We have had a great experience at LPM with only minor issues such as inconvenient elevators and package facilities. The location, building appearance, concierge service and neighborhood are great. However, of late especially with the new management unbundling utility bills, the rent has gone up substantially. We are okay with most of this except for the unlawful exclusive cable contract holding tenants hostage to a single provider. The management can definitely be friendlier. In my experience they range from okay to lukewarm to occasionally rude and condescending. We never seriously considered moving or buying a house because we liked it so much here but now are thinking otherwise.

Amenities, amenities, amenities. Amazing views, so many amenities and nice management staff. Love the location near the park and downtown. There are lots of dogs and a really nice pet wash area. Been living here for two years. Love it

Wonderful community and staff where there is easy access to downtown. Located one block from Loring Park, the views are excellent with floor-to-ceiling windows. Would definitely recommend to anyone interested in downtown living!!

We love living here so much!! We never want to leave, but if we need to the location is just a hop, skip and a jump from 94 and 394. It's an extraordinary place to live. We will absolutely be signing another lease.

I chose LPM because it was a better value than North Loop and rest of downtown while still offering a central location and great amenities (in addition to awesome view with full wall windows). Very pet friendly. No issues with management or maintenance, generally helpful and quick whenever I've had an issue.

I love my neighbors and sense of dog owning community in the building. The biggest downfall of this building is management! Non professional. Non responsive to issues including safety and unfriendly! The maintenance crew and leasing office are the best!

There has been a drastic change in this building in a very short time. My original review was 5 stars. I am compelled to change and to WARN all potential renters. I am a resident at LPM. First-about 4 months ago, they shut down the freight elevator due to a "catastrophic failure" as they put it. It is still not operational and people are forced to use non-freight elevators (smaller in size) to move. This, according to the elevator company, has been putting undo stress on the other elevator cars which has caused those to now fail. They built this building with only one elevator accessing the parking ramp which serves as a freight and only 3 (including the freight) elevators total to serve 36 floors and over 300+ units. It is too few elevators to serve the needs of a building this size - it is actually the minimum required number of elevators to accommodate ADA and egress rules...until one or more break down...which they have and are now in violation of Federal ADA, state and city egress codes. This is not a fixable problem. It is a major design flaw. With one elevator down, residents have the use of only 2 elevators, That is, until one of the 2 working elevators has now been shut down due to a broken brake-arm unit. This has left a "luxury" high rise with only one working elevator and 3 moves scheduled over weekends. Wait times for elevators are beyond excessive. They are so bad, the rental office closed because they can't show potential residents apartments when there is over a 30 minute wait just to get to to their apartment. Granted, the office workers are not at fault as this is a major design flaw and it is not possible to retro-fit an additional elevator(s). However, what is within the local control of the staff is the upkeep of the building. It is sad to see a brand new shiny building with wonderful views fall apart in front of your eyes. They have finally changed cleaning companies who now use cleaning supplies so horrible smelling, that the common areas uninhabitable. They boast about how "green" the building is but then use dangerous cleaning chemicals that will burn your lungs when you breathe. Yes, this place has amazing views. However, with 30 plus min wait times to use an elevator and common areas that are not safe to take a breath in, you have 2 choices, stay out of your home or be trapped in your apartment. Actually, there is a another choice - that is to not rent here. The last item about the elevators is there is not proper egress or capacity for emergency personnel. Which is against city and state codes. I am anticipating others fleeing this place and lawyers lining up to help residents. Again, my original post was 5 stars. Do yourself a favor and stay away from LPM ...if you are a resident to just find another home as there are many options available that are safer, cleaner and understand the meaning of "luxury".

Location location, most people are friendly and maintenance has gotten much better lately. Yes sometimes one has to wait for an elevator. When everyone comes home from work between 5-6... well welcome to high rise living.

I have been living at LPM for years and have lived in the 02 and 10 unit. The apartments are very quiet and i have rarely been bothered by noise of neighbors. The views are great and the apartments are bright regardless of gloomy weather. The building has poor security and the public parking lot has no accountability for your car or personal safety (Had a car hit and run and been chased by a group of young men) as they will not cover the damage to ur car and do not have adequate security cameras.

Getting a lease sent to me was like pulling teeth. Michael is an extremely poor communicator. Contemplated demanding a new leasing specialist numerous times. Was given no info to the building/payment/how to set stuff up when moved in.

I like the location of living here. The outside of the building and pool area is beautiful. I hate that the place is dirty the carpets is never clean. there is trash that have been sitting in the cargo elevator area on the 3rd level since moving here.

So far the experience has been good. I haven't been in the apartment long. There is one neighbor whose apartment smells like weed and the smell floats into mine, there's also a yippie dog but overall I've been happy.

I like it here but have become very disappointed with the state of upkeep of the common areas, particularly the lobby to elevators route on the ground floor, which is in an embarrassing state. The property does not show as an upper end high rent apartment building due to the poor upkeep on the ground floor. The dark granite in my apartment kitchen is another big problem because it absorbs everything and stains instantly -- also an embarrassment. The material choice was wrong -- it needs replacing.

Nice building & location. Astronomical rent, and your only practical parking option is almost as expensive as parking downtown. Apartment layout is stupid: a second bathroom that's bigger than the second bedroom -- and there's no room for a bed in that room. The architect obviously couldn't decide if this was a NY-style roommates shared apartment, or a single-family home. Pretty good location though, and if you're lucky enough to get an upper floor, the view is unparalleled.

Great value apartment building, with fantastic amenities, responsive staff, and good finishes. Location is good, but not outstanding, parking is easy (much easier than downtown), and lots of events. Apartments are well-finished, but make sure you check furniture spacing, as the curves and pillars can change the space and may make a room functionally smaller than its square footage. Still a great place, though.

This place is beautiful including the apartment and all the extras. They switched management companies recently AND WILL NOT SUBLET which is not clear in their lease. It states that you have to get permission from the management company which sounds like they would work with you. They WILL NOT and you will have to pay two months rent to get out of the lease which is substantial if you have a two bedroom. I will now be moving with a one month old because they lack empathy.

When i moved in 2014 the apt was half full so there was some discounts for a 12 month lease! the amenities are one of the best among the apt i visited! the location is so-so but i love that we have yoga studio downstairs! At weekend night i hear very loud music that i am not sure where it is coming from, probably from other neighbors! I don't like the security people, unfortunately the main person is very impolite and un-professional but there are many front desk, they change every other month! and finally i plan to move since when i asked to move to one bedroom i found out a huge hike in the prices so doesn't make sense to live here! The apt is almost full now so make sense for them to increase the price

Bad management! Sanse of costumer doesn’t exist with new management. Poor elevator designe from garage entrance to the building. Pricing for high end living and management is not able to deliver that fill / justifications for dollar amount.

The location is great and Michael, the leasing agent, is a genuinely nice and helpful guy. Those are the only positive things I can say about LPM. A few questions to ask yourself when thinking about whether LPM is the right place for you: - Do you like having access to hot water? Well, you probably don't want to live here since they have experienced hot water outages four times this year so far (as of December 5th - they still have time to drop the ball more, unfortunately). - Do you like having heat in your apartment? Well, you probably don't want to live here since the building did not have heat for over 72 hours at the end of October. - Do assume you will have a place to park in their garage after paying $125 per month for a spot? Well, you probably don't want to live here since they regularly oversell their garage. So much so that people regularly park wherever they can find a space large enough to fit their car making getting through the garage itself a giant pain. If you can get management's attention (much harder than you would think), they will tell you that another company manages the garage (which is true), but LPM's management refuses to address the situation on behalf of the residents. - Do you like being able to open your windows in spring/summer? Well, you probably don't want to live here since none of the windows have screens so your apartment will be crawling with bugs within minutes. - Do you like having an apartment that's cooler than 82 degrees? Well, you probably don't want to live here if all they have available are southwestern facing apartments. Otherwise, you will be living in a greenhouse with an inadequate HVAC system. - Do you like knowing that resident concerns are at least acknowledged? Well, then you probably don't want to live here. Ever since Greystar took over management of the building, the day-to-day management has been nonexistent. There are basic "amenities" that you would assume come with any apartment, let alone a "luxury" apartment. No place is perfect and there will be issues with any home (whether it's an apartment building or a house), but the fact that you cannot reasonably rely on having the basics like heat or hot water says all you need to know about living at LPM.

Apartment is good. Rooms are up to date. Friendly staff. Building amenities are nice, with the pools, gym, and grill area. However, TVs in the gym and common areas almost never work and no response to requests to fix them. Also, the washing machine in the apartment room is deafeningly loud.

The apartment is very beautiful, clean and it has all the comfort I need. The staff is very available and it helps very quickly on solving small issues. The common amenities are clean and very furnished. The area is safe and beautiful.
