Roaches, No cleaning in common areas, no cameras anywhere
DO NOT MOVE HERE!!!! This place is infested with roaches. They will schedule random treatments months apart, but nobody ever shows up. There are no cleaning services in any of the common areas. There are no cameras anywhere in the entire complex. The Reading Police department told me at least two cars get stolen or attempted to be stolen PER WEEK, and they have asked the leasing office why there are no cameras still and get no answer. Nobody is ever available to answer my phone calls or emails. And if I do get a response, it’s that the property manager is not in and that they will get back to me. My car has be broken into twice in six months. The locks to the buildings are constantly broken and the laundry machines have been broken for about three months now.

They painted over rat feces
Don’t move here. $1300 for a two bedroom after all the fees they charge and they don’t clean the place or replace things before you get there. They want you to live there and place work orders to get the place together. Mold on air conditioners, painting over rat feces, came in to a hole above the dishwasher and was told it was installed in correctly, water damage in the bathroom around the toilet

Unsatisfied with the complex
Paying for amenities that you can’t have access to there’s an inside pool you can’t use outside pool is never open and closes at seven the gym has old equipment in it. The hallways carpet needs to be pulled up this complex rent is way too high for these old --- buildings And the trash payment why when the trash overflows in the big garbage can who wants to look out from their balcony and see trash and the lake smells like ----

Worst place to live . DO NOT live here
This is by far the worst place I have ever lived , management does not care who they move in. Car break ins all the time , cops are always here , roach infested to the point the are coming out the outlets. They will not repair anything I have lived with mold and a broken dishwasher since I lived in back in early 2021 It’s filled with stagnant water and mold I’ve sent 5 emails and several work orders nothing ever fixed . This is a place that you will have to place rent in esgrow for sure . Please don’t move here . It’s not a safe place .

Do not move here
They are extremely nice while you’re looking at the apartments and welcome you in. They’ll show you a big spacious apartment that’s renovated and overall nice. Then they’ll downsize you for the same price with an apartment that isn’t even fully clean right before you move in. There was oil still in the stove top which caused an oil fire & my newborn son at the time was in our apartment. It was infested with bugs, which they will not spray or take any accountability for, the only dumpsters are at the front so if you’re not then have fun walking/driving all the way around the complex, the day after moving in I thought I’d use the gym & was questioned and was forced to show that we lived there because my fiancé and I looked too “young” when I have tattoos all around my body and my son was with me, management became really rude once we moved in and didn’t want to be bothered with anything. It overall is NOT worth its price and I would definitely recommend looking for somewhere else.

This complex has got to be the worst place I ever lived in. Not only did rent go up ~$50 each year (at least) but maintenance requests go unanswered and the complex is FILTHY. They have 4 dumpsters for a total of 30+ buildings. Residents have to drive their garbage to the dumpsters because none of them are conveniently close enough to 75% of the buildings. It is not uncommon to see trash in the roads and parking lots, in the hallways of the buildings and outside apartment buildings. The maintenance of this complex is terrible and the staff shows no compassion in dealing with its residents. We had water leaking form our bathroom ceiling for a few hours. I put in an emergency request to have it looked at, right around Labor day. Maintenance came at the END of OCTOBER to address the issue. Indoor pool is rarely opened, and the outdoor pool is always getting 'vandalized' and is closed of for weeks at a time during the summer. The gym is pathetic. The equipment is badly used, and falling apart (benches, ellipticals). Some of the free weights have always been missing. There dog park is a joke. The gates leading into it don't even latch. The inner gate, I have physically picked up and moved, it is not even attached! The have dog waste cans, but those are always full, and people leave their dog wastes bags everywhere. My neighbor needed his screen door replaced for months before someone came to do it. Then the old screen door remained on the walkway to the apartment building for days before it was removed by maintenance. They have evicted people, removed the entire apartment's belongings, and left it in the parking lots for days before it was properly removed. This place is awful, the photos they share are edited and photoshopped. Nothing looks nice here like it does on the website's photo gallery. And after everything we went through, after we moved out and left the place clean, they are charging us $899 in move-out fees. Outstanding! This places only wants to screw you out of your money.

Very unprofessional leasing staff. Conveniently loose paperwork and don't care about residents. It's all about money. Would be understandable if they at least gave you half of your money's worth. Cars and apartments have been robbed, and they don't care. Maintenance team is overworked and probably frustrated. Many buildings flood. And Washers and driers are not upkept. Not nearly enough dumpsters for over 400 units and are inconveniently placed for most residents. Many more issues. Just check google.

Lake Shore is one of the worst places to ever experience living. They’re the cheapest in this area for a reason. You are most definitely being overcharged to live here. These are $500 a month living spaces that you will pay double to live in and have all of the qualities and amenities of a housing project minus the Section 8 price. • You WILL experience roaches on a daily basis. There was even a bedbug outbreak earlier this year, which was an interesting touch. • You will constantly experience vermin, trash, and dog ---- meandering around the grounds, and maintenance problems that will likely never be solved due to Lake Shore being cheap and only hiring maintenance techs at the lowest value. • Plumbing issues are also a constant. The water main “breaks” at least once a month and the water pressure is lowering by the day. Your water will be constantly struggling out of the faucet. • The laundry room is never operating at capacity as there are only 3 washers and 3 dryers per building and at least one of each is constantly broken. Laundry is also card operated and can only be loaded with money during business hours. It’s very much a struggle when you work unusual hours and they do not care about fixing it. • I wish I was even exaggerating when I say that the main office staff are a revolving door of incompetency and outright lies led a property manager that does nothing but chain smoke in her BMW. People keep saying John is cool but I can promise you that he just makes his constant bumbling about look good. I’ve also NEVER seen a mask on any of the office staff despite having “mask required” posted everywhere. Quirky. PLEASE, I’m begging you to take your money elsewhere and at least experience a community dedicated to your living needs instead of a dollar store community that’s willing to evict entire buildings worth of people during a pandemic. Don’t even give this place a first look, let alone a second. I implore you. You WILL regret it if you do.

Just heard that the best maintenance supervisor that Lakeshore ever had Steve is no longer working there I would not move in Lakeshore because now if you have a issue in your apartment it won't get fixed

Amenities are closed more often then not. Management is horrible. New "fees" are added all the time without notification. Cars are towed at your expense for spurious reasons. Manager has the typical slum lord attitude. Infested.

First off they'll say you didn't pay rent and you did so they'll If put a notice on your doors shiffitng blame on how it happened..If your appliances go put or break your out of luck you'll be waiting months. Fitness center and indoor pool only open during office hours everyone is not home at these hours but your paying for extra amenities that you don't have access to the laundry refills are inside the main office which should be on the molded ceilings that they just paint over HALLWAYS STAY DIRTY DOG VOMIT DOG HAIR SOME DOGS AREN'T ON LEASHES everybody don't want pets its too many nasty stray cats & Dumpster be full all these buildings and 4 Dumpsters maintenance will ask you about a wrist band for the outside pool but ask them when the go fix something they go death & the office will say they working on it these builds are over priced for how old they are you would think they would clean the carpet once a year and refresh their walls with paint and fix these loose boards on these balconies and these old ac units barely blow anything and in the winter heat on full blast because the buildings are not equipped for cold weather and don't forget the critters this complex look nice on the outside but it's a whole mirage..moving soon

There are a ton of problems with these units. Thankfully, there are some good people living at this complex. Unfortunately, a lot of them are being taken advantage of. I had a year long lease, and they attempted to raise the rent the moment the lease was up by about $40/month or $480 per year. I've heard worse from other people in the complex as well. There was a young mother living in a basement unit, which smelled like an old musty motel with a leaky moldy laundry room on the same floor. She had her rent raised up by a considerable amount, and there was no way she would be able to go month to month with the exorbitant rates they were demanding, unless you signed a full-year lease. Furthermore, the roaches and pests are a massive problem at this complex. I can say with certainty that the building I was in, and potentially others, were infested with roaches. Every time I saw one it was photographed and reported, and they did sent a pest control specialist. However, we didn't go more than a month before they would begin creeping back in from the crevices of the building. When I spoke to management they told me, "we can't control how clean others are" with a fake smile plastered on. That kind of interaction sums up this location. They say they'll fix the problem, then charge you for it and never solve the problem. It was $10 per "treatment" for the roaches. We also had bedbugs creep in at one point. Due to a clause that they will require you to sign, management will select the pest control that will be used for treatment. As such you will not have control of the price for bedbug treatment, and they will not pay for it, you will be required to. It costed me $350+. They said it would be billed in installments, but they never applied it to the coming months rent, and instead took it out of the security deposit, then charged us for damages. There was never any call regarding the finances and security deposit after the lease officially ended. Instead, they send a large sum to collections. On another note, the buildings are incredibly run down, and they are very overpriced. The unit I was in had many large cracks in the walls, everything was painted over (including outlets), the kitchen was laughably small, the vinyl flooring was torn upon move in, and the screen doors were filthy upon move-in. Right before move-in, we were contacted by maintenance about a leak from our unit, into the unit below us. They shut off our bathroom sink for four or five days before two new maintenance members came in to tear up the drywall, remove the toilet and place it in the bathtub/shower (leaving feces all over the place), and then placed the toilet back when they were done fixing the leaky pipe. They didn't repair the dry wall at all. Keep in mind that there are a lot of units with a lot of people, so I understand maintenance is slow for a reason. The maintenance men and pest control woman that I came into contact with were all professional and friendly. However, managements actions clearly show that the problem comes from the people running the show. Don't rent from these people, they will smile to you and sell you on an infested unit to pocket your money. They will screw you out of your deposit. To close out this review, if you take a look at the lease and think, "well at least it's a no smoking property, based on the rules outlined in the lease, and the specific addendum they attach specifically for smoking," then you're going to be sadly mistaken. You will smell cigarette smoke on your balcony, if you have one. Just trust me on this one, DONT LIVE HERE. You can find much better options, literally anywhere else.

I have been living with this leak for more than 2months. Their maintenance staff sucks. They still can't figure out where the leak is coming from. I am left every day to clean up after this nasty mess. I called the corporate office and still didn't hear back from them. I going to call the health department Monday morning because I am tired of this ----.

DO NOT LIVE HERE!!!!! I hate that I have to write this, especially since I still live here. But maybe lakeshore will see this. Since I moved here in November every complaint or request has be totally ignored. The apartment was in total disrepair when we moved in. The air conditioners stink like rotting flesh when turned on. Cockroaches the size of my foot. A neighbor and his friends run around yelling in the parking lot at 3 AM. The same people blast music so loud it vibrates my walls, and they don't even live directly next to nor below me. Lakeshore does absolutely nothing for its tenants. My covenant of quiet enjoyment is being breached by a tenant and by lakeshore, warranting legal action against lakeshore and Morgan Properties. If someone who works for lakeshore or Morgan Properties sees this please contact me back, we have been waiting to hear back from you for months

The apartments are fine- they're for basic living (don't expect fancy). But they have the essentials. My biggest complaint is that they don't vet the dogs that people own. My dog has been violently attacked at the dog park twice in 6 months- once by a pitbull who seemed sweet at first until it wasn't, and today by some sort of shepherd that looked more like a wolf mix. Thankfully my dog was fine, minus some blood loss. But It will be on staff's hands when these violent-tempered dogs attack a person. i moved here partly for the convenience of the dog park but we have to use it at the risk of 1. My dog coming home covered in dog ---- because no one cleans up, or 2. With a bleeding dog from a tempered pitbull that took two people to pull off my dog. As the price of rent continues to go up every year, you can find better places for the same price or slightly more. it was only worth it here while it was cheap.

I had visited the apartments with intentions of living there while I finished my bachelors degree. I had made my security deposit, and paid the administrative fee twice. We had set the date of me moving in as August 17th. I received a call today, the 13th, 4 days before I moved in saying the apartment was no longer available because the current tenants wanted to continue their lease for 3 more months. The staff, especially John Onega, related false information and to fix the problem could only offer me a "non remodeled" apartment. As I live 3 hours away from Cincinnati and I start school in a week, I am now without a place to live thanks to these wanks.

The management comes in to your apartment often without notification or permission. Roaches are a big problem. Squatters sleep in the hallways at night because there are no locks on the security doors. The managersare incredibly rude in person and on the phone. It takes days and weeks for maintenance issues to be resolved, if at all. The pool also does not have a lock so literally vans full of people pull up and take over the pool. I was 7 days late on my rent, one time in 5 years, and i recieved a letter from their lawyer that i was being evicted. In order to stay, I was required to pay hundreds of dollars for the lawyer's letter and a major fee from Lakeshore. There are feral, and potenially rabid, cats and racoons all over the property.

I hate that I even had to give this place ONE star...It deserves NOTHING! This is by far the absolute WORST apartment I have EVER lived in! It's so bad that I moved in on June 9, 2018 and I have found another place to move and will be in there on July 7, 2018. The amount of time I have spent here has been too much. When I came to view the apartment I was showed a remodeled unit and told it was the one I would be occupying. When move-in day came I was given keys to an old unit and told the unit I viewed was only for "show". LOL, "show " it was because the unit I moved into was TRIFFLING! Less than 24 hours after being in the unit, I saw BIG ROACHES. I have never had roaches growing up or as an adult living on my own. The kitchen cabinets were broken and stained up, the bathroom has a nasty stench and the toilet is a loud flusher. The second bedroom which was for my 5 year old son is TINY, the air in the master bedroom doesn't work, the building is supposed to be secured but it doesn't even close all the way so what does that say to you?! The paint in the living room is two different colors and the closet doors were never on the hinges. I wouldn't recommend this place to my worst enemy. They try to sell you on the lake, indoor pool and fitness center but it's not worth all the other trouble you will have. I contacted the leasing office about every single one of my complaints and they said they'd get around to it...and still haven't. Not to mention there's ONE trash receptacle and you have to load money on a card to wash but can only do it during business hours which I'm still not clear on because there has been a couple times I've went to load money at 5:30pm when I got home from work and the office has been closed but the sign lists the hours til 6:00pm. PLEASE, RUN...A shelter would be a better option than this hell hole!

I liked the place at first. I really did. Then, a SERIES of horrible events happened. Day one, we noticed the place was infested with cockroaches, and even after someone " sprayed" which I have no evidence of, we were still infested. The AC units were FILLED with mold, and it made me very sick. I reported a smell of gas, and nothing was done about it. Lastly, someone who had a key to our apartment- maintenance or staff, was using our restroom during the day. That creeps a young woman out! I moved out a FEW days early, paid the last months rent, and now I owe over $1,000 for "Skipping" rent which doesn't make sense. I had to move in a few days anyway, so why am I being charged for that? The staff is really rude, and if you have complaints or questions, they blame you for it, and give you an attitude. Run while you can.

Worst leasing office. Made an appointment over the phone for one time and then called again to move it to an earlier time. My parents travelled just to see this and some other apartments in the area before their move. When they showed up at the updated time, it turns out they did not switch the times in the system and the lady that was at the site was super rude to them and said that hey would have to wait over two hours in order to be shown. They tried explaining that they changed the appointment and that they were travelling, but she was still super rude and aggressive. They had to leave without viewing the apartments.

The apartments are made with cheap materials that are installed poorly. Laundry is expensive and the card is stupid. Ants, roaches, spiders, silverfish, and gnats are everywhere.

It may be very tempting to think that Lakeshore is a beautiful complex, especially since there's not much else to choose from in Cincinnati, but this place was complete hell. I lived at Lakeshore for one year(2016-2017) our nehibors constantly talked ----. The office was rude and completely un organized. Maintenience had entered our apartment without our permission and notice at least 3 times. We actually had a few drug dealers in the same building so it's not a friendly place for families. Absolutely no concern for others by our nehibors; they constantly parked in handicap spots for months at a time and the office would do nothing about it. And don't forget the terrible quality of the buildings! The renovated apartments are not worth the extra 100+ dollars they force upon you. The carpet isn't nailed to the floor and grew mold on a regular basis. We had to repair the baseboards, closet rods and shower ourselves because the maintence doesn't know their --- from a hole in the ground. Debbie In the front office was absolutely rude to us everytime we had questions or concerns. The bugs were absolutely terrible despite the fact that they make you have an Orkin inspection twice a year. We paid our rent on time every month and all I wanted was a good place to live. Never again

I've been a resident of Lakeshore Apartment for 3 years. This has been a great experience. I've enjoyed the apartment, the pool and fitness center. The staff has been fantastic. The Maintenance group are kind, courteous, trustworthy and knowledgeable. A great group of guys. The office management are professional, friendly, and always have worked with me with any issue I've had. I just can't say enough good things about these gals and Morgan Properties are fortunate to have the staff represent them. KUDOS to my experience at Lakeshore Apartments!

Before Morgan management took over lakeshore was a great place!! Fast forward to 2015 when they dug up a million+ American cock roaches!! There was roaches everywhere, in my fridge(see pics below). Since Morgan management took over lakeshore has went to ---- and I would not recommend anyone move there, PERIOD!! It's disgusting now!! They need to tear it down and rebuild if they want to be successful. They are over priced for the quality of the apartments and if I had the time, money and energy I would have sued!! I called the bored of health on them and they did nothing!! Don't let their sweet talk fool Yu RUN FAR AWAY FROM THIS PLACE!! It's not worth it!! Thank god I was able to move away and find something sooo much better for 80 more dollars, which is well worth my peace of mind!!

DO NOT MOVE HERE! I REPEAT! DO NOT MOVE HERE!!!!! The staff is super nice to you when you are moving in. they will tell you about how all the apartments are newly remodeled and make everything sound super peachy! DO NOT FALL FOR IT! We mostly decided to live here because of the indoor pool... they say it's heated but it's not. it's all a P.O.S! they "remodeled" some of the units but they did a half --- job and the brand new appliances are cheap and break after 2 weeks! The dishwasher is a damn joke. The water pressure sucks! And you better make sure you don't fall on hard times! soon after we moved in my wife lost her job and paying rent became harder and harder but we still got it in every single month no matter what we had to sacrifice to do it. Then one month we just didn't have the money until the 20th of the month and they filed an eviction on us after 16 days. I've never heard of an apartment filing an eviction for anything less than 30 days late! We got the eviction dismissed because we begged borrowed and stole to come up with the rent plus the stupid eviction fees. Our lease is up on the 23rd and we had planned on turning in last months rent with the keys but they left a note on our door saying eviction would be filed on the 16th!!! OUR LEASE IS UP ON THE 23RD!!! We have been desperately trying to find a new apartment but no complex will approve us because of the eviction that this ------ excuse for an apartment filed on us because we were 2 weeks late. F this place and DO NOT MOVE HERE! The rent is WAY TOO HIGH for what they have to offer. apartments are TINY and they want to charge $730 to live there... and it's in a bad area... prepare to get the ---- scared out of you on new years eve because where these apartments are located, they don't set off fireworks.... they fire guns in the air. this is a ------ area and the apartments are crap. whoever worked on our apartment put the freaking door on the hinges wrong! the hinges were upside down so the pins fell out and the door fell off! AND they make free heat sound so amazing but they freaking control the heat so they tell you you will save money on your electric bill by not paying heat but you end up making the difference up because you have to run your AC unit in the middle of winter because they have the heat cranked up to 90 degrees! Good luck getting maintenance if something goes ;ll take weeks for someone to come by. The staff was so rude to us and didn't give a ---- about us. I know you are thinking "oh most people only leave reviews if they are mad so I'm sure it's not that are just overly dramatic people." NO I'm not a dramatic person! I hardly ever complain about anything and I leave reviews to places all the time for good reasons. I'm the kind of person that always looks for the good in things and people but THERE IS NO GOOD HERE!!! I rarely leave bad reviews for places because I don't want them to look bad just because of one bad instance. BUT THAT IS NOT THE CASE HERE. This place has sucked since day one! This place has seriously ruined our lives! Do not let it do the same to you!!!!!!!!! I REPEAT!!! KEEP LOOKING AT OTHER PLACES AND DO NOT MOVE HERE NO MATTER HOW DESPERATE YOU ARE!
