I have enjoyed living at Arcos. The staff is friendly, accommodating and attentive. Arcos is in a great location; walking distance to main streets restaurants, retail, and a short drive to area beaches.

    I'm just a few months here, but the location of Arcos is there mayor strongness, because I don't have any car, but have anything near, Supermarket, Stores, farmacy, etc. And also the opera house, Library, etc.

      Basically don’t choose this place. Ive lived in three different apartments here in 1.5 years. First i sized down to cut costs dt to covid and job situation, then i was made aware there was water damage in my apartment after living there for 3 months and 1) me and my 4 year old daughter suffered a 3 months long issue with coughing which wasn’t related to any health history, and 2) they made me pay all the usual transferring fees even though it was not my request or fault for having to move again. 2. There are CRAZY homeless people wandering around screaming day and night - a few weeks ago a crazy man on a bike screamed obscenities at me and my 3 year old daughter. I had to pick her up and run away. 3. The mail situation is completely effed up. I have a few items that are on auto delivery from amazon, and now missing a package since 5 days. I called the office bc I received an email saying it was left with reception. ( ??) i called the office and they were super rude. There is always piles of boxes all over the mail area. And tons of confusion on the part of the mail delivery services which isn’t helped by the organization of the apartment building management one bit. 4. Every single tenet ( almost ) has dogs. So most of the carpets in the hallways are ruined with pet stains, and often theres terrible smells in the hallways and elevators. 5. The gym smells disgusting and has for the past year. Like burnt plastic dt to “air fresheners” giving out a stank smell like burnt plastic. 6. There’s currently one of only 2 treadmills in the gym that has been broken for about 2 months now, no attempt to fix it i guess. 7. SECURITY is non existent. The inner garage security gate has been down since september. 8. Also, if you are having any issue like being locked out of your apartment or an emergency management will not bend even every so slightly to help you. They will make everything as difficult as possible and keep raising rents! BUT the apartments are nice looking and spacious.

        Long story short, the 2nd day me and my wife moved in we saw fleas and told them. All they could do was "give us a chance ", so we did and we still have a problem with fleas. They keep on saying that out of nowhere that they just "found out" it was vacant . Even though it should have been properly inspected and thoroughly cleaned since it is a "luxurious apartment", you would think you would not have to deal with FLEAS on the second day of your move in. STILL DEALING WITH THIS AND for all this hardship me and my wife been through all we ask is to speak to the Regional manager, or give us an additional discount because obviously it seems that the property manager nor the assistant really cares about current residents even though we have been here only a week. Since they played us on saying out other option is we have another apartment and to give them the weekend for the chemicals to sit in and we did here comes Monday and they sold the apartment to another person. Smh, Only person who seems like they want to help but doesn't have any power to do anything is Linsley.

        I was so excited to move in here, but since lockdown, they have taken away all the amenities, uprooted bolted down tables so that nobody can use the grills, locked up the pool, gym, sauna, spa, etc. You have to hand over your license, check in, and wear a bracelet to access the pool for a few hours each day. If you refuse to be monitored and tracked by Arcos, you're not allowed in the pool. Threatening emails are sent out by little ------ Ashley Reichart, the property manager each day, threatening residents who are walking the ramps of the parking deck for exercise, or simply sitting alone on the empty rooftop to get some sun-threatening to call the cops and have them forcibly removed. Not one offer to discount our rent in any of this, despite the fact that they're running free month specials to bring people in. Maintenance won't come to fix anything other than "emergency or flooding" indefinitely. Run. Do not pass go. There are no plans to open anything. I'd suggest checking out the DeSota or One Palm, which is where I'll be moving to as soon as possible.

          Place has a massive pest infestation that they refuse to fix. The problem is caused by the trash compactor being connected directly to the building. Would not recommend to anyone. Can't wait to leave.

            If there is soundproofing then it's the worst product on the market. Everything resonates from the floors above including the sound of the toilets flushing, dishwashers running, residents walking, and whatever else you'd like to imagine. Basically you get to know your neighbors more then you'd like to. Also, it's a smoke free building filled with smokers. The lease states that smokers must be 25 feet off property, so that would basically mean walk across the street but instead the majority hover around the garage on 4th street and smoke up. Cigarette butts are everywhere on the grounds. Dogs of all breeds and sizes are welcomed, however this comes with a common occurrence of soiled carpets. Why an apartment complex would use carpeting is beyond me. There are also NO pet trash cans on the perimeter of the property. So you pay a pet rent but no place to deposit your pet waste. The elevators are poorly maintained and reek of urine and fragrance to cover up the smells to say the least. If a maintenance request is put in, it gets picked up by maintenance quickly but no communication is done by management or maintenance to schedule the service call so don't be surprised if you walk in your unit to see someone there without any notification... lease states 12hr notification will be given. If for any reason you complain, it seems to go on deaf ears. Your money is being flushed down a toilet if you move here into a rich mans pockets that does not seem to care about the quality of living.

              I have lived here since June. First off, they made me put a deposit down for a barcode. Since the barcode has not worked since I moved in, I have been complaining for the past 6 months about it. Now I park on the first floor and I don't need my pass anymore. Since I am planning to return it, I demanded my $150 deposit back that they told me I had to put down "in case I lost it". About a month ago, they sent an email offering reserved parking spots for ANOTHER $150 / month. They just want your money I guess. The Property Manager, Ashley, is nothing but someone who hides away from the true issues. I've gone down to talk to her four times about this issue, and she forwards me to someone else and won't get into the conversation at all. The location is a nightmare. I'm scared to park on the first floor as the Rosemary District is not at all appealing when you see the homeless down the street on both sides. I moved her for the safety, and I do not feel safe. The hallway always smell like dog piss and there have numerous amounts of dog crap all over the elevator. They had to install elevator airfreshenors to cover the smell up! Sometimes I'll park on the 4th floor to walk up to the 5th floor, and in the stairs in the garage...there's GLASS! Yes, glass. Dogs are barking at all hours of the night. There's a pitbull that lives on my floor that scratched one of my family member's back legs. Management was made aware, but as we contacted the Regional Manager...she wasn't aware of the situation and she's supposed. Seems to me that the Property Manager isn't communicating properly to Incore Residential. Two months ago, it took THREE WEEKS to get my washer fixed. After constant bugging and questioning the Property Manager, she went ahead and stepped in. Over the past couple months, many staff members have come and go and it's very noticeable. No one knows how to do their job and they say the same thing over and over again. They have no people skills whatsoever. There are RAT cages all over the garage, dogs barking at all hours of the night, and the doors slamming! Oh my god! It's actually absurd. I pay over $2,000 A MONTH to live here and all I'm asking is some decency from the Property Manager and the rest of the staff to be fully compliant with the lease and contract. They make-up the issues and ongoing situations with nice architecture and a modern design to "distract" the tenant from what's really going on. The building is made of wood, so you can hear all around you. That's why I won't be signing my lease next year. I don't recommend living here. Trust me.

                My boyfriend currently lives at ARCOS. He has been dealing with issues at this complex since the day he moved in and has regretted the decision ever since. He complains about them to me constantly and I wanted to share some of his biggest complaints, however, I may be forgetting some because there are so many. When he first toured the building he was promised he would have the choice between ceiling fans or lighting fixtures in the bedroom. The specific unit he toured even had ceiling fans in the unit ready to be hung up. When he moved in about a month later his unit did not have ceiling fans. He immediately requested the installation, but they are requiring to make him pay if he wants them installed. They blamed this on construction issues. His neighbors are constantly playing loud music all throughout the night. He has many sleepless nights throughout the week and has attempted to address the issue. When he spoke to management about the issue, their response was for him to talk to the neighbor himself. These are not habitable living conditions and have not changed since he moved in. One of the issues, which I have witnessed first hand, is how rude management is to guests and residents alike. I do not live in Florida and was visiting him a few months ago. I was sitting by the pool reading a book when management approached me and asked where he was. I explained that he was at work and I was visiting for the week. They rudely informed me that guests are not allowed to be at the pool/other areas without the resident. Since they wouldn't give him a spare key, my only option was to sit in his apartment all day or risk getting locked out all day. When I informed him about this, he had to leave work and talk to them about this issue. I have also witnessed them send him rude/passive aggressive letters and emails. They lost his "move in checklist" multiple times, which shows how disorganized they are. He keeps being asked to send in another one - sixth months after he moved in. The way they handle tenant issues is inappropriate. Additionally, I saw a staff member be extremely rude to another tenant with a disability. I was extremely uncomfortable witnessing the interaction and would not feel comfortable living there. Not only are there staff issues, but the building is literally falling apart. It looks beautiful, but the stairwells and lobby leak whenever it rains. I attached one of the photos of the stairwell but it's hard to tell. Both the indoor and outdoor construction is horrible. Patchwork everywhere. There are constantly bugs in his unit despite his attempts to get rid of them. The bank and construction company are constantly inspecting the building. He gets emails all the time about people entering his unit. It's almost like he has no privacy in his unit. We have watched staff members start to enter neighbors units, but when they saw us they walked away. It is all very strange. They are desperate for tenants - do not fall for the "free two months of rent." You will be begging to get out of the lease after one day. I have made it clear to him that I will not live in that building with him and I don't like visiting him here. There are dozens of apartments nearby, don't fall for this "luxury" crap. One star is too generous.

                The building itself is BEAUTIFUL and had so much potential. But unfortunately, management is running this place into the ground. I don't even know where to begin - noisy neighbors, incompetent staff, lies, safety issues, etc. The staff turnover in and of itself should tell you something. There is a revolving door of front office staff and maintenance employees. And any time you confront the office with an issue, they'll throw a former employee under the bus rather than take responsibility and offer corrective action. The first maintenance guy currently has a warrant out for his arrest - and this is the guy that I was letting into my apartment because I trusted that management would only hire quality people! The next maintenance man would leave a mess any time he came into your apartment to fix something. The maintenance man after that would enter your apartment without notice and without permission because he "thought you were moved out." What kind of character will they bring in next? I'm not staying around to find out…. Continuing on with safety issues - If you wanted to get into that building from off the street, it wouldn't be too hard. In fact, they found homeless people LIVING in some empty apartments! Feel free to go take a tour, but take everything they say with a grain of salt. They will lie to you to get you to move in because they're desperate to get tenants. They're also having a hard time retaining tenants - for many of the reasons stated above and more. One of my favorite lies I was told during my tour was "this place is absolutely soundproof - you will NEVER hear your neighbors." You will hear your neighbors at all hours of the night. And don't bother trying to talk to the office about it because they don't care. Also - let's not reply with the standard copy & paste "Please call the leasing office so we can discuss your concerns." Please. I tried many times to discuss my concerns. Don't start acting like you care now only because it's public for everyone to see.
