that day. The one problem we have run into is that the company doesn't let him keep a lot of spare supplies around, so when he has to order materials, it takes several days for repairs. Now the downside. These apartments are not well insulated. They are hard to keep warm in the winter and cool in the summer. God help you if you have a corner unit like ours. The electric bill was often $200 a month. There is about a 10 degree difference between the bedrooms and the living room. Beyond, the bill issue, you will be able to hear your neighbors. I don't need to know about my neighbors smoothie addiction and he doesn't need to hear my late night hair drying. The building started renting fairly soon after it was completed, so a lot of punch list items weren't completed, like toilet paper roll holders in the bathroom. Our AC unit froze up twice in a 16 month period, because a venting was not installed in the lower half of the utility closet, so the unit was having to suck air under the door of the closet. The worst problem is the management. We were willing to put up with the problems above, but the management is what is driving us away. They messed up our lease renewal and weren't even willing to compromise with us. The manager tried to tell us the market price for the apartment was $3k/month. Not in this economy mister.

Great Building and Area
I have to admit that I was hesitant at first to rent at Park Triangle after reading the other posts on here. I was in a bind and Park Triangle had the most reasonable price for what they offer, so I took a chance. I haven't had a single thing to complain about during my time here. I love my apartment and the convenience of being close to Giant, Target and the Metro.

Terrible management, do not live here
Everything posted on this site is true. I even reviewed this site before moving in and shrugged it off, but it is exactly as other tenants wrote. The building is completely mismanaged, you are usually not allowed to speak with the property manager, and the leasing agent does not know anything. We have been told incorrect information, ignored, and blatantly lied to on various issues. While the apartments are nice, it is not worth it to live in this building. The party room that we were told rents for $70 dollars an hour is actually $150 per hour on the weekend, and you have to also pay to rent out the roof deck. They have two roof deck grills but only one works. They have a list of restricted pet breeds including many regular breeds that you would not expect to see on a restricted breeds list, but they will do not provide you with this information. The area is generally unsafe, especially for women, with shootings occuring frequently within 2 blocks of the apartment complex. People also prop doors and homeless people and crackheads hangout outside of the building. The utilities do run high, and the building was slapped together and Comcast had to come our 4 times due to loose connections coming into the apartment, and it is still not fixed. Some residents must park in a separate part of the garage that you must take two elevators to get to your apartment. There is also no guest parking, you must pay $15 per day/evening for a guest. They also claim to have the front desk covered, but it is at odd hours, and you are not able to buzz in guests from the front.

Everything posted here is true and then some. This building is simply not worth it. The Park Triangle is the worst building I have ever lived in in DC. Seriously, anything is a better option. Also, do not believe a word that you are told by the property manager, all she wants is your money.

Do not Suggest
If you have the disposable income to waste on high energy bills, some $200 to $300 a month, and you don't mind being surrounded by the sound of constant construction or sirens blaring down 14th and park, then by all means sign up. My advice would be to pass. For what you pay at Park you can get a decent place that is in the middle of hot locations like Adams or Dupont. This area isn't ready for what they charge. Maybe after the location gets built up and they find some ways to resolve the heating and cooling problems, but my vote reflects the others.<br><br>On the bright side, the floor plans are great and the gym is a plus, but these do not outweigh the negatives.

avoid it
dont be fooled by the "cool looking" apartment interior.the insulation is terrible!be prepared to pay upwards of $250/mo in electric bills during winter and summer months.the constant drilling from construction in the retail space happens ALL DAY--despite management's reassurances that it only occurs during "set hours."the retail space has had break-ins and the interior of the building smells like fried chicken courtesy of the retail store.parking is a rip-off.i thik the building went up too quickly b/c i've heard several tenants complain about flooding and leaks.bottom line:over-priced and not worth it.

Don't Live here
The front desk & maintenance people are very nice. Management is very nice to your face but then ignores your requests in the hopes that they'll go away. Off of our original requests for maintenance when we moved in, it has been two months and maintenance has still not been completed. When we moved in, we were assured that the walls were thick concrete. Almost daily we can hear sex & music through our walls. After inspecting the walls, maintenance found that there was not a noise they could make on one side that could not be heard on the other. Management concluded that the building was up to code, so there would be no need to do anything to fix the issue. They said they would not approach our neighbor as it is a policy to let tenants live comfortably in the lifestyle they chose (i.e. Our neighbor was quoted as saying its a great apartment in an apartment section of Washington Post so he can do whatever he wants now)

Big cost....little return
Though stunning in design and location, do not be fooled by Park Triangle Lofts. The management is unfriendly, parking costs are ridiculously high, and the constant drilling from commercial drilling will leave you with many restless mornings. Great place to visit, but I wouldn't want to live here (anymore, that its...).
