Great location & maintenance team. Continuous high turn over in office so don’t have much to say as I have yet to meet the new office members, not happy my assigned carport was given away to a new resident just a few weeks ago but other than that, A - OKAY!

The complex is generally clean and is pretty convenient if you bike since there is access to the green belt. A huge draw is being right on the river. There are some nice amenities, gym is small but 24hr access so can work out when less people are around. Sauna is a plus. Outdoor area with grills, pool and hot tub that kept heated through the winter but isn't working now that it's better weather. Our main complaints are that it seems the company has a high turnover in management which cause some communication issues sometimes (repeatedly asking for information we've already provided within the same lease term) and increasing rent while losing some availability to amenities. It would be great if they added indoor bike parking (Greystar has another complex downtown with it) considering how many residents use them for transportation.

The views from my apartment window are beautiful; however, the management has deteriorated over the last year or so. Emails to management are rarely returned; phone calls are not returned. Maintenance requests are ignored. A neighbor piles up his garbage outside his front door, and despite me having to ask him to remove it, no one from management seems to mind that it is there. Adding and removing a roommate was very difficult due to each person I talked with in the management office having a different opinion on what was required for me to do to add/remove a roommate. I used to be very happy with the management of the property, but I would hesitate to rent here simply because of the lack of response from management, as well as maintenance allowing the property to remain very dirty.

Quality decreased, concerns ignored. Greystar unable to maintain staff, temporary staffing and /or other Greystar staff covering from other states. Shoddy upgrades result in exorbitant non-negotiable rent hikes, displacement of long term residents very sad. Management aware of multiple sink holes on property, however, ignore the safety hazards by doing nothing. Maintenance are rude and lazy.

The Reedhouse Apartments are wonderful. The Southeast Boise location is convenient to Downtown and Boise State University. Access to the Greenbelt is immediate and the views of the Boise River are absolutely beautiful. The leasing and maintenance staff are always pleasant and available to assist. The gym is well maintained and accessible 24 hours. The pool area and outdoor kitchen are impeccable, as well as the community workspace. I highly recommend this community.

Michelle in the office is amazing but like I have said--I feel this is a stressful situation for all as there has been such a turnover in the office and not enough maintenance crew. Think they are doing their best but overwhelmed.

Poor communication, apartments falling apart, expensive for what you get, not a place I’d recommend. Have had many issues with management since day one of move in. Great neighbors but poor management. If this place is on your list- I’d remove it.

Maintenance at reedhouse is far below industry standard. Do not move in until this problem is resolved. Everything else is decent but definitely overpriced even. It’s too bad because the location is really nice and the community is welcoming. The upkeep and maintenance staff really are bad.

Beautiful area and very nice apartments. Absolutely love the kitchen and pantry; plenty of storage, counter space and terrific appliances. (Would be nice if vent fan went to the outside, though. I love to cook but don’t like my apartment to smell like it!) The natural light is beautiful and vaulted ceilings make it feel spacious

Please Read and Stay Far Away
Truly the worst renting experiences I have ever encountered have been through Greystar, and notably Reedhouse. While the location is very nice, in my opinion my concerns about the property and especially management/business practices far outweighed any seemingly positive aspects of this community. While I lived at Reedhouse, I had major recurrent safety/health concerns including black/toxic mold and significant structural/water damage riddled in my unit and throughout my building. My neighbors shared similar concerns with me and shared photos of similar mold and structural problems in other buildings on the property. Even more concerning, Reedhouse/Greystar was not forthcoming in disclosing these issues to me. If you suspect mold, I recommend getting your own independent mold test and do not trust Greystar to report the truth. Another significant problem I had while I lived in Reedhouse was with maintenance and general upkeep of the property. Maintenance requests for major appliance repair (i.e., I had a nonoperational oven) took over a month. The hot tub was frequently out of order. Dog waste stations were not emptied and left overflowing with dog feces across the property. Tenant parking lots were filled with old/broken/discarded appliances. Another notable red flag: In the two years I lived at Reedhouse, they apparently cycled through three community managers, and countless leasing agents/maintenance workers ... Take that turnover rate for what it's worth. Bottom line: I in good faith cannot recommend Reedhouse or any Greystar properties. The literal and figurative cost is not worth how this community was advertised when I lived there. I can testify that you can find equally nice locations, better amenities and upkeep, comparable river/greenbelt access for a more fair cost and management that is, in my experience, more trustworthy. If you do choose to rent here, GET EVERYTHING IN WRITING. EVERYTHING. Take your own photos. Retain all copies of receipts. But best to stay far away and take your hard earned income elsewhere.

Incurring massive expenses because move-in date was postponed by 3 weeks
PLEASE READ. We have read all the reviews, and were cautious, yet it happened to us too… A week before our move-in date. Moving from out of state. Renters insurance in place. Electricity account set up. Travel arrangements set. Moving truck in route. We receive a call after 4pm, on Thursday (we move in in a week, next Friday), notifying us that the unit won’t be available for another 3 weeks after our original move-in date due to dry wall construction and water damage. As a solution, we were offered a SMALLER unit, which Reedhouse (or should I say Greystar management) “might” be able to offer us at the same rate as our original unit. We have inquired about a unit that is at least the same square footage as our original unit, and Reedhouse/Greystar will not honor the same rate. In order to obtain this information, we have been calling Reedhouse/Greystar every day, never have spoken directly with anybody in charge that are making decisions. To this day, we have not been offered any fair or adequate solution. Beware of Greystar, who is running this apartment complex, do not rely on “set” move-in dates. You will have to defend your right to receive the services you signed up for. We have to re-arrange work start days, business airfare, personal travel plans, postpone renters policy, electricity account, moving truck AND find alternative housing for the 3 weeks.

Reedhouse is a great place to live, with easy access to amenities, parking, maintenance, Boise downtown, and the Boise green belt. It’s easy to feel like you’re living at home, but always free to explore outside or do something fun.

I love the apartment itself. Community is in a great location being located on both the river and the greenbelt. Has a great pool/hottub area. My biggest concern is the need the to clean the outside of our building including windows and stairwells.

Disappointed in community. Rent is too high for the apartment and the condition it is in. Several major issues in my apartment and not a single person is taking them seriously. All work completed was simply cosmetic. Very disappointed in my experience here.

Don't move here. Very unprofessional, rude, automatically think that cause you're a female you're stupid and no nothing but I'm not a stupid female and now have triple locks on my doors with alarms just to feel safe from the staff here

I can not recommend Reedhouse. I'm still pissed off that I was not refunded $54 for a space heater THAT I HAD TO BUY when my central heater went out (for three months) and one of the heaters I was provided was not safe to use.

Apartment was not move in ready. Black mold in master bathroom shower. Windows needing repair and blinds missing. Washing machine leaked on first use. Gaps in hardwood floor. Damage to walls and ceiling throughout apartment. Paint overspray on appliances and hardware. All this yet said to be recently remodeled.

Reedhouse is a wonderful place to live! The location and amenities can't be beat and it's a safe, well-kept area. I thoroughly enjoy living here and would recommend it to anyone looking for a nice apartment!

The apartments are old and i always hear the neighbors upstairs due to super poor insulation. The windows are terrible and my electricity bill is over $140 in winter for a 1 bedroom to keep at 68-70 degrees which is ridiculous. The fact that they wanted to raise 33% is ridiculous considering Im not in a remodeled unit and then I see them post my old apartment rates a few months later to a different unit.

The Reedhouse is a wonderful location close to everything; nature, and Ill necessities of life. Wouldnt want to live anywhere else to start our adventure in Boise Idaho! Recommend this establishment to all who are looking for a wonderful place to enjoy everyday.

Great location, great amenities, love the counter tops, need new windows badly. Online rent pay is very nice. Could use better noise barrier between floors. Overall quite satisfied and see myself staying for a while.

I have not had a Arbour since moving in and it is a huge disappointment to me. I wanted plants and now there is nowhere to hang them - esthetically it is displeasing plus I wanted to try a hanging garden

Relatively quiet, great location, pool/hot tub are nice when working. Very loud HVAC units and single paned windows so electric bills are very high. Maintenance staff are very nice but sometimes take a few days to address issues. Leasing staff is nice if you can get ahold of them.
