Hazards living conditions

I lived at Bent Tree Apartments Homes (Building 2137, Unit 1B) for several years. I liked the location and convenience, as it is close to everything and includes some utilities. However, since 2021, I repeatedly reported odors and smoke entering my unit. What is not disclosed is that these buildings do not have proper ventilation systems. Management is aware that smoke and odors travel between units through the hallways and into other apartments. Although the lease states this is a non-smoking, drug-free community, these rules are not enforced. Tenants are instructed on how to smoke inside their units, which exposes neighboring residents to secondhand smoke, including marijuana. This directly affected my health, causing ongoing asthma attacks, sinus issues, and ongoing inflammation in my ear, throat, and nose. I was not the only tenant impacted�another resident in my building reported similar concerns and was required to pay approximately $5,000 to break their lease after only a few months of moving in, even though it was related to medical reasons and not being aware that the building does not have a ventilation system. I was given the same option, despite not violating any lease terms. Because no inspections were conducted despite my reports, I began checking my unit myself to understand what I was being exposed to as my health declined. During that process, I discovered mold, significant water damage that was likely coming from the unit above, and rat droppings inside wall cavities that were open to my living space. Even after providing photos and notifying property management, including the regional manager, no inspection was scheduled. After filing formal complaints with the U.S. Department of Housing and Urban Development, the Ohio Civil Rights Commission, and the City of Columbus 311 Code Enforcement, upper management finally scheduled an inspection and rushed to complete repairs. However, the ongoing smoke infiltration, which management was aware of, was never resolved. During this process, communication was redirected through the property’s attorney. I reached out as instructed and did not receive responses to my concerns. When I asked basic questions about the scope of repairs and potential exposure to materials while still living in the unit, I received a dismissive response stating that I could not dictate how repairs would be done. In addition, requests related to accommodation were made at the same time repairs had already been scheduled, without prior coordination or consideration of my ability to safely remain in the unit during the work. During my move-out cleaning, I also discovered additional water damage and mold around the window frames, further confirming that a full inspection of the unit had not been conducted and that underlying issues remained. The overall experience was that concerns were not taken seriously until formal complaints were filed, and even then, the approach shifted toward minimizing responsibility rather than resolving the issues. If you have asthma, allergies, sinus issues, or any respiratory condition, this is something to seriously consider before moving here. If you are a current resident experiencing similar issues, understand that you have rights. You do not have to tolerate conditions that affect your health and safety, and there are agencies that can investigate when concerns are not properly addressed. This review reflects my direct experience with property management, leasing staff, and their representatives so others can make an informed decision before moving here, especially into Building 2137, Unit 1B, which has had multiple water damage issues. As of this time, investigations with the U.S. Department of Housing and Urban Development and the Ohio Civil Rights Commission are still ongoing.

    just now New I would give them negative stars if I could. Do not move here!!! My father Lived there and he passed in his home and not only did they make it extremely difficult for me to have access to anything of his but they were so cold and rude to me the entire process. The property manager very rude and cold. The regional manager was even worse. She didn’t even address me or tell me she was sorry for my loss or anything. They made everything so much more difficult. And had zero empathy for me and my family the entire time.

      Like your car broken into weekly? This is the place for you

      Property manager Ashley doesn’t care and will do nothing to prevent car break ins weekly! Asked for security at night or for police to drive thru lot at night and she said they would be doing nothing. It’s not their fault there are car break ins ALL THE TIME

      Stunning Community

      I toured the property and the staff was friendly and professional. I really liked the updates and how much space the unit offered. The pricing is affordable, the location is ideal and the community looked very well taken care of inside and out! I'm excited to be moving soon to the property.

        I was looking up the website tonight to place a minor maintenance request and came across this page. I was really surprised the rating was so low. My best friend and I have been happy tenants at Bent Tree Apartments since 2018 and look forward to many more years in this complex. The location, just off Sawmill, is quiet yet convenient. Ashleigh and Rebecca in the office take great care of the residents and make us feel very welcome. They host many fun events during the year like Trunk or Treat, which make it feel like a community. The maintenance folks promptly respond to work orders with very little wait time, and they're always friendly and happy to explain the work they've done. We even have a courtesy officer to handle any minor issues that arise, so Bent Tree is much safer than some of the "luxury" apartment communities in the area. Our neighbors are quiet, friendly, and always willing to chat or lend a hand to help one another out. It's an older building, but very well maintained and up-to-date. And the rent is very reasonable for so many amenities. I have family who pay higher rent for apartments that aren't nearly as sturdy or well-maintained. In addition, the complex is accessible and easy to navigate, which is important since my co-tenant and I both live with disability. We've had to make numerous requests including a designated handicap parking space in front of our building and installation of shower bars, and Ashleigh is always happy to honor accommodation requests with a smile and a kind word. This is so important as we've lived in other complexes that have made us feel like a burden rather than part of the community. Overall, we've been happy, and feel fortunate to have fallen into such a lovely living arrangement.

          We did not had good experience with Bent Tree apartments. The roof was leaking always even after they fixed it. Maintenance services were not good. When we moved out we got big amount bill($1000) as move out expenses with unnecessary charges. they want everything to be renovated by tenants. Terrible experience staying there.

            Let me start off by saying my husband and myself really enjoy living here! The office staff are always helpful and friendly, the maintenance team does a great job at keeping the outside very well kept and is very responsible to any problems. 10/10 we would recommend Bent Tree! Keep up the good work!

              I have lived here for the last 2 years. The parking situation is terrible especially if you live in a corner building. Maintenance and apartment keep up also leaves a lot to be desired. My roommate and I have had to call maintenance several times (up to 40) because our furnace kept going out when it was below 40° outside and our central AC was also going out when it was 90+ outside. No sense of urgency. We were told that maintenance did not work on the weekends so we both had to find other places to stay because our furnace went out and they couldn't fix it until Monday. Also, the buildings are supposed to be "code secured" and our building code has not worked for months. The leasing office is just recently remodeled, but, I would prefer if they made sure the central AC and furnaces in each unit are working properly before they pay attention to the offices. My roommate and I are both moving out of this complex. Location is great but we've had a lot of problems since we have moved here.

                First of all do NOT listen to the recent negative review, it honestly sounds like they have nothing better to do then complain. I have been a resident at Bent Tree for 3 years now, my renewal is coming up and I am planning on staying. I honestly have nothing negative to say, I have really been happy here. Occassionally you might hear a neighbor but that is apartment living. The community is older but the grounds are always taken care of, and there is so much lush landscaping with all the trees and ponds, alot of the NEWER places being built are missing this. The maintenance staff has always been prompt to deliver service even with the new management company that took over its always been same day on work orders. I LOVE how I can always get ahold of the office staff and is refreshing to know that they follow up with their residents instead of having to track them down. Really looking forward to all the new renovations coming with esp with the clubhouse would be nice to have a gym again. What also makes it great about being here is the diversity in the community, I have met so many really wonderful neighbors and friends in the community. The BEST part about Bent Tree is how affordable it is with their ALL INCLUSIVE utility package, my CABLE AND INTERNET, WATER, TRASH/SEWER is INCLUDED with my rent payment. I encourage anyone looking for a new home to stop out and take a look at Bent Tree Apartments.

                  Today, the groundskeepers trimmed all the bushes. Corzino has a very good eye and the clean-up was great. He was a very nice man and worked terrifically hard. I give an A+ as well as the excellent maintenance staff. Thank you!

                    Lived here a long time. Here's the pros: 1. Can't beat the location 2. Safe community. Now the huge list of cons: 1.Absolute noise factory.... Door slamming at the top of the list. Simple door gaskets would make a huge difference, but apparently all the money for those things goes to the unnecessary 4 days a week lawn care which gets started at the crack of dawn. Unattended screaming children in courtyard area take over after lawn guys leave. Walls are so thin you can hear neighbors laughing at sitcoms. 2. Potholes take 6 months to fix. 3. The "free" cable and internet would be great if you didn't have to reset the router every half hour. 4. Appliances are sub par. Hard to get a working dishwasher here. 5. My apartment constantly smells like what my neighbor is cooking. Penetrates through the walls like radiation. 6. They stopped changing air filters in furnaces. Am I supposed to do that now? 7. They never answer the phone.

                      We are in love with Bent Tree. The staff is always so helpful, warm and inviting. It's definitely something that attracted us to the property. They recently switched management on us as well as our tenant portal right at holiday time so that was slightly annoying. So far the new team seems great! The price for the area is awesome as well! Can't beat the dog park!

                        My roommate and I visited the Bent Tree office (2/07/2018) in hopes of finding out more information about the property and if they would have any openings in the future. We also wanted to schedule an appointment to tour a 2 bedroom 2 bathroom. Not only was ------- unwilling to even talk to us (even though no one else was in the office), she was also not willing to schedule an appointment for us to talk or to tour the facilities because we were looking too far in advance. We repeatedly told her that we are graduate students and would just like to narrow down our list of possible places to look at in May, but she continued to disregard and dismiss us, anxious for our departure. She stated she had an appointment in 15 minutes and we had to leave. When her appointment arrived a few minutes early, the prospective resident waited while ------- continued to share little to no information about Bent Tree. I have no idea about the noise level or quality of the apartment, but my fellow graduate student and I were thoroughly disrespected and will not return to that place anytime soon.

                            I've lived here for about a year and love the complex and apartment. It has a 24 hour gym; beautiful pool; tennis courts; basketball courts; sand volleyball court; fenced dog park "Bark Park" and lovely grounds. The apartment was updated and beautiful. The staff is so-so, the Leasing manager is friendly, which is a plus to the Office Manager who can be condescending and slightly rude for no reason. She needs to attend a Leadership conference so she can understand how to treat those who are tenants at Bent Tree Apartments. The website, resident portal, was user friendly and easy to pay rent. Then they made a change to their system on May 1st, 2016 which destroyed the ease and user-friendliness. Why charge those who want to pay their rent on time for using a debit card and the only way to not pay an extra fee is if you use your checking account, however, the website makes it almost impossible to set up. And, it's inaccurate, as of this morning the "service fee" for using a Visa; MasterCard or Discovered the fee is "$5,000" and what IS THAT? If they fix the website and the manager gets some soft skills in communication this place is A #1- I would highly recommend it.

                              I only lived here for a year but it was a very exiting one. The only moved out because I bought i house. This place conveniently located next to everything that you can think of. All the shopping you need is right there on Sawmill rd. Also close to I-270 and I-355. The area is very quiet and very well maintained. The office staff will make you feel right at home. Donna will brighten your day every time you see her. Maintenance guys Schuyler and Saul are the best. They'll be right at your door before you even finish submitting a service request. Donna, Schuyler and Saul thank you for everything. Because of you guys I really enjoyed my stay at Bent Tree.

                                I lived at Bent Tree for almost four years. The previous management company (The Connor Group) was a joke and near impossible to deal with. Crawford Hoying came in and turned everything around. They made improvements to the apartments, grounds and came in with the right management. I loved the space that the apartment offered, the woodsie views, the fireplace, the laundry room and the great school district. My son attended Indian Run Elementary for 3 years and it is a wonderful school if you have little ones. The apartments are close to tons of shopping and it is a 2 minute drive to 270 and that made it very easy to get to work. My apartment was in pretty good shape, no thanks to the previous owners, however, once Crawford came in, anytime I had a problem the maintenance staff responded timely and courteously. My neighbors were very friendly and said if they were ever too loud to let them know. In the four years I lived there, I only had to ask them twice to keep it down and they were very apologetic. I lost my job, fell on hard times and the management staff (Donna and Michelle) was always very friendly and understanding when I had to be late on my rent. Eventually the time came when I had to break my lease. Michelle was great (always kind and sympathetic) in working with me on the matter. She helped me set up a payment plan to keep the lease breaking from going on my record. Which would have ruined my renting abilities for the next several years. I couldn't thank her enough for her kindness and understanding. This is a wonderful place to live with a great staff that cares about their tenants.

                                  Enjoyed living at bent tree and only left because I had to move out of town for work. Moved into a remodeled and updated 1 bedroom. You could tell it was quickly updated after previous tenant because of some issues with the paint job but that wasn't a big deal. Appreciated having a washer and dryer included in the unit as well as water and trash removal. There were always plenty of parking spaces. Dumpsters convenient to all buildings. Coded door entry to the building was a plus. Very safe neighborhood, single and family friendly. Office staff were always friendly and helpful and maintenance was always quick to respond. Only other negative for me was one loud neighbor but that isn't unexpected in an apartment building. Otherwise, the neighbors were very quiet.

                                    This is my 4th year living at Bent Tree apartments and I luv it! Greatly due to the new management Crawford Hoying that arrived April 2013. The maintenance staff led by Schuyler and Saul are amazingly fast at all repairs needed, most within 24 hrs. (They are always courteous and respectful, never rude as "1" reviewer wrote) I am renewing my lease this year entirely because of the great service of the maintenance team and friendliness of the office team (Michelle & Donna) I agree with previous reviews before 2013, the maintenance was horrible and overall management was sub par (It was my first year here and it was only due to the fantastic new management (Crawford & Hoying) that I have stayed. I have a beautiful view of woods from my patio (and although this summer Ohio had more mosquitoes than normal) I get a view of the woods in the heart of Dublin/Columbus that few renters ever see.

                                      I moved into Bent Tree in November 2014. Donna was very helpful and knowledgable and made the move-in process seamless. The community is very pet friendly and even supply dog waste management stations and a well-maintained dog park. Huge plus for a dog owner and lover! My neighbors are super friendly and most residents are very courteous. No real noise complaints and the buildings are kept clean. Lighting in the hallways and outdoors are maintained well and the grounds are immaculate. Snow removal in the winter is always done and usually before I step outside in the morning. The pool area is well-maintained and never over crowded. The maintenance team and response time is awesome! Anytime I've ever needed work done, it's been taken care of immediately and in a timely manner. The maintenance staff is very friendly and knowledgable. I called this morning for a water heater problem and Skyler was at my door within 5 minutes. I had a new water heater installed within a couple hours, among other minor repairs around my apartment. I came home from work to everything already fixed and back in place. The apartments are updated with tasteful paint colors and very nice appliances and counter tops. I get compliments all the time from visitors about how cute my apartment is! I can't say enough great things about Bent Tree! Will definitely be renewing my lease in November.

                                        My boyfriend and I moved into Bent Tree in December of 2014 and we absolutely love our apartment. Working with Donna during the application phase was easy and enjoyable. She answered all of our questions immediately and even waived our application fees even though we took several days to sign the lease. Everyone we have worked with either in the front office or on the maintenance staff has been extremely polite and efficient. Pros: -Very dog friendly. The front office staff and maintenance workers always have treats for our dog and are super happy to see him. Having a dog park in the complex is an awesome bonus. -Updated apartments. We are always getting compliments on our updated kitchen and bathroom. The finishes look lovely and expensive and I'm proud to have people over. -Private patios. We were lucky enough to get a unit that does not overlook the parking lot, so our patio feels private and like we have our own backyard. -Location! The location of this apartment is perfect, although the traffic on Sawmill can get a little annoying. We are close to so many grocery stores and restaurants and right at Sawmill and 270 and 161. You can get anywhere in Columbus within minutes. -Safety. There is awesome safety lighting and the apartments are located within a really nice area of Columbus. I feel safe running in the complex and in the neighborhood across the street. -Quiet. We can rarely hear our neighbors and have never had to complain about the noise. -Laundry. You get a laundry room and a washer and dryer in your unit...and they are full size! Cons: -Storage space. Although the master bedrooms come with a walk-in closet, it is not a very big one. There is also no linen closet, which is frustrating. If this apartment had maybe 2 more closets, it would have everything.

                                            Front office staff is friendly. Grounds are well maintained. Neighbors are all pretty nice. Apartments are older and still need quite a bit of updating, like the windows and sliding glass doors(pretty drafty) and the intercoms that don't work and cause issues with any deliveries but they are updating the interiors with each move out it seems. Maintenance is on point, thanks to Skylar, the maintenance supervisor (hope I spelled his name right)!! Anything that needs fixed or maintained they have immediately addressed the issue, with a smile!! Not a bad living experience.

                                                I moved to Bent Tree Apartments last spring. I am more than happy with Crawford Hoying, Bent Tree, and the staff. I was blown away by the staff and their desire to help me in any way they could. When I had to move within a month, they were able to accomodate my need to move-in that soon. But then, Donna called me a few days after meeting with her and told me that Skylar had completed the apartment renovations early so I could move-in the following week. Skylar went above and beyond and I was so thankful for their caring nature to help my moving transition smooth and stress-free. The maintenance staff, Skylar and Saul, complete work orders within 24 hours of submitting one. They are friendly and take pride in the work they do on a daily basis to make sure this complex runs smoothly. The grounds of the apartment complex are kept clean. The staff at Bent Tree are friendly, courteous, efficient, and professional. The staff take conscientious responsibility in their work. The complex is in a safe area with many grocery stores and shopping options. As a resident, if you need to address a problem, it will be handled promptly and efficiently. I am happy to call Bent Tree my home!
