STAY AWAY!!! Especially if you are used to quality and service
The buildings are about 8 years old... There were no renovations done on the inside since they were built. Which means that EVERYTHING I mean everything is so used up inside the apartments. Seriously, I had trouble opening and closing windows, or just getting in the front door. The linoleum is cut up in many of them, some cabinets are falling apart, gosh, I could say so much more... but this should give you an idea. The place is falling apart. yeah, yeah, they are doing the construction on the outside of the buildings now, but that is not going to change the used up insides...<br><br>The other thing is, the front office staff of Camden Lee Vista is extremely rude!! There are one or two exceptions to this. But their idea of customer service does not go too far. The way they deal with issues is unacceptable, at least it was in my eyes. They would go into the apartment without asking for permission, let's say you have water leakage and they need to get access, I understand, but how long would it take to call the actual tenant to just let them know. When this happened to me, my phone was on the whole, and they did not bother to call. Then when I go home I realize I have no water because they did not put things back together after taking them apart... Another time out of the blue two guys climb up on a ladder and start banging the ceiling away on my balcony, without anybody even mentioning it. Do you think that is right??<br><br>Parking sucks, there are simply not enough spaces.<br>I have to admit, the location is pretty quiet compared to how close it is to 436, we liked that. Except for when certain GANGS (yeah, I am serious) decide to start yelling at each other in the middle of the night... Now that is unpleasant.<br><br>The pool is nice, but the bathroom belonging to the pool is totally disgusting all the time. So that makes me wonder how clean they keep the pool?<br>Now this is suppose to be a gated community, compared to that the gate is wide open 90% of the time. Interestingly, I noticed sometimes they close it for during the day, but at night they leave it wide open. Nice logic.<br><br>Well, this is all I could think of quick, but the main thing is I would not rent there again. I am sooo happy to be out of there!!! We lived there for 8 months, and that was plenty for a lifetime. When we first moved in I was excited, it looked like a decent place but unfortunately problems started popping up from the very beginning. The one thing that effected me the worst was the rudeness, the ignorance and the "0" problem solving skills that front office staff had. Once again with the exception of 1 or 2 good persons.<br><br>Good luck!!

DO NOT STAY HERE!!
I am a resident and have been for the last 2 years. When I first moved here I really enjoyed it. When my year was up, I was informed my rent would go up 110 dollars WOW!! What a price hike. That is not the worst of it though. The construction that is going on is unbearable, it starts at 8:00am and doesn't end until 5 or 6. Banging, hammering, drilling etc, it makes life unbearable. To make matters worse, I have been without electricity 3 days this month and one day I was without for 11 hours. Parking is crazy, and the front of your apartment will look like a cinco de mayo festival as all the construction crew hangs around your front door to discuss their day. Roaches have been terribel since the construction and the exterminator said that it is because of all the plastic and the material from the construction. To make matters worse, the front office staff are snobby and very rude. They could care less about your problems as long as your paying your rent. This place needs to be demolished and the front office staff needs to be transfered to Mcdonald's down the street at best. DONT STAY HERE!!! THIS IS A WARNING!!

GREAT PLACE TO LIVE
I have lived in alot of apartments in Orlando and this one is by far the best. Both the office & maintenance staff are friendly and quick to fix problems. I have recently experienced some construction on my building but appreciate that they are fixing problems and not letting the place go.

dont even think about it
I have lived here for a few years and over time it has gotten so much worse than when I moved here. There are 2 gangs that supposedly live here. Cars and apartments are getting broken into every day. They have been renovating all of the buildings so there is a constant pounding and banging all day monday through friday. I don't recommend this property at all.

DO NOT move here.
I'm a tenant in good standing, always pay rent on time, never give any problems or cause any difficulties.<br><br>The construction the last few months has been horrible. Workers wander in and out of apt. with no regard for people living there. They come in at 830-9am and expect total control of the place. Things have also been missing from our apt, and workers have been using our furniture and amenities as they please without our approval while we are away. (water, bathroom, groceries, tv, ac, etc).<br><br>The A/C in larger 2 bedroom units is too small for the space. Constantly freezing up, leaking, while costing us TONS in electric bills.<br><br>The office staff, while mostly friendly, offers no assistance with living matters, referring all problems to "construction" personnel. No discounts, or offers of lease opt-outs have been given. It would have been at least the polite thing to do to offer opt-outs because of this huge 3-4 month nightmare.<br><br>Nails are all over the parking lot, no parking available b/c of the construction. Neighbors are all fed up with this, but cannot do anything about it.<br><br>This place is way too expensive to be living the way we do. Most of our living area has been rearranged by construction, and we are unable to use about 30% of our space, the mold and rot fumes have made us all sick, and yet there is no consolation for all of this.<br><br>Imagine living in an apartment with people banging on your walls 7-8hrs a day for 3-4 months. Yes, it happens here.<br><br>DO NOT move here. You can do better.<br><br>Living Excellence? Hardly.

Front Office Staff Extremely Rude
Spoke with staff in front office about a problem we had with the rent. They agreed to let us bring it in, and then 4 days later we were told that they couldn't accept it,and also received an eviction notice. Asked for the number of the regional manager, but were told "He'll just tell you what we told you". Went online to get the phone number, spoke with the regional manager and he said he would speak with the office staff and get back with us. He did get back with us and told us to speak with the community manager and if we had anymore problems to get back with him. While speaking with the community manager she said she would only accept the payment, that they accepted a week before speaking to her, if we agreed to pay rent in addition to attorney's fees in full for June's rent, in which the attorney's fees were their fault in the beginning, because the tried to renig on an agreement that they made with us. I also think something fishy is going on in the office, because the 3 day notice they had attached to the eviction notice had an entirely different date from the one they gave us, but when asked about it noone knew anything, even though both notices were signed by the same person. Now comes the problem with the regional manager. We spoke back with him and told him that the community manager was trying to make us pay attorney's fees, actually seemed like a threat, which we don't think is fair being that the situation should have never occured, since they did make an agreement with us. He said he would get back with us, it's been 3 days now and we haven't heard from him and every time we try to contact him we get the run around. And the last day to pay the rent is tommorrow. Can't wait until this lease is up, but in the meantime we will be taking further action if this is not resolved.

The Money Pit!!!
I have lived here for 2 years and I used to like it, aside from being able to hear the person above me use their bathroom. Now they have been doing construction for the past 5 months which has caused so many problems....<br>1. Contractors entering without notice<br>2.Coming home from work to no windows and plywood taking over my bedroom<br>3. No parking what-so-ever so you either have to park miles away from your building and walk through the dark parking lot or double park and get your car hit by a bulldozer.<br>4. Dirty and construction debris ( I have had a flat tire b/c of this)<br>5. Currently I have no living room b/c I had to move all my furniture so they can rip out these windows which is taking them weeks to accomplish<br><br>Worst of all is the staff. I have been done trying to deal with the local staff, I have called their headquarters and spoken to the regional managers and they could care less. It's bad enough residents have to pay for this but their is absolutley no empathy from anyone who works for Camden, and apparently no one can get anything done. This is by far the worst place I have lived..I'll take my college apartment any day. I am counting down the weeks until I move out!!!

Run for the hills
Out of the dozen or so apartments that I have lived in, this is by far the worst. If you're lucky enough to get a street side apartment you'll be able to enjoy the continuous sound of stereo systems and those noisemakers that people put on their mufflers. If you're lucky enough to be on the second floor above garages you'll enjoy the sound of the garage door going up at all hours. You'll also be able to sample some of the fine music from the Latin fiesta coming from upstairs, sometimes until 4 am. They are now doing construction on the exterior walls so you have to navigate around the construction crew, and dodge the forklift, who obviously could care less if you’re trying to drive. The gate is always broken, and even if it isn’t people will 90% of the time tailgate you in, either because they do not have a badge or they're just too lazy to put down their window, that would be way too much effort. For the money you can definitely get something better then this ------ fabulous "luxury apartment".

Management staff and maintenance crew pleasant
Been here two years and these past few months have been trying because of repairs to the outer walls of my building. I work nights and, consequently, have been in the apt when all the walls were taken off. The job took about a month longer than promised. The construction/distruction crew were good workers and always solicitous to my questions. I have to look forward to the same process happening to the other side of the building.<br><br>The management crew were always professional and helpful, especially Sandy, and maintenance was done quickly. As I come up on the renewal time, I can't find a better place for the money. I'm staying.

Beware
Well, where do I start? Should I mention the multiple burglaries that have occurred in the past few months .... you may get the occasional letter stating to lock your door and have your alarm on. That didn't help the last victim to get robbed in this place. Scary. Next, the incompetent maintenance staff ... "yeah, it's fixed" ... let's try the same problem 7 times. Finally, the eternally broken gate and the garbage dump that the neighbors feel like using as the local refuse haven (there is at a minimum, once a week, someones furniture (mattress, couch, washing machine, etc) or the lazy boneheads that cant seem to be able to push a garbage bag left on the front door of the dumpster, so they just leave their bags just laying there in front of the dumpster door & by morning you can't even get to the dumpster door to put your trash in. I have lived in several apartments in Orlando and this one is by FAR the worst. It dangerous, dirty and with a hopeless maintenance staff. Please do not move here & I'm not a bitter lessee, I have no issues with the staff & I guess I just expect functioning appliances, a safe community and a clean environment where I live. I can't wait to move out of this place.

Do not move
This place is a dump. The gate is always broken, this probably has lead to the recent string of breakins. People tailgate you through the gate anyway. The people that live here are rude. The managers at the office are unhelpful. The price is ok, but you get what you pay for. If you can function without sleep then you will be ok here. But between the garage door opening at 5am below your bedroom, the latin fiesta going on above you until 4am, and the motorcade of loud stereo systems, broken mufflers, and motorcycles going by at all hours you'll be lucky to get more than 4 hours of sleep a night. DONT MOVE HERE. I cant wait for my lease to be up, and have been considering breaking it just to get out.

I moved into the third floor to escape the noise that might come from those living above me, didn't happen! Unfortunately the stairs are connected to my bedroom wall, the only wall that the bed can go on! Therefore I get to hear my neighbors (they like to stay out late and bring home lots of friends)everytime they come and go as I try and get some sleep! I have one recurring maintenance problem that can't seem to get fixed, even though the maintenance staff is friendly I have had them over to fix this 8 times in only 5 months! <br>The office staff has sent me a notice that I had underpaid my rent, when in reality I had overpaid!! That was offensive in itself, not to mention the way I was treated when I tried to explain it to them!<br>My move-in had to be postponed 2 days as they couldn't seem to get the carpets cleaned in time. I had the option of moving in anyway, but prior tenant had a cat that shed a lot!!<br>Other than all that I love to see and hear the planes and it is a very convenient location to my workplace! The apartment and grounds are very nice!

its ok
i rented here a while back. they were very nice upfront, but when we wanted to renew they upped our rent to more than the rates for new tenants. i got the feeling they figured i didn't want to move. which i didn't, but i wasn't going to pay that much more just to keep from moving. night security officer was a jerk too.

I Love Planes
I knew the planes were a feature, after all, the airport is two miles south. Love the apartment layout and the view to both sides of apartment. Good cross ventilation on upper floors. Maintenance problems fixed fast and office staff helpful in all respects. Very understanding when we were cronfronted with an emotioally disturbed neighbor. Everyone happy when they left. I chose this complex because of its location away from the heavy traffic. Multiple ways out of the area to escape traffic patterns.<br>The gate was hit by lightning about two months ago and has yet to be fixed. Oddly, that happened right after we received an alert to watch who we let through the gates. There has been a lot of construction to fix water leaks due to the three hurricanes that came through last year. I imagine that would color the reviews of the folks in those buildings. I would hate to leave. I've lived all over the city and feel this place is the best for my purposes.

Rude and incompetent leasing agents/Staff
Camden Lee Vista looks great from a distance but will surely disappoint after you move in. I have had to deal with the revolving door of leasing agents here. They have got to be the rudest leasing agents to deal with in this area. They pay more attention to moving people in here than to those who have been here for a while. These apartments have been undergoing major construction for what? We dont know because we werent notified. I decided to ask and they stated "you dont have to worry about it, we're finished". Well that was about 3 months ago and it's still going on. The only reason why I am here is to stick it out until I move into my home. The maintainance crew is rude and will get an attitude because they have to fix something. This is just a warning to those who plan on moving here, check out the other apartments around here (even if its more $$) because you will regretit otherwise.<br><br>

BEWARE
This company welcomed us with open arms and afforded us the expected pleasantries during our initial tour. After we paid the application fees and deposited an "administrative fee" we were allowed to submit applications. We were assured that our deposit ($400) would be waived since we were on a "preferred employer" list. <br> We were told the application process would take 10 minutes and we could wait for the results. After the apps were submitted, we were told that "the system was down" and it would take a little longer. <br> 2 days later we were told that derogatory credit required a deposit of $780.00 and we would have to purchase a "surety bond" of $131.00. (My credit and that of my co-applicant is unblemished as confirmed by Experian, Transunion, and Equifax)...Because the property was so attractive and appeared to be well-managed I purchased a cashier's check for the surety bond, wrote a check for the $780.00 and brought it to them immediately (in 20 minutes) with the understanding that if I was able to disprove the derogatory credit history reported that both amounts would be returned to me or credited to my lease.<br> All was well and our move in date was set to September 10. I made arrangements to transfer all the utilities, gave notice at the current residence, made arrangements for a moving truck, packed my entire apartment...etc...<br> September 9 (the day before move-in) I received a voice mail from an office staff member stating that they needed to ask some additional questions regarding our application. I promptly returned the call and was told that there was an unspecified problem with the criminal background screening (shouldn't they have conducted a criminal background screening before they approved me for the apartment?)and that they would call me back when they had specifics. (Imagine my anxiety at this point)<br> I placed a total of 4 additional calls to the staff to inquire about the status and every time I was told that again "the system was down" and that they simply didn't know what to tell me...Finally at 6:17 PM on the day before I was supposed to move they called and said that their proven ureliable system was telling them that a criminal background screen was returning derogatory information about me and they would therefore be unable to offer me the apartment. They would not disclose the name of the company providing the information (probably because it doesn't exist) The rest of the story is as of yet unknown but I thought it a good idea to post this so that perhaps someone else is not taken in by these dishonest, clueless, buffoons....AVOID THIS PLACE LIKE THE PLAGUE....

Convenient to Aiport - not much else
Well, it was convenient to the airport, so I got used to the planes overhead all the time. Traffic on Semoran and Lee Vista getting worse all the time. Hard to walk to many places, but they are building more sidewalks all the time. But, hey, I feel safer crossing a street in New York City than Orlando - drivers are inconsiderate psychos (why in such a blood hurry, anyway? - just another traffice light ahead...) <br> <br>The aparment was poorly laid out, with cheap blinds in the windows, cheap windows and cheap carpet. <br> <br>Glad we finally got our own washer and dryer because the laundry rooms were nasty - dirty with broken equipment and no security. <br> <br>The trash compactor was always blocked up - mostly because the other tenants seemed to stupid or too weak to toss their trash all the way down the chute to trigger the compactor. However, the apartments seemed to become more affordable for undesirable neighbors as time went on. <br> <br>The staff? Nice, but generally clueless and every changing. Office often closed earlier than the posted hours, so it was harder than hell to collect packages. They couldn't even keep track of the rentals - we had a garage for eight months before they realized it - somehow we were responsible because they gave us the key and opener, but didn't update the handwritten garage log. Hello, computers, anyone? <br> <br>Front gate was broken a lot, and the junk mail was herendous. <br> <br>And the neighbors with dogs NEVER picked up their dog's turds. At least they were usually right on the sidewalk wo you could see them, but walking in the grass was risky.
