Clean, safe and updated apartment and community. The apartment was functional and spacious compared to many. The gym was clean, easily accessible, and had a wide variety of equipment. I enjoyed the large pool and the walking trail! Very dog-friendly apartment with a large dog park. The management and maintenance staff were helpful, very friendly and quick to respond. Accepted online payments and provided a discount on cable and internet service through Time Warner Cable.

We had a great stay for 2 years at Timber Lakes. The only reason we are moving out is because we were finally able to get our own house. The staff here has always been very nice and attentive, they have a great package notice system to let you know when your items are delivered and the mainentance staff can't be beat. We even had a problem when our refrigerator stopped working ON Thanksgiving day and they came to fix it at 1 in the afternoon. No other apartment complex I have ever been at would send out maintenance on a holiday! I was so amazed by this. The grounds of this complex are great, a running/walking path a mile long that is used by a lot of residents with a great dog area that makes apartment living with a pet so much easier. And, because of the gated entry we've always felt completely safe walking the path, even in the evening hours. The apartments are nice and well maintained, we felt we had plenty of space with a great closet and spacious master bed room. Having washer/dryer in unit is a huge plus! All in all in of the many apartments I've lived in this has been one of my favorite. I would recommend anyone in KC looking for an affordable, safe apartment complex with lots of amenities to live here.

My wife and I chose Timber Lakes for the newer buildings and beautiful setting. We enjoy the walking trail and ponds. It has been an overall good experience so far. We've been here 5 months. There have been a couple issues. When we first moved in, neither toilet worked. I requested to the office staff to have it repaired, and it was not repaired the next day as promised. Then I took a written request to the manager to have the toilets repaired (or at least one) and by the next day both were fixed. The other issue that we have never received feedback on is the washing machine. The dial is broken so you never know which washing cycle you are on. Other minor maintenance issues have been repaired quickly: slow draining shower tub, low water pressure in sinks, windows that won't open, whole in the concrete near our front door that posed a tripping hazard. maintenance staff has been good. I have lived at Timber Lakes for 4 months. The peaceful setting is what caught my eye as I drove by. The apartments are condo style and spread out among the grounds. The grounds are well maintained and the walking path is a blessing. I feel very safe here. The maintenance guys are very nice and and do their best to fix the problems. I love having a washer and dryer in my apartment! This is my first time living in an apartment so I do not have any frame of reference therefore I can't really compare it to other apartment complexes. I am just thankful that I found this place. I would highly recommend Timber Lakes to anyone.

I have lived at Timber Lakes for 7 months and have LOVED my time here. The management cares about every person that lives here and enforces changes for the safety and comfort of the residents quickly and efficiently. My girlfriend fell and broke her leg at Timber Lakes one night due to there not being many lights on the walkways. I called the next day and within a WEEK there were lights all around every complex. I feel so much safer now and you can clearly see everywhere at night - especially in the location she fell. They were extremely concerned, caring, and quick to act to resolve the problem at hand. I have had similar experiences with maintenance; I would file a report in the morning and everything would be resolved by dinner time. The maintenance men are respectful and considerate. I find the bedrooms spacious and homey. I don't usually hear my neighbors (except the neighbor above on occasion who has a 3 year old that runs around. This doesn't bother me, though). The only complaint I would have would be a desire for a slightly larger living room though the one we have is working perfectly fine. I love the closet space and the large bathrooms! The space of the apartments - in my opinion - is in the places that are the most important to me. There are 3 gas stations extremely close, a park next door, a mini Farmers Market on Saturday mornings near by, and 2 major highways within a mile and a half. I'm thankful to be a resident at Timber Lakes at Red Bridge.

After I retired, I sold my house of 20 years in South KC and moved into an apartment home at Timber Lakes at Red Bridge. I've lived here for more than a year and absolutely love it. As soon as I moved in, I immediately felt totally relieved not to have the headaches, high bills, and continuous work and worry of maintaining/upgrading a private home. The Timber Lakes complex is gorgeous as you drive down the hill toward the office. The grounds are beautiful with sidewalks, lakes, plants, trees and flowers, even wildlife. The landscape is always kept manicured, and all the buildings have an elegant, well-cared for appearance. Before move-in, I had a special kind of apartment in mind and for a fee to get on a wait list, the management staff was able to get me an apartment that was exactly what I had hoped for: no steps, private, upper floor overlooking a lake and woods, two bedrooms and two baths, screened-in porch, washer/drier inside apartment, garage nearby, ---- and span inside, and peace and quiet outside. The managers are very kind, friendly and knowledgeable, and they always help us with whatever is needed. The other renters are a diverse, friendly, and quiet group of people, many of whom are long-term tenants. Essential for any home or apartment is finding help when something goes wrong. In my former home, either I had to try to fix it myself, activate my home warranty company, or find countless reliable companies and workmen when the warranty didn't cover the problem. In my 50 year old house, I had constant problems: the roof, foundation, A/C and furnace, appliances, flooded basement, landscape, and of course, money problems. It was a constant worry and financial drain. At Timber Lakes, I am totally free of that stress! Our maintenance crew is outstanding! As soon as a problem is reported, they get right on it, and it's usually fixed within a day. They seem to be able to quickly and skillfully fix anything and everything and are always kind, concerned, considerate, and empathetic about whatever problem you are having. In addition to having a lovely, safe place to live, I never have to worry about the constant stream of break-downs and weather incidents that were always a part of my homeownership. I really like that the management has arranged for our work crew to do routine and periodic inspections and upkeep to make sure everything is in order (no leaking pipes, routine bug spray, clean air filter in the furnace, no wasp nests, etc.). Safety is always a concern in a big city like Kansas City. Timber Lakes is well-lit at night and has a closed gate after-hours. I've never felt unsafe at any time, and at move-in, I opted not to have a security system. I especially like the salt water pool and exercise room which I can walk to. The mile long walking path is just a few feet from my front door. All has been safe and enjoyable. In addition, although there is only basic shopping available in this area, the complex is located on the major highways, making it easy to go almost anywhere fast! The shopping center a mile away is currently being renovated, and I have hope that it will soon be a good place to shop. After my house went on the market, I must have visited 20 apartment complexes and just couldn't find what I wanted anywhere. Then I accidently found Timber Lakes one day when I was driving on Red Bridge Road, and the rest is history. I'm really happy living here and feel very lucky to have found this wonderful place! I can't imagine ever having a reason to leave!!

I have reviewed Timberlake's before and honestly, like any place, things change after awhile. I still feel very much at home, and right now driving through the front gate is the winter is magical with the frozen ponds. Our biggest complaint is that maintenance has seemed to disappear. They used to be visible but it took days to even salt our sidewalks. However, my requests normally get answered quickly, so it is not a huge deal. Also, there seems to be some miscommunication with the office as of late, with forgetting to be notified of pest control or having to send the same document over and over because they never received it even though it had been confirmed. We are moving at the same end of our lease, mainly because we want a house. But with every place, there are flaws but here the good outnumber the bad. I would still recommend it as a beautiful

I don't post reviews, but due to shenanigans of the management at this complex, I feel obligated to warn future prospects. Don't doubt negative reviews regarding the financial principles this staff abides by. Consider these reviews trustworthy if the scenario complained of seems plausible. Don't be upset if smiling management makes agreements with you and then turns to fleece you only a short while later. Integrity is in short measure in society today, and the Timber Lakes management epitomizes this. You have been warned.

Dave and the maintenance staff are top notch. No request goes unanswered. Put in a request at 9 pm for a broken toilet flusher arm and it was fixed first thing the next morning. Molly and the office staff always have a friendly smile and warm welcome. Lived here for 3 years and look forward to many more.

This complex is like a safe, clean oasis in a less reputable area of town. That being said its in a great location as far as closeness to nearby groceries, restaurants, parks, and the Grandview Triangle. Grounds are well maintained and the apartments are very spacious and nice inside. We've lived here for 4 years now and never once considered another apartment home thanks to the amenities (pool, onsite gym, walking path, community garden, onsite dog park), super fast and friendly maintenance and the awesome office staff who take the time to get to know their residents.

TLRB was in a great location for me! I felt safe and loved my apartment. I had two bedrooms and two bathrooms, with a screened in porch! And my bedroom had a large walk in closet!!! So nice to have the extra room! My apartment had new carpet which was nice, however I agreed to upgrade the countertops and pay a little extra each month.... I was shown a countertop sample, and told it would be granite like..... In my mind, the impression I had was New Countertops in the kitchen and bathrooms, however these guys came in with spray processing paint to put over the existing countertops and did multiple layers all day.... The end product was beautiful, but not what I had expected. I loved being near the lake on the right when you drive into the complex. The grounds were always kept manicured by a lawn company. Sitting benches are offered along the trail and by each lake to relax and take in nature. Such a beautiful, peaceful drive into the complex, and I was always stopping for deer running by, or the ducks crossing the road while getting lost in the beauty of the sun shine glistening on the lakes surface as the cool wind would blow. Also the Entrance had a gate that made security a priority. I loved having an apartment where I only shared common side walls with my neighbors, so I did not have a noisy neighbor above or below me! Pets are allowed and I have a very small dog, and when I would walk him... I had to watch out where I stepped because other residents with larger dogs would not pick up their pet droppings.... Which was irritating! But I think this is an issue anywhere. The paved walking trail around the complex is an easy walk and kept updated. The fenced in dog park, I never utilized this, but I would notice friends meeting there to slow their dogs to play. My Washer/Dryer/Fridge were in great condition! Trash drop off is easy, right near the mailboxes. Delivered packages, I never had any issues with missing packages. The USPS and FedEx are wonderful and on time! Garages are such a blessing! I loved having the garage so close to my apartment and the cost was very reasonable. Club House, I rented it out for a few events. The staff were very flexible and non intruding of the event! Oh and Free Coffee anytime!!! The inside gym, was super convenient to work out 24/7. Clean and bathrooms close by, as well as the Pool! Nice relaxing views of the big lake! Office staff!!! Wow! They work as a team and prefer one another! The Maintenance staff are on top of repairs and upgrades to the apartments. Everyone is very friendly and professional. The neighbors I had were always very friendly and I made some good friends while living there. Why did I move..... I went to a house from the apartment. Now I have a fenced in back yard and I can just let my dog out the back door to go potty! I would highly recommend anyone to live at TimberLakes at Redbridge!

I've lived at Timber Lakes for only three months, but so far I love it here! It's a great place for pets, especially dogs. There's a dog park and plenty of out door space to safely play with your pet. That's one thing I adore about Timberlakes, the land. You're still in Kansas City, but there's so much beautiful land. I've actually been lucky enough to get pretty close to some deer a few times. The trails around the community are beautiful and I've always felt safe here. Some people complain about not being near much, but for me that didn't matter. There's absolutely no way to get the "country" feel while being in a big city without being a little off the main roads. For example, it only takes me 15 minutes to get to Wal-Mart. Truly not that bad. I've not had a maintenance issue yet, so I can't really speak on that, but I've heard great things from my neighbors. The staff are incredibly nice and do hold boxes for you at the main office, which is amazing! The noise is what you expect at most apartment complexes. Sometimes you hear a dog bark or children playing, but it's nothing abnormal. During the evening hours it's actually pretty quiet and peaceful. I highly recommend Timberlakes to anyone looking for a nice "country in the city" type place to live!

The apartments are fine. They layout is nice inside and out, there's a path around the complex that is great when the weather is good, the ponds are stocked with fish you can catch, there's a tiny dog park area, etc. The staff is very nice and friendly. They will accept all carriers' packages and hold them for you. I've had a couple disappear (out of literally hundreds) but I'm not convinced USPS didn't throw them in one of the ponds. It's SUPER close to Cerner Innovations campus. Like, 8-12 minutes drive, no interstate. That part is fantastic. Other than that though... there's nothing. A broken-down Sunfresh, fast food, and a couple of gas stations. Expect a 20+ minute drive if you want to eat out anywhere nice or see a movie or anything like that. The best part is probably the maintenance. They have a website where you can log tickets. Multiple times I've logged a ticket before leaving for work and returned home to find everything fixed. The maintenance guys are awesome.

I have lived at Timber Lakes for about a year now and have been extremely satisfied with my stay. The landscaping is beautiful and is very 'woodsy', which is hard to find at an apartment complex in Kansas City. The management staff is always very friendly and helpful, going so far as to have learned my name and remember my name after meeting me for the first time. Maintenance was always quick and effective. Neighbors are all quiet but friendly. My only real complaint is that Red Bridge road (road the apartment complex is located on) has no sidewalk or shoulder. I run a lot and it's definitely a hassle to have to either drive somewhere to start running or just hope that there isn't much traffic if you decide to go on the road. There also isn't a ton to do in the immediate vicinity, but it does have easy access to 425/49/470/71, which is extremely convenient for getting around KC. I absolutely recommend Timber Lakes

The wall of the apartment was painted really bad. Even simple touch would leave black marks on the wall. There were couple of marks on the wall when we left. The apartment charged us $200 for full wall painting. They had unnecessary charges for blinds as well which we left as it was it when we moved in. There is a guy in the apartment office that never does anything you ask him to do. If you go to him with any request, he would acknowledge to do it but he would never do it. On top of that, there was a very noisy neighbor. He would play loud music all day and all night continuously. Apartment management didn't do anything about him. We tried calling cops on him. Even cops wouldn't show up in this apartment. Once you move in, apartment office people wouldn't care if you stay there or not because you would be tied into contract already. I would recommend to stay away from these people if you have a choice.

The maintenance staff here is great. Since moving here we have had to utilize them multiple times, and they have always been prompt, helpful, and courteous. We have nothing but good things to say about them. They are one of the best assets of this place, and have helped make our experience here a good one.

I lived in this apartment for 1 year. We are very particular about keeping the place clean. WHen we moved out we made sure the apartment looked better than when we got it. I was infact expecting a return on my deposit, but when we got my final bill, I was shocked. We were billed close to $1000 and the reasons were beyond ridiculous. We were charged for the exact same issue we reported on our move in sheet. The management i spoke to could not justify on why they charged us and gave us a very vague answer back. All they could say was "you are being charged" and nothing else. The management changed from when i moved in and the new management is real crappy. No customer service whatsoever. I am not giving them the pleasure of ripping a resident off for nothing. I will be suing them for fraud.

First year living here and we have had to file multiple maintenance requests, several remain unanswered. The ones they do respond to they don't actually fix properly, instead they just they just put a bandaid on it. We have also had problems with mice and a snake in our apartment. The only thing done to address the problem was to place a black box outside our unit, you can see several of these boxes along the older units. These don't work, we still have mice.

I have lived here over 3 years. It started out as a reasonably priced apartment with good staff. It has deteriorated to an expensive place to live with staff who do not return phone calls, have NO idea of what customer service should be, and just plain do not care if tenants are satisfied. The maintenance is poor and basically non-existent on weekends. Do not move here!

We have lived in our apartment for two years. They are overall pretty great. I've always had pleasant interactions with the staff. The whole complex could use some updating and better lighting. They are currently putting in new roofs and getting new gym equipment. That is a nice step in the right direction. I don't know if I would be able to recommend these apartments to anyone though. Google Fiber is not an option as they are locked in contracts with Time Warner and are unwilling to do anything that would allow Google Fiber. Time Warner cable is provided, but because of that, management is bound to them. I would much rather have options. Without the availability of Fiber, I will find it hard to renew my lease. I have enjoyed living here. The facilities are getting better and they are very dog friendly. However, when you live in a modern world where the internet is essential and Time Warner's horribly unreliable service is the best option available, it may be time to look elsewhere.

We did a move in walk through, and while the carpet and paint were fresh...we filed 16 repair tickets, finding an issue at every turn. Things that would count against us in the move out inspection...be sure to thoroughly inspect your unit!!! Dirty, dusty, disgusting, stained, and moldy were some of the items we filed. Included was a partially roting vanity in the master bath...they tried to pass it off as acceptable, it was rotting due to moisture and we had to insist on having it replaced. We had many more, but NEEDED to move in ASAP so we chose to just cope with the flaws. The roads were minimally cleared on a massive (expected) snow day, 4 cars were piled up on the grass by the dog park...I slipped and fell just outside my door due to melting ice in the gutter, spilling out onto the walk and re freezing. Salting the walks seemed to be an afterthought. The gates...well they might work, but guaranteed you'll hear excuses as to why they are open 85% of the time. I can have a conversation with my neighbor through the walls, that's creepy. NO GOOGLE fiber, but they'll promise "it's coming"!! fyi...I watched Google fill the transfer box out front for about a week with Google goodies, but none for Timber Lakes where the box is located. Time Warner is dominant, and our AT&T service is average. The property is POORLY lit around the buildings, but brightly lit around the clubhouse. They will charge you to replace the light bulbs ($5 per) in your apartment, that's a new development. Look as far as apartments go, this isn't the worst...but for the money they charge, it's a joke. Just received a notice bragging about a saltwater pool upgrade for next year, and $30,000 worth of new fitness upgrades...I've seen maybe 5 people at the pool at any given time, and the fitness gym is rarely occupied. It's apparent where the money doesn't go once you've lived here awhile, but by that time, good luck breaking your lea$e... We won't be renewing after our lease is up.

Each year my rent went up, the quality of living here went down. Things were great the first two years and I loved working with Nicole, but when she moved, no one in that office cared about any of their residents. In my third year at this complex, I went on vacation and came back to find the window in my bedroom had severely leaked after a strong storm. Dirt from the outside was visible inside the window and had dripped down in to the carpet. For weeks, I sent emails and called the office and no one returned my call. I finally had to take off work to address the issue and the manager knew who I was and what my problem was as soon as I entered. She apologized up and down. I asked her why she didn't get back to me and she didn't have an honest answer. It took a month for this issue to finally be fixed. The following summer I had an issue with mold in my bathroom. It started in the corner and started going across the ceiling. Picture evidence below. When I reported this, it took several days to get it fixed. Their solution? Scrape it off and paint over it. Everyone knows that this doesn't work! This was making me so sick that the only way I could get their attention to complete it was to send a letter about filing a lawsuit and invoking my right of withholding half month's rent by Missouri tenant laws. I told them they had one week to get it done. The following day maintenance was in my apartment. The maintenance guy pushed his hand through the ceiling to find the leak coming from my neighbor's apartment. In the process, he made a mess all over the floor and bled on the wall. It took a full week to get it fixed. The last issue that happened was this past January with my heat going out. I could hear a pop leaving for work in the morning on a Friday and let the office know. At 4:00, maintenance called me and said that a contractor would be calling me about the issue. At 4:30, the contractors called asking what the problem was. How am I supposed to know that, I am not maintenance. When I asked them how soon it would be fixed, they said they wouldn't be able to come out that night or weekend. I immediately called maintenance back and told them I'm not the middle man and they need to work it out with the contractor. I also said it was a lease breaker if it wasn't fixed. Once I said that, maintenance worked with the contractor and the issue was fixed by 7:00. I really enjoyed this complex, but the longer you stay here, the less that value your residency. I would never suggest this complex to anyone. Take it how you wish, but be wary of maintenance and office staff if you ever have an issue.

i am on my 4th lease here and am fed up with out of date gym, as much as I pay in rent it would be nice if we could get some newer treadmills and eliptical machines. Some of them dont even work!

I'm in my 2nd year here. The big thing I am hoping for is Greystar to allow Google Fiber to be installed here. I have no doubt that there will be more than enough people to support it. Everyone would drop Time Warner given a chance... My 3rd year could depend on that, honestly. The location works well for me. It's a quick drive to work, and it's close to I435 and US71, so getting downtown or OP is a fairly quick drive too. My building is quiet, and I feel safe here which are the biggest things for me. The staff has always been friendly, and maintenance has done well at fixing the couple things I've asked about. All the recent snow has been taken care of pretty quickly each time. The actual apartments aren't the newest and you can tell some of the stuff is cheap just like in almost every apt but in general, the apt is nice and the sunroom is great when it's not snowing/freezing outside.

great apartment. love the view of downtown from our balcony! plan on staying here a while and would recommend this apartment to anyone and probably will but i would love to see google fiber become available as an option and would probably make or break this apartment for us. im sick and tired of time warner!!
