we like it!
this is a great community in a perfect location at a great price. The ammenities are great... the neighbors are friendly and professional. The scenery is amazing. the lakes and wooded areas are quite quaint, and most evenings you'll see deer strolling through the grasses or geese waddling to and from the lakes. There are a lot of pets and the grounds are kept clean. I think this neighborhood is a steal! They always have rent specials that make it really worth it! There is nothing else like it in South Kansas City, so close to downtown and Kansas! The management is very cautious to keep this a crime free community and makes every effort to communicate that and protect the residents. The management is very friendly and helpful and I haven't ever heard of any problems. We have known people to live here for several years now and are thankful to enjoy the opportunity to do so now as well.

Very happy at Timberlakes
I am a current resident of Timber Lakes and plan on staying. I have met a lot of nice people here and made new friends. Everyone I know who lives here likes it. The staff has always helped me out. The buildings are set back from the road which makes it feels very private. I wonder if any of the bad reviews were actually written by tenants or maybe competing apartment places. Who knows, but I'm another happy customer. I used to have a house and living here is much better. The style of units makes you feel like you're in a house but with no work, no maintenance. The maintenance crew is always making things better, new flowers and plantings, and since I've been here they put in a new gate and a front entry fountain. No complaints. I recommend it to anyone in the area looking for a really nice place to live in KC.

Awesome surroundings and people
I've lived here a year and a half and I love it. I use the gym and walking trail all the time. The pool is really nice but can get crowded on a summer weekend. Beautiful natural surroundings close to where I work.

Don't believe the bad reviews!! It's GREAT!!
I'm really shocked to read any bad reviews of Timber Lakes at Red Bridge. I have lived here for nearly 3 years and have had only positive experiences!! The maintenance staff is the best. They always respond promptly to anything we need and go above and beyond the call of duty. The grounds are beautiful and always make me feel so proud to live here. I feel like they are always upgrading something... flowers, the front fountain, etc!! And the path is so beautiful and a huge benefit if you want to enjoy the outdoors in a safe environment. The pool is the best!! We always feel like we're on vacation!! The staff has been so kind and courteous to us. Maybe the people who wrote the bad reviews weren't paying their rent or something. The staff has always been helpful whenever we needed anything. We have never had a problem with parking. There always seems to be a spot nearby. I truly can't imagine what others are so upset about. Wanting to be social? There is always something to do at Timerlakes. They have monthly breakfasts (free!) and pizza nights (free!) and other fun free activities all year around. If you are considering TimberLakes... go for it. I am a voice of experience with 3 years of living here. You won't regret it!!

This is a great apartment community! When my 80 year old father decided to move to Kansas City, I spent weeks checking out different apartment complexes. I was looking for one that was safe, had no steps and a responsive management. I found all of these at Timber Lakes at Red Bridge. It is a beautiful gated community with fishing lakes and great walking trails. This has been a wonderful way for my father to keep his independence. He has a 2 bedroom, 2 bath apartment. No stairs to worry about. The kitchen is easy for him to maneuver around in and the bathrooms are larger than in my house. The garage is very close to the apartment. They have handicapped ramps for wheelchair use. The have done a wonderful job of keeping the roads and walkways cleared and salted in the winter time. The landscaping is beautiful and the maintenance people have been quick to respond to any problems we may have. The management (Linda) has been very responsive to all of his special requirements. I don't understand the criticisms. We have had no problems at all in 4 years. This sure beats having Dad in an assisted living situation.

Rent Better and Cheaper
If you move here you will have a great view of the weeds growing around the bldgs. Poor lighting in areas contribute to crime. People entering the property from unauthorized areas. Slow in responding to getting things fixed. Never know the real owners. Management lies to tennants. Noise in apts is excessive at times. Too many unauthorized guests in the pool. Does this seem to be the place for the big money you pay to live,Think again.

The most beautiful place to live in KC!!
I have to say that I can not believe how good my experience has been at this apartment complex. I am still currently living at Timberlakes and will continue to live here as long as I am in school in KC. I have a small one bedroom apartment in Phase II that overlooks a small wooded area where small deer play every morning! I wake up and enjoy coffee on my balcony feeling as if I am out in the country!! It is so quiet and peaceful I can not imagine living anywhere else! My neighbors are very nice and quiet. It has a running trail that is kept very clean and a huge gym!! I don't even have to have a separate gym membership while I live here because I have found all the free weights, treadmills, and weight machines to complete all of my workouts! The grounds are kept very clean and during the winter they work hard to keep the roads clear of ice. All of the staff have wonderful attitudes and respond quickly to any requests that you have. The apartment complex is filled with lots of young new couples and singles with dogs. It is hidden away in a vally of trees but in only 2 minutes you find yourself near two main highways. The staff (especially Clay) has been one of the kindest and most sincerely helpful I have ever found. If your single, young business adult, or a couple I would highly reccommend you check this apartment complex out. You will never find another place like it anywhere near the KC area!

High points and lows
I currently live here at Timber Lakes and have found some very nice things and VERY bad things. High points: The Nature trail is very nice,and I really enjoy getting out and letting my dog wonder around the place. Great to come outside and see deer playing across the field from me,(And every now and then a coyote!). The place looks nice,both inside and out. The fitness center is nice,and I enjoy the events they put on here. Now to the low points: The gate issue in the winter was horrible. Not only did someone get robbed,but our car was broken into and a cd player was stolen. When we told the "management" about it, Ol' Linda acted like she could care less. If anything should change here, its firing her. She is extremely rude and once she has her money in her clutches she could care less about you. Molly was great at getting us settled and any other concerns we have she jumps right on it... The parking is HORRIFIC! All of the parking spaces are always taken up and if you park on the curb they threaten to tow you... So to management, either #1 make garages cheaper so more people will utilize them or #2, dont allow people to park their jet ski trailors in parking spots so people can use those spots for CARS! I will NOT park half a mile away from my apartment to meet management needs. Also, the walls are way too thin,and its good for allowing us to hear the moans of passion from the neighbors. Fortunately,other than that I have been lucky to have good neighbors. The lawn by my apartment gets cut about every 3-4 weeks, which is tacky, and because of my location I fail to get any landscaping done by my place. So with some goods,come alot of bads. For $900 a month, I would like it to be better,starting with canning Linda,other than that I will hang in til I purchase another house...

STOP Don't do it!!!
Honestly, if your looking to rent DO NOT, I REPEAT, DO NOT RENT HERE! Please don't fall for people saying otherwise. My wife and I lived here for 2 years. Under the old management things were great, but as soon as the new management took over, things went downhill fast!!! First, this "gated community" became gateless for months (they claimed it was being fixed-funny how it REALLY got fixed after someone was held up at gun point!-*how convenient). There were also several break-ins and other shady happenings. There were several times I walked into the clubhouse and didn't even get a hello from anyone! These ppl pretend like their doing SO much, but actually it's not to keep old faithful tenants, it's to get new ones-and I mean ANYBODY they can! These apts. went from quiet and serene to bumping stereos, loud vulgarity, and rude and unfriendly staff. I will say the maintenance staff is decent (but only request one thing at a time-they may "overlook" some things, or just paint over a mold problem, caused by a leaking pipe, in your bathroom). Notice the head lady in charge does not know how to be polite or courteous. Also, even if you clean your apt. to perfection, don't expect to get your deposit back (and if you call the answering service will get it, and no phone call back will be made back to you). DO NOT BE FOOLED, by the exterior! It looks pretty, but you will regret ever signing a lease with these ppl, I promise! I suggest checking out duplexes in Lee's Summit-much more spacious, much CHEAPER, and no unpleasant, and swindling staff to contend with. That's what we did and we don't regret it one bit.

I love this place
I don't really understand a lot of the bad reviews here, and I definitely don't agree with them. Compared to other apartment complexes around the kansas city area, this one is amazing and I really do like the people. I mean, come on, I have my large packages delivered to my door if they're at the office. Maintenance response would be the only small issue but it's not that big of a deal to us because nothing really gets broken. I love the space we have, I don't feel like I'm being ripped off, I never have an issue with parking, and if you lock your door at night then whether or not the gates are open/closed isn't that big of a deal. Don't go out at 4 am randomly and you won't run into trouble, it's not exactly a difficult concept to understand. I think a lot of the good/bad feelings have to do with location too. We're right by the office and maybe we get taken care of more because of it, I don't know. I've never had an issue with loud neighbors or really half the things the other reviews say. No one is forcing timber lakes on anyone, but if you're looking for a decent place to live in a decent price range (for a two bedroom with two people) in kansas city, I don't know what discoveries you've made because this is the best I've found.

More Bad than Good
I'm a resident...NOT managment. I've lived her for 3 years, and I'm only leaving because I'm moving in with my partner. I've lived through old and new management, and both had strengths and weaknesses. The current management is more professonal and interested in having resident functions like BBQs and game nights, which is a great way to create community. That never happened in my two years with the former management company. The current management isn't always as quick to respond to things as I'd like. For example, one of the machines in the workout center was broken for over 4 months, and they kept claiming that they were leaving messages for the company to fix it but were never called back. I suspect that they left some messages, but I also suspect that fxing the machine wasn't on the priority list. Overall, the fitness center is a great amenity, and I've personally seen them clean it regularly. Like any fitness center, bringing your own towel to clean the equipment before and after use is recommended. The grounds are by far the best feature. There's a great 1-mile walking trail, and the new management put in "dog poop" bins and continually supply bags, which has cut down on stepping in doggie doo greatly. The wood porches were recently fixed and painted. Landscaping is quite as regular as with the former management company, but it does get done. My apartment is great because of the views, and I guess I've been pretty blessed with fairly quiet neighbors. If we both leave windows and doors open, we hear each other, especially through the porches. The walls are thin. Not the worst I've ever experience, but not the best. The amenities in the apartment are nice, but I wouldn't call them "luxury", because none are necessarily "real" stone. Management, for the most part, has always been nice to me. I've been nice to them, too. So, I think a relationship goes both ways. I'm not expecting to get my security deposit back because I've heard and read too many horror stories about how they charge unrealistic prices for normal wear and tear. For example, the blinds are cheap blinds, but the replacement cost is $50. Open them wrong once, and they crinkle. I would live here again, but only if I could live in Phase I. I think that the apartments in Phase I probably were slightly better made. I'd also check on my neighbors. Noisy neighbors can make this place unbearable. But, many people reading this review are probably noisy themselves and don't even recognize it. Parking is becoming an issue. Garages are expensive at $50 a month, but worth it to not hassle about finding a spot. Overall, I would recommend TimberLakes.

Tennants don't count---money does
Not a truly gated community as described. Lacks enforcement of rules and regulations as posted at the gate. Allows tennants to park in fire zones at night which are not marked. Tennants violate noise restrictions and the walls are so thin and unbearable. Too many students from a local school hosed here and not on the lease because they have no parking stickers for their vehicles. Other tennants are in the same share the rent deal. Not a good business practice. Drinking at the pool area and some illegal smoking of left handed cigaretts. The community has its good points as well but needs better magt and enforcement of rules and regulations.

Can't please everyone ALL the time!
I have lived in what I thought to be all the BEST apartments in this area and I would have to say this one is by far the best. There are a few things that could be better...I definately agree that the old staff were more customer service oriented, but whenever an all new staff comes in, they feel as though they have to prove themselves and I think that's what is happening now! Some of the changes being made are for the better, and then others are just because they can! In their defense, when they "mowed everything down", it was winter,the trees were ratty and needed to be cut down so that when spring approached, it could start growing and be beautiful again! The landscaping is one of my favorite things to see on this property, but it could be maintained a little better. I think they are trying to cut corners and $ave as much money as possible, but maintenance can't do EVERYTHING....there should be a landscaping company on payroll to maintain such beautiful grounds. Someone mentioned about the apartments being put together very cheaply because the walls are so thin, I don't think that makes them cheaply made, that's with any apartment! If they used all the BEST materials and the most expensive appliances, I hate to think about what the rent would be then! Someone also mentioned about the shooting that happened down the street, that could happen near any apartment complex, the targeted person just happened to be this way. It was never said that she actually lived here, it was my understanding that she frequented this area, maybe she has family or friends on this property or maybe one of the two properties down the street! Statistics are always available from any area Police Department, my advice would be to check it before you make a final decision on any property. Another comment that I wanted to respond to is about the manager being a ---- with low self esteem...every person that has been on staff in the office excluding the maintenance crew because I'm not sure about them, has had an apartment on property, logically thinking, it would be more feasible for her to have invited this guy to her place where she knows for sure the comings and goings as opposed to "doing" him in an apartment that he shares with his chic and having no clue as to when she may show up! I guess it's possible, but off hand, I would have to say this didn't really happen! Furthermore, if it did, why would you hesitate to report this type of incident to her superior?! The 'supposed' threatening phone messages would have been all the proof needed! I have had a few minor repairs needed in my apartment, but they were taken care of promptly and the maintenance staff has always been courteous. The problem with the ants and gnats in the summertime happens in all apartments, in all houses and it's due to the change in weather. I've seen spiders, however, they are harmless and definately not brown recluse! The exterminators are out as often as possible, but with these apartments being in close proximity with the woods, insects should be expected. I usually 'fog' my apartment in the summertime as an extra to keep the insects away. I like that the trash dumpster is in one central location. People do disgusting things with trash and all sorts of other things, so I would prefer not to see BIG dumpsters all around property! For the most part, I have enjoyed my stay here, moreso with the old staff, but my lease will expire and I have decided not to renew.

HORRIBLE!
This place is a nightmare! DO NOT be fooled by the beautiful landscaping and gated entrance. The gate is never shut anyway, PLUS you could just drive around it and come right it, even if they did shut it. <br><br>This place is barely livable. The insulation is so terrible that you not only hear everything your neighbors do, you also literally feel the wind blowing through your apartment. We've tried plastic on the windows and towels under the doors but the wind blows through the walls. This is not good in the dead of winter when the thermostat set at 80 degrees can't keep the apartment above 70. Anyone with toddlers or crawlers needs to stay away. The floor is always so cold you have to wear shoes to keep your feet warm. Socks won't do it. <br><br>Everything is CHEAP--the cheapest construction, appliances, etc. The kitchen sink is only about 4 inches deep. The shower head pulls away from the wall about 3 inches when you try to adjust it. The walls are not straight at all. You can't hang a picture or a shelf anywhere. When you stand at a corner and look up at the ceiling the wall is wavey--its not even a subtle wave. I didn't know sheet rock could warp like that. It came as a complete shock when we tried to hang shelves in my daughter's room.<br><br>The trash and mail center is a very long hike for everyone and is a serious pain. Parking is terrible at best when the snow is cleared. When its not, good luck finding a spot remotely near your apartment. Snow removal is a joke-they use golf carts to try to push around snow, and you're always slipping and sliding. Even weeks after a snow storm you have to use 4-wheel drive to get around the complex. There is a constant ice slick outside my apartment and I have fallen twice on it this winter. When I called the office staff about it they actually laughed at me.<br><br>On to the office management. They sure smile big when you walk in the office, but they lie, lie, lie. Don't trust a single thing ----- tells you. She is rude and flat out lies. She will tell you she's taken care of something, but you'll find out after a couple months of nothing happening that she has no soul. I absolutely can't wait for my lease to expire so I can get out of here.<br><br>The only positive is Mr. --------the maintenence man. He has very little to work with, but when you call him, he fixes the problem immediately.<br><br>There are far better apartment complexes in the area. Check out the Minor Drive/119th street area and there's a new one on Red Bridge and Holmes rd.<br>Whatever you do--DON'T live here. I can't stress that enough.

Expansive grounds, great pool and gym.
Iv'e lived at over a dozen apartment complexes over the last 20 years, and Timberlakes is by far the best landscaping and ammenities. Overall the staff has been accpetable to deal with. I looked around for better value and could not find it.

Pretty Nice Place
This place was a very nice place for me and my family! We enjoyed the fishing, running trail, swimming pool, basketball, and ex. room. It's a gated community that looks great in the inside. The spiders and load upstair people were the biggest dislike, and rouchs. But, I guess that's how apartments are!

No Problems
I've been here for 6 months, all my problems have been taken care of quickly and professionally. I've had, my air condition go out, a harrassing neighbor, lost mail key, bounced check, added car ports and each they were kind, courteous, and prompt. I have no comlaints.

Not recommended
We lived there for a year. It was the best apartment we could find at the time and had a beautiful walking trail and was nicely made. Unfortunatley, as everyone else has said, the new management came and it became unbearable. It was sad since the apartment complex could have been so nice. There was a mass exodus out of there. The grounds were horrible until one day they just started mowing down everything including some of the beautiful landscaping. The pool was closed or very dirty. It just started to become run down. I don't know how to find a better place in Kansas City. A lot of them are very bad, but I would keep looking. The management couldn't remember who was on the lease, lost a lot of paperwork, and didn't handle things well. We thought we would give them a chance, but when we went in to drop off the rent check, the head lady was yelling at the man, and the man was very rude to us. He would not answer our questions and tried to insinuate that we did not have enough money. We had always paid everything on time, and did until we left. We decided to leave, and I am a professional cleaner. The apartment had no damage and was spotless. We did not receive our deposit back. I don't think they would give it to anyone. I could have sued them, but I chose not to because we were just happy to be done with them. The only positive thing I have to say is that the maintenance men were always very helpful for us. As you can tell from reading these reviews, the new management is also trying to jack up their own ratings and trying to intimidate others from speaking the truth on this website meant for consumers. That would be enough of a big red flag to me.

This is the second time I've lived here and after 2 weeks, things are still up in the air for me. I agree with the reviews--check this place out in person. Look for raggy carpet, etc.

Nice apartments...but Manager is a ----.
I really enjoyed living at Timber Lakes at Red Bridge, it was really a nice family friendly apartment complex....the landscaping was great and the lakes were beautiful at night. The only problem I ever had there was that I caught the apartment manager having sex with my fiancee in our apartment...the situation got so bad that she was even leaving threatening messages on my phone, because I was going to report her. After the incident I moved. I would have never thought she would be that type of person, because she was always so professional & friendly, but she was actually a ---- with low self esteem!

Overall the $ is not worth the stay
I moved in from out of state as while. I have had insect problems since day 1 and currently, the landscaping is done twice a year, grass stayed over a foot high in the spring and summer, very thin walls (you can hear everything), toweled stayed over flowing, and my wife said the office kept a sticky attitude! O, not to mention the walk to the trash!

*sigh* Lord knows i've read all these reviews, some being real scary :( please anyone tell me how the apartments themselves rank? I figure i can avoid management-- God willing. Is there any problem with insects and roadents and cleanliness in the units themselves? Also i am out of town so is that news story really true about a murderer living there--anyone? I am sure any apartment has a murder living amongst us that we dont know of, but i'd be damned if my --- moves in there KNOWING so, just let me not know....but hell naw if I know prior. Thanks in advance!!!

i like timberlakes
i think timberlake at redbridge is a great place to live, really quite and the neighbor's are really nice. i don't like the fact the pool has never been clean. either that or there are some really dirty people who get in the pool and diry it up. i don't like that there is only 2 computers. i thought is was a business center.you have to wait a whole day or two just to get on the computer and handle some business. not only that half the time the computers are out of order. needs improvement. and i really don't agree with,your not able to break your lease if your job moves and you end up having to move. i guess i have too many standards. but i'm sure i'm not the only one with these issues.
