Love the place I have been living here for 5 yrs. amazing office staff. I love my neighbors. This place is in a great location. Only a few mins from the beach. And the grocery store is across the street. I will be living here for awhile.

I am living in terror. Just Google "Avana Bayview Crime". The community earned top story on the 6pm news due to extensive crime. I recently came home and called 911 after finding my neighbor's apartment down the hall was burglarized. The police arrived and told me that the building is plagued with crime, which could be prevented by some simple improvements. I reported this to the office staff--and like a broken record--they referred to a clause in our lease which says they aren't responsible for safety or security. I filed a complaint with the Better Business Bureau which was closed due to no response from the business. I had many sleepless nights and turned to Broward Sheriff's Office for help. I was shocked when the police showed me 9 crimes in the complex--fully documented in police reports--in just 60 days. This is validated in the NBC news story. You'll see that the management didn't even care enough to give a comment to the news station. The office staff is not only non-responsive to crime, they are also unethical as a business. The Property Manager charged me $50 for a key for my dogwalker. Without warning, she stopped allowing extra keys and de-activated it--and then won't give us the $50 back. I couldn't imagine this kind of nightmare when I signed the lease.

In my opinion, since my last review (about crime in the community and the NBC 6 news story) this community continues to be a 1 star experience for the reasons listed below. To put my money where my mouth is, I recently moved out of my apartment approximately 1 3/4 months prior to the termination of my lease at my own expense. Should you have any questions about my experience living here please feel free to send me a message and I would be more than happy to respond with my perspective. 1. RECURRING ROOF LEAK: I reported a leak in my roof approximately 4 times to the landlord since September 2017. Water was pouring out of my ceiling when we had heavy rain showers in May 2018. Pictures and videos of the leak and the damage are attached. Despite efforts by the maintenance team, when I moved out on June 15 the leak still existed. See the pictures attached showing what I have had to live with despite paying $2,300+ per month for a "luxury" apartment. I never received a rent rebate for this despite requesting it. As of today, this unit (3-511) appears to be marketed for rent as of August 15, 2018. If you chose to live in this unit you may wish to pack yourself a bucket. I found my large grey plastic clothes hamper was perfect for catching the water. 2. BREACH OF CONTRACT - KEY FOB: I paid $50 to purchase an additional key fob remote for my dog walker to have access to the building. In December 2017, without any prior communication, the key fob remote was deactivated. The leasing office and Greystar refused to reactivate it or refund the $50 paid to purchase it. It was clear in the lease contract that this was a breach of contract. I had to hire an attorney to have it reactivated. Yes, that's right! I had to hire an attorney over $50. 3. UNETHICAL BUSINESS PRACTICES: I recently received a notice of non-renewal of my lease after posting my previous review about the crime in the community (refer to the NBC 6 News Article Below). Since I have paid over $150,000 in rent timely every month for the 6 years I have lived in the community and I have never broken any community rules, I can only assume this was in retaliation to my feedback about crime in the community. I planned to move out due to my horrific experience anyway, but the fact that they would retaliate against me rather than responding to the issues that myself and so many other residents have complained about should be concerning to prospective renters. They deleted my review on Facebook and I had to repost it. It appears they also did this to other residents who had negative feedback to share. What reputable business does that? 4. LANDLORD BREACHES PARKING RULES WHILE ENFORCING SAME RULES ON RESIDENTS: The leasing office allowed three large immobile metal garbage containers to be parked in a fire lane at the front of the building for months (est. 3-4 months). See pictures attached. Not only was this in violation of city ordinances but it was also a violation of Avana Bayview's standard lease contract. They have booted many cars at the owner's expense for parking violations but yet break their own parking rules. This further demonstrates the lack of regard for safety and the way this landlord cherry picks which terms of the lease the wish to follow. 5. OTHER ITEMS: I am attaching a few other pictures of the grounds around the community that I have taken in the past 6 months. This includes overflowing dog waste bins which add a nice aroma to the property, cigarette butts littering the floor in a supposedly non-smoking community, food left on the floor in the corridors for 2-3 days despite being reported to the leasing office by my neighbor, etc. You really have to ask yourself -- who is being paid to manage this property? Choosing a place to call home is an important decision because it is a significant long-term financial commitment. If you chose the wrong place you could be legally stuck living there for 12 months. I encourage you to carefully consider all of the reviews online before making your decision! Goodluck!

I am moving out because this community has taken had dramatic change for the worse. I just read most of the reviews and most of them feel the same way i do, very disappointed. All of the bad reviews are the same, safety, appearance, staff. When you come over to see this place do yourself a favor: Ask the office person to take you to see a unit in the 1631 building - and go thru the front door. Open it and let it go, wow, slam. Been like that for 6 months, i have brought it up numerous times. Check out the wall mounted countertop on the ground in near the mailboxes, its been on the ground for 3 months. Go see the garage - but take a stairwell up and see how filthy they are. I have had TWO nice bicycles stolen from that garage and Tracy has a video of the second one actually being stolen. Ask her about safety in that garage. Just this week they are installing steel plates on the hall side of our door locks, the break ins must be pretty bad if they feel its necessary to do that. Parking is a problem. If you leave the garage and remember you forgot something in your apartment ask them where you can park to run up to get it. Only about 6 spaces outside and everything is marked tow away zone. Kind of ironic, cars are parked in tow zones all over and the staff does nothing. What part of NO PARKING do they not understand? Some people actually park in the WRONG direction in front of a fire hydrant between two no parking signs DIRECTLY in front of the office and Staff cant even notice that. When you complain the stock answer is " you have to tell us when you see something" Ok so at 10 pm when you happen to see some really bad actors up to no good I should call the staff at their homes and they will come right over to see it first hand? ya right. Tracy is really a VERY nice person (REALLY) and has always treated me well. But, she gets her orders for the owners- remember that. Today I went into the office cause my second entrance fob was not working, it was re calibrated two weeks ago by the office. However now i'm told that the new guys (who are supposed to make everything better) have told staff to tell us we can only have one fob, however they took my $ 60.00 for the second one and now wont fix it, and these are the guys you will have to deal with on all future issues. This community is horrible. Do not waste your time moving here. The office staff are rude and make promises that they never keep. I resigned my lease and SPECIFICALLY asked if anything changed to which I was told no. That was six months ago. Now all the sudden I'm paying for pest control and a document appears that I've never seen before. I asked that the manager call me back two to three weeks ago now and that's never happened. The grounds are filled with dog crap so don't walk in the grass anywhere. It's a "nonsmoking" property, but residents are smoking cigarettes and weed on their balconies all the time. When I complained I was told "Oh, they said they didn't smoke" so if that's the case where are there hundreds of cigarette butts below their balcony? This place has been a nightmare since I moved in. I asked to move to a different apartment because the door leading to the outside is broken all the time and I know it's a safety issue since I've seen homeless people walk in on numerous occasions. I was told I could move as long as I paid $1000.00 transfer fee. I guess complaining 29 times about the door being broke doesn't make them see there is a problem. I will say, the maintenance team does a great job, but that's the only thing about this community that is halfway decent.

The only positive thing at AVANA are the floorplans. Avana is an extremely dangerous complex. My surveillance camera captured someone breaking into my apt. Management appears to be tight-lipped about it. ----- (the incompetent Manager) decline to warn or ask residents if they can identify the intruder. I've been living here for just 2 months and there have been about 4 home intrusion/burglaries. Apartments are broken into various times of day/night using crowbars and keys gain entry (more than likely an inside job). They discovered somebody stealing a motorcycle... even a bumper was stolen from an auto in the garage. Certain days you will discover vagrants sleeping in the garage or bathing in the common areas. Call boxes are broken and some residents are not listed on the directory so the code is given guests. Doors to buildings are either broken or kept propped open. Any given day you can see residents smoking in the garage or common areas of the "smoke-free building." The hallways also reek of marijuana sometimes. Take a drive there on Friday or Saturday nights and you will discover a wide range of individuals loitering by the doorways. The walls are super thin, the sound of the cupboards being shut or neighbors in their unit is very loud. They clean the hallway floors of vacant units to tour but after you've moved in you better be watchful of stepping/slipping on pet pee/feces. The pool is disgusting, the barbecue grill has been broken for weeks, many of the equipment in the gym is broken. When it rains water settles in certain spots under the covered area of the garage so be prepared to walk in ankle deep water to your car. They charge $600 per year for each car for parking. You will be lucky to find a spot for your guest on the roof as residents park in the guest spot. Per parking rules, your guest is not allowed to park on the property more than 14 times per month. They also authorize towing company to boot your cars for ridiculous reasons. All the residents I've met since living here are miserable and anxiously waiting for their lease to expire to move out. Don't fall for the fake 5-stars online reviews or photoshopped images like I did. I would NOT advise anyone to move at AVANA. Calling Greystar the corporate office is pointless, the Regional Manager ----- does not return calls.

Not recommended for any tenant when you sign lease you'll surprise leater for another low i stay my first year we do mistak to renew the lease for another year and then problem was start with the sik manager she's sik mental because here weaght arround -------------------------------------- and nobody can interest for here so that make a problem when she see a couple and no security Bad apartment no security bad management bad service,all time my kids sick when we lived there because garbage smell in the building. We give a notice for 60 days to move out signed by here the sik manager and when we move out she report to credit bureau and charge me the 4 months remains in the lease for $12,000.00 in my account so she calculated $3,000 monthly and my lease is 2,000/ month she very stupid and very bad lady's I no recommended for any future tenant to signs any lease with here. We stay 5 years in downtown Fort Lauderdale before we stay with here never anything happens, only with here take care and trust me very bad service and people......???

My husband and I have been here since July and are staying until June of 2017. We are on corporate lease as my work moves me around. I have stayed in many complexes through the years and this is absolutely the best place we have ever stayed. Mind you we have stayed at more expensive places as well. The staff is great friendly love going to the office. I have had 2 minor repair requests that were put in in the morning and fixed the same day. I feel very safe here. All complexes believe me have minor problems no matter where you stay. This place gets 5 stars from us.

This place will charge you $600 a year per car to park here or else you will be towed. Water and sewer costs about $80 a month. Then walls are super thin. Dogs are barking constantly and I can hear them in my bedroom. The refrigerator leaks and the dryer doesn't work properly.

Even though the property has now reached the "almost beyond repair" stage, the worst characteristic of this property is the manager and management company, Pinnacle Mgmt out of Addeson, TX. Repairs are not being made even though they want high dollar rents. Security gate to "secured parking" has been broken for over 90 days. "The part is on order". It is generally believed that entire property is being converted to condos and, as a result, no repairs are authorized by Pinnacle.

Absolutely disgraceful! What was at one time a beautiful property is now a sewer. See the attached pics. Better properties at a lower rate are available throughout Pompano Beach and Ft Lauderdale.

Before you move here please do your due diligence. This property has an extremely high turnover rate. And, the caliber of tenants coming in reflects the desperation of the ones running this property. Don't be fooled by the wonderful neat appearance externally. There is a huge pet problem here with noisy barking dogs through out the night to morning and pet waste is everywhere especially in the elevators and even in the garage I encountered feces. I have seen garbage in the stairwells and even vomit for days not cleaned and animals relieve themselves which is left in front of our front doors. Oh the stench! Surely you won't see this on one of your tours because they know where not to take you if you will be paying almost $2000 per month. The elevators are out of service 3 or more times per week. I met an elderly neighbor of mine in the stairwell struggling to get to one of the upper floors and had to help him. As we spoke about the deterioration of this property he expressed concern that he would report the elevator and pet issue frequently to the leasing office and they ignore him. I am convinced that the problem with this property is poor unskilled management and staff. I first came in contact with this property a few years back while pet sitting for a lady I was dating and was very impressed with the condition overall. It was an easy decision to rent here when I needed a place to live temporarily. My how things have changed. The lack of security in the garage, where people try to run you over to drive in since they don't have a key, and close hits and misses from folks racing through the garage is frightening. I must also mention that the clickers are quite pricey but many forego this problem by waiting and driving in behind others. There are broken entrance doors from the stairwell that are not fixed, and left open or propped open by rocks, pieces of wood or paper stuck in the doors for anyone to enter without a key. However you will see constant up keep of the exterior front entrance as that young maintenance guy runs that blower almost daily. I suggest for fun any prospective resident to drive into the garage up to the 5th level and see garbage accumulating for over a week. Ladies and gentlemen this is what $1900 get you. I will not be renewing my lease in a couple months so if you come by on a random day one of those moving trucks in the driveway will be mine, as the recent poster mentioned. Good luck in your search, and ignore the rebuttal from the manager and staff, they are not qualified or incapable of effecting meaningful change.

I saw the comment below posted in response to the last review and wanted to re-post it since it is so accurate, as is the May review that this comment was posted in response to. What this place charges is ridicoulous and what you get is even worse. If management ran this place correctly, and didn't try to shaft existing residents at renewal time, so that it wasn't like a revolving door here, with people moving out all the time, that would be a step in the right direction. Anyway, here is the comment originally posted below which is 100% accurate. I even saw some of the signs it mentions that residents posted about the dog urine in elevators, etc. One of the signs was laying in a puddle of dog urine. As far as the gate, please hire security? In addition to people sneaking in, there are also abandoned vehicles parked on the top floor, i.e. no tag or expired tag and obviously have not been driven in a long time. "I could not agree more on the moving trucks, NO ONE renews their lease in this place, every week there are moving trucks due to the through the roof rates. If you move here be prepared to only live here one year or less or better yet, scope out the complex for yourself and see how many people are moving out on a weekly basis... and management is clueless. There is dog pee EVERY WHERE and I mean everywhere, and dog feces in the hallways and elevator. Management is a total joke. Repeat Management is a total joke. They only post notices about the issues but do nothing about it.. My 5 year old can do the same. Even some well meaning residents have tried to put up their own notices trying to take matters in their own hands since the dog issue is so bad and everyone is helpless to do anything about it since Management is impotent. Dog pee and feces is in the elevator, on the floor, there is garbage in the stairwells. The so called secure garage gate is a free for all, people just hang out by the gate and wait until you are going in or out and drive in because they have no fob. My wife had a close call recently with a Honda who almost ran into her rushing to get in because she had no clicker. There are far better choices for your money than this overpriced dog pound that is Bayview Residences. Prospective residences DO YOUR HOMEWORK, don't believe the hype. TO Management who I assume will read this post: DO YOUR JOB, Get off the internet and actually start addressing the issues or put a team in place that has a brain. Thank You"

They have a very high resident turnover here; numerous moving trucks coming and going every day. The management does not seem to realize the value of retaining good existing residents and at renewal, raises rents so high that many leave. This leads to instability within the community and not a sense of a place that you can really call home. And there have been some issues with new residents, in fact, the police have been at the community 2 of the last 3 weeks and we saw a neighbor being lead out in handcuffs, not too comforting. When you find good tenants, who pay on time and obey the rules and do not cause problems, make an effort to keep them; that should go without saying. Continually re-renting entails costs so they are not going to come out ahead anyway and will cause more damage to the reputation of the community by renting to a less desirable crowd. And, nearly everyone new has a dog. A mixture of residents, including some without dogs, is best. Otherwise, we will be up to our necks in dog poop and non-stop barking. The community is not large and there are too many dogs for such a small area.

Not worth what they charge. We pay nearly 2000 per month, way over-priced. Right on Federal Highway so there is noise and traffic, very hard to make a left turn into here. Many very large dogs, probably rejects from other apt communities. Bugs, noise, and an inefficient office system; sometimes you go there and it's locked and you have to wait overnight to get your package deliveries. Plus, they charged us a $350 "Admin Fee" just to move here and we get nickel and dime'd for every little thing. No security staff either. The "six days a week cleaning crew" should clean the west stairs in bldg one; Filthy. Maybe from all the dogs going up and down, often unleashed. I hear there's a pitbull here now despite the claimed breed restrictions.

This is our second year here and we are very happy. There is a cleaning crew here six days a week so the building is very well maintained. Service requests are handled promptly and all staff members are very friendly and helpful. Great location, spacious apartments and great schools nearby. I would recommend The Residences at Bayview to others...in fact, we recently had family members that decided on this location.

To put it briefly; Poorly constructed, poorly maintained, poorly managed and over-priced. Pests as well; we have had numerous problems with ants in our building (3). I hear building #1 has them as well and that building #2 has ants and roaches. Many very large dogs, much barking etc. Stairways in some of the buildings are filthy.

I would like to start out by saying that our initial entrance to the property was a positive experience. The gentlemen that handled our application, ----- was very professional and knowledgeable. He made the move in process simple and efficient. Our first couple of months were terrific! We enjoyed the amenities, the cleanliness and most important we had a quiet unit that was peaceful and very enjoyable until our loud and disturbing neighbors moved in directly above us. Then what was once known to be our quiet and enjoyable home became a nightmare. Yes, a nightmare.... We have been woken up midnight, 2 in the morning, 5 in the morning and have had countless mornings afternoon and evenings with disturbed by our uncooperative neighbors. The noise of stomping, dragging furniture, hi-heels, dropping of items and more have become nearly an every day problem. We no longer enjoy our unit. The sad part about all this is that we have been complaining for at least 3 months and found out from the manager that the noise is normal and that there is nothing she can do. And this is after witnessing the sounds for herself. We have about 5 months left on the lease and will need to tolerate the noise a few onths more. If our financial situation changes before the lease ends, we will absolutely consider moving sooner. I also read early in a review that security was great. What security? Garage doors are constantly left open, the front door left ajar, the access into the building is extremely wide open. This is not comforting. Cleanliness? I guess the staff does as much as they are able to and we know that residents don't help much. Even though, the pool should be cleaned more often and hallways need a bit more attention. So my opinion is that a rating of 2 stars is suffice. If the situation with the noise would have been properly resolved it would probably be closer to a 7. Good Luck to All.

My family and I recently moved into the Residences at Bayview, and we could not be happier! The Leasing Office staff always welcomes us with a smile and are willing to help. I love the new carpeting in the hallways! It's nice and bright and really helps with noise. The pool area is gorgeous, the workout facility is well-equipped. I'm looking forward to being here for a very long time!

Amazing how this apartments went from almost 100% satisfaction to 61% Thanks to -----. This apartments need someone like ------------- back in the office. I am so glad that ----- did not want to work with us when we tried to sign up for another year. We found a better place with ocean view for less money. This are really good apartments but the new office staff killed it Good luck building up your customer satisfaction score. The dog smell, barking and dirty hallways don't help either!

Many problems here; almost too numerous to list them all. Excessive noise from Federal Highway 24/7, numerous large, aggressive dogs which bark at all hours, (they say no aggressive breeds but they let them in anyway and I have heard of a resident being attacked, the management said that dog would be muzzled but that was not enforced). They should enact a 20 lb weight limit for dogs as what they get now are all the people who have been rejected from other apartment communities, that makes for a very undesirable environment. There are also residents who throw trash and dog excrement in the common areas, the most poorly designed garage lay-out we have ever experienced, plenty of palmetto bugs and ants, and, just like another reviewer said, maintenance staff who act like there is no problem, even when there is. Add to that a/c which often breaks in the halls and gym. With what they charge for rent, things should be much better. They "nickel and dime" you too, extra charges for everything. Doubtful we will re-new. I read in another review that management/corporate write the 5 star reviews and that may be true because this is not by any means a 5 star property.

This place has the worst office staff and maintenance I ever seen. They are unresponsive and defensive when you call in a request. My particular situation has been ongoing for two months now with spotty returned phone calls and emails with intermittent action by the maintenance people who do not follow up. Maintenance that creates more issues in the apartment while fixing it. Even a sink that does not shut off if not positioned correctly is "operating fine". For the amount of rent that they charge, they should have someone addressing issues in expedient and knowledgeable way, not creating more issues. I would not recommend this place to anyone one. Also if you look in the stairwell and parking garage there are structural deep cracks. When it rains, water pours out of them. Who knows, it could crumble but there is definitely mold inside the walls if water is coming out. I'm sure the City of Pompano Beach would love to see it. Also, if you decide you want to live here, they will just take you to the empty apts available and the pool and gym area for the facade of this place with deep issues. Don't waste your money, look at another place with the amount of rent and new fees that they hit you up every year.

In the beginning I wrote this review because I was very frustrated with the property and felt I could not get through to management. I am editing it to say that management eventually came through for me and resolved my Air Conditioning problem and since has been a pleasure to work with. They have changed my mind about living at this property and I recommend living here, however if you do have an issue you need to see Tracy right away and not allow the issue to get out of hand. She has worked very hard to make things right and I appreciate the diligence to make me a happy customer from being so upset when the maintenance mistake happened.

I have been in the property on two "wave" style apartments, My cousin, his wife, 2 year old child, cat and small dog, live there. I love the place high end look and they are really happy to live there, the have lived there for three years. in a fourth floor and in a first floor (not a great view on this apartment, but apartment is really nice and classy) is a expensive rent but it has a lot to offer. I would moved there if continues like that in the future.
