A/C not working for over two weeks now and my windows have NO SCREENS!
I requested that Maintenance inspect my A/C over two weeks ago and have yet to hear back from the Property Manager. Not even a courtesy call or anything. When I went in to talk to her today she rushed into her office and shut the door. There was a sign requesting that I do not disturb. This place is not a pleasant complex anymore. The one responsive person they did have is suddenly gone with no explanation. I am going to exercise my tenant rights because this is ridiculous. I cannot even open the windows because the screens are missing. I put a request in for those last summer... still nothing.

"Life at the Cottonwoods"

Cottonwoods has been in business for 24 years with current management. For the past 16 years, we have averaged 95% occupancy with an unblemished management record until this rash of postings prompted by a disgruntled, former employee terminated for cause.
Please visit the Cottonwoods and judge for yourself. -The Cottonwoods Staff www.boiseapt.com 208-342-2074

Renter beware
Not just once but TWICE maintenance has been in my home for non-emergency issues WITHOUT prior notification or leaving a note of when they were here. So if you are comfortable with home invasions at their leisure, move here. Management is worse than useless as they considered nothing wrong with these incidents. DO NOT LIVE HERE.

Unprofessional and Noisy
Very unprofessional cottonwoods apartments staff. Apartment maintenance take a very long time to fix things. Beware - you're totally on your own once you sign that expensive apartment lease. The AC is very very loud, all appliances in the house are cheap ones and the apartments have lots of spiders in them. The walls are paper thin and everything said next door can be heard (you can also hear the toilet flushing from next door). One can try and manage with all this if not for the bad staff management at the leasing center. The staff do not care about any of your housing problems as long as you pay them the rent. I would think very hard before signing that lease.

Really happy here
I moved into the Cottonwoods about 3 1/2 years ago, and couldn't be much happier. At the time I owned a very nice house just down the street, but not right on the river like my apartment at the Cottonwoods is, and I am happy to say, I sold the house without regret and have been delighted at the Cottonwoods ever since. I really enjoy the quiet solitude I have found here. I can hear the river and see all sorts of wildlife right from my apartment. As far as the Management,-they have been absolutely wonderful!!! I am always greeted with a warm smile, and have always been treated well. They are not only very professional, but also very nice and a pleasure to talk with,-as well as solving any of the few concerns I have had over the years right away! I am thankful to be this fortunate having both a wonderful, quiet place to live and a fantastic managerial staff.

Staff is populating all the review here, do not read positive reviews
Obviously, all the positive reviews for this place has been posted by the management/staff.

I don't know how apartment living gets any better
I first lived in the Cottonwood apts when I moved to Boise in 1991 and stayed until 1998. I was very happy there. Due to circumstance I had to move to another Boise location. I moved back there in 2004. The location, next to the river and Greenbelt are exquisite. The 1 bedroom apartment is spacious with beautiful views. The grounds and building maintenance has always been done with care and expediency. The office manager and staff are as competent and personable and you would want with concerns about your home. Bottom line, if you are going to live in an apartment, the Cottonwoods are the best in Boise. I forgot to add one tiny thing that makes the biggest difference, the entire complex is non smoking. That is absolutely the best for all of us that don't smoke and don't wish to have it invade our homes. After all just because we live in an apartment doesn't mean that it's not our home.

Quiet and Beautiful Cottonwoods
We've lived here for over a year and love the location in a quiet neighborhood, access to greenbelt right out our door, the clean and quiet apartment with beautiful views. Landscaping is well maintained as well as the spa, workout room, buildings and appliances. They just replaced our old washer machine with a new full size instead of trying to fix and older appliance. The staff takes very good care of us. They've recently added on site recycling as a convenience to tenants. Another plus is being able to have a dog and seeing all the other dogs and cats around the property. Makes it feel like a real community for us. We can walk along the river and see deer, heron, or eagles.

Love the location
I've lived in the Cottonwoods for over a year now and love it! I can't imagine a more beautiful, quiet setting. The management staff is extraordinarily helpful and professional. The buildings are older, so of course there are some necessary repairs, but the maintenance staff is courteous and reasonably quick to fix things ... and proactive about it. They replaced our washing machine with a brand new one because they suspected it might develop problems. We ride our bikes down the path to work and downtown and there is access to the greenbelt along the river. Shopping is nearby and the surrounding neighborhood is safe, clean and lovely. We find the convenient location, clean, safe neighborhood and the pet policy well worth the higher rent.

Couldn't Be Happier!!
I absolutly love living on the river in the Cottonwood Apartments. It is unlike any other apartment complex I have lived. It is quiet, scenic, and tucked away in a residential area, not off of a busy street. I can ride my bike on the greenbelt to virtually anywhere in Boise and go running just steps away from my apartment along the river. I wouldn't give anything up for my water view and beautiful sunsets. There is nature all around and I have seen deer and peacocks right outside my window. This is the biggest one bedroom apartment I have ever lived in and has huge windows letting in lots of natural light, and lots of closet space ;). I love the convenience of not having to worry about paying all sorts of utilities, they include water/sewage/trash/cable tv. My friends and family couldnt believe what a nice and safe place I found to live on my own. I highly recommend these apartments :)

Unprofessional is an understatement
I rented there for over two years, and finally had enough when several sex offenders were allowed to move-in. During my time there, the hot tub broke down (was fixed MONTHS later with a tiny-cheap tub that was dropped in), the remote to the tv (up high) in the fitness room kept disappearing, the sauna broke down (took weeks to repair), the landscaping went way down, appliances were stored outside by one of the buildings, and constant ill-worded nit-pick notes were posted by the management at the mailboxes and on doors. Spoiled rich kids from near-by would graffiti the vehicles and there's little parking for guests. Noise from the greenbelt and especially from the heating/cooling system inside the units is very loud. Maintenance will "rig" everything and then blame you for breaking it and keep your deposit or sue you. The staff were nice until I signed my lease, then they turned a 180 and were completely unprofessional and right down mean. Their practices really are borderline illegal. They had different rules for everyone. One day dogs had to be under 25 lbs and next thing I knew we had two Rottweilers and a Husky living next door!

Unprofessional management and very noise AC
I live in this apartment for a little bit less than a year. Their apartments are located in a very nice area, but building are pretty old and AC is noisy like a tank. Their maintenance is very slow. They promised me to install a ceiling fan at the end of summer, I still didn't get it when it almost snows. Way overpriced for the service and hardware you get. Would not recommend!!!

run...run...run-don't sign that lease!!!
I lived here for 2 1/2 years & was so dissapointed with the unprofessional, border line illegal practices that go on. Maitenence-if it can't be fixed with tape, super glue or a hammer do it yourself -I guarantee the maintenence staff will break it & your personal belongings too if you don't supervise. I guarantee you will LOOSE your deposit-they will find a stain on the carpet, smoke in the walls (even if you don't) & will charge you some outrageous fee for restoration which they use for deferred maitenence. The tall skinny manager sounds like a cheerleader all sugar & spice-trust me she is a shark-and the other one well just stay far away from her.

At this point hind sight being 20/20 the homeless live better than you will at the Cottonwoods. You will be harrassed while living here and stressed -only after you leave will you be able to sleep nights. And what is up with the landscaping-OH please I love nature but all I see are weeds!!

For myself I would be brave to sign w/my name-but I still have many friends that live here -all looking to get out & quick-I just wish I could tell you who they are so you can hear their horrors.

OH DID I MENTION THE SPIDERS-THEY HAVE 1000's NO EXAGGERATING-UGLY BIG NASTY!! I killed at least 20 per day inside alone!!! And the mold that will come up from your toliet-health hazzard if you dont believe me look at the parking lot-there are HUGE tree roots buckling the pavement-these roots are also clogging up the sewer system. And if you are in a big 2bedroom -you will freeze!!! The windows frames are shot & ice cold air blows in & your heating bill just goes up & up!!!

Oh and check out their rates-not 2 apartmetns rent for the same price. if you have a view-more money!! If you have newer appliances-more money!! If they have high occupacy-more money!! If they don't like you-more money!!

Folks it is not worth living here-go to the local shelter -you will treated better!! The neighborhood is called River Run-I suggest you just RUN!!!
