Been here many years. The maintenance department is quick, efficient and neat. All good people. The snow removal is very good here. The grounds are very well maintained. All positive here for long time.

Timber Lakes is the Best!
Thank you to a truly amazing and talented management team who make sure Timber Lakes is a wonderful community where living is a pleasure. Molly is impressive and works so hard to make sure that Timber Lakes is the best community to live in. She works tirelessly to maintain a professional but warm comforting environment where everybody feels welcome and is excited about living in Timber Lakes. Jill works so hard to make sure everything runs smoothly and is efficient when it comes to handling the needs of all the residents and making sure their voices are heard. Eric is amazing and he works very hard to make sure that anybody who comes through the management doors is well taken care of. He tirelessly works behind the scene the make sure that everybody and everything works well and exemplifies the spirit of Timber Lakes and the professional standards of excellence that Timber Lakes is known for. The maintenance team is a crucial part of Timber Lakes and they work very hard to make sure the grounds are well kept and that the apartments are maintained and always have a smile and willing to help. I would not live anywhere else but Timber Lakes because the community is warm and inviting and the staff are quick to help and are so positive and willing to go beyond to make sure that the living experience is a great one. Timber Lakes has worked hard to be the best in the area and is to be commended for their excellence. This says a lot about the management team and their ability to work together and truly represent the best. Thank you for taking care of your people and the apartments. It is truly an amazing place. Thank you Molly, Jill, Eric and the maintenance staff for all you do. You are truly the best!

To the future residence, DO NOT live here and here's why - (this is my edited review from my previous one) A month ago, 50+ CARS BROKEN INTO(unfortunately we were one of the ones who got their windows smashed), we talked to to the leasing officer named ------ about the issue of having the gate broken 85% , there are no security cameras around the property to track down criminals, and most of the building light and street lights aren't working during night time. All ------ could say about our situation and complaint was "the gate is just there as a feature and us the apartments aren't responsible for any of your safety", instead of being sympathetic of what just happened. She was being so defensive and insensitive regarding to the issue... So tell me why us as tenants have to enter our gate code to enter the gate (when it is working), so basically the gate is just there as aesthetics? ... talk about "gated community" So I have lived here for almost two years now and I am so excited to move out. These apartments may look nice from the outside with their beautiful trails and ponds. The apartments itself are mediocre, the walls and ceilings are THIN so you hear your upstairs, downstairs, and side neighbors all day everyday. (unless you are okay with hearing footsteps, loud music/tv, loud thuds, dogs barking, kids banging on the wall, gun shots, talking/yelling, or people arguing from your neighbors then go ahead you're in the right place for that)

We started seeing mice in our apartment in March. We filed our 1stservice request and added our own measures to keep the mice out. "pest control" came and put sticky traps out. We caught 9 mice on our own in ONE week. We have filed several requests and were told by maintenance this was an infestation. We had mice under our bed while we were in it, one in my laptop bag, several still alive and stuck to the traps. I have multiple pictures of all the places we caught them. we did everything we could but they continued to come back. The new manager at the facility is very unprofessional and a terrible communicator/replier. She said things like "this is not the end of the world" "they are little- just more of a nuisance" "you can expect mice if you're on the lake side?!?! Of an apartment that has 3 lakes? We all can expect mice?. So we found a new place to live and left the apartment.

This is a beautiful community. Amazing views facing the ponds. Gated community with excellent staff. Walking trails around the ponds make for great outdoors to enjoy the fall colors. Easy access to major thoroughfare and shopping distric.

Please do not rent this property, because you would not get your deposit back. If you are renting this property, please keep all the documentations for conversation between you and management. I will explain my situation in this commend. 1. They changed breaking lease fee right before I move out. When I moved in, they told me the breaking lease fee is one month rent, but it changed to two month rent when I try to move out. The management show me a piece of contract, which not include in the contracts you signed. She told me it is additional document that means they can change to any number they want. 2. I went to office 4/20/2019 asking about breaking the lease, and I know I need to tell them 1 month early. I received a phone call 4/21/2019 about the room was rented and ask me about if I can move out before 4/31/2019. I said yes. However, they changed mind few days later and my lease end in 5/20/2019. 3. I moved out 5/14/2019. I scheduled earlier with management about walk through, and they agreed. However, they told me managements are not in office and they cannot walk through with me. I have a flight in 5/15/2019 morning. I did not realized this is a issue until I received a bill about $40 cleaning fee and $45 damage fee. I asked about picture or detail about that, and they never respond. 4. I received mt bill in July as follow. The lease end in 5/20/2019, but they charged me additional $239.52 for the rent between 5/21/2019 - 5/31/2019. I also have a email from the manager asking me to leave before 5/20/2019. I believe I should not be charge for this money. 5. My monthly utility in spring is about $60, but the property charged me $178.40. I also asked about explanation about this, but never receive the respond. 6. I did not realized my rent for May did not go through, and the property did not ask me anything about this. They used to ask me about this when I moved in in first year. They just don't care about you when they know you will move out. 7. I was try to reach out to them about this, because if the cleaning fee and damage fee are reasonable, I can pay these. However, they did not contact me and give this bill to a Rent Recovery Solutions. I really believe they need to explain to e before go to the next step. All in all, I disputed this bill to Rent Recovery Solutions. Let's see what will happened. Here are some additional information: 1. The community is not safe. I saw residents reported car stolen twice in 1 year. 2. They have security camera in 2019, because the community is not safe. 3. The main gate was broken from July, 2018 to March, 2019. If you have bad luck, you would never see it close. 4. My friend went to their office to ask not renew the lease, and received $3000 bill when she moved out, because the lease was auto renewed. 5. You would not see some good review since 2018, because they changed management. I loved the property when I moved (2016) in then I hate it when I moved out (2019).

The main thing I've learned from my experience with Timber Lakes is this, never lease from a corporately owned residence. As soon as they get you to sign their lease agreement, all they care about is retrieving your money and literally have no concern for you as an individual. Halfway through our lease we were offered free housing through our work and therefore began the process of looking at our lease agreement to find out our options of having someone else take it over for us legally. The very vague and confusing terms in the agreement did not leave me to believe that someone could not come onto our lease so I set about inquiring on my social media if there was anyone looking for a place. Within minutes I received an email from the Timber Lakes Staff stating that I was in violation of my lease by subletting my apartment out and that I would incur a penalty for such a violation. No such thing was happening and when we went in to the office to discuss the options, then eventually add someone to my lease, they did not reach out to let us know the status of the application for adding the new person to our lease we had to literally go into the office and ask them. At every correspondence with the office staff, they were never once courteous or apologetic, always defensive and telling me the things I was doing wrong. They would also send out emails from time to time as though they themselves were the police. I received one general email to the entire apartment complex about warming your car up in the morning and the message said "Not only is this against the law, but it can make your car an easy target." The second part of that sentence is true, but upon doing my own research for this specific county, the only vehicles that have restrictions are heavy usage Diesel engines which have a 5 minute limit for warmup times. The fact that Timber Lakes tries to intimidate their residents on certain things like this is absolutely outrageous and manipulative. My last encounter with the staff was about our move out. I called in to ask them the paint color and they left a message on my phone with the color code and said it had to be purchased directly with sherwin Williams. I spent $140 for just two gallons of paint and as we let the two coats of paint dry, we found out that it didn't match the color of the walls. Knowing that ultimately they would have no regard for our inconvenience and time and money spent, I didn't even want to deal with spending the time to tell them and then re-painting, so I left it as it was and knew that I would also forfeit my deposit because of this. That is how much I wanted to avoid speaking with them. Effective September of 2019, one must walk 25 feet away from all buildings in order to smoke/vape--this means you cannot even smoke on your porch. Additionally, this means people who enjoy smoking and drinking will inevitably be increasingly intoxicated as they make this 25 foot walk, which is considered public intoxication; while not only is that illegal, if drunk people actually abide by this rule, they will most certainly be victims of being run over or accidental injury/death (considering 25 feet away means one would probably close to one of the ponds, accidental drowning is conceivable), or being robbed-yes that has happened here, including break-ins. The attached photo is the official decree. IN ADDITION, every single time you make an online payment, you must pay $25 to 'cover the cost of the company that manages online transactions'...Every. Single. Time. It's also worth mentioning that prior to this August they offered free cable. This amenity was removed quickly and with only a 7 day notice-but there is no compensation in the form of a reduction in rent. Also, they ONLY offer spectrum & AT&T-no google fiber. You only have the choice of one of a few internet and/or television plans, since Red Bridge has representatives from the aforementioned companies which effectively does not allow you to customize a plan; you have the choice between bad and even worse packages/plans. Also, there are 3 large speed-bumps that you must cross to enter/exit the property-but they are no where near the actual apartments. Lastly, while having a gated community sounds great, if you don't have the one key fob they give you per household (buying another one costs $40) you must manually enter a code after 6pm-this is extremely uncomfortable if you do not actually get out of your car to enter it. Also, while the gate deters potential break-ins. The gate can easily be walked around (it's only about 20 feet long), so armed robbery is still easily a potential threat, or a break in if they just low key drive into the complex before six (the exit gate automatically opens when you're in proximity). Walking trails are a nice feature, but considering the amount of trees, the idea of being accosted isn't a nice unshakable thought. Oh, and they have no hired security.

I hated this community. The maintenance was outstanding but the office staff is nothing short of incompetent. They waste their time pulling power moves and overcharging residents hoping they won't notice. If I did my job as terribly as these people I would be fired. My friends car was stolen there, mine broken in to, there were multiple break ins and a few deaths and nothing changed besides a patrol car who drove around wasting fuel at night. If I was a robber I could have easily found my way around the patrol car as it is ineffective. There's little lighting on the grounds so when it got dark it became very dangerous. I wouldn't recommend any females to live here. The staff is aloof and does not care about the safety or happiness of the residence. They hoard your packages in the office instead of dropping them off at the rightful apartment and if you work too much and can't get the package in a timely manner, they will charge you for it sitting in a closet. I've never been more disappointed in apartment staffing than I have been with these people. Please save yourself stress and do not live here.

This community has progressively decreased in safety and productivity within the one year that I have lived here. The entrance gate rarely works (doesn't close), the pool has yet to be opened when all the surrounding apartments have had theirs open for almost a month, and there are several safety concerns including break ins that the management team is not willing to address. There is a lack of interest from all of the management team, they are looking for money and nothing else. I do not feel safe in my own neighborhood anymore, and at these prices I would have hoped there was better upkeep than there actually is. There is a trash bin that is always overflowed and should be removed from the property. There is a road that leaves the neighborhood but yet is not gates (and this is supposed to be a "gated community"). It is very poorly lit at night, I do not feel safe going outside at night. I will be staying here for one more year however once my lease is over I will be moving into a much safer complex.

We just moved here from Kansas, and I have to say so far we love it! The apartments are very spacious, and the property is very quiet and kept clean. It feels like a very safe neighborhood, and there are many beautiful trails to walk and stop by the lakes. We did have just a few maintenance issues upon arrival, but they were more than happy to accommodate us, and our guy, DJ, did an amazing job. The maintenance and staff are very helpful and friendly.

I've lived at Timber Lakes for almost two years now, and I have to say that moving here might be one of the best decisions we've ever made. The complex is so beautiful and quiet that you almost forget you're in the middle of a city. Our dog loves the dog park and all the neighbor dogs, and the community is great. Everybody is super friendly...scraping ice off windshields for each other, helping each other out with car troubles, and keeping packages safe when they are delivered to the wrong address. Maintenance is super quick and kind; they are always very friendly to both me and my dog and come back as many times as needed until we're satisfied with the fixes. The office staff are fantastic as well. They always seem happy to help, and even provided small bags of ice melt for all of the residents to apply to areas that might have been missed by the snow removal / salting process. Katelyn, in particular, is phenomenal, always responding to our messages / issues / requests promptly and in a way that makes us feel valued. We love this community, love the friends we've made here, and love living here.

I love living at this community because it gives me a feeling of relaxation, peacefulness and is calming. The surroundings are simply beautiful with wild life bountiful with deer, rabbits, birds, and geese are seen almost daily. It's a dog friendly community with a nice dog park centrally located on complex grounds. The residents are friendly and courteous and I have some really great neighbors. Residents are courtious of the apartment complex rules so there is no need to worry about late night noise, partying, etc. I love that you can't hear people talking in the next apartment or hear their TV. If I have had to call maintenance I've always been extremely satisfied. Just recently, my water heater went late in the evening on the weekend. I am THRILLED with the service Dave provided!!! His response was quick, figured out what the problem was right away, left to get the piece that was broken and he returned promptly. It was fixed in no time!! He left me his number in case I had a problem during the night with it. He is very professional, very knowledgeable, clean, efficient, and a nice guy. Very accommodating and helpful. He called me the next day to see if the water heater was still working okay and let me know he was at my service if I needed anything. Couldn't be any more perfect! Give him a raise! lol I also love the indoor gym with all the latest equipment. During summer months, the salt-water pool is refreshing. It's never too crowded either. However, my favorite is the walking path. It's a cemented path that covers the circumference of the complex. It's an interesting walk with hills, trees, and then wide open field spaces. Very relaxing after a long day at work. I honestly couldn't be happier here. I've visited other apartment complexes that were much more expensive and far less impressive.

I have been a resident of Timber Lakes at Red Bridge for 7 months now. I can honestly say that I love where I live. The property itself is beautiful and extremely well designed with tons to do; including fishing in the multiple stocked ponds, jogging on the paved trail and exercising at the fitness center. I have been most impressed by the office and maintenance staff here at Timber Lakes. Everyone in the office is extremely friendly and helpful, and ------- made applying and signing my lease a breeze. ---- and the rest of his maintenance team have been amazing. Only twice since I moved here have I had a reason to call them, but both times they were here within the hour, and where able to quickly and completely fix my issue. I would recommend this community to anyone!

Can't say enough great things about our experience here. I've stayed at a few different apartments and homes in KC and thought I would never find an apartment that felt like home until I came here. Community so friendly - dogs are very welcome - the landscaping is BEAUTIFUL. The staff is so nice and maintenance is very prompt with any issues. There's a dog park with a lot of friendly dogs and owners so your pup can still get some socialization within the complex. Everything is always kept clean. The gym is awesome as well as the pool. There are trails to walk around in that are scenic and relaxing. My favorite part about living here is how nice the entire community is to one another. The ONLY things that weren't perfect: I can generally hear my upstairs neighbors walking around and sometimes talking, but it has never been a huge problem by any means, and I think you get the noise issues with any apartment. The other downside is the area - South KC in general has issues with theft/vandalism, but Timberlakes is a gated community AND has a 24/7 security guard so I always feel safe. I will miss living here so much - it has been such a great stay and I would continue to stay if I had not just purchased a home. Amazing place!!

This place is horrible. The staff is nice until you sign that contract and after that they are really rude. There was a woman dead in her apartment below us for two weeks and no one knew. Then there was a shooting due to a robbery. They also charge you unnecessary when you leave. They say it’s all good and a month later they send you bills worth 1000s. Our electric bill was almost $300 when we were there due to the apartments being so drafty. Pls don’t get carried away by the outer appearance of the surrounding as that’s how they trick you. This is a horrible apartment complex to live in and would be the biggest mistake you make.

Unfortunately, this will be my last year here. I actually love my apartment. I love the walking path. I love that I look out my window and not see someone else's apartment window. I have great neighbors. Dave and all the maintenance guys are awesome. The management staff . . . well, we'll just move on. The main reasons I'm moving is I cannot afford to pay $190-200 a month for the electric bill in the winter for a small apartment that I am really never in except for a few hours in the evening and while I'm sleeping. The HVAC units in the apartments are old and not big enough for the square feet of the apartment. (You know it's an ongoing problem when maintenance is the first to agree to this. They are probably repeating this phrase all day to all the residents.) And don't mistake the situation by thinking I leave the heat set at 70 degrees 24/7. Just the opposite actually. It is set at 60 degrees for the 14 hours that I am gone every day. I work, meet friends or work out, and come home. I am home in the evening for an hour or so and then go to bed. When I'm home I set it at 63 degrees. Even on the weekends. Please do not for one second believe that I am warm and cozy. You will notice that many apartments around the complex have plastic on the windows. There is a reason for this - the windows are old and drafty. When I am home I am wearing layers, sometimes my coat, slippers, a stocking hat and if I'm sitting I'm under a blanket. So at the end of the month that I have been cold for every minute that I am in my apartment, I then get a bill for $190-200+. Part of the problem is that the HVAC unit is actually outside on the porch. The furnace produces hot air which comes through the air ducts and is then sucked back through the return ducts to the furnace, only because it is freezing outside, the warm air is now cooled before going back into the furnace where it will then make it warm before sending it back into your apartment. The furnace runs and runs because it just cannot keep up trying to warm the cold air that it is sucking in. It really does not take a rocket scientist to figure out why our bills are so high. The management office tells all of us who complain that, yes, the windows are older, and apartments aren't insulated like houses (I seriously doubt there is any insulation at all), and that it is really cold outside. lol Yes, we know that. We live in the Midwest. We have four seasons. (However, it is odd that one of my relatives lives in a four bedroom home with full finished basement and vaulted family room with a two car garage and they keep their house at 73, and they have a cheaper electric bill than I do.) What the management isn't saying is - Yes, we know the windows are drafty and that the furnace size is not sufficient to heat your apartment and it should NOT be outside in an room that is not temperature controlled, and WE ARE WORKING ON REPLACEMENT WINDOWS AND LARGER MORE EFFICIENT HVAC UNITS FOR EACH APARTMENT. Please do not hold your breathe on this. From what I hear, this will be many residents' last year here and they don't plan on renewing their lease based solely on this reason, and the ones I've talked to, end the comment by saying, but I really like my apartment and I love this area. So there you have it, the truth from someone who lives here.

I believe that management lies to get you into the apartments and promises things that they don't uphold and lie to you about any issues that people may have had in a unit previously in order to get it rented. I've heard since I moved here that people have had issues with neighbors and nothing is ever done. I've seen reviews on different sites about this same issue and they don't respond to try to fix the problem. Once you sign a lease, they don't care about whether you're happy with the complex or not. They basically say, sorry, not our problem. I've had better service at cheaper apartments and now I'm afraid my rent is going to be raised when my lease is up because I keep seeing reviews about that happening. The complex is nice overall, but the way the management handles things is mediocre. A few changes would make a big difference, but if I had a choice, I wouldn't live here. It's too bad residents are unable to contact the parent company, Greystar about their concerns.

Whatever you do, don't move here. The management was very kind before i moved in then once I signed the lease that was over. When I called them the next week because I was having an issue with noise from a neighbor they told me it wasn't there problem and to call the police... When I moved here I was told it was a secure building with gate once the gate to the front broke it was only then referred to as a "gated entrance" then one of my next door neighbors was held at gun point and had to kill a man thanks to the fact that just anyone can get thru the gated entrance. When I told management I felt unsafe they told me my safety was out of there hands. They always claim they will send pool codes and updates on the community but I am always left out of the loop they even gave me a false day for the pool opening. Then in the middle of the summer they changed the code again without letting me know. Thankfully they like one of my neighbors and they were kind enough to give me the code. Any fun event going on at the apartments you will be left out of unless they like you. All the women at the front office are snooty and don't even try to appear like they care. I once waited 30 minutes just to pick up a package because the person working would rather pay attention to people applying and send them away before helping me for 2 minutes. I will continue to warn others about this place. You have been warned. Don't let this beautiful landscape fool you into moving here you will be miserable.

Safety is huge concern here...recently a robber forced residents into their apartment and then was shot to death. There is inadequate lighting and management is in no hurry to fix it. The grounds are beautiful, some great neighbors and amenities are good. Office staff is mediocre and they will raise your rent considerably after the firsr year. This is a nice property but on the edge of a very sketchy area. Be careful...

I rate Timberlake at Redbridge 1 out of 5 and I'm being generous. I did like the walk-in closet and bathroom in master bedroom. The original apartment we applied and was approved for was given to a different couple. The assistant manager tried to put us in an apartment at a higher rate without discussing it with us. The office manager agreed to honor the lower rent but what she failed to tell us was the rent was going to be increased to the market rate after our year lease was up. Maintenance is very nice only they don't fix anything right on the first trip. Moved out and now they charged us for a cable box that was left in the apartment. Just hard up for money. Think twice about moving here. The manager must be afraid of the assistant manager as she calls the shots. So she thinks. They ordered a garbage pick up at the door and increased trash without even taking a community poll.. again, think twice about moving here.

Last Friday i was putting together my t.v. and entertainment center together. I had already spent most of the day at nebraska furniture mart looking for the perfect pair. I had my friend cone over and put it together to me. Realized that the stand and tv weren't comparable, and had to make another trio to the store. Get home and realized i didn't have the right tool. By this time it us after 10 pm. And I was far to exhausted to go to the store again. I'd figure it was a huge leap but I called maintenance to see if they had the tool I could use. It was obviously after hours, and I didn't expect an answer. I did leave a voicemail got a call back in 2 minutes. DAVE the maintenance manager, met me and provided me with the necessary tool to get my project done. He was a huge help and I really do appreciate it
