I don't recommend it, the rent is expensive for what these old apartments offer in the cold, the hot water doesn't work, it freezes due to bad connection that the hot water tank has outside, the only good thing it has here is the trankila area and the maintenance workers are excellent

I am quite happy here. Feels like home

My use of laundry. Gym. Pool. Playground. Pond car wash and vacuum. Very nice. Is clean and well maintained. Residents are polite. Friendly. And considerate. My grandkids like to walk fine to the pond and around. They do like the geese and ducks. Grounds are well maintained

Great apartment complex

I really like this apartments, maintenance guys are so helpful and care for the residents. Units are spacious and clean. I wish we had bushes and flowers and the landscaping company put more effort into it

Property is in good shape. Buildings are in good repair. Landscaping and maintenance are great .The problem is who lives here. Lazy dirtbags with junk cars-can't drive or park. Too much litter. Pool is a zoo. kids with no parents, non residents using it. Keyfob locks do nothing. Gates must be locked at night. Season too short. Hope things improve

I Love living here! Everyone who works here is so nice, friendly and helpful! Every time I've had an issue, someone has always fixed it or given me the best way to deal with it! Which have been very few. I also love the proximity to everything from doctors or even fast food to gas stations and banks! Great place to live!

Not happy with this place at all. Broken window I paid 400 bucks for still isn't fixed and happened before winter started. Not quiet at all you can hear your neighbors talking and kids screaming all day and night. Can't wait to move!

They will add charges to your rent after you paid already, not tell you and then charge late fees. Paid rent within the 7 day period before the first of the month. Monthly balance went to 0. They added charges 2 days before the deadline without a notification and demand I pay late fees. Also use an insurance company that will deny proof of insurance multiple times and refuse to talk. Then charge you twice for insurance in the same month.

The maintenance guys are super friendly and efficient. The apartment is comfortable. Some of the fixtures need updating, like the sink in the kitchen and the baths. Overall I am happy and am considering renewing my lease.

Very nice community close to a lot of local spots. Very clean and the atmosphere and people are super friendly all the way around. Near walking trails and walking path and has a pond for catch and release super nice location.

the insulation is nonexistent so the upstairs neighbor who walks like the gestapo drives me crazy and in the winter standing next to the wall is breathtaking requiring 200 is absurd these apts are old with old age comes some problems they are here

The place is nice. But for the rent there are many categories that is charged that was not shown in the quotation. It will be better if all the charges were shown at beginning. Also for the light bulb there many that turned off in a couple of months so better changing them when a new person starts to rent. Besides these I think it is a nice place.

The grounds are well maintained and beautifully landscaped. The pool is great and we love spending time soaking in the rays! We are able to personalize our patios which makes it feel even more like home. The living spaces and closets are very spacious. There are several layouts to choose from but the layout I have makes it feel more like a house than an apartment. We love it here! The staff are friendly and extremely helpful.

I would like to know who's bright idea it was to base the water/sewer charges on the square footage of the apartments. The apartment doesn't use the water, the people living in the apartment do. You charged me $117 last month. I am 1 person in 1338sf apartment. Do a family of 3 or 4 in a smaller 2 bedroom pay less? This is a joke. Kenneth Brock 1896 Palladian Dr #1312

Terrible, Everything about Columns is terrible. Management is the worst, maintenance is incompetent, they will tow your car out of your own driveway, and dont fix anything. Dogs ---- everywhere, the apts are cheaply built, and the management are stuck up arrogant pricks.

Nice place, friendly management. This is one the best area to be, great views. Everyone seems pleasant. Gym and pool are always clean, however the grills are usually pretty unkept. Alll in all I recommend it

Generally, I am very happy living at this apartment community. The apartments are spacious and there are good amenities such as the pool and the exercise room. Having a laundry room in my apartment is awesome. By far, the best thing about living. Here is the maintenance staff. They are incredibly responsive and always do a fantastic job quickly, cleanly, professionally, and in a very friendly manner.

Best location ever

This is in the middle of a nice neighborhood but it is literally 1 minute from Kroger and all the restaurants out on 42. Our home is really big and has a garage. Lots of closets. The property is BEAUTIFUL they do a lot of work to make it look nice. the office people are great and the maintenance team is really great.

The staff are great. Since moving in my building got a new roof and blacktop. The pool is great. There are a lot of kids that run around. It's taking me some time to get used to hearing other people and their doors.

Bait-and-Switch Charges & Habitability Failures

I chose this complex partially because they offered a $275 'deposit waiver fee' (since I couldn’t afford a full security deposit at the time). Yet at move-out, they invented false charges to claw back even more money: 1.. Fraudulent 'Damages' & Lease Violations - $160 'Cleaning Fee': Their only "proof" was crumbs in the fridge—normal wear and tear, which Kentucky law bans landlords from charging. (KY law prohibits charging for this - KRS §383.580) . There was also prexisting damage underneath the stovetop burners, which functioned terribly by the way. - $40 'Doors/Locks' Fee: No damage, no explanation—just a blatant lease violation. - $100 'Trash Fee': Charged despite valet trash service in the lease that I paid for through the day I moved out. I had extra trash from move out, sure, but I pay for a trash service to gather my trash in front of my apartment. 2. Habitability & Maintenance Failures - Garbage disposal broken for 2+ weeks - violating Kentucky’s warranty of habitability. - Old water heater dumped on my balcony for months: a safety hazard and violation of Florence Property Maintenance Code §1503.02 3. The Deposit Waiver Scam The $275 'waiver' was a trap. They knew tenants using it would be targeted with bogus fees, since we had no deposit to deduct from. To Future Tenant: - Avoid the 'deposit waiver'—it’s a license for them to overcharge. - Record EVERYTHING. Management lies, but photos/emails don’t. - Fight illegal fees. They back down when challenged. This isn’t incompetence—it’s a profit model. Rent elsewhere.

It's nice so far. Maintenance is quick to respond and the complex is beautiful. There is not enough parking and I have to walk really far to get to my apartment if I get home after 6pm. The trash people skip me a lot.
