Constant fire alarms make living here almost unbearable. Like most people here, I work a full time job and when I'm not sleeping, it makes it hard to work. There are constant excuses but never any solutions. Units have outdated appliances that have been poorly maintained.

If you’re considering moving here—don’t. Let’s start with the fire alarms: they go off in the early hours of the morning at least once a month. The management blames “interconnected systems” instead of taking accountability and upgrading their own. Instead of protecting tenants’ sleep and sanity, they blame other businesses like it’s not their problem. I’d ask them to consider if they lived here paying their hard earned money to be in a good area of town with their families, young children, or pets, would they be pleased with the excuse “our systems are connected to other retail locations and we have no control over the false alarms” when a 2:00 am alarm goes off for nearly an HOUR. And then continues to happen Every. Single. Month. After with no resolution. Log of dates for the false fire alarms I remember and was present for are pictured in review. I know I’ve missed a lot on there. Then there’s maintenance—or lack thereof. When my washer and dryer broke, they left my request on hold for a week with no communication. I had to follow up myself just to get any movement. Completely unprofessional and shows exactly how little they care. My building exit has a washer/dryer, microwave, or dishwasher being disposed weekly at the trash compact bc the appliances and everything about this building are outdated. Both pictured in review. Parking? A joke. You get 1.5 floors out of 5 dedicated to you and the hundreds of other tenants in a deck where the other 3 floors are also shared with all of North Raleigh/or reserved grocery parking. Good luck finding a spot when the shopping center is packed (which is always). You’ll be circling for 30 minutes fighting off beach music-goers and restaurant patrons just to park near your own f’ in apartment. Let’s not forget the trash situation because the handful of tenants here that have no regard for anyone else are also something to be mentioned. Go shopping at Harris Teeter? Bring your cart up to your apartment floor…what’s the reasonable thing to do? Bring the cart back down…but no. We leave 5-6 carts scattered all over the hallways. We have loads of tenants who let their pets defecate in hallways, stairwells, sidewalks, and elevators without a single freaking thought. General trash accumulates everywhere. One bin overflowed and sat festering with flies and garbage for over two weeks on the side of the building—completely ignored. Pictured in review. Now here’s the real kicker: I run a successful retail business directly across the street. When a customer is unhappy, I pick up the phone, I call them, I make it right. I don’t send a generic copy-paste apology with no intent to actually fix anything. Meanwhile, this property management company leaves the same tired, dismissive responses on every review. Drew has been extremely pleasant in my instances with him, but having one competant and kind individual could never ever make up for the sorry excuse of an apartment that this is. Bell Partners manages tons and tons and tons of properties, so what it boils down to is- They simply don’t care—they know people want to live in North Hills, so they’ll keep bamboozling new tenants with nice photos and tours. And then the veil will drop. I’ve seen uhaul after uhaul at my building exit, EVERYONE is moving out. Save yourself the headache. Bell Partners and Park & Market only want your money. They will give you nothing in return. No peace, no empathy, no resolution. There are tons of brand-new, better-managed ACTUAL LUXURY apartments in and around North Hills. Most of which are also connected to retailers and have no issues with blaring fire alarms at 3am So I repeat: Do not sign a lease here. Spend the extra money to go elsewhere. Vine, Park Central, Channel House, Highland, so many others. And lastly- DO BETTER Park and Market, get it together and do freaking better. This is insanity and you know it.

Disappointed Experience
Sadly, I had very high hopes for Park and Market. I love the location, but in just one month I have been incredibly disappointed with the property and their inability to problem solve nor have units that are properly serviced. First, I live under an incredibly loud neighbor. They stomp/jump/vacuum all through the night. Their behavior is obviously loud and obnoxious. Even NOW as I type the person is stomping on the floor! I reached out to the leasing office on 3 separate occasions and on the last occasion the assistant manager Fiona told me that she herself “just deals” with her loud neighbors and that as an office staff they can only make suggestions to the neighbors but can’t require residents to do anything. Which is deeply concerning that apartment management are incapable of solving problems within their own community. On top of that the lease says that loud and obnoxious behavior is prohibited but that must be a rule that only applies to certain people. Because Park and Market couldn’t offer any sort of viable solution and found my complaints to be invalid I asked if I could transfer units because there’s no need to continue to complain knowing that they will not try to solve the problem. I was then told I would need to live in my unit for at least 6 months before I could transfer though I have no peace in this apartment. Why would a company want their residents to be unsatisfied if their own units? Especially if they are willing to transfer rather than just break the lease. Second, half of the electronic wall sockets don’t work in this apartment. I have put in maintenance requests. They have come in, tinkered with it and then left the job unfinished. Haven’t heard back since then. Third, the air condition has broken within the first month of being in the apartment. When is it going to get fixed?? Well, according to maintenance, it could be 3-5 days or 7-14. Who knows?? I’m still waiting on word back from maintenance.

This new team is AMAZING! They are always around to chat and are so helpful! They are so knowledgeable and are always willing to help you with whatever. This team has really picked up the pieces and turned Park and Market around. I love seeing all the events they do too.

It is the safe apartment to live. No maintenance issues and support staff is available to help. It's on the main road. My only feedback is there should be one entrance at least for people who are not pet lovers.

Since moving into the community, it has been a roller coaster of an experience.. Between the fire alarms, construction, and a lack of communication from the management team there's always something going on. Since moving in in summer of 2024 they have replaced the management team that used to occupy the building and it has been a great experience with them. The constant fire alarms are really unfortunate as they would be a reason to no longer live here if you work from home.

Frankly there are many aspects I love, but the things that have went wrong are dealbreakers and we will be moving once our lease is up. The fire alarms for the whole block seem to be connected and go off incessantly no matter the hour. My pets are often traumatized because of them, and the alarms are often due to maintenance issues. Also, the complete disregard for resident safety by not securing the floors RESERVED for us in the parking garage. It is completely unacceptable to not be able to find a single spot on our reserved floors as a resident, and puts our safety at risk.

There have been many issues while part of this community. The constant fire alarms. Our ceiling coming in because of overcharged sprinkler lines. Our first few months, the apartment and floor were crawling with cockroaches. Our apartment has an on and off smell of weed. The building has never been secure between the park gates being broken and the freight elevator on State is completely usable without a fob. There has been issues with noise after hours from contractors working on the hotel roof bar or people using the parking garages after hours for car shows/revving battles. There is constant vandalism. People constantly drive unsafely in the community. We have experiences in many near misses with people driving the wrong way or not even paying attention where they are going. Parking is abysmal. There is no consequence for taking up more than one spot or parking on the permit only levels. The security have no interest in enforcing any rules and are more apt to text and watch tiktoks while driving than anything else. We have constantly been disappointed and frustrated with the emailing and rent payment system used by this community. We made a huge mistake in renewing our lease at this location.

The location of the apartment is 10/10. I can't speak for a lot of the new staff because I don't know them and I think they are nice. However, when I first moved in it was a nightmare and that nightmare has continued to this day. My apartment smells bad and "nothing they can do". It continues to smell bad to this day. Staff did not/does not care. It was dirty when I moved in. The counters are messed up, stove/oven dirty. The water was off for the entire building multiple days in a row from 9-5. The dish washer doesn't work and when I put in a work order, the maintenance man tried to explain to me how to load a dishwasher. It never got fixed, I have to hand wash my dishes. My washing machine does not do a good job, clothes often come out with black marks on them. Maintenance comes in whenever they want, I have been asleep/not dressed several times. They also locked me out of my apartment one night without telling me, and I had to find a place to stay. It's also hella loud but I can deal with that because I want to live in the city. My car got hit and run in the parking deck, there's no cameras. $9,000 worth of damage. They were no help at all in the process and this was in the last month. Shopping carts allll over the building. The fire alarms go off at all hours and it is so loud you have to get out but then they go off for an hour. The building smells like weed and there's sometimes violence/people are rowdy on the weekends. Lots of crimes in the parking deck(which I know is the public not the complex). Overall, I'm really disappointed that I'm paying 1800/month to live in a dirty smelly place in which the appliances do not work. The staff seems nice and I'm hopeful it will turn around soon!

Not a great experience. When I movies in the washing machine did not work, there was a door that didn't fit the door frame on my bathroom (and also just had a hole where the door knob is supposed to be), a dented and misshapen front door that I was told would be replaced before I moved in but took about 3 weeks to get replaced, and don't even get me started on the fire alarms. The new staff seems much nicer and more understanding than the staff when I moved in so I would expect things to get better now but my first year in Park and Market left a lot to be desired.

We have been here 4 months and will leave as soon as we can. In that time there have been 8-10 false fire alarms that have required evacuation at all times of day. The hall smells like dog urine.Gross

The apartment is quiet and has a great view of the pool and patio/grill area. Too bad that huge amenity was taken away after Labor Day, while it was still hot and pleasant to be outside and no idea when it will reopen. Basically, paying for something that can only be used 3.5 months of the year

Have had an overall great experience living at park and market. The communal areas are clean and well-maintained. If something happens, like an accident by a pet, it is quickly remedied. Any maintenance issues are addressed very quickly. Receiving packages was a huge issue when I first moved in but management seems to have remedied that as well. Parking is sometimes annoying but has gotten better (sometimes events cause more people to park in the deck on like fri/Sat nights).

I have almost lived in this community for 10 years. There always seems to be issues when I am in town, which may be a total of three months out of a year. The fire alarm has gone off randomly, several times. I pay for a reserved parking spot and have had someone in the spot almost a dozen times. My unit wad flooded, when I wasn't in town, and the apartment lingered to replace the flooring. The apartment also refused to replace the value of the damaged clothes and shoes from the flooding. Lastly, I have had an appliance issue for over three months and the apartment has yet to fix the issue. Needless to say, I would not have stayed this long if not for the convenience during the short amount of time I am in town.

Not a great experience, the fire alarm goes off constantly, the walls are very thin so you can always hear your neighbors, the building is constantly having to shut down the water, the maintenance is very slow, and the rent continues to increase without a reasonable excuse

Being completely honest, it's been very unpleasant. The entire summer we had no AC in the hallways on the 7th floor after I emailed Brittany 3 times about getting it fixed. It would be nearly 80 degrees in the hallway everyday. Next, we have constant fire alarms and my dog has become traumatized from them. He was once a very relaxed dog and he now has pretty bad anxiety and flinches at any beeping noise. Third, the building has a really bad roach problem. There are constantly roaches in the hallways and dead roaches that are left there for days and days sometimes weeks with no one cleaning them up. It's honestly so gross. We are very clean people and we see them in our unit all the time. My one positive piece of feedback is the maintenance team (Phillip especially) is awesome and super nice, and you did a good job with the new set of front office staff. The old crew was very unfriendly and I've enjoyed the new staff. They're always happy to answer questions and are a better bunch.

Updated review after living here longer: Living at Park and Market continues to be a positive experience overall! The staff remains friendly and helpful, and the maintenance team is truly top-notch. While the fire alarms can be frequent (about once a month), they're usually resolved quickly. Most are false alarms or caused by minor incidents, like a vehicle hitting a sprinkler. This past weekend, however, a real fire triggered the sprinkler in a unit, causing water damage in the hallway. It's worth noting that the sprinkler effectively contained the fire. The maintenance team deserves major kudos! They've been working tirelessly all weekend to repair the water damage in the affected apartments and hallway. Their dedication to fixing the issue is commendable. Parking can be a challenge at times due to a broken gate in the resident lot. However, management is working on a permanent solution to prevent unauthorized vehicles from entering. On the downside, there have been occasional issues with residents leaving shopping carts and trash in the hallways and trash rooms. Additionally, despite being a non-smoking building, cigarette smoke can drift into the hallways from neighboring units on rare occasions, which can be bothersome. It's important to note that this isn't a frequent occurrence and has never bothered me inside of my apartment. One other cleanliness concern to mention is occasional pet waste left behind in some common areas. It would be great if all residents were more responsible in picking up after their pets but I understand the struggle there. The staff has been pretty good about cleaning it up in a timely manner. Original Review: Thanks to Sam's clear communication and the convenient loading dock with elevator access, settling into Park and Market took no time. The hallways and lobby are modern and clean, creating a great first impression. My un-renovated apartment is surprisingly well-kept and feels up-to-date. With 5 elevators, there's minimal wait time, and the parking deck is easy to access. Finding a spot can be tricky sometimes, just be prepared to have to circle for a spot on Thursday, Friday, Saturday nights. The team, especially Ty and Richard, has been fantastic. They fixed most of my reported issues within hours, and the one outstanding repair is on hold while they wait for a part - completely understandable. Having a Harris Teeter downstairs feels like having a never-empty pantry! Plus, there's a Target just a short walk away, and tons of restaurants and shops within walking distance. Living here cuts down on errands and gas trips, especially if you work nearby. Overall, I Love It Here! Park and Market has been an excellent decision. Every day, I come home happy and can't imagine living anywhere else.

The applicances are awful and breaking constantly. The fire alarm goes off all the time. The amenities are closed more than they are open, and they shut off the water for the entire day multiple times. There is no compensation for the ammenities we are paying for that cannot be used the majority of the time due to the apartment closing them. The location of this apartment is great but the staff, appliances and amenities are not.

I'm not the biggest fan. I love the location. Management reacts to issues instead of proactively avoiding them. There's cockroaches in the gym and the elevators never work. There is always construction but it never leads to a better living space.

Decline in attentiveness after Bell Partners took over. Bell focused on improving things like paint, but neglects resident living concerns such as security and standards. Easy to break into apartment without fob and visitors wander around hallways, pool frequently used after 12am during summer months which is loud. My apartment was broken into last year at 3am while I was inside - police came, but Office staff was dismissive. No cameras anywhere in the building.

It's been okay so far. I've had issues with my door lock that kept me locked out of my apartment for 8 hours. My washer and dryer was not in my apartment for the first month after I moved in. I've notified the office three times about spilled soda/0n the walls by the door in the hallway. I ended up cleaning it myself.

The maintenance staff is great! Super friendly when they stop by for tickets. Love my apartment and the area. I don't love the property as a whole. Gross tenants are causing gross common areas and there is a huge lag in the community's response time to correct the issues. It leaves an overall disgruntled feeling.

Overall, I've enjoyed my time at P&M. I've lived in the building since 2016. It's location in North Hills is the biggest selling point. The convenience to restaurants, stores, and Harris Teeter is unmatched anywhere else in Raleigh. P&M is one of the older apartment buildings in North Hills and its age shows sometimes. This is offset by lower rents than with some of the newer buildings in North Hills. Current management has done a pretty good job with updates to common areas. The biggest issue with P&M is that security isn't very good. Outsiders frequently enter the building and create messes, steal packages, etc.

Too many things are broken too much of the time the elevators only work half the time there is a general lack of cleanliness throughout the building and no enforcement mechanism or punishment for those who continue to make a mess in the community. Many residents are not courteous to each other, especially in the common area such as a gym or the pool where there is profane music being played or otherwise inappropriate attire or behavior.
