I moved into Camden Lee...
I moved into Camden Lee Vista in December of 2012. I transferred from Camden Hunters Creek. Comparing the 2, I must say that Lee Vista has a much better appearance. The grounds are kept nice and is very quiet all the time. I feel secure with the gated entrance, whenever broken, it immediately gets fixed. You need a card to even walk through the pedestrian side of the gate unlike at hunters creek, it was unlocked all the time. The inside of the apartment is cozier and just an overall great experience with the tiny amount of maintenance request made. They come and fix the issue within 24 hours. The office staff is always pleasant too. I am really enjoying my stay here. If they don't raise the rent to high like hunters creek did for renewal and if I don't buy a house, I will definitely renew. Only complaint is the location. Use to hunters creek and everything being so close. But Lee Vista is still not so far from stores and such.

They are a bit expensive...
They are a bit expensive but overall nice. Upstairs neighbors are awful, always noisy, foot stomping and yelling.

Lived here about 10 months....
Lived here about 10 months. Nice community and Very well kepted. Apartments are all about maintainence and they have a great team. Things happen thats a fact. Their team fixes well and promptly. Very nice place to live.

overall the community...
overall the community is beautiful and safe. Being able to rent a garage is a big plus. i have a daughter and this community is perfect because there are so many ammenities to choose from and it's super safe. So she's never bored and I'm never worried.

I've lived in 5 apartment complexes, and I was very happy when I found this complex. The price is good, apartments are like new and the complex is clean and quiet.

I love it here. Looking...
I love it here. Looking at the last few reviews, I cannot agree b/c I never had any issues. I barely hear a pin drop. I never seen a issue with the gates other than them keeping them open some days. The community is quiet, clean, and safe. There is no perfect apartment community, so you are going to have a few issues no matter where you go. I love my apartment and hands down this is the best one I have lived in, in Orlando. Only issue I have is parking on the weekend, there should be dedicated parking for guest.

Omg , where do I start,...
Omg , where do I start, location is great the place is always clean and neat for showing and attracting more ppl only, security is very bad my neighbor vehicle got vandalized in 2012. so many violations in parking, in pool, dogs without leash. The most thing I hate is pool party some residence bring their friends and they drink, the music is very load. I complained over and over again the office THEY respond nice to me but no action what so ever. One of the residence use his garage as a car body shop and he do tire change so its crazy busy and for sure its not safe. I really donâ??t recommend living in Camden,

Unsafe, my vehicle got...
Unsafe, my vehicle got vandalized 3 times in one year, the gate get stuck , lots of residence sublet their apartment for drug users and ex presenor for food stamps... At night the pool is up all night for drug parties very bad place...

They charge too much...
They charge too much for such small apartments. You can hear people going up the stairs and literally hear everything from neighbors apartments.The staff is ok, except for Jennifer Sáez and Pilar, they are very rude and nasty. The parking is terrible, I always had to park about 3 buildings down because there was never any parking after 10pm. It is gated but sometimes the gate gets stuck and it takes days for them to fix it.

I was so excite to move to Camden Lee Vista. My rent had gone up at my previous apartment complex and I was getting a 2/2 at Camden for less than the 1/1 I was previously in. Once I moved in that's when it I realize that I should have stayed at my old place. Don't get me wrong Camden is not a bad place for the cost, but there are certain things that happened that have me ready to move. The Bad... The first month of moving in I had over 7 maintenance requests and 2 emergency maintenance requests. The cold showers were not fun, and the broken AC when it's 96 degrees out in FL is not good. Maintenance takes a while to get to your request. The parking lot lights are always broken around my building. It s extremely dark at night time when walking to my apartment from the parking lot. The roaches are just ridiculous in that place. Not only have they sprayed, but I ve sprayed. I'm at the point where I leave nothing out. I even empty my dog s water bowl before going to bed at night. You also get change for water not by unit but by the community. Meaning they take the overall water bill and divide it by residence. So you could not use as much water as the next person, but you will be paying the same price. The Good... The office staff is friendly and the Apartments are pretty roomy. All in all I try to stay positive. Tell myself to make the best of it until I move.

Skip it and avoid any Camden property in Orlando. We were assigned here for our work and couldn't move, but we were glad to finally be transferred to other places. The office staff here, like all apartment communities, is all about leasing the apartments and being friendly. See your unit before you move in. If there are lots of kids near you, they'll be playing in the parking lot on the weekends and when not in school. The property says it's not allowed, but all they do is put notices on everyone's door and they do nothing about it. It's quiet for one day then not a big deal. The same is true with the valet trash. You're supposed to put trash out after 6pm so it's picked up at 8pm. People put trash out at 9am and their stinky trash and overflowing containers stink up the walkways in buildings all day (think hot humid days and rotting trash). They say they don't allow certain dogs but the manager is afraid of dogs so they never verify what kinds of dogs are living here. There are definitely pit bull mixes (at least three near our apartments) in the community. Oh, and people don't pick up dog waste (think hot humid days in FL, again). They say there is a safety officer online but when we needed one we had to call the leasing office rental number to be told there was no safety officer and there was nothing we could do because the manager was supposed to deal with it. Well, at 11pm, it had to be dealt with but the manager doesn't live on-site so good luck trying to get something fixed with no real Camden representative around. Holidays are full of people shooting off fireworks into the lake or common areas. One way in/out on each side of the complex makes it very tough to get out. One old exit is chained off and it's by a trash compactor and recycle containers that always overflow. That compactor was broken for almost a week recently and residents just dumped bags all over the steps. There are two pools but the back pool is usually dirty. It's the biggest pool so it's better for swimming but only the front pool by the leasing office is kept really clean to make it look appealing. One Camden property had a police shooting recently, and this property makes you feel safe by having gates, but cars just wait and sneak in when residents arrive. We repeatedly saw people waiting in their cars by the leasing office at night and then following other cars into the complex. The people look all friendly when you lease, and the grounds look nice but don't be fooled.

PROS. Good location. Nice staff. Pretty landscaping. 2 pools. Gated community. Employee fix issues very fast. Office staff , are spanish bilingual, except 2. All handyman are spanish bilingual. CONS. Too noisy, cars driver every minute, few with soround sound systems, racing cars, loudy motorcycles, no security. You can hear everything in your room. Drugs dealers living there . Dirty buldings. Crime in the parkings and burglary in apartments. If you like the guettos, you can call this place normal , its you like the quite places, this place can be very harmful for your wishes. You can find parkings in the day, after 9 or 10 pm, not.No luxury, you pay only for live. This is a real review, not from office employee or other community. If you want to come, try to see in the nights and no only the staff demostration and call to orlando city police if you want to know about the bunglarys in this place or the next community. All zone have the same problem.

Moved in a few months ago. The office staff showed me a beautiful vacant apartment. Move-in day rolls around and the apartment I moved into was def not on the same niceness level as the one I toured. Then come the roaches and the AC dying. Then the AC died again then more roaches. Then my car gets broken into, stereo stolen, window smashed etc etc. I wasn't alone though, more than five cars managed to get broken into here and i don't even have a nice car. This place needs to hire security like other apartment complexes who experience these issues. The lovely day you tour this place is the climax of your stay here...you've been warned.

DO NOT RENT HERE!! Unless you want to fight about "trumped up" charges at the end of your lease. If your lease ends on the 15th-- you have rented that apartment until midnight on the 15th, correct? If you don't turn those keys in by the time they close on the 15th, they will expect you to pay another day in rent, trash, cable, etc. Also, they will refuse to provide renter info to your new complex until you give notice that you're moving. How do you know if you're moving until the new complex approves you, which they can't do until they speak with your old complex?? The entry gate provides a false sense of security-- I've walked to my mailbox and counted 4 cars go through at one time. Parking is terrible. If you get home later than 6 or 7PM, you will walk a mile to get to your building. Unfortunately, you won't see any of these problems until you've signed a lease and moved in, but by then it's too late- they got you!! There are several NICER and NEWER apartment complexes in that area, we found one that was 4 years old, more bedrooms and CHEAPER than the price Camden was trying to give me AFTER being a loyal tenant for a year and a half. And guess what?? I ran into 2 other people who had also moved from Camden. That should tell you something!! DON'T RENT HERE

Pretty Nice
I mainly picked this complex for it's location. You can't get much closer to OIA, plus there are many food and bar options nearby. For the most part I have enjoyed my year and half at Camden Lee Vista. The apartments and grounds are well taken care of. The insulation between floors is pretty solid too, as I rarely hear my neighbor unless they are really blasting their surround sound system. I have only had a few minor maintenance issues, and all were taken care of in a timely fashion. Their online forum for maintenance issues is easy to use and great for when you need to put in a non emergency request during non business hours. Parking is never hard to find near my apartment, at any time of day. Depending on where you live in the complex, will determine if it's quiet or not. Where I live, it's usually very quiet and I have never had any noise issues. However if you are staying in a 2-3bd, those are areas where children are EVERYWHERE. They have nowhere to play besides the street, so that can be a hassle too. There are a few things I'm not a big fan of here though. First off is the fact you have no choice but to pay $70 extra a month for the valet trash/camden tv. They let you know upfront though. The valet trash is nice sometimes, but they don't pick up every night and some people leave their trash out Friday night and it sits there until they pickup again on Sunday night. So you can get some bad smells, plus it attracts bugs. Also out of all the apartments I have lived in, the water pressure here seems to the lowest out of all of them.

Bugs, Parking, Laundry, Pool, Hot water, Crime..UNHAPPY.
I was really excited to move into Camden Lee Vista last year. Thought the units were very spacious and bright. Moved in..everything went downhill from there. I cannot even tell you how many maintenance issues I had in just a year. Just between my washing machine breaking down in the middle of washing loads of laundry, to countless cold showers, I put in my fair share of maintenance calls. Between the 4 or 5, non English speaking maintenance men always on their little carts around the neighborhood, none of them could ever seem to get my things taken care of. Then when I wanted to call an outside company to come, the leasing office said it was not allowed. So what is a person supposed to do? Honestly, the office could care less. They also shut down the jacuzzis in the neighborhood. So not only do things not work inside of the units, but now they are slowly removing amenities, and keeping your rent rate the same. But you already moved in..and signed your lease..so you thought you were moving into a neighborhood that maintains the pool area and has a hot tub, but no longer does. Parking is ridiculous. I was paying $100 a month for a 1 car garage. I take pride in my vehicle and care for it tremendously, so did not mind paying the $100. However, when my garage door opener continuously dies out and stops working, and you end up having to park in the furthest parking spot from your door, paying $100 seems pretty ridiculous. They do not manage people parking outside of their garage doors, which blocks you from pulling in or out of your garage. On days that I would have to be up super early for work, I would actually park in a regular parking space, with the fear of my car being blocked in as I would have to be leaving to get to the office. The walls are paper thin in these buildings and you can constantly hear your neighbors going up and down the stairs and their doors opening and closing. Also, pay your rent by the 1st. If you don't, those late fees are posted immediately. They could care less what the reason was. Even if you had a problem with your banking, and can provide the office with the information, they basically laugh at you and charge the late fee. As if taking away your community amenities you were paying for is not enough. I do know quite a few people in this neighborhood who were robbed around the holidays. People cutting screens and stealing right out of living rooms. Punks are seen jumping over the fences from and into the surrounding neighborhoods. I think they should just walk through the open/broken gates at the front of the property to prevent getting hurt on the fence, personally. Lastly, the bugs. Yes, it is Florida. Yes, we are used to dealing with insects. But I should not find live and dead Palmetto bugs, or huge, disgusting roaches if you will, in my apartment on a daily basis. In the kitchen, bathrooms, bedrooms, stuck crawling on the carpet, and all over the patio. It was so gross. They claimed to have sprayed around the neighborhood...but the amount of paper towels I went through used to dispose each bug I had to pick up says otherwise. Go somewhere else. You can find places much nicer, for even less, with kind people, willing to actually want to make your HOME enjoyable.

Great Place?
Just a quick note: I bet there will be another review after this one with the title "Great Place" . Notice the pattern of the other titles... Who do you think might be writing these reviews (the positive ones) to keep a nice rating? anyways ...I don't know where to begin.,,it was definitely my biggest mistake to move here.. I NEED TO VENT... Gates: Not working for more than 80% of the time in an area where crime is always present. Parking: No spots available close to your home unless you never go out. No lighting. I haven't had my car broken into but is just bound to happen. Apartment: Not bad, you are definitely not paying for luxury. If you want more info come and see it for your self and please don't just come and see it during the day (like I did) come at around 9pm to 11pm on a Saturday night..then decide whether you want to live here or not..

Great place
I lived at Camden Lee Vista for just under four years. I loved the place. It was kept clean. The office was friendly and helpful. Loved the indoor basketball court. I had a garage for awhile but found it was unnecessary since there was ample parking. I would definitely recommend the complex to someone looking for a nice place to call home.
