This is a very safe, quiet community. I have the most beautiful view of the pond from my apartment. There were several maintenance issues upon move-in, but they were quick to assess issues. I love the 24 hour fitness center.

Its not the community its the management. There has been plywood instead of rails outside of my door for over a month. It looks like trash. You own the building, you must have say in construction. Get it fixed!

Have lived in this apartment complex for over 30 yrs. The Management and Maintenance personnel have always been very good to excellent. The current team is especially professional, friendly and attentive, and they are vital to keeping Reedhouse such a great place to live!

Apartment complex has a great location and great staff. There are a few issues though. There were several broken blinds and a chipped outlet cover when I moved in. These items should have been fixed prior to move on. Also, it is very expensive when you consider the fact that electrical, cable, and WiFi are not included in the rent.

Good experience so far! A lot of construction is currently taking place, but I know it's because they are trying to better the community. I really like the updates that are happening. Overall, great place to live!

Have loved living here the past 6 years. I'm sorry the rent is going up and I'm forced to move. The renovated apartments will be beautiful, but too expensive for me. I am also sorry I'm not being let of my lease. It's just one month. Seems pretty greedy to me.

High rent, refrigerator that does not work and no relief for construction projects throughout the complex. Neighbor's kid tried to steal over $100 from my son. Haven't lived here long...Hopefully things will get better! Beautiful view and next to greenbelt.

I have loved living here. The location is amazing. Everyone who works here is super accommodating and helpful. The amenities are fantastic. I love the community here. You are right on the green belt, and its close to food and activities as well. Its been great!

If I could give zero stars, I would. By far the WORST experience renting I have ever had. Terrible communication and the manager puts off of a vibe of she really could care less. Moved into the Reedhouse apartments from out of state and arrived to complete chaos from having the wrong unit "ready" for us, to hidden charges, to numerous amount of ongoing repairs and issues within the apartment. Not to mention that the staff completely failed to tell us about the construction and renovations which has turned into limited access to our apartment as well as no clubhouse, gym, etc. Terrible experience I don't not recommend Reedhouse apartments. Much nicer options in Boise.

Need new energy efficient windows, can feel weather through windows. I dont see how they are up to code. 200+ power bills, and mold issues. No storage space. I lived in a corporate apartment here in 94, then they were nice, now need updated. And not just aesthetics.

I truly love the location! The Southeast Boise location offers so much. That is pretty much what you are paying for at this community. The HVAC system is highly inefficient and extremely loud. When I first moved in when it kicked on, it often woke me up, and it still occasionally does. Due to the poor HVAC system and additionally the inefficient old & drafty aluminum windows, the monthly utility bills are exorbitant. Yes, upgrades are coming, but it does not include these two important elements, just basically the esthetics (countertops, kitchen cabinets & flooring). This is nice, but with the rent increases and constant high utility bills, it is worth looking elsewhere to live.

Pretty disappointed in our short experience with Reedhouse. A leasing agent told us (several times) about a unit that was renovated and available at a much lower price than their other renovated units. We applied based on this information, which cost us $340 in application fees. We then found out from another leasing agent that the unit we had applied for was NOT renovated (which was the only reason we had applied). We decided to look for apartments elsewhere, and asked for a refund of at least some of the $340 we paid to apply based on misinformation. At this point, the leasing staff proceeded to ignore my communications. I found this incredibly unprofessional, especially after what essentially amounts to a bait-and-switch. Not a fun way to lose $340. In any case, we found equivalent apartments in the same area that were several hundred dollars cheaper per month, without the nuisance of the constant construction crews that will be doing noisy renovations at Reedhouse for months/years to come. For the steep price, renters can do better than Reedhouse (at basically any of the other complexes in the exact same area).

Do not even consider the move to Greedhouse. Very unsafe conditions, constant and ever present noise and construction that will be going on indefinitely, construction workers that take up parking spaces, major rent increases EVEN WHILE this hellscape is happening, nickle and diming every additional amenity that used to be included and staff that only wants to adhere to the owners bottom line of getting richer with no regard for humanity or justice. There is nothing wrong with getting richer but not when you have to step on your fellow man's neck to do it. The blatant disregard for people in this community is shameful. Don't bother with the come to the office to address these issues rhetoric, because the whole community has tried, again and again....to no avail. Stay clear my friends!!

This place is a joke since new owners took over. They are the most unprofessional staff ever to be dealt with. At first they came across as nice, but that was all a front. They ignore emergency phone calls and emails. Dealing with the construction to remodel is like living in a war zone and many codes have been violated. They can expect a law suit from many tenants who have come together for unsafe living conditions and more. And to boot, rent has gone up 40% for many residents. This is so very sad, as it was a great environment to live in before. So HAPPY to be moving away from Greed House!!!

I initially moved here because I thought it would be a nice quiet place to live since I work nights. After the California company bought The Cottonwoods it is been a nightmare. The nights that I get good sleep are rare and few and far between because there's constant construction noise big machinery driving around and no heads up about it. They also decided to cut down a lot of the trees at 8 o'clock in the morning so I had someone 10 feet from my window with a chainsaw for six hours. Half the time the construction workers take my spot and I have to go hunt someone down to have the move for my covered parking for which they make me feel bad about. The best part of this whole experience Is that one day when I was sleeping from night shift they came into my apartment unannounced and without my permission which was a huge violation of my privacy. Do not move here, you basically pay for people to make your life harder.

The new management is VERY hard to deal with. There is a ton of construction (and very little communication) going on -- on a few occasions we've literally been locked in to our apartments with no warning. The construction is all cosmetic and does not deal with the problem that the apartments are dingy and many have bug problems (including ours!). I've written to the new management about a few issues in the apartment and never gotten a response back of any kind. New residents should know that the long-term plan is to continue jacking up rents every year to pay off the California conglomerate that bought out the place. Check out the article in the Idaho Press -- be warned! -- rents are going up 40 percent next year and will continue to climb.

Great location right on the river. Love the neighborhood near by. Views are gorgeous. Having a pool in the summer time is wonderful. Kids love the access to the river. Onsite storage is great if they could ever figure out the code to get into it haha

Its been good overall. The community is quiet outside but inside can be a bit loud. I have been pleased with what you get for the cost of rent. That has been the most pleasant surprise so far. Everyone is friendly and helpful, just wish my furnace was working more consistently.

Rent jumped too high relative to income, the inflation rate is 2% each year on average and the rent is 3% before the complex changed its name to Reed House. I was told the rent will increase by 30% or more when renewing contract plus the parking space will cost $25 each. (They already charges TV service even though mine TV cannot detect any signal (activation issue)). Pet will cost even more.

It is with much sadness that I watch my neighbors get forced out of this complex -- seven have already said they just cannot effort the $400-500 rate increases since the recent purchase of the The Cottonwoods Apartments. Now, The Reed House Apartments, this community, purchased just a month ago, is being torn up, and at Christmas time. These people who are forced to leave are my friends and friends of others; This is a well rooted Boise community that is being disassembled by a company from Beverly Hills, CA using a Freddie Mac loan. The company is working hard to improve the property and I appreciate that. Rent increases, however, have already gone up by $400-500 over the last 5 years.With the recent rent hikes, that's roughly $800 to $1000 in rent increases over a 5-6 year range. In addition, I have heard that the new company is now also beginning to charge for water, sewer, trash, parking, and even rent for pets. None of these fees were applicable in the past before this became the Reed House. Also, the new owners have hired an intermediary management company that shields and insulates the owners/investors from the tenants while this process continues. I am sad for the owners and investors that decided the timing was ok during the holidays to proceed in this fashion. People should not treat each other this way, especially when out of state investors are nearing their own Christmas family gatherings.

Sadly, I have to move out next month once my lease is over because they are raising our rent a lot. I wish they didn't start charging us for car port, water / sewer / garbage on top of more rent. Can't afford the big jump $300 - $400 raise at once.

Awesome location right next to the river. Loved being able to walk on the greenbelt and even get to downtown with walking ease. The Hawthorne apartment layout was nice and open, which was great for having people over to come hang out. The amenities were awesome with a pool, hot tub, sauna, and gym with newly done bathrooms. Landscaping was beautiful and the location is super close driving distance to downtown and nearby grocery stores. Parking is easy and spots for visitors. We often saw staff out in the apartment community personally seeing and attending to needs of the renters. Loved our experience overall!

Really loved living here for over 2 years. The community is full of nice people and in the best location in Boise: Right on the river and greenbelt. I will miss laying by the pool during the day and listening to the river out my bedroom window during the night. It's such a beautiful, peaceful place. The staff is really nice, especially Katilyn. I will miss stopping by the office and chatting with her briefly. A suggestion: More efficient heating/AC would be nice to help with electric costs and heater/AC noise.

We lived in a 2 bedroom apartment for 2.5 years on the 2nd floor. We have really loved living here. It's always quiet, rarely ever hear any of our neighbors, the grounds are kept beautiful 12 months of the year. My husband has been a student at BSU the whole time and has frequently used the green belt to ride his bike to school and has taken advantage of the fishing a ton. We also have LOVED the real wood fireplace each winter. They even provide cut firewood... It's hard to find an apartment with real wood burning fireplaces, let alone ones that provide the firewood. They are also quick to fix anything in our apartment that needs the maintenance's attention. The only reason we are leaving now is because we are expecting a new baby and need some more space.
