Staff argues with tenants instead of listening to their concerns. I’ve seen dog feces and garbage on the ground in the same spot for days at a time and maintenance does not pick it up. No recycling except for one location not convenient to most apts. Very unfair rent increases. Maintenance does not maintain stairwells as mine has continued to fill up with tree gunk since moving in early April. Looks really nice superficially but the service is subpar. AC doesn’t even work in the gym

I will not recommend this place to anyone I know. Location is great, we are not happy with the way we were treated while living here in regards to our dog. We feel picked on, and we are actually very decent people who always paid on time and kept our apartment unit in amazing conditions. But we are happy to spend our time and money elsewhere after the way we had been treated.

I would not suggest people to live here. KC in the leasing office is the only person who is good in the entire place. As we were trying to move out due to an 800 dollar rent increase/month, they tried to charge us a whole months rent for 13 days.

Really a great place to stay, if you would solve your maintenance issues - and that is clearly achievable. Last year I noted a window that had to be replaced in my appartment, because the isolation was broken - it took from April to November until it was finally done! Currently, I would not recommend, but it is in your hands to change it.

I love living here. The environment is nice, its quiet and feels tucked away but we are still close to everything like gas and groceries and good restaurants are a plenty. The river walk allows a sort of escape and is super nice. Also, they are pet friendly and its fantastic to have a companion with you while living here!

The community overall is fantastic. Everything is quiet and conveniently located to downtown and other shopping areas. The apartments have a great layout and the staff are super friendly and attentive. I would highly recommend this community for anybody looking to get an upscale place to live.

International management company struggles to provide quality service on a local level. Some of the grounds are neglected and you can tell effort and diligence are lacking as a whole. Last year the volleyball court was finally maintenaced yet they left a broken worn down net remain as an eye sore for at least two years

I have been very pleased with the overall experience with my community. Casey at the front desk always goes out of his way to interact with me and the other residents. This give me plenty of opportunity to bring up my concerns if I have any.

Maintenance staff does not really know what they are doing. And cant tell you when they are going to have time to help with your problem. The insulation is terrible, freezing in the winter and scorching hot in the summer. The heater and AC are louder than a jet engine so good luck sleeping with that. But you have to have it on or you will freeze. The only good thing is being right next to the Greenbelt.

This is a nice secluded, quiet, tight knit community. Tucked away, yet just 10 minutes to downtown. We are right by the river and surrounded by nature. Great dog friendly, smoke-free place, to call home!

Only positive thing to say is the river/green belt are nice and neighbors are cool...but thats just Boise. This property however, nothing positive from start to finish. Moving in process was awful and extremely sneaky, dishonest, and underhanded. Maintenance guys are really nice and just doing what theyre told so hard to blame them but management is a mess.

The management is absolutely terrible. Make sure all of your dealings with management are in writing they will go back on their word time and time again. Try to schedule maintenance forget it. You will be put on the back burner till they have other "issues" to deal with no matter how often you ask them. Ask for an AC demo it is unbearably loud, and the water pressure is unusable. Being right on the river is the only redeeming factor.

Love the location and convenience to green belt and work. Lovely neighbors and friendly management . Amenities are a plus and love the newly renovated clubhouse and pool . Lupe has been super along with all of the other management personnel !

This has been a great place to live. But I think the secret is out. Salespeople should not brag about much they renting places for, then laugh. The salesperson was more concerned about looking at his computer then helping me.

Overall it has been a great experience. Location is great and it is very dog friendly. Greenbelt accessibility makes walking my dog in the morning a breeze. Only downside is the lack of free weights in the gym.

Very corporate. Been in Boise a long while. If you're a Californian this is a dream come true. If you're a native you know that this is another big money buy of property profiting off the influx of people to the area. It is sad and disheartening to see the state I was born in sold to the highest bidder. Fun fact: Boise had the highest rent rate increase in the nation 2019, roughly +15%. Welcome to Idafornia!

Love Reedhouse so much, the noise is the only issue really. I feel at home here and would recommend this communities to anyone who is looking for a nice, secluded, beautiful community. I would suggest getting more trash bins or a recycle bin as wel.

Reed House is a nice community in a great location. I am struggling with the renovation choices made by management as they put in shiny things in the kitchen, but everywhere else is still old. They failed to replace bathroom things like showers/ toilets and the clothes washing machine feels like it is from the Stone Age. Utilities here are also quite expensive and the windows provide little insulation. The staff is about the same as most places. I think its hard to be staff in a place where a lot of people arent happy and the issues are on a corporate level. I will say, that the complex manager never comes out of her glass cubicle office. Everyone deals with the leasing/front office staff who try hard, but dont have the ability to affect change.

I work from home, and I have been dealing with constant construction outside my apartment for months now. It wouldn't be such an issue if my rent wasn't raised by 40% while this was happening. The community is nice though, and the location is great. I just can't agree with some of the business practices of the new ownership.

I am extremely disappointed in the response rate for maintenance requests and the complete lack of customer service. The management staff continues to raise rates without raising their overall attention to their tenants' needs.
