    RENTERS BEWARE!!! IT's a TRAP

    RENTERS BEWARE! Don't trust the 5 ratings. These are corporate people writing their own reviews! We lived here for two years and are glad to be out of there. The property was purchased by Equity last year and has gone WAY down ever since. More people are moving out every month than moving in. Managment is clueless and corporate doesn't address issues. The hallways smell like trash, security is a big problem and they never wash windows and rarley cut grass. There is dog ---- everywhere (I mean everywhere) because they don't fill the dog bag stations or tell people to pick up after themselves. Dogs bark all day, the door keys don't work half the time and there are shopping carts in the hallways. It's chaos at this place. Last year someone moved out and broke a water pipe. The entire building was flooded from the 4th floor down. It took them 4 hours to stop the water. The poor people had to live in the water soaked apartments for days before crews were pulled in to suck up the water. There was a hole in the ceiling for months until the recently patched it up. Don't get sucked in by the $0 move in, and low deposit. They charge for extra for garage spaces and when your lease comes up for renewal in a year you'll be quoted at least $300 more/month than you paid the previous year. Its a trap! And, when you do decide to leave, they nickel and dime you on everything, even charging you more the last month "just in case." Take it from me, there are a lot of better options north or south. Save yourself the hassle and drive right by all Equity Properties.

      You'll Enjoy It

      The Residences at Bayview is a great place to live in the Pompano Beach / Fort Lauderdale area. I have lived here for 2 years now but will be moving out of town next month so I figured I'd share my experience with others. Management & Office Staff: My exposure to the team consisted of Joel, Debbie, Jessica, Tracy, and two other gentlemen whose names I didn t get. Whether it was picking up a package, getting the poolside wireless password, communication via email, or any question/reason I had; they were all very accommodating, pleasant, and made it enjoyable to stop in. Top notch service for sure. Maintenance Staff: The staff that I have seen consists of a woman and a couple of gentlemen whom I have never spoken to however greet neighborly when passing. They re always performing their daily routine when I see them in the morning which is why this place is kept up very well. My only suggestions would be to have them check the stairwells more often for trash that inconsiderate residents leave around and also schedule for the air fresheners in the hallways to be replaced when they re out. The one by my unit has been empty for a while now. In regards to maintenance in the apartment; I have had to have a few things addressed such as light bulb & air filter replacements, garbage disposal fixed, toilet flapper replacement, annual pest control, etc. typical upkeep items. The online tool makes it easy to submit the request at any time and they were always there the next day to fix it. Front Office: In the time that I have been here, the new owners have renovated the front office and I haven t taken the time to go by and look aside from quickly peeking in the window and looking at the pictures on the website, but it looks great and is very modern. Definitely swing by for a game of pool or you can just grab bagels and coffee on Saturday s. Unfortunately, and fortunately, Saturday for me means sleeping until at least noon so I never take advantage of that offering. Pool: The first couple of months that I lived here I used the pool WiFi until I had Comcast connected. It s nice and has plenty of seating, lighting, and also includes a hot tub and grill none of which I have used however it was relaxing to sit and work poolside from my laptop. Part of the changes that the new owners made was resurfacing the pool and replacing the furniture with nice chairs and tables. I haven t used the area since the change but noticed it from the gym window and it looks great! Gym: The gym was also redone and it now has a new floor, glass doors, new equipment which contains mobile integration and TV s on the cardio machines. Simple upgrades but it keeps it nice and contains everything you need to stay fit. My only gripe would be that it would be nice if they had anti-bacterial wipes available for people to use. Common Areas: I love the hallways and that it s almost like you re in a hotel versus accessing your place from the outside. Definitely nice for times that it rains since you re covered from your place to the garage. The dog park behind the main building was redone as well and although I don t have any pets, it s a nice little area for those who do have them. CVS is right across the parking lot which is great for when you need something quick and just want to run over there. Apartment: Although this is my first apartment, I have seen/stayed at many of my family/friends places throughout Florida and Georgia and certainly find this in the top 3 on my list. When I first moved to this area I checked out about 4 other places before seeing this one and although it was the most expensive out of them, it was well worth the extra money for the comfort and convenience. During the first year I was here, they gave us breakfast of Chick-Fil-A one time when you were leaving the parking garage which was great and they also facilitated more get together events for residents but I haven t noticed anything like that or not as much. This isn t to say that it s the doing of new ownership or management since it could be lack of participation. I did notice that they have added some additional features to the website which has a community section to where you can add a profile or list things for sale which is a great tool to have. Cost Factor: Compared to other complexes in the area, this one is more upscale so it comes with a premium. Living only a couple of miles from the beach is great and also gives you the convenience of stores/restaurants that aren t as close to apartments/condos on A1A/Ocean Boulevard so it s a win in my book. I m not sure what method they use to determine the increase however when my first 12 month lease was up the rate proposal went up 18.75%. I sent an email indicating that I would be in the office to give notice of my term since an increase like that was just crazy. They quickly renegotiated the rate and only increased it 6.25% for another 12 months which was much better. Can t blame them for trying, it s a business! I m in a 1BR/1BA with 1 parking space, no pets, and now pay $1,190. If you look at other reviews for places in the area it seems like they have high renewal rates too so you just have to assess everything. One thing to note is that just in my building and floor alone, there have been 3 evictions that I saw posted up. Without knowing the details, and assuming it s just for non payment due to the state of our wonderful economy, there are rooms available and should be made affordable to how the market is right now. Comparison: When I received the initial lease increase proposal as mentioned above, I went across the street to Port Royale to see what they looked like and the prices offered. Wow, I couldn t get back here fast enough. Granted they have a lot more pools, view of the Intercoastal (for a premium price), and an actual security guard for entry. But when they gave me the prices compared to what you got in return; smaller place, lower ceilings, outside entry, older appliances, etc. it makes you appreciate that sometimes you re on the greener side of the grass already. My personal pros and cons: Complex is very clean and recently upgraded Shops and restaurants are close by Washer/dryer is included and you don t have to use a horrible shared facility 9 ceilings and internal hall entry is great Security deposit was only $250 but looks like it has increased 3 times the amount based on ApartmentGuide.com. Not really a pro/con though. Just return it the way you received it and you ll be fine. Covered and assigned parking garage is nice so that you re not having to park far away or have none available if someone has a party. My apartment is on the first floor and the first one by the door so groceries and moving stuff is super convenient. A bit expensive but it s all relative based on the points mentioned above. Stainless steel appliances would be nice and also granite countertops. At least the stoves are nice flat tops and not coil types. There was a flood in the building that has the pool attached and it ruined some places. This was due to the negligence of people moving out and hit the sprinkler system. The property management did their best to replace drywall and tiled the floor since the carpet was ruined. Buyer beware if you re looking in that building. Not to say it s blacklisted though but just something to note. This doesn t apply to all apartments but this is what I hear in mine. If you have sensitive hearing then it may be something for consideration. As to be expected with all apartments, walls are thin which is why I was happy to pick mine since it s a corner unit which gave me 2 extra windows, a stairwell is on the other side, and the guy across from me is no longer there so essentially my only neighbor is above me. (Pets, amplified talking due to the hallway, garbage trucks and when the bins are being wheeled out, cars/motorcycles revving by, upstairs garbage disposal, vacuuming, sliding glass door, urinating (yes urinating), flushing, etc.) Luckily I travel 50% of the time and the rest of the time that I m in my place I have music playing so it s tolerable. Don t let this stop you from picking this place at all though because there is noise anywhere you go. I m just nit picking and describing the facts. If you re reading this review then you re doing you due diligence and that s great! I hope this helped you with your decision and wish you the best! Check Yelp, Apartment Ratings, Google, take your time, physically check out places, all that good stuff. All in all I m very satisfied with my experience with this place and will miss it.           Very Pleased with Office Staff

          We look around up & down US1 and Downtown Ft Lauderdale and the moment we stopped at Residence at Bayview we knew this was the place! The Customer Service we received from Jessica Ochoa was the reason we decided to rent this appt. We called almost everyday with questions and got a prompt answer without any buts or why? I hope we can call this place home for a while!!!

            Great place to live

            Current tenant for 2 years. We looked at different so called luxury apartments and nothing is to the level of luxury as the Residences of Bayview offers. The staff is very understanding customer service oriented and caring with a lot of attention to details. They offer numerous activities for the residents as well as for you dog. Have had issues nothing major and it got resolved in a timely manner. I recommend it.

              Refused to repair water damage and provide alternate accommodations

              I lived in apartment 114 in building 3. At the end of August 2011, there was a flood due to someone on the 4th floor accidentally knocking off a fire sprinkler. This caused the water pipe that was attached to the sprinkler to rupture and as a result gallons upon gallons of water came flowing out and the majority of it ended up in my ground floor apartment as the water came through the drywall and vents. See pics. The carpets in the bedrooms were soaked with inches of water for a number of hours. Management's solution was to send me to a hotel for two nights while they remediated the issue by wetvaccuuming the water out and have dryers blow the carpet dry. Management refused to replace the carpet or the wet drywall. When I returned to the apartment two days later, the apartment smelled horrible (like mildew/mold/really bad wet dog), the carpets/drywall were still damp, and the blowers and dehumidifiers in the apartment made the apartment very noisy. On that day, I had a meeting with Jessica Ochoa (property site manager) and an Equity district manager inside my apartment and they told me they would no longer reimburse me for staying at a hotel as they considered the apartment "habitable". When I told them that was unacceptable, Ms. Ochoa said I could either live in the apartment as is or I could move out and they would not charge me a penalty for breaking my lease early. When I complained to Melissa Johnson, an Equity regional manager, about the poor customer service I believed I was receiving, she was not sympathetic and told me if I was unhappy I should move out as they could fill my apartment quickly with a someone who would pay more rent (I paid $1,430 a month total). Since the smell in the apartment was that bad and since I did not want to live in a place where management would treat me so poorly, I immediately moved out and put all my stuff in storage, while I could find a new permanent residence. Prior to this I was a model tenant who just renewed my lease two months prior. As you can see, my experience with Residences at Bayview/Equity Residential ended very poorly. If you ever have an issue like I had there, management will not be renter friendly as they feel they can replace you quickly due to it being a renter's market. Therefore, caveat emptor especially if you are looking at apartment 114 in building 3 as the smell in that apartment is from water damage and who knows what else...

                Good move

                For 4 years I travelled back and forth from WPB to FTL for work. When I found Bayview, I knew I had finally found a reason to make the move. It is well kept, my apartment home is huge, my view is fantastic, its quiet, private and close to everything. Management is attentive and professional. Maintenance is responsive and qualified. I couldn't be happier.

                  Best In Broward By Far!

                  I have been a resident here at The Residences at Bayview for 3 years now and I could not be happier. Not only does the spectacular location make living here wonderful, but the close proximity to CVS, Publix and many outstanding restaurants make it truly enjoyable. The property is also very well-staffed. Devon and Debbie in the leasing office have always been extremely accommodating and make living here the best experience I have had yet! Taking all of this into account, I would stand behind The Residences at Bayview and truly believe it is the Best in Broward!

                    This place is Incredible

                    I have lived in many, many apartments over the past 9 years, and I must say, this place is my all-time favorite. The management is incredibly friendly and helpful. In fact I moved in here, new to the area and Florida, in general, and they are always giving me tips on places to go and things to see. They even set up parties and happy hours, etc for residents to attend and meet one another. There is no pressure to attend said happenings, but they are available for those that want to. The maintenance people are also really friendly and helpful. The few things I have needed fixed have been done immediately. The grounds are beautifully kept, as is the pool area and fitness center. The hours for the amenities (pool, etc) are also quite good! For eco-friendly people, they have easily accessible recycling bins. There is even a business center near the main office for residents to have access to computers and a fax machine if needed. This was the third apartment that I looked at when I came down here, and I just fell in love, and I have not been disappointed yet. In fact, I just resigned my lease. Furthermore, this place is affordable and centrally located. Located on the very edge of south Pompano, right next to North Lauderdale, it conveniently located next to everything I might possibly need. In fact, there is a CVS next door, a Publix across the street, even a carwashing/oil change car place across the street as well. If you can't tell, I highly recommend this place to people!

                      I actually miss living there..

                      We had to move to the Residences for 9 months while we remodeled our home and just moved out Jan 1st. I moved in expecting very little based on the previous reviews but found that none of what I read was true. I never heard a peep from any neighbors, it's a very quiet place where people keep to themselves. It is a younger group of residents for the most part who seem to be in the medical field as there are two hospitals within 1 mile. It is well kept, maintenance is constantly grooming the grounds and responds to service calls within a day. The staff is awesome, there is a new mgr. that is absolutely charming.. The mgr. that signed us up 9 months ago, less than friendly which accounts for many of the prior complaints. This is conveniently located next to CVS, Publix, Marshalls, Office Depot as well as McNab elementary, and excellent school.. Rent here with confidence, we miss the property and the staff...

                        not bad, but won't return

                        I just left Bayview recently, and based on other reviews, it seems they have cleaned the place up a bit. The hallways and grounds were well-kept, the elevators worked, and the staff was friendly (I believe they replaced the unpleasant manager) and the pool and gym area were very nice and clean. One time, while walking my dog on the property, I did find a passed-out drunk guy by the gate near the CVS. I'm pretty sure he wasn't a resident. The other residents I met seemed like young professionals or families. I only stayed a few months, and yes- the place is expensive. There were lots of high fees for parking and pets, but the apartment I had was spacious and very clean when I moved in and the appliances all were new and worked well. I had looked at moving into a few condos in the area but due to pet restrictions, I settled at Bayview. I would recommend the place to people who would like a nice, clean, pet-friendly place but not much else. It was convenient to have CVS and Publix so close by. The grounds are lit outdoors at night which made it feel safe, and I never encountered the garage gate wide open. Oh and yes, the walls are thin. You can hear a lot and smell what other folks are cooking for dinner. Just like every other apartment complex out there.

                          GREAT LOCATION AND SERVICE

                          I have been living at the Residences at Bayview for years and love all the ammenities. The staff is very nice and really go out of their way to help with anything I need. The property is VERY clean and the management is always finding fun ways for the residents to meet and mingle including wine tastings, movie nights and resident's night out at local restaurants and bars. The building is secure and safe for my daughter who comes to visit on weekends. The property is close to shopping, dining and nightlife.

                            Nice people until you sign the lease. People at the rental office lied to me about almost everything and made false promises, hallways dirty and dark, dogs barking in almost every door, dogs feces and vomiting in the hallways. In general very bad experience.

                              Miserable Experience - - NEVER AGAIN!

                              From Federal Highway, the building is nicely designed and alluring to the unsuspecting renter. Once they have your money, however, things quickly go down hill. * The pool is frequently dirty * There is never any gas in the grill outside. * The electronic locks on the apartment doors work about 95% of the time, but that means 5% of the time you end up locked out of your own apartment! * As others have noted, they DO nickel and dime you for everything. * Guest parking is a total nightmare * FORGET about having friends in the pool * FORGET about anything remotely resembling a party or gathering * The full pet deposit applies to EACH pet - there is no discount for the 2nd or 3rd * The police (BSO) are ALWAYS here for one thing or another * We get "notice of criminal activity" sheets several times per month * If your neighbor smokes, it ends up coming out of your heating/cooling vents Probably the worst part of the experience has been having to deal with the morons in the front office. Those that have lived or currently do live here surely know what I mean. They are arrogant, unhelpful, and totally incompetent. My advice... run... as fast as you can......... in today's market, you can rent a home that is much nicer, larger, and with a backyard, all for similar money. The best part is that you will not have to deal with the Leasing Office here at the Residences at Bayview.

                                Lied To

                                I called this place while looking for an apartment. I was told what I wanted was available for the time that I wanted it. After making the trip there, which was not insubstantial, I found out that they had lied. THey were trying to pressure me into taking something I was not interested in, and did not seem to care when I questioned their behavior. The place should go bankrupt as far as I am concerned. From all the other reviews, it is clear that it is a place to stay away from on all counts.

                                  Just plain awful

                                  Where to start..... * The staff at the office is pretty much useless. They either don't know the answer to anything or treat you, the paying tenant, as if they're doing you a favor. * Whenever there's an action item on their side, they never follow up. Voice mail messages or faxes sent to the office are completely ignored and then have the audacity to blame the tenant. * Security is a joke. Though they give tenants clickers to open doors, all the fire escape doors always remain wide open providing access to all floors in all buildings. Not to mention that the garage door is always open. * Noisy as all heck because of the paper thin walls * A/C is very problematic. I had the compressor replaced 3 or 4 times and the times it did work, I had to set it to 65 degrees so that the apartment can be at 74 degrees. And the best part? after terminating the lease, I got charged for things that never existed in the apartment (e.g. fire extinguisher) Just like another reviewer said: STAY AWAY!

                                    Stay Away!

                                    Very poor customer service, non existant follow up, unfriendly and stuck up staff. Poor maintenance (I had issues with the air conditioner not cooling enough and they just had a temporary fix). You can hear EVERYTHING the neighbors say (or do). THE MANAGEMENT COMPANY SEES ITS TENANTS AS CASH MACHINES AND DON'T CARE ABOUT THEM. BECAUSE OF THE MANAGEMENT STAFF I WOULD NEVER RENT THERE AGAIN NOR WOULD I EVER RECOMMEND ANYONE ELSE TO.

                                      Expect to be annoyed

                                      You will be nickel and dimed until your blue in the face. You will pay anywhere from $25-80/month for parking (and if you cancel a spot, you must give 30 days notice or you will pay for another 30 days). I once signed up for a parking spot on the 2nd to last day of the month and had to write them a check for $1.62. You also will hate getting packages delivered. Most of the time you won't even know if it arrived, as Fed Ex and UPS will leave it in the leasing office and will only call or leave a note on the main door (which you never use) half of the time. The leasing office M-F closes at 6PM, and if you work, you will likely only be able to pick up packages on the weekend. The pool pump and filter doesn't always work (as someone who once managed a community pool I would not let my kids swim in it unless you want a trip to the doctor), and the hot tub is broken often. They provide a grill to cook on, but the residents don't clean it after the use it, so it is truly nasty. The gym is also mediocre (consider joining a gym nearby). The walls in your aparment mark very easily, and the kitchens suck because some of the configurations won't let you open all the drawers/cabinets (it hits into the refrigerator after opening a few inches). Check the fridge too to make sure you can open it all the way without hitting a wall of cabinet. Some of the hallways smell dingy like a wet dog, and you occasionally smell marijuana in certain areas. Finally, most of the people who live here are snobbs. They don't say hello in the hallway or elevator. My advice, rent elsewhere.

                                        Great maintenace staff and management, clean gym and pool

                                        This is a great place to live. I've lived here one year now. The maintenance staff is by far the best I've experienced anywhere! I had an AC problem and a banging dryer. I reported it at 12 noon, ran some errands til about 4pm, and they had both problems fixed perfectly when I came back! The morons complaining about parking here aren't following directions. There's an entire level of the parking garage for guest parking, but they're too lazy to drive up there, so they park in illegal spots in a bakery owned lot, and so they get towed. The management posted notices a million times warning people not to park there, but they still do it and then complain when they're towed. The pool, gym, and all grounds are maintained maticulously, the management staff are fantastic, and throw tennant appreciation happy hours, wine tastings and more - Highly recommended.

                                          BEWARE of NAZIS

                                          The office staff is a bunch of ----'s. Dont think about having friends over because there's no place to park and the office will call the tow company and get their kick back (for real) within 20 seconds of you parking in the always-empty parking lot where there is an abandoned bakery. Seriously, they have turned what was a nice place to live into a very unhospitable place. I can't even tell you how many people are moving out. Not to mention that right next door the same developer built condos. The owners of the condo's cant sell them (gotta love Florida's real estate market) so they are all sitting there for rent. They are MUCH nicer, newer and include wood floors, granite coutertops, and stainless steel appliances all for much less than this management company charges for rent. THIS IS NOT THE PLACE TO MOVE INTO WITH THE REAL ESTATE MARKET SUFFERING LIKE IT IS....they charge WAY too much for rent and as I said, there's a ton of people moving out everyday. FLEE before its too late

                                            I love living here!

                                            I have been here 2 years now, and wouldn't think of moving out of here. Yes, every apartment community receives wear and tear by people who are just plain ignornant. I give alot of credit to the maintenance guys in this place. They are always picking up trash, painting hallways, cleaning hallway carpets and fixing other damages that are caused by individuals who just don't care. Anyways, keep up the great work!

                                              My apartment was filled with sugar ants all of the time!

                                              I always kept my apartment spotless, however, there seemed to be an endless trail of sugar ants invading my apartment. The ants were not only in the kitchen, but also in the bathroom and I even found them in my purses that I hung on my closet door. Despite the cleanliness of my apartment and the fact that all foods outside of the refrigerator were kept in gallon-size plastic bags, the ants were always present. The office had an exterminator come to my apartment at least 2x per month for a good 6 months, however, all attempts to rid of the ants were unsuccessful. After a good 6 months of most likely breathing in harsh chemicals from the exterminator, I decided to stop requesting the help of the office in getting an exterminator to prevent any damage on my health. <br><br>When I tried to find where the ants were coming from, I noticed that the residence had failed to caulk a lot of seams in my apartment. For instance, where the bar in the kitchen connects to the wall, there should have been caulking to close the seam but there wasn't. And, coincidentally, that's where I saw the ants coming out of. But, the ants didn't just come out of there, they also came from behind my refrigerator and across the wall of the kitchen, and from inside of my sink in the bathroom. <br><br>When I was talking about this issue in the gym one day after another resident and I saw 2 large red ants crawling across the carpet by the weight machines, he told me that he was experiencing the same problem that I was in his apartment. He claimed that he had trails of small ants throughout his office, even though there weren't any traces of food in that room whatsoever.<br><br>Part of the problem with the ants may be due to the trash rooms located within the residence buildings. They are right across from and right next to many apartments on each floor, and they are not well-kept at all. People often leave their bags of trash all over the floors of these trash rooms because shoving the bags down the trash shute is apparently too much work. Pizza boxes, cat litter, beer bottles, etc. were always all over the floors of the trash rooms - which may coincide with the ant problem.

                                                STILL LOVE IT!!!

                                                I wrote a review 6 months ago, and I still LOVE living here! Marisela, Debbie and the other lady in the leasing office truly run a first-class apartment community. I also commend the maintenance team - superb! Any minor problems I have encountered are handled quickly and professionally. Yes, these apartments are bit expensive, but trust me - they are WELL WORTH the money. After the aggravation of living in other "luxury" apartment communities in the area, and moving out totally pi**ed off after dealing with nightmarish situations, I am happily deciding to renew my lease. This place truly is THE BEST apartment community around!
