So far, my residency at Arcos has been amazing. It took some adjustment to get used to living in an apartment again, but the community is well worth it. The management has always been super helpful and responsive. I also love the amenities. I do live on the Fourth Street side of the complex, so there is some outside noise from the Firehouse and Good Year... as well as from my neighbor upstairs... the building could have used some better noise insulation, but it is manageable most days; if not, management is quick to address.

The Arcos has a beautiful pool/courtyard facility and is in a great location. Residents have changed since we moved here. Allowing this to become more of a party place vs community. Super disappointed in lack of policy enforcement. Vaping or smoking pot in stairwells or on balconies is unacceptable but apparently mgmt allows it. Cleaning up after pets seems to be only a few of us. For such a great place, this is terrible.

Arcos has great amenities and it is a convenient location to downtown Sarasota. Lovely pool, sauna, gym, living room area with pool table and coffee machine. For the most part my area of the complex is very quiet; highly recommend.

Generally poor management and maintenance, dirty hallways, poorly maintained grounds, packages are out of control, parking is out of control, do not recommend. Won't renew, too many nicer newer properties.

Overall ok. Paublo and Shane are always helpful. Good neighbors and residents. Nice neighborhood. Can walk to downtown. Gym and sauna are good - I hope they can have a cold plunge in the sauna. Also TV in clubhouse can be bigger

Arcos has been a huge blessing for us! The apartments are beautiful, clean and updated and the location being downtown is definitely an awesome lifestyle change. Residents have been super friendly so far as well!

Beautiful building and surroundings. Has everything you need (pool, fully equipped gym,yoga studio,sauna, dog run) Very friendly and helpful management. Walking distance to parks, restaurants, grocery. Dog friendly Apartments are spacious and sunny. With beautiful appliances.

I love it here for the most part. Much happier in unit 412 than I was in unit 501. Wish the package delivery system wasn't such a cluster but I get that it's a mess no matter what to some degree. It would be nice if all packages that fit in lockers were put in them since it was pairs for under that understanding. It is a minor inconvenience, but I hate playing. Go fish for my packages, especially with my visual impairment. It makes it very difficult to find them sometimes.

Great apartment complex. Amazing amenities. Great location near downtown and other attractions. Not far from beaches. The apartment layouts were excellent. They could use a small hallway closet. My only suggestion.

Arcos is a wonderful apartment community with great staff, great residents, great amenities. It is convenient, walking distance to everything. I find the rent to be more affordable than the other nearby apartment communities. The amenities are top-notch. The staff is great. There's plenty of parking.

We've very much enjoyed getting familiar with Arcos. Really love being downtown near transit, bike routes, and so many activities both in and outside the building. Security is enough without being overly burdensome. The views are delightful and the staff have been super helpful with all questions we've had.

Acros is a great location but needs more attention and it's time to update the interior and finishes. They need to address management, safety and competing w other neighboring buildings that was the business. The value and upkeep just isn't there like it was 3 years ago when I moved in.

The community is fine. However I was disappointed in the cleanliness or the lack of cleanliness when we moved in. The complex skimmed on things like, no lights at all in the bedrooms, no dimmers, extra expense for any fans to be installed in the apartment. In a luxury building these should be a given.

Excellent location. Great for the price, but a lot to be desired. Tenants don't clean up after their dogs, neighbors can be loud at all hours. Office send out constant reminders about rules, but do not enforce any of them.

Great community with amenities and friendly staff, the apartments are a good size and the location is central to DTSRQ. Berthing is walkable but if you prefer to stay within the apartment can enjoy meditation room, state of art gym and sauna.

Gnat and Flea Infested!

Arcos Apartments was the worst renting experience I have ever had in my life! When you tour the property, the front area looks beautiful, but residents never enter through there. Instead, you enter through the garage, known by residents as "the filth." The apartment hallways were never cleaned or vacuumed during my stay. My apartment became flea-infested, and I have attached pictures of flea traps covered in fleas, gnats, and fruit flies. The infestation was so severe that I had to pay for lodging elsewhere. Despite Arcos being responsible for upkeep and pest control, they failed to fix the issue after 28 days. According to Florida law, if a bug infestation is not rectified within 7 days, you can terminate the lease and receive rent abatement. I communicated with management, specifically Amber Dunaway and Lisa Wallace, who arranged for 2-3 flea treatments with heavy chemicals. After realizing the treatments weren't working and deciding to exercise my legal right to terminate the lease, they agreed and instructed me to return my keys, promising to refund the rent I paid while I couldn't live there. However, they later hired a law firm and are now suing me for unpaid rent until they found a new, unsuspecting tenant for the flea-infested property. Attached is the bill and explanation from the law firm. Judge for yourself.
