Living at The Cottonwoods the last few years has been very pleasant. The river view and location in SE Boise cannot be beat - I love hopping on my bicycle and biking along the river for a ten minute ride to downtown. Very convenient, very beautiful. I truly felt "at home" living here. The staff is small as it's under a private ownership from what I understand. There is one maintenance man, Dru and he is wonderful. You'll always see him walking around with a mission taking care of ALL of the apartments himself, I don't know how he does it all himself. He is a very hard working man and I've always appreciated his work. Since I've been here, management has added cosmetic upgrades. My apartment (and some of my neighbors' I've seen) have new floors, fresh paint, nice fixtures and appliances making my home very comfortable. My neighbors here are respectful and the office staff is great too, just overall a very nice neighborhood to be in. Lisa and Kaitlyn are prompt with their responses and seem to genuinely care. There are a few cons, but nothing that bothered me as a renter too much since you will never find 100% of what you want renting. The heaters/AC units are still older and very loud, so you will have to turn up your television. The outside of the buildings are a little outdated. Nothing major. Really loved living here.

    The management at the Cottonwoods is the worst I've ever seen. They have not removed the snow or the ice since the recent snow storm. It's been a week since we had the storm and they are the only apartment complex around that has snow issues. When a request for service is submitted, the management is not responsive and if you continue to ask questions, they are rude and retaliate against the residents for asking for help. Rent someplace else. They are expensive for the amenities that are provided and are dysfunctional in the interpersonal skills. This post will probably be countered but If the management spent more time being professional and less time managing their image, the reviews would be positive and take care of themselves. The location is great but not worth dealing with Lisa D.

      This is a very nice, safe, and quiet place to live. I have been here for almost a year. The staff is very friendly. The location is perfect, right next to the Boise River with mountain views. You can't ask for a better location!

        I lived in a one bedroom one bath apartment on the third floor. Lots of space for myself and dog, spacious living room with lots of natural light. LOVED the apartment. LOVED how quickly maintenance responded to any calls. Dru, Cottonwood maintenance, is great at what he does. BUT, be careful when paying rent. Make sure to take pictures of your checks. Twice I was told I hadn't paid rent, both times I had in fact paid the rent, and was told afterwords it had been computer glitches. The first time wasn't a very big deal, on the 6th day of the month I received a call from Lisa (property management) stating that I was late in paying my rent. I went into the leasing office, logged on to my bank account and printed out the check that had indeed been deposited to the Cottonwood Apt. I was given an apology and 15 dollars taken off my next months rent. The second time it happened was my last month there. I paid rent on the third, and never heard anything about not paying my rent till the next month. I received a letter from Cottonwood apartments stating what they had charged me for cleaning fees, it also stated that I had not paid my rent the last month there. I for the second time had to show them a snapshot of the deposited check, and of course it turned out to be another computer glitch. Why wasn't I contacted as soon as they thought I hadn't paid rent? I am still waiting for my deposit check, almost a month after I was supposed to receive the money. The first time I called, Lisa said the check had been sent, and I would receive it soon. I waited a week and still no check. I called again-oops they forgot to send it. Another week has gone by and still no deposit check.

          I lived here for the last year and the only reason I left was because I purchased a home. The Cottonwoods are located right on the greenbelt and away from traffic noise, which is something that I personally don't think about until after I move into a place. The ability to hop onto the greenbelt and get anywhere is great, and it is pretty unique to find an apartment with this type of access in Boise. The community is safe and pleasant; the management leases to people with clean records and ability to pay, which translates to people who value their community and want to contribute positively to it. This was the case with The Cottonwoods. The common areas were always clean and they open the pool as soon as possible once the winter passes. The staff here is amazing. I'm not sure what it is about Boise Property Management companies, but they tend to be worse than terrible. When I was shopping around, I couldn't even get a call back from some of them, which is when I stumbled into The Cottonwoods' office. As soon as I walked in, Lisa greeted me with a genuine smile and was such a positive, enthusiastic person that it immediately boosted my mood. Although the price was a little higher than I was looking for, her welcoming attitude made me realize that there may be more important attributes to an apartment than finding the smallest rent amount. I left the office knowing that the apartment she showed me was home, not just because of the secluded location and gorgeous views, but because Lisa made me feel safe and taken care of. Her dedication after that day did not waver. On top of that, Dru (the maintenance guy) showed up at 10:00pm one night because something had happened with my electricity and my heater went out. He wouldn't leave until it was fixed. I wasn't just a complaining tenant to him; I was someone that needed help and he went above and beyond to solve my problem. These are the kind of people you want supporting you when you have an inevitable issue in any living situation. Bottom line: These apartments are in a calming beautiful setting and the staff is attentive and accommodating, and they actually care about your comfort.

            I lived here for about a year and a half while in Boise for the work project and was sad to leave at the end. My apartment was on the second story and was a one bedroom with a loft. The nice thing is this meant my bedroom shared no walls and I could only occasionally hear neighbor noise from the livingroom. The one time I had issues with noisy neighbors the front office took care of it quickly but generally I found the complex to be pretty quiet. It's located right on the Boise River and I really liked the easy access to the Greenbelt trails. Parking is all covered, no garages. Each apartment has in unit washer and dryers which is convenient if a little loud while you're using them. The ladies who run the office were always very responsive and bent over backwards to help me through issues whenever I was out of town.

              My husband, myself and our dog just recently moved into the Cottonwoods and we are thrilled! We have the smallest layout (1 bed, 1bath), but it is completely updated, end unit, on the ground with a RIVER VIEW! It is absolutely gorgeous! I will elaborate on my star ratings as well. Parking: You get 1 covered parking (no extra charge) and there are plenty of extras that are uncovered as well. The area is lit well. Some might say it's not secure because the Cottonwoods is not a gated community, but I will tell you know that it is SAFE. Noise: 4 stars for noise because, lets face it, you're living in an apartment community. Everyone I have encountered is incredibly friendly and respectful. I can occasionally hear the tenants above us walking around but it doesn't bother me. If this is something that bothers you, I suggest a top floor. We wanted a ground floor since we have a dog. Grounds: Does it get any better than living on the Boise River with a mountain view? No, I didn't think so! I would also like to note for the amount of dogs I see living in the apartments, I have yet to see any dog droppings on the grounds. Again, everyone that lives here seems to be very respectful and I love that. The Cottonwoods also has a FREE gym, sauna, clubhouse (with Wifi) business center and pool for tenants. Safety: The outdoors is lit, there are pathways and the apartments are tucked away in the back and not on a major road. Construction: I have an upgraded apartment; painted walls, wood cabinets, faux marble counters, new appliances and they are of nice quality. The heating is loud when it turns on and also the layout is a little odd with the 1 bed, 1 bath. Maintenance: Drew is just fabulous! You call and he is happy to come fix anything, big or small. Staff: Love, love, LOVE Krystal and Lisa! Both of these women are very upbeat and happy to help! Even before moving into our place, they ASKED if we would like a black fridge to match the rest of the kitchen (we did), so they moved that in. I also called for dimensions of the closest to see if a piece of furniture would fit inside and they personally went to measure the closet themselves to get me the dimensions. We also requested to bring our own washer and dryer, so they had the W/D taken out and put into storage so we could bring our's along and install them. They are very accommodating and really make the Cottonwoods feel like home. Overall: I'm seriously in love with the Cottonwoods! We watch the wildlife out our window; Eagles, Herron, Red Squirrels, Deer, Geese, Ducks... You name it. We view the river and the mountains as well. There is hiking and fishing right our front door! Everyone in the community is respectful and happy. You don't hear parties going on or anything. Just overall a great place to call home. I also love how each complex has it's own door from the outside. I am not a fan of apartments that seem like an oversized hotel with 10 doors in a hallway. Other bonuses are: the entire grounds are NON-smoking (awesome), basic cable is included in rent along with water, sewage and trash. All tenants pay for is electricity and any other bills (internet, etc).

                The staff was awful.The woman in the office name Lisa Dabel was the rudest most condescending person I have ever met. She has no business in Customer Service or dealing with the public. She is hideous at it.

                  If you want to live on the river and greenbelt, this is the place. Rents are reasonable for the million dollar location. The units are not new but many have been updated. Depends on your priorities. It literally is at the end of the road between the river and pond. A very quiet complex. Location, location, location.

                    I've been at the Cottonwoods for 1.6 yrs, 3 manager turn overs, disrespectful and blantant accusatory notes left on innocent tenants doors. Dogs killed every bit of what was green or a lawn. This is the deal...I caught a woman abusing an animal. She knows I saw this, and then threw water at me in several weeks later in complete darkness at 10:30 at night. She apparently had been watching me for weeks. I called the police who did nothing, until I pushed the issue. This was reported to management, who then threatened to evict me! I hired a lawyer, who swore up and down I would be accomodated immediately and specifically requested a safe distance from the person who was watching me and who threw water at me. This was never to happen. In dealing w/ this new manager she was ridiculous and inappropriate, and I told her she was. No deal was ever going to be made between getting me to a safe place on the property. I was told if I didn't like the only apt for rent that it was bascially too bad, and "you need to consider it" based on the outside of the apt. alone. Sure sounded like it was a threat to me. The deal was broken, and she demanded rent from me. I said that she broke the deal, and didn't have the right treating me that badly, and that there was a clear violation of the lease agreement. She then said, "you're being served with a 3 day eviction notice."

                      Oh the Smell! I have never written a review on an apartment before, however I feel compelled to at this time, to warn readers of this website, to avoid The Cottonwoods at all costs! The old age and cheap construction of the apartment units allows any oders including cigarette smoke to travel freely from unit to unit, and if you happen to have the unfortunate luck of being in and around a smoking neighbor, YOU WILL SMELL THE SMOKE, in addition to any smelly pets, bathroom oders and burned meals your neighbors may cook up. The customer service provided by the management is extremely poor, and their hours of operation inconsistant at best. Maintence of the apartments is very poor or non existent. Overall, the worse apartment I have ever lived in, and I cannot wait to get out.

                        I was really disappointed in this complex. I feel badly, but I would have to warn you not to move into this complex. It is a very unpleasant place to live. It is not well kept and the managers are really dreadful. You will really regret moving in here and I don't want anyone to deal with what we dealt with. This is not a 'home'.

                          I loved living in the Cottonwood Apartments with its beautiful scenery, the greenbelt nearby and the stunning views of the river and wildlife. My one-bedroom apartment was tucked away at the end of the complex between two bodies of water and faced the river, foothills and golf course. I've never had an apartment I enjoyed so much. The spiders and cottonwood were trade-offs to living out by the river. Sweeping and monthly pest spray (provided by the managers) took care of that. I found that the all management was helpful over the time that I lived in the Cottonwoods; management responded in a timely way to any request I had. A special thanks, also to maintainence, who was always patient and helped me with any request I had. I will miss living at the Cottonwoods.

                            Unfortunate

                            Unfortunately, most reviews about The Cottonwoods or any complex in general, tend to come from disgruntled residents who are one out of over a hundred. Those that are happily occupying the property unfortunately to not take time to sing their praises, but that is to be understood, they have nothing to complain about. The previous manager, please take note to the word previous, that most of these reviews are about, is no longer working with the company. The newest manager is fantastic and has worked for the company before. A noticeable difference in demeanor and feeling of the property has been noted by several of the residents, even those previously upset have nothing but positive things to say. The property has been around for over 25 years and easily been one of the few properties throughout Boise that remains in high demand by people in and out of state. They keep full throughout the majority of the year, with little delay on any vacancies. The prime location allows for one of a kind views for an apartment complex, but like any other property..comes with it's natural flaws. Living in the middle of mature landscaping and along side waterfronts, anyone is bound to experience a pest issue. However, The Cottonwoods has an exterminator that tends to the property every month. Any individuals issues are dealt with during those visits and after the work is done, there are no more complaints. When it comes to cleaning the apartments after vacating it is important to keep in mind that your management team are not the individuals who spend time cleaning. Another company/individual is hired for that and if there is an necessary amount of cleaning that needs to be done, despite 'spotless' claims, tenants will be rightfully charged for that. Cleaning, in any complex, must be done to apartment standards, not your standards. The current management team has been doing their best to right the wrongs of the previous manager and hope to get everything back on the right track. So it is asked to keep that in mind when looking over the property.

                            DISGUSTING

                            I posted this on Yelp too, but I'll include it here as well, as a warning to potential tenants: TERRIBLE, disgusting place to live. If you want to live somewhere where... -"maintenance" (laughable!) ignores you -the staff doesn't care about you and just wants your money -your apartment becomes infested with fleas (and spiders) -your apt stinks like cats and you find cat hair everywhere (explains the fleas) -staff denies there ever having been a cat in the unit before (um, yeah RIGHT) -you are lied to...repeatedly (new carpet? again, YEAH RIGHT) -you are nickel and dimed to death at the end of your lease -you are hung up on when asking for help with apartment issues -the apartment grounds are unkempt -even with perfect credit, the application process is a total nightmare -you are blamed for problems w/ the apt that existed before you occupied it -the closets are ridiculously small -your kitchen appliances span across three decades (and colors!) -the kitchen cabinets are WORSE than what you'd find in a 30yr old mobile home -there is no place for a kitchen trash can -there is no pantry -there is no space for linen storage in the bathrooms -the doors to the ancient stackable W/D are decaying and rusted -you have direct access to the greenbelt (the ONLY plus) ...then the Cottonwoods are the perfect place for you!! Karrie was the property manager at the time (August 2011) and she was the RUDEST person I have EVER come across. They forced me to have a cosigner, despite my perfect credit and rental history (for this dive??), then hung up on my mother when she called to discuss the flea problem that had arisen. I was there for a total of 3 days, and at the very moment I walked into the apartment, I could smell cats...obviously there had been cats in the unit, as cat hair was found everywhere. On the 3rd day, I noticed that my little chihuahua was acting very strange and realized that the carpet was infested with fleas, which had been eating her alive the entire time and made her VERY sick. My mother, having been required to be on the lease, called to talk to Karrie about options, at which point Karrie told her that she didn't want to talk to her and abruptly hung up on her. My Mother was (and is) on chemo. Karrie knew this, but still decided to act like a total brat. She called me and said, "If I give you your money back, can you be out in 3 days?" I was so mad at the terrible treatment we had received and ZERO offers to help make the situation right, that I agreed. She admitted fault right there - TOTAL breach of contract. They KNEW about the fleas, did nothing, and let me move in hoping I wouldn't notice?? Ridiculous! Over a month later, I got a measly $197 back after having spent CONSIDERABLY more than that. Three days at the Cottonwoods ended up costing me over $1000 easily by the time it was all said and done. They even charged me $80 to clean the carpet. How about REPLACING it? They also kept my pet deposit...I understand that it was nonrefundable, but I was there for THREE days and THEY breached the contract. Not my problem, I shoulda gotten my $$ back. Every penny. To top that, their reasoning for the "early lease termination" on the final account statement was: "Too many problems with tenant." Sooo, you steal my money, COST me money in a myriad of other ways after putting me in an apartment that you KNEW was infested with fleas? And this is MY fault how??? A few days ago (at the end of Nov 2011), I started getting all sorts of emails from the new apartment manager Dianna Henderson, on accident. These people are SO professional, that they somehow send personal information to completely random people! Hopefully they aren't sending YOUR personal info to complete strangers too! This place is a total joke and deserves no more of my time or anyone elses. Ugh.

                              Deposit

                              Nice place to live but if you are planning to get your deposit back from The Cottonwoods, forget it! We stayed there 5 months and never spilled on the inferior carpets. They've been cleaned so much that stains come up from the pad underneath. We were charged $200.00 to have a carpet cleaned that we did NOT get dirty. They get you somewhere!!

                                Everything is OK except AC

                                Pros: The apartment is nice based on the old monthly rate. It is close to river. Good river walk! it is also close to downtown and BSU. Cons: 1. Rent increases by $75 this year. But I heard other apartments, such as Huntington also increases rent. 2. AC REALLY sucks! The AC was working but the room temperature is always higher than 85F until 9pm during hottest time of the summer. One reason is my room is on third floor but AC is just crappy. I called them multiple time and they simple couldn't fix it. Plus AC is really noisy. Overall I have a pleasant experience here EXCEPT AC problem. To management team: throw away these old/cheap AC. they are worthy your investment, especially for third floor.

                                  This complex is a disaster. Management changes every 3 months... and it doesn't get better. They are removed from the tenants and don't care for the place. The apartments are NOISY, and cheaply constructed. Seriously, don't fall for the "view" or proximity to the green belt. You will regret it. The mosquitoes are awful in the summer, the geese are a nuisance and your car will get ruined in their "covered parking".

                                    Not worth the money.

                                    When we moved out they were asking for $800/month if we signed a two year lease, $825 with a one year and $875 for month-to-month. This is for a one bedroom with a loft. The positives: 1) Location. Close to downtown Boise and right on the Greenbelt. 2) Washer/dryer in the unit. The negatives: 1) The cost is not worth it for the facility. Very dated with thin walls. We could hear our neighbors closing doors and speaking through the wall (sounded like mumbling). We could hear their video games, music and movies. To answer your question, yes, we complained to management many, many times. Each time they said they would talk to them, but nothing ever changed. We also called Boise police once. BPD never notified management (it was after hours, so remember this) and when I notified management they apparently never did anything b/c the problem never changed. 2) Pets are allowed. We moved there, though, b/c dogs had to be under 35 lbs. This rule is not followed. There were many big dogs in the complex. There was also a lot of barking. And a lot of poop. 3) The quality of neighbors went down dramatically over time. When we moved in it was full of professionals, but that demographic has left. It seemed as if they thoroughly screened their clients before, but now it's whoever shows any interest. If you don't want to deal with neighbors that are sketchy, have a bunch of different cars show up and take your parking spot, don't live here. If personal safety isn't high on your priority list, give the Cottonwoods a call. 4) Management is not that great. They have a couple young women working there that are very nice, professional and do everything in their power to help. The manager is awful. She is condescending, rude and a bully. She will treat you like you are either a five-year-old or mentally challenged. 5) Parking was, at times, not fun. Our neighbors (and their girlfriend) repeatedly took our spot. We kept asking them to move and notified management to no avail. This says a lot about the quality of neighbors and the weight that management holds. This place is not worth the money. If it came down to being homeless or live here, I'd live there, but that would be about the only reason I would rent from them.

                                      As the reviewer "Morallyobligated" pointed out the apartments have undergone a management change, as well as a changeover on office staff numerous times. "morallyobligated" also noted the rate increases. I have had to pay considerably more for my rent this year as I did last. Current management defers to "Standard Industry Practice" whenever asked for further information as to changes. Tenants have little contact with management, the office is not open until 11am each day, and closes at 6pm, so if you can't make it down there during that time, good luck reserving the clubhouse or getting in a work request. With one exception the new staff has been rude, presumptuous and unhelpful. The apartments are not locally owned, all of the rent is being shipped to California and good luck getting a deposit back in under 2 months. I live here for one reason alone, the location. It simply cannot be beat.

                                        Fulfilling my moral obligation to future renters

                                        The only thing that is positive about this apartment is the location...just look...I mean really look before you leap. I don't really know where to start as far as the negatives are concerned so I will begin with the rent increase as of late. The rates that are on the web site for the Cottonwoods are incorrect. We have been living here for 1 year and 7 months. We originally had a 1 year lease so we were under the impression that after the year was "up" we would just pay month to month (because that is what we were told by the property manager that we originally signed the lease with, they have been through three property managers in the year and 7 months we have been here). We received a call Feb. 4, 2011 from the newest property manager that we owed back rent and that it had been accruing for 7 months, and the difference was $130/month (this apartment isn't worth that on a good day). We asked why if we did owe this extra amount were we not notified 7 months ago to which they replied "Well I am not sure, but that is not our responsibility". This is only the first complaint of many others; we wake up to at least 1-2 spider in our apartment in the winter and up to 8...yes I said 8 from fall to spring, so if you have arachnophobia consider yourself warned! You can not take a 5 minute shower without the hot water running out and forget about taking a bath unless you want to heat water on the stove and pour it in the tub (yes I have done this numerous times) and when I complained about this to maintenance nothing was done because I was told it was too "labor intensive". The heating/air-conditioning works intermittently and just a side note, we are currently using our oven not only to heat our bath water but to heat our apartment as well. I am normally not a person who would take the time to write a review and believe me I could go on, but I think this is enough information for me to feel like I have fulfilled my moral obligation in warning future would be renters.                                           The Location is sweet, but the place, not so much!!!!

                                          The maintenance is CRAP!!! They come and fix the easy things, but the big thing...hahaha...take forever or never get fixed...Last summer our AC went out, they messed around with it...didn't work, keep on blowing hot air (power bill doubled), we had to put another work order in, they messed around with it, worked for a week, then it would blow cold air...we would have it set a 68 and wake up and the house would be 50 and it would still be blowing cold air...(power bill was over double) had to put another work order in, finally they replaced it, well...summer was over..and now it's winter time and sometimes our heater doesn't work, just getting tired of it...hahaha...We gave them a work order for our water heater, can't even take one hot shower, the water heater was facing the wrong way, so they have to replace it, but they never came...the dishwasher is old and not working right, but they never replaced it, and was told that they would give us a new one, when we renew our lease...Things I hate: BUGS...BUGS are crazy there....I kill around 3 - 7 spiders a day...A DAY...from spring time to Fall...no matter what you do, bugs spray, anything...they only sprayed once last summer, you get a lot of people breaking the dog leash rule...dogs crap everywhere..I have lost count on how many times I've step in crap. The management has changed a lot and the one guy that ran the place good and knew everyone, they fired. I can go on, and on about this place...the only thing they have going for them is the location, that's it....our lease is up soon and we're moving, they wanted us to stay but at the same time they would raise our rent almost a $100 more...I wouldn't live here, really there's better places out there, 1 bedroom - 1 bath for $800...crazy!!

                                            Great Location, Nice Management

                                            Michelle is an awesome apartment manager. Always pleasant and professional; quick to fix any problem. Location is super if you love the green belt. Units are somewhat older but generally well-kept up. Few problems, but my apartment is next to the parking lot and a some thoughtless residents like to lock their cars by clicking their remotes, causing their horns to honk. Fortunately, Michelle has done a good job getting folks with car alarms to turn them off.

                                              Would I Rent Here Again? Probably

                                              Positives: The area. The apartments are literally feet from the greenbelt in a nice, quiet neighborhood. We have had no problems with the management. All of my maintenance requests have been handled within a day or two of when I called. Our dryer stopped heating and was repaired quickly, and I had no problem when I requested a new window screen. Sure, you can sometimes hear your neighbors, but this is an apartment! You're living in a place with shared walls, so you have to expect some noise. We have had some problems with our neighbor's sound system being too loud on occasion, but everyone's pretty friendly around here, so we just knock on his door...Problem solved. The apartments are light, bright and airy. I LOVE how many windows there are! One small drawback is that the beige carpeting, light countertops and linoleum get dirty so fast. I feel like I'm constantly vacuuming to stay on top of things. My husband and I chose to live here for two reasons: 1. The largest apartment is a 2 bedroom and there's no playground, so we knew there wouldn't be a ton of screaming kids running around. 2. I don't like dogs, but we needed a pet friendly place for our kitty. There is a 25 pound pet limit. Here's my complaint. The pet policy specifically states that all pets must be under 25 lbs. For the most part, people are great with their dogs - most of the poop gets picked up. If you if you stay on the sidewalks you should be safe from stepping in any dog-bombs. When we moved in we were told that they do sometimes bend the 25 lb rule based on the temperament of the dog. We thought this was fine. I've seen a greyhound, poodle and border collie around, but they all are very well behaved and always on a leash. What prompted me to finally write a post on here was that we got some new neighbors who have a MASTIFF. It's very well behaved, but that's not the point! When did a dog that weighs more than me get to be allowed into a place with a 25 pound limit? It takes a lot of bending to fit a 125 pound dog into the 25 lb. rule... Also like anywhere, there are a few bad apples don't leash their dogs. There is a guy somewhere near our building who lets his dog out to poop off leash, and then goes around yelling for it to come back. Occasionally this has happened pretty late at night and wakes us up. Not sure how to address it other than maybe leave a leash on his door and hope he gets the hint? Other than the dog issue, this place is worth the $$$.
