A disastrous experience for $1750/month (w/o utilities)
For context, I've lived here since mid-summer of 2022; at first it was great, close to Harris Teeter, Bars, Restaurants, Shopping, and my gym. However, after living here for a wild it's been a total disaster. To start, Cleaning and Maintenance Negligence: • Apartment was dirty upon moving in, with hair found in the fridge, bathroom, laundry equipment, the microwave, literally everywhere. • Trash collection was neglected, resulting in piled-up trash in the trash room and hallways for nearly ten days. I get stuff happens but with the lack of immediate action or interim solutions despite a monthly $15 fee for trash pick-up, it was ridiculous. Maintenance and Facility Issues: • I live next to one of the elevators and it malfunctioned, consistently for 3 months of staying out of operation for weeks at a time. • Gym facilities had two out of three treadmills in disrepair, and the equipment looks like it hasn’t been cleaned in years. Fire Alarm Disruptions: • Fire alarms have gone off 24 times since I’ve lived here (I’ve counted), with the earliest being at 3am and the latest being at 10pm • They’re excessively loud, I’ve literally watched elderly folks leave their apartment with hearing protection and individuals and families running to their cars to get away from it. • There was a period where they tested the fire alarms for three days during this period it massively disrupted people who work from home, and it was only supposed to be periodically going of throughout the three days but it lasted for six out of eight working hours, every. single. day; I ended up going to a friends place for the last day it was so insufferable. Safety Concerns: • Doors in the parking deck do not lock securely, which isn’t great considering groups of individuals in the parking garage smoking and drinking; mainly between Thursday – Saturday and from 10pm-2am. • The area is also unsafe there have been multiple shootings within a 1-2 mile radius within the past couple months; I get this doesn’t have to do with the apartment complex but at least make sure your doors lock, it’s really not that hard. Of those I’ve spoken to, it doesn’t surprise me not a single one is staying another year. Yes, the location is convenient but there are so many better places you can stay in North Hills for about the same price.

This apartment complex is terrible for the amount of money that we pay for rent each month. The elevators are constantly broken, the trash chute rooms are always dirty with overflowing trash, and the hallways are constantly filthy as well. The day before my move in, the apartment I was suppose to move into wasn't ready when I came to do a walk through. The previous tenant's furniture was still in there, it was dirty and it was even missing a toilet seat. This then resulted in me requesting a different unit that I had to end up paying more for. The unit I then moved into was a model unit and it wasn't thoroughly cleaned prior to me moving in, there was mold all on the balcony doors. I will not be renewing my lease here. This apartment needs to go down on their prices if they expect people to be happy with living here when they have to deal with what comes with it.

Elevators reliability are a problem. They go down left and right and you don't know which ones are good to use. I hear about people getting stuck often. It would not be fun to do a move in when your closest elevator is down. Fire alarms are the other main issue

I have lived here over 2.5 years and management has changed at least 3 times. My water bill has been high over three months and I have asked to have it figured out and nothing have been resolved. FYI.

Started out nice. Has digressed to nothing more than a dorm dumpster. Pets, carts, piss, poop, noise, trash. Nothing luxury about this place. Staff moves in and out mire than a methodist church minister. Revolving door.

Bugs, stolen packages, and zero effort
Update 3/23/2023: There was a door leading into the building from the parking garage with wet paint and no sign stating that it was wet. It ruined my dress shirt. Will I be reimbursed? Also attached photos of packages that were left out in the mail room and tampered with. I have lived at Park and Market for around 7 months and it started off great (besides having a package containing expensive shoes stolen because if you don’t order a package through fetch, they leave your package out in the open, on the floor, in the mailroom). In the past 2 months, my apartment has become infested with carpet bugs and ladybugs (see photos). This was because of cracks in the door frame around the Juliet doors that lead outside and degraded weather stripping on the doors. I expressed to management that they were in my clothes, towels, carpets, all over my floors, and blankets and that I needed a remedy immediately. We started by asking maintenance to seal all the doors and windows. They did this by filling in the holes with caulk (see photos). This didn’t fix the problem, as there are still holes around the door and holes around the new caulk filling. I called the office to explain the issue and spoke with Amanda. Amanda explained that if the repairs didn’t work then pest control can come out and spray insecticide. Spraying insecticide won’t fix the issue if there are still passages allowing the bugs to enter (also something I explained to Kali). I’ve expressed MULTIPLE times that I don’t want insecticide sprayed and that it would not solve the underlying issue of the holes. My primary reasoning for not wanting insecticide sprayed is my baby nephew frequently visits and crawls on the floors. I don’t want him crawling through these types of chemicals. There are multiple other approaches to spraying chemicals; like repairing the holes or moving me to a vacant apartment. Management has blown me off for weeks when I have been nothing but understanding and kind. There are multiple vacant studio apartments that I could move into. Even when they offered to fix the problem, their easiest-solution approach was to try and caulk everything instead of genuinely fixing the issue. Funny enough- they caulked the door frame and sealed the door shut (see photos). If you’re looking for a disingenuous management team with seemingly high-turnover -this place is for you! The only two issues I’ve had with this apartment when I’ve needed the assistance of the front office has resulted in a “not our problem” attitude. By the way the entire third floor smells like weed smoke. Dominique deserves a raise @Amanda. Enjoy your apartment search.

In general, I like this building for its location, amenities, and the overall price compared to complexes in or around the area. My 3 major issues or “complaints” would be: 1. No doorman/security. There is a lot of riff raff in the area these days, doesn’t feel as secure as it could be. Quite a few shootings since I moved in 2 months ago. 2. This building is a maze and I have to hunt for guests when they come over. Parking is a maze, getting into the building from the parking lot is a maze. 3. Lastly and also the biggest issue I have with this building is the people that live here - they are Neanderthals. Leave their trash everywhere, let their dogs poo and pee everywhere without cleaning it up, absolutely no respect for their neighbors - blast music into the wee hours. Yesterday morning someone left their old Christmas tree on the elevator.. didn’t realize the elevator had become a trash chute. Also yesterday someone STOLE my key fob right off my door because I left it in my door for 5 minutes. And then I went to the call box to try to get in and they had never entered my information in their system!! 2.5 months I’ve lived here. Please INSTALL CAMERAS!! Clearly the hooligans who live here cannot have nice things and act like the trash and crap that they leave all over. I will not be renewing my lease and do not recommend this building after the experiences I’ve had.

Awful place to live
Honestly, this place is THE WORST. DO NOT MOVE HERE. I often never leave reviews, especially a negative one because it takes too much of my energy... but I cannot resist here. I could type a novel with all of the issues we have had in the 2 years of living here, but it goes beyond the issues. It is understandable to have challenges in any living space, however - the management couldn't care less about your struggle as a resident at Park and Market. They truly depend on their maintenance staff to cover EVERYTHING and I will say, the maintenance staff always shows up and always tries to fix the problem... but it seems like they aren't supported by the management here whatsoever. We have had several packages STOLEN from the mailroom in the last month, only to be told "sorry just call the company you ordered from and they'll probably replace it" after we asked if they had cameras, they responded "we do but we don't know anyone so it's impossible to track who is stealing" I also suggested to make a sign that stealing mail is against the law... but they don't care to manage anything. The next issue is our AC unit has been broken the entire summer - on and off. As the maintenance team comes to repair the issue over and over again, we have yet to hear from management about their apologies for our issue and we continue to pay thousands of dollars to live here. Again, I am not going to report all issues we have had here... just know that this is NOT the place to move. You will waste your hard earned money. We will be relocating as soon as possible due to the way we have not been taken care of.

Fire alarms, bugs, lack of communication from management
Hi, I would not recommend living here. I have lived here one year and during that time, I have dealt with an ant infestation that took months to address with little communication from management, roaches and bugs everywhere though we have to pay for pest control which never comes by, blaring false fire alarms in the middle of the night where tenants no longer even leave their apartments because of the frequent of false alarms, and currently a potential toxin within the unit that renders it uninhabitable. It is difficult to get a hold of management even for the most urgent issues, as I have gone down to the office, sent emails, made phone calls, etc. to no avail. Most recently, my apartment is causing me severe, debilitating health issues I only face while in the unit such as difficulty breathing, chest pain, coughing, itchy burning eyes, migraines, sore throat, dizziness, nausea, etc. These are issues I dealt with in a past apartment where I found toxic black mold. I have flagged this potential mold issue to management as it is urgent and dangerous if present. Management told me to “open the windows for a few days to air out” and has not taken the issue seriously as my health declines. They are delayed in addressing the issue and findings, and it has been costly for me as I am unable to live and work in the apartment I pay so much for due to the uninhabitability and have to stay elsewhere although the issue is outside my control. Management has not expressed concern. Save your money and live elsewhere.

Review
2 young professionals with dual income. It’s a dump. The location is convenient but the rest is rough. We have had major problems with bugs, constant fire alarms (1-3x a month) AC not working, kitchen sink leaks, leaks from ceiling , windows broken, stolen packages from the mail room, stolen items from the front of our door, car has been broken into with items stolen. The staff turns over every month and is over whelmed. The parking garage is poorly managed so Thur-Sunday you may or may not get a parking spot near your floor. Pool area is strangely run. The outside area has turned really negative and loud post Covid. Doesn’t feel safe after 830 anymore. No security presence.. Other than the decent rent price, there is no sense of community or reason to live here

Frustrating
A couple a frustrating things with living here. 1. The fire alarms I’ve lived here for 2 years now it’s been an issue the entire time. They used to go off in the middle of the night now it’s during the work day. 2. Make you pay for a delivery service. We used to just have a package room and now they make us pay 15 a month for a delivery service? 3. Amenities aren’t good. The gym is absolutely tiny for how many units there are. The pool was fine until now they made these rules where they say no drinking alcohol at the pool or playing music? How dare a bunch of adults relax on the weekends with their friends and enjoy a drink and some music! 4. They raised my rent substantially since I first signed here. It’s now 25 percent more than my initial signing amount. I understand it’s the “industry standard” as the leasing agent explained which I just wanted to laugh at that. Aka they want to charge outrageous amounts because they can. 5. Charge a 15 a month trash fee… they don’t have valet trash… you have to walk it yourself to the trash room which is disgusting and smells foul. 6. They do nothing nice for their tenants. Other complex always offer little perks or stuff in the office. They did this when we first moved in it was so cute and exciting they had a couple that planned events each month but now they switch management companies and it’s definitely gone downhill. 7. Also recently there has been a lot of safety concerns. I do appreciate they have added security camera all around the building for this concern. 8. There is no way to let your guest in. Since I’ve lived here (2 years) there is a call-box that has never worked. Every other apartment complex I’ve been to has a system or working call box to let your guest in. Instead of physically having to walk down to let people in.

You can see my review at parkandmarketapartments(dot)com. Stupid apartment complex didn't buy the domain name with their apartment complex title. Maybe this will get them to do something about the fire alarms and cockroaches. Residents pay $5 a month for pest control. For a 400 unit apartment this means that the residents pay $24,000 for an exterminator but there are still cockroaches everywhere. $24,000 is 50% of the salary for an exterminator but the money goes straight to managment and not actually to pest control.

If you are looking for somewhere to live in Midtown Raleigh, look no further! Rob & Ashlea do a great job at making everyone feel at home in the building. They have surpassed my expectations for this property by far. The office staff is friendly, helpful, and promptly address any issues that arise. The building is clean, well maintained, and secure. 10/10 - would rent again.

I moved into this building 8 months ago, within the past eight months I have seen poor management and poor upkeep of the building. I've witnessed tenets letting their dogs urinate and defecate without clean up in the hallways and elevators; when I sent a message once about urine in the elevator, Ben, said he "would get to it IF he has the time" - it was NEVER cleaned, literally they expected other tenets to use an unsanitary elevator with their pets (who knows if the dog had some diseases). Michael, the property manager is untrustworthy and unwilling to accommodate no matter the circumstances to what you are experiencing. Alexandra the assistant manger follows along with a hostile approach. The apartments are over priced for the area and what they offer and the up keep. The parking is a nightmare. If you are looking for a clean complex with awesome customer service, this is NOT the place.

I wanted to write a review I struggled should I or shouldn't I. Well I am, the friends in the community are great now doubt. Management is the worst and very strong in emails to push blame to residents and not Graystar the site management company. Poor communications and an old building fire alarm goes off all the time, pool area has mildew everywhere and amenities still aren't open or might be now. On a positive note the sales reps and the service team are great and know how to run the facility. Much better places to live in the Hills and be respected by management. Lastly parking is a nightmare as they share parking with all commercial facilities below. And keep in mind 400 apartments only 150 spaces to park on 3 and 4. (This is after you take away all the paid for reserved parking which changed when Greystar took over). Enjoy your search for an apartment but make sure to do your homework I lived there 6 years and left due to poor management.

Location is great. Price is average for what you get. The apartment is a little small, but the convenience to restaurants and shopping make up for it. The amenities are descent not great. Good area of town. Centrally located to everything. Growing area. I would recommend for a short term lease.

Its the beautiful apartment, in the perfect location, all at a good price. 10/10 would recommend to anyone looking for a young walkable community with lots of restaurants and lots to do. It can be pretty noisy, but other than that it has been absolutely perfect for my roommate and I.

Midtown lifestyle keeps us going and growing as we are in our old age and need that infusion of liveliness. We really miss much of the usual pleasure of restaurants and concerts which have suffered due to CoVid. This is a dynamic and vital community made all the better by Kane Security. The staff is so friendly here and seem to be devoted to making sure residents have a great living experience. Maintenance requests are addressed ASAP. If I submit a request in the morning, half the time they come by the same day, and at the very latest within 1-2 business days. Be been here a little over one year and honestly have no complaints about anything.

COVID19 has severely affected satisfaction with availability to amenities. Not worth the price with these closed. Carpet and floors always dirty, in hallways... they are in need of an upgrade. Walls and ceilings are extremely thin, can hear almost everything. Maintenance staff is swift to reply to requests, but job most of the time is unfinished and another request will need submission down the road.
