Wow worst place ever. The bugs here are crazy and when u mention it to the staff they only blame you and then want you to pay 389 for pest control. The walk way was torn out in 20 mins and its be almost a month and its still not fixed. When you call for maintaince it takes two to three days to show up. When I first moved in the sink was cloged after one use and they told me to wait till Monday to get it fixed so I couldn't do dishes for three days. People don't pick up after their dogs. And the people let their dogs uses the bathroom in the hallways they still don't do anything. The cleaning people come maybe three times a month and sometimes they come at late hours . people always smoking weed and fighting here so you can never do your laundry because the smell is so bad. The front door is supposed to be locked at all time and it has been broken so many times and then took weeks to fix. People here make living here so bad they think its a high way thru here.

I would not recommend this bug infested, overpriced dump. They keep going up on the rent and it is ridiculous! There are so many roaches even after they so called spray. The customer service is horrible and there is one very rude lady in the management office who is not very helpful. The secure building is not secure at all. The lock is always broken and they did nothing to fix it. The walls are paper thin. The laundry is on the bottom floor instead of every floor. In the beginning of the year, one of the employees in the office stole my rent money!!!!!

I would NOT recommend this place to no one not even my worst enemy! I've been living here since January 2016, on the second night here my 10 month old son found straight pin in the carpet. Their were spider and countless amount of bugs in my apartment within my first two months living here. Orkin came and "sprayed" the apartment, however we're still seeing bugs! I've seen water bugs and cockroaches in my bedroom, my kitchen, as well as my bath tub! when i reported this to the rent office, they LAUGHED! (how professional) not to mention a spider laid eggs on my carpet! My bathroom, kitchen, and hall lights have been out for TWO days I've called maintenance 3 times, and went to the rent office myself twice and no one have came to fix the problem!!! not to mention there are break ins here & the rent office will willingly give our your address to strangers without your acknowledgement! this is my FIRST apartment and I regret moving here and giving this place my money. My rent is now going into escrow! they do not care about their tenants, I pay 700 for rent to live with bugs and in the dark! excuse my French but F THIS COMPLEX!!!

DO NOT RENT FROM THIS PLACE!!! They will overcharge you rent for a place infested with either cockroaches (my problem living there for six months) or bed bugs (an issue that is extremely common for other tenants). When it comes to health and safety concerns, they do not care. Health club? Please.. Another issue I had related to the marking of gas lines. These lines run under the buildings, under my bed, and they had people out replacing balcony supports with heavy equipment. If they were to nick a gas line, the whole place would go up in smoke, and Morgan Properties wouldn't care because of their insurance policy. I wish I could rate them less than one star, because the office staff does not care at all about YOUR health and safety. If you rent from this place, you are helping to perpetuate poor customer service, and putting money in the pockets of people that frankly only care about the commission they receive by misrepresenting themselves to future tenants.

This place is so horrible. When I first moved in back in 2013 the patio area drain was clogged. The maintenance men and the manager both said that they would hire a plumbing company and that they would be out to fix it. 3 years later and it's still not fixed. The people who previously lived above us would throw all their trash onto our patio. We never even go out there because the patio is constantly flooding. It's always muddy and gross out there. It's not something we want to go out on and clean. The maintenance guys are nice enough but don't always do their job correctly. It took them the whole winter to give the building hot water. We had to go through an extremely cold winter with ice cold water. Later on the shower head broke. It was so old to begin with, I'm surprised it lasted as long as it did. One maintenance guy came out to fix it and installed everything wrong, a week later someone finally came to fix it. This complex says they have a noise policy. I've come to the conclusion that it's a lie. The new people above us are the most annoying people ever. They have lived here for about a month. Everyday since they moved in they have played music so loud that I can here it clearly in every room of the apartment. Nothing has ever happened to them. The ladies in the office are nice enough but can be rude.

I would sincerely like to warn all apartment shoppers of this terrible place. The apartments them selves are ok but waaay over priced for their condition. The staff on the other hand, have CAUTION. The apartment manager is shady, she lies to the tenants and will do anything in her power to not disclose information to you such as bug infested housing and living conditions. More importantly, she is dirty and abuses her power. While my husband was in the hospital after being diagnosed with cancer (which she was fully aware of) i was staying out of town with a family member. I needed to get some of our things out of our home and after driving all the way out there, i realized i had left my keys back at my relatives (a 40 min. drive). So I simply went to the office and asked the apartment manager to unlock my door. Keep in mind that I live here- she knows me- i am on the lease- and she knows our entire situation, when i tell you this woman had the audacity to unlock my door then entire my apartment. Ok, so that i was a bit annoyed by because of privacy reasons but i didn't say anything and decided to allow her to stand in my apartment and wait. She then stood there in my dining room with her arms crossed tapping her foot so rudely and asked me and continued to ask me how long i am going to take. Me being the polite person that i am, i was scrambling all over my apartment trying to grab all of my belongings- dropping things- leaving things behind- all while wondering why the hell this woman was even waiting on me. Its MY home.. So i tell her like "ummm.... you can leave you know, i don't need you to lock up for me or anything, i'm going to come back with my key later tonight." So she tells me she can't do that... First of all.. WHAT? you can't leave someone in there own apartment with the door unlocked?? So as if this was not annoying enough, let me tell you, this woman decided not only to follow me into my BEDROOM and hang in the door way tapping her smart --- foot but THEN proceeds to walk through my home unattended/ unaccompanied and open doors to closets and my bathroom and start analyzing my home! I gotta' tell you, i have never met someone so rude in my entire life. I ended up leaving my home as she insisted that i leave and she locked the door behind me.. i couldn't believe it! Looking back i almost immediately asked myself why the hell i let her treat me that way and even worse, why the hell i let her insist that i leave my own home. As we parted ways, I even thanked her for her time and she so rudely responded, "yep" then got in her car, slammed the door and drove off. WOW. All I can say is do not let this woman any where near your door way, no matter what. Good luck!

I would never recommend anyone live here. The management was nice when we were looking to rent and once we signed the lease, they never even acknowledged us again. The only person who has ever been helpful was Toni. I honestly don't even know where to start, we have had issues since about 2 months after we moved in! I am a very active swimmer and for weeks I would go down to the health complex and they had it closed due to sanitary issues! We have not swam down there since. In the summer we got extremely sick from the MOLD in our apartment. And I called management every day for 2 weeks and they were all rude about it and didn't take care of it until I called their corporate office and put a complaint in. There is a major cockroach problem, and they are HUGE cockroaches. We also have issues with wolf spiders. The walls are extremely thin and when the people upstairs are jumping around it has knocked pictures off of our walls. And our neighbor next door has 3 dogs that bark constantly and it smells like dog pee in the halls all the time. We are very fortunate to have 2 other neighbors in our hall that are awesome, always talk to us, they've helped me carry laundry up the steps. We talk all the time and I will miss them when we leave. But having 2 neighbors doesn't make the neighborhood safe. People are always lurking outside. Cars fly through the parking lot and my daughter and I have almost been hit 3 times when people come flying around the corner. I just overall have had the worst experience here and would never wish anyone to go through what we have gone through. But at least now we know what to look out for as we search for a new home!

I WOULD NEVER EVER EVER RECOMMEND LIVING HERE UNLESS YOU WANT COCKROACHES SHARING YOUR LIVING SPACE!!! I've lived here nearly a year and there is no way I'll stay for another! We are in the very first building as you enter the complex (21,22,&23) and this place is Infested with cockroaches! They are every bit of 2 inches long unless they're young (gross), and you never know when they'll surprise ya....crawling up a while at 12:30am, hanging out in your t-shirt drawer, playing in the kids toys (holy ----), coming out to say "hey!" while you're in the basement getting your laundry, or crawling in your hoodie while you're doing the dishes! But mostly, they're just laying around the apartment waiting to run out in front of you! Doesn't that sound like a bunch of fun!? ......yeah, I didn't think so either. We've we have found 10 in the last month and the 3 most recent were VERYYYY much alive. There is not a damn thing they will do about it either! It isn't as if they did not know about the diseases these things carry. Orkin comes weekly to "spray" but it's crazy they are still around a year later! This is absurd! I will be giving a nice call to the board of health first thing tomorrow (or maybe Tuesday since tomorrow is a holiday) I'm not bothering with another dead end phone call to the management. Enough is enough!!!! If management won't do anything about it, the board most certainly will. I can't live like this anymore! Then to think back to the letter they sent "hoping" I would resign a lease or to provide a 60 day notice (per lease agreement) if I chose to vacate the premises....hmmmmm? I'm outta here and they'll get what ever time they get. If they don't like it, they can kiss my a*s. Do yourself a favor, just don't flippin move here. And if you still choose to move in, document EVERYTHINGGGG!! Because they will deny deny deny! Also, ask them about the woman who was stabbed at the dumpsters a couple months ago and how they actually handled the situation (not how they said they would handle it.) This place is horrendous and should be wiped out completely. P.S. Grounds was rated a 1 but it's not because of the man who does his best to tackle it all, he works so hard. It's obvious. This place is just way too big for just one person! Cmon Lakeshore, get this guy some help.

Unless you're desperate, do NOT move here. Staff has been friendly but the living conditions are horrible. The buildings are dilapidated and filthy but for some reason management is focused on adding grass lawns for tenets to look at, not improving living conditions. The buildings are 50 years old, literally, as I know someone who lived here in 1970, and they have been poorly maintained. I keep my apartment very clean but I still have cockroaches and other large insects enter my apartment regularly because of the large gaps/cracks between the cabinets and walls. I've also had numerous packages STOLEN from my front door due to this apartment complex consisting primarily of low-income people and being a higher-crime area. Other issues: you can't control the heater, it's turned on by management when they deem it cold enough; laundry is $1.25 per wash or dry; found multiple nails all over carpet when I first moved in; you need 2 keys to enter your apartment (1 for the outside building door, 1 for your apartment door).

Maintenance people are always friendly, they do a great job and is always helpful. Manager is not a people person, / no compassion, / seems not to be interested in residents of the community, /. Does not handle complaints in a positive manner, passes the buck . Leasing staff/. It's a job for them. Security , none, many nice people that lives here, but many not so nice people, management needs better action to screen new people . This apartment complex is the worst apartment that I've ever lived in my whole entire life they have a wide opening on the second floor that a small kid could possibly fall in or a leg could get trapped in very dangerous, and that is not the apartment setup that I seen when I first looked at the Apartments plus on Monday I called for a repair it is Friday and it has not been fixed yet

This is the worst place I have ever lived. It has been constant problems since I moved in. The refrigerator broke, there are literally holes in the walls, I hear gunshots at night, sewage comes out of the shower, the toilet is always running and backs up on a daily basis, the cable lines were cut... I could literally spend all day listing the problems I have had here. The staff is incredibly unsympathetic. The problems themselves are bad enough, but the staff acts like you're a burden when you ask them to fix it. They literally do the bare minimum to stay legal, and I'm not even sure they do that much. They rely on the fact that most of their tenants don't make enough money to fight back legally. This place is disgusting and will drain you of your time and mental resources from the moment you move in.

Not a Good place to live. I will not renew my lease after this year. Very noisey and its worst because the walls an floors are very thin. I cant even use my treadmill because the tenant below will hear me stumping from running/walking on it. I can hear TVs, other neighbors music. You hear every step. And if the neighbors have small kids that continuously run over your head, its very irritating. It cost 1.50 to wash and dry. Then people are inconsiderate because they leave their clothes sitting in the washer and dryer long after the cycle finish. Spiders are seen frequently. The apartment complex has now implemented water being included in your rent monthly. The company that the owner uses is called American Utility Management. By reading the complaints, this company is a rip off and no one should move into an apartment complex that uses this company for utility payments. There's an extra fee of $3-$8 just to pay the waterbill using this company. I will definitely not renew my lease for next year. I would rather rent a house where at least it is quiet, I know where my utilities payment are really going. Office staff are not really that helpful. Gym can use new equipment. DONT MOVE HERE!

I am a resident for 4 months now and I am totally disgusted with this apartment management. They don't turn on the heat even if the temperature goes well below 50, we called three times and every time they promised someone from maintenance is going to come and take care of the heat. But till date it didn't happen. NEVER EVER MAKE THE MISTAKE TO MOVE TO THIS APARTMENT. Also many buildings have bed bugs, and management is reluctant to take any action. NEVER EVER think of moving to this apartment. We made the mistake and now thinking about breaking the lease and moving out.

DO NOT MOVE HERE!!!!!!!!!!!!! (I can't stress this enough!!!!) I am a graduate student from Indiana at UC. I moved here because Lakeshore Apartments were well advertised and seemed like an alright place to live. Here's what happened to my roommate and I... My roommate reached out to management of Lakeshore Apartments on December 14, 2013 because there was water damage and black water dripping from our living room ceiling. Worried that our apartment had mold and possibly geese excrement left on the rooftop leaking into our apartment, management simply told us to, "put a bucket under it." We were both gone from the apartment for the next 3 weeks because we were on winter break and visiting our families. When I returned late on January 5th 2014, there was massive water damage and the ceiling was completely caved in. The black water spots exponentially grew and left major damage on the walls. The comparison photo attached does it justice. It was completely disgusting and would have ruined our furniture if my roommate had not moved it out of the way. After attempting to contacting management on January 5th, 2014, due to fear of mold, I reached a maintenance worker who told me a manager gave me a verbal confirmation (along with an email later confirming my request was alright) to stay in a hotel on January 5th, 2014. It was again necessary to stay in a hotel on January 11th 2014 and January 12th 2014 because the "work" that was approved by the management included taking off the hanging pieces and to put a tarp over the massive hole in our ceiling which was still dripping black water onto the carpet. It took them well over a month to correct this issue. The management and maintenance are the most unprofessional group of people I have EVER had to deal with in my life. We had to threaten to sue them twice within a year for this reason and a additional one. After we moved out at the end of July, we received letters in the mail claiming we owe them well over $900. They are not organized AT ALL! They claimed we didn't pay our rent for 3 months and did not believe me when they said they would pay for the hotel bills. Luckily, we have everything in writing. If you are a woman, they WILL try and screw you out of money. STAY CLEAR FROM THIS PLACE!!!!!! Check out any other rental than this. You won't regret it.

Honestly these apartments aren't that bad. For me the biggest downfalls are there isn't enough parking, people that use the laundry room as their own personal washer and dryer. And also you can't control the heat. It gets very warm in here in the winter and I have to crack my sliding glass door, but you can't complain cause the heat is free. I haven't had any issues with excessive noise. Sometimes the neighbor above me is banging around, but if you like living in silence then get a house. I also feel pretty safe living here. The first year I lived here was by myself and didn't have any problems.

I guess some of the other reviewers have had it worse than we have. This place, in our opinion, isn't as horrible as the others have made it out to be. If you are late on your rent, yes they charge late fees the same as everyone else, but they understanding and don't really hassle you about it. If you have bugs or anything or if you just want to prevent bugs in your apartment you can ask to be put on the bi-weekly treatment. You have to ask every two weeks but they do it. The bug guy comes every other Thursday. And *knock on wood* in a year and four months we have yet to see a bed bug. And I am one of those that when I get bit I get the red mark with the pink dot and I get itchy. So if we had bed bugs I'd know. The property was built in 1950s or 60s I am not sure which, but nonetheless they are old and there are plenty of issues. The maintenance crew isn't the best I've seen, but they are usually pretty quick to attempt repairs. Sometimes, more than they should, they fail to adequately fix the issue and have to come back. Noise through the walls and ceilings isn't too terrible at all. The doors to the apartments is what lets the noise in. We can hear our neighbors and I'm sure they hear us through the door to the apartment rather easily. Parking is pretty terrible. Right now there is at least 4 broken down cars that haven't run since before December and they don't do anything about it. It'd be nice if they enforced the two cars per unit rule. The office staff is usually professional. They have always been nice to us. But, on occasion I have been in the office and overheard the staff speaking on the phone quite rudely to whomever was on the other line. But perhaps that could be a tenant being just as rude. We're always nice and respectful to them and they are the same in return. The utilities here are awesome. If you are looking for next to no utilities you found it. Our electric bill averages about $80.00 a month if that. During the summer it gets a little over $100. No water payment. That is good, but in the shower it stinks because there isn't much hot water during the winter. During the summer it is fine. Then if you are in to working out, they have a decent health club. There is 3 treadmills, a couple elypticals, some free weights, and then some weight machines. Also there is an indoor lap pool which is up and running most of the time. It isn't a terrible place to live. I wouldn't recommend it to anyone but at the same time I wouldn't turn anyone away from here. There are some nice things about this place that negate the bad. Just depends if you can overlook the bad.

This apartment is way overpriced, when I first moved in the first two months everything was just fine I actually liked it here till I started smelling something awful in my kitchen. Opened my dishwasher (which I never use) to find a half inch of moldy water in the bottom. I called to get maintenance out here to fix it which the solution was some type of chemical to unclog the drain and 2 weeks later started smelling it again. This was back in August and its now February and I have to just run bleach through it every now and then to prevent it from smelling because no matter how many times I call and ask them to come fix it...they never do. The heat is either on or off no in between and when its on, its ungodly hot in here to where I have to open the sliding door and windows just to cool my apartment off so I can be somewhat comfortable. The two air conditioning's in my unit haven't been cleaned in forever so when turned on they blow dirt and dust out. Again have asked maintenance to fix this problem and they haven't. There's never enough parking so if you get home after 9 pm good luck finding a parking spot. The door coming into the building is always broken so anyone can just walk in even if they don't live here. It's broken more than it's actually fixed so my guess is when maintenance "fixes" it they don't do it properly. The people in the office come off as nice people until you have a problem. Then they are rude to you and untimely about anything. They also will tell you they will call you back and then never do. All the closet doors slide on a track but the track is all bent to pieces so they fall off, and of course maintenance can't fix that either. But the biggest problem of this apartment building is.....BED BUGS!!!! Back in November I called the office and informed them that I have been getting bit on the couch any time I sit on it so i suggested that maybe we have bed bugs they finally at the end of December had an exterminator come look at our apartment to conclude that it couldn't possibly be bed bugs and that they would go ahead and treat for a regular pest control. Well that didn't work and we called back and the exterminator came back out and informed us that he was treating an adjacent apartment below us for bed bugs then rudely suggested after seeing my cat that it was probably fleas in our apartment, so he came out a week later and treated for fleas. Well that didn't work because my cat doesn't have fleas. So we called back and demanded for a bed bug treatment and they finally came out and the exterminator only treated one time and didn't treat the other two times he came even though he said he did all three treatments. So here we are in February and now these bed bugs that I had told them about at the end of November are finally taking over my apartment. Just this week I have captured 4 of them. During these passed 3 months of dealing with this problem the exterminator and the office people have been nothing but untimely and rude to us. Also we did our research on bed bugs and most of the websites say that if one apartment in your building has bed bugs then its the owners responsibility to inform the adjacent apartments that an apartment has them and therefore the adjacent apartments should be treated as well because often the infestation is to small to be seen with the naked eye. I strongly believe that if our apartment was treated when the apartment below us had them that I wouldn't be having this problem right now. Its extremely frustrating that the office has been nothing but rude and seems to not care that we have had our apartment packed up for three months now and all of our clothes in trash bags and our beds against the wall because this problem shouldn't take this long to fix. We are finally being treated again for the next four weeks so I will still continue to live with my belongings in trashbags and still have to pay my over priced rent. I honestly have nothing good to say about this place and wouldn't recommend it to my worst enemy. There's definitely cheaper and better places to rent.

The only positive thing about these apartments that comes to mind is free water. The apartment has free heat but it can not be changed or regulated. The only way to regulate the heat is to open your patio door to let some of the cold from the outside in. However a lot of times the cold finds its own way in through the awfully insulated sliding glass doors. With my doors close my blinds still move with the wind gusts from the outside. It has gotten to as cold as 50 in my apartment due to the terrible insulation. Maintenance takes forever to fix anything, and when they finally do it's not done very professionally. I spent a week trying to get them to actually secure the dishwasher properly. If you are looking for an apartment, then I urge you to skip over this one. Save your money.

These apartments are overpriced for the units being provided. You can't control the heat in the unit and there are wall unit air conditioners which allow wind in to the apartment. My unit is freezing cold. Lot of cracking in the walls. Lot of ants, spiders, millipedes and various other bugs in the units. In my opinion, this place is border line a slum. As for the parking area...They recently resurfaced most of the parking lot, which was nice. However, there aren't enough parking spaces. There are very few sidewalks (basically none). So if you want to walk somewhere like the gym or lake, or take your dog for a walk, you have to walk in the street. There is little to no lighting in the parking lot. So, at night it is more than creepy walking around outside. There is a lot of crime that takes places here. I have also had issues with my car being vandalized. There were several shootings recently. I saw other posts mentioning the same. The catalytic converter was cut off my car as well. The gym isn't as nice as the pictures make it appear. In the last year or so, both TVs were stolen and the cable was removed. Some of the dumbbells were stolen from the gym too. The equipment, especially the treadmills, is often broken. Also, after the office closes it requires a key to get in. But, people show up without keys and get in. Repeated calls to the off hour hotline hasn't corrected any of these issues. As for the management, it is a revolving door in the office. In the two years I have been in the unit I am in, there have been probably ~30 different people working in the office. They seem like nice people, but none of them have improved the community. In fact, I would say the community has deteriorated in my time here. I won't be returning and wouldn't recommend this place.

I would never recommend renting here or any other CMC property. We lived there for over a year and had nothing but issues. I would regularly feel unsafe walking on the property at night alone, as well as even taking my dog outside. Multiple times we ran into aggressive dogs that were not walked on a leash; and finding a place to take your dog to the bathroom that you dont have to walk through other peoples dogs messes was insane. There was only one office worker that was constantly nice and we never had an issue with. Maintenance was also great and once he was in to fix something you never had issues again. However once summer hit we had a terrible ant problem where at least once a week I would come home to ants crawling all over our kitchen. We had an exterminator come roughly three times to spray and he said it was an issue within the wall and not a problem with our actual apartment. But the problem could not be completely fixed unless he sprayed every single apartment. Overall, I did not have a good experience living here.

I lived at Lakeshore for two years as a young single woman it was a below average experience to say the least. I moved because they raised the rent for the one bedroom with a lake view which is probably one of the best apartments. It is for sure not worth that money they wanted to charge me. But during the time I lived there a woman stabbed her husband and a little 2 year old girl was shot. So I wouldn't say it is that safe of a place to live even though they put cameras at the enter and exit of the complex. They also recently put locks on the doors to every building, but there is no way for guest to dial you when they arrive other than on their cellphone. So I think it s more of a pain in the butt than anything else for sure when you are carrying groceries or anything that has your hands full. I personally never had any issues. If you stay to yourself people will leave you alone for the most part. Also the parking is terrible! If you come back to the apartments after 9pm you can forget getting a parking space. The lake is more like a pond, but if people are down there at night there is a loud echo and when people have fireworks sometimes the ducks and geese are loud (but that come with the territory they practically own the place so watch for them when you drive through and watch where you step even when going to the car). There are some positives though there are only a few. The gym is nice and small a lot of people do not use it. There is an indoor and outdoor pool that are pretty standard. The maintenance guy is always on task. You call in he is there the next day and no problems afterward. The location of the apartments is great! It is close to everything you would ever need. So there are some PROs but the Cons out weigh them for this place, unfortunately. When I moved out I had the apartment professionally cleaned and Lakeshore sent me a bill saying I owed them for the apt not being clean when I moved out, which was total BS. Forget about your deposit they intend on keeping it and charging you more money on your way out. Nickel and diming me the whole time I was there!

For starters there is dog poop everywhere and. I have only been living here for 2 months. The first day we moved in I noticed that the toilet was...acting up, the office apologized said no problem we'll fix it the next day. It took them 3 weeks and when the guy showed up he said that it's normal for the toilet to clog and "regurgitate," so he did nothing about that...or the clogged bath tub and sink. Then came the bugs they sent a guy out (after calling 3 times and threatening to move out) who sprayed the same bug spray you could get at a convenience store, needless to say it did nothing. If you don't have any problems with your apartment, you would be lucky and could enjoy living here. The plus is that you do NOT have to sign an actual lease, you just have to give them two months notice and you are free! The staff seems nice just not very professional, they have lost our paperwork twice. They do no enforce people to put their dogs on leashes let alone pick up after them. Some of the people that live here are pretty nice while others just crazy and senile. It could always be worse but also could be better!
