I've lived at Benttree for two years now and just resigned my lease. The current office ladies are super friendly and seem to care about the tentants, everytime I go into the office everyone says hello and even if I've had a issue they try to make it a better. I have not had to contact maintence in a while which is always a good thing, but when I did they were very prompt.

DONT RENT HERE, unless you enjoy being hassled!!!!!
The apartments are minimal, and we thought we were getting a good price for the space in this area. BUT, by the time you put on the $300 in extras (paying for lights in parking lot fees???, mandatory internet/cable fees (that is cheaper thru the cable company????) and other misc fees. Not only are they desperate for your cash there is a continual need for maintenance and annoying letters posted on your front door constantly regarding payment requests (although you're already current) It is not worth it. The only perk is that the maintenance men are great, although you get know them too well because their many visits. I think they are capable of good work, but I get the feeling that they are not able to request proper parts, so they have to bandaid things together, thus continually fixing the SAME things! It is obvious they are struggling to get by, and so they are desperately trying to get every penny they can from you. The leasing office service is horrible. Everyone in our building has been moving...and we are counting the days.... Interesting too, that as soon as someone write a negative rating, there is a great rating to follow that day or the next...Guess the leasing office is doing something with their time...

this apartment complex has the potential to be an extremely nice community and place of residence however they are not very quick to respond when there is a maintence problem. With that being said there are many things inside the buildings, such as a secure door system, apartments and around the community that need to be fixed. The staff is extremely nice in the office and try to help as much as possible. They are always trying to push to get things fixed but i think as far as maintence goes they may be a little under staffed since i have only ever seen two men working. Only thing that has been of major concern to me is this past fall there were many car break ins. Almost every weekend people had been robbed including myself. When i contacted the office i was told there was nothing they could do. I just felt they should have taken the extra mile and tried to find a way to make it stop such a police patrol the area or install cameras.

Overpriced
I really like the layout of my apartment, but that's where the good things end. The apartments are incredibly overpriced for the quality. When I came to check out apartments, I was shown one that is significantly nicer than the one I ended up in. Some apartments have been re-modeled and I wasn't expecting to end up with one of those, but I also wasn't expecting to move in somewhere with large stains on the carpet and behind the toilet. The apartment had not been cleaned before I moved in at all. The rent is expensive for the quality. Not only that, the utility company is owned by the same people who own the apartments and the lease states that they can add fees at any time. I didn't find out any of this until I was moving in, and at that point it was too late to change my mind. Internet is included in this- which means time Warner unbundled my services. Now instead of paying $120/month for cable and internet, I pay $50 for Internet through the utility company and $105 for cable. There is also a monthly admin fee, a charge to pay online, and fees for peat control and common electric. I paid similar fees at my old apartment, but the cost then was $40. Now my bill is $130. Even if you take Internet out, that's still double my old bills. I have a garage, but I hate walking to it because it's around the corner and half of the lights on the parking lot have been burnt out since I moved in. The apartments do not have deadbolts. A couple of weeks after I moved in, I woke up at 8:30 on a Saturday to find the maintenance guy in my apartment because the apt downstairs has a leak He said hed knocked- but it was early on the weekend so I'd been sleeping and hadn't heard it. They didn't even attempt to call.

Please read before moving here
I have been a resident here for almost 3 years unfortunately, but moved here because they had garages to rent. My apartment had a water leak for 1 year, the ceiling of the bathroom was covered in black mold, and my closet had water staining on the walls and ceiling, and there was a strange mushroom like substance growing off the carpet. Bent tree fixed the problem several times and it continued to get worse, to fix the mold they painted over it with regular paint, the ceiling was so saturated with water that the simple touch of finger caused it to slightly crumble. My closet was never fixed and still to this day has a strange substance on the carpet that I don't feel comfortable touching. The most recent attempt to add to my misery, was to charge a 49.99 internet bill to me starting jan 1st. I was never told of this change in service, nor did I sign anything accepting the charge. I have been paying for my own internet as part of package deal since I moved in and now I have to switch to there provider otherwise I will continue to be charge for their internet service. If you are looking to move to this area, please avoid this complex, very unprofessional staff, high prices for dump apartments, and overall buildings are falling apart.

Worst apartment
I faced lots of lots of issues with my apartment. They are very old ones, maintanance is poor, always try to patch up some thing instead of fixing it. I think especially the apts in chadwood ln side is worst and having trouble with heating/ac systems. No security features, need to go with the hart land utility service, so cant select your desired internet connection.

DON'T DO IT!!!!!
Bent Tree apartments has been nothing but trouble, hassle, and frustration since the day we moved in. There were a ton of things wrong with the unit when we accepted it that we were assured would be remedied, 8 months later, not a one has been... God forbid ANYTHING breaks, maintainence is unable or unwilling to correct any problem, IF they even come out at all! The walls aren't paper thin, more like 5 sheets of paper, whenever someone uses the stairs it sounds as if the building is going to come down. The grounds are kept somewhat well, but they have no enforcement on dog feces. So if that bothers you in the slightest, I would recommend you stay far clear of this place! The units have their own "aromas", which smell like an old moldy bookstore mixed with dirty old copper pennies, not exactly pleasant and is surely unhealthy..... (Mgmt has acknowledged the complaint, but again, ABSOLUTELY NOTHING is done to correct or investigate). The only driveway entrance into the grounds is very unusual and easily causes congestion and close calls. There's a reason they have year round "deals" complete with signs, balloons, and a sign-spinning chipmunk, because anyone who knows anyone that's had to suffer through a lease with this place knows to avoid it like the plague. I strongly caution anyone who even considers signing a contract (which includes more paperwork than taking out a student loan or a mortgage) to look for a more suitable living space.

its just okay
i've never had to fill out so much information on the first day check list. But there was a ton of stuff i had to make note of because the apartment looked like crap. From horrible paint job splattered all over the place to the door that looked like someone kicked it in. After complaining about a number of things that needed attention or fixed in june still havent been addressed and its now January. The intercom doesnt work the security door is NEVER locked and the roof not only in the hallway outside of my apartments is water stained and falling apart was simply painted over last week. But for some reason i still like living here!

seemed good, did not stay as nice
they seemed great starting off and were the best value around, over the last year we have found things that changed our mind. Prices have shot up in several areas making these 20 year old buildings with low grade trim (flooring, trim, fixtures, doors, carpet, etc) not at all competitive. Also we quickly found out that the row of car ports next to our entrance is a favorite spot to do and sell drugs, 4 seperate cars used this spot within a 5hour period just last night. It worked out ok and the location is good but not worth the current prices.

Review of Bent Tree
I've lived in Betn Tree Apartments for 4 months now and I love it. My apartment is old and so are all of the appliances. The carpets are old and my furnace makes noise but my apartment has a lot of space. I would say the biggest upgrades needed in my apartment are new windows (they leak a lot of cold air) and new carpet.

3 year resident and then some.
For some reason Bent Tree cannot keep a leasing manager, I have no idea what the internal problems are but as a resident I would like to deal with the same people every time I need to contact the office. Or at the least when there is a change of management made, all residents should be informed in writing, maybe even a picture so we know who to trust. The secure entrance and door buzzers have NEVER worked, although they are one of the reasons I moved here. The parking is horrible and the winter snow cleanup is a complete waste of time. My apartment is furtherest from the parking area and yet, I have to fight every idiot in the place to find a spot within a half mile of my building, last year I fell three times! The sidewalk crew SUCKS during the winter: one lousy pass with a snow blower and rarely any salt, let alone enough to actually melt ice and snow. In the time I have been here the maintenence crew has been a joke. My freezer/fridge are all messed up when it comes to the temps and they won't replace it NO. They were supposed to fix my carpet and they ruined it in three places! The bathroom tiles that were"repaired" weren't done right and are now falling into a hole in the wall. I have only had TWO inspections in all the time I have lived here. The furnace doesn't actually heat the apartment, it barely takes the chill off and I can't even get a new thermostat to see if that's a problem. They never even replace the furnace filters. The apartments are decent. The walls are thin and not well insulated. The neighbor noise is ridiculous. Complaints about neighbor noise is a waste because no one does anything about it. I usually have to call the police. The hallway entrance smells nasty too much curry and other stinky food smells all the time. The "neighbors" have stuff piled in the hallways, especially stinky shoes, eww. You don't pay your own waterbill here. All 8 apartments share a meter and then its averaged by the # of people actually on the lease, even if the ady across the hall is doing laundry for other people, I'm paying for it! BULLCRAP. I CAN't get out of here fast enough. The parking and outdoor safety lights are rarely ever all working at the same time and I don't even take the garbage out after dark anymore too scary. My car has been broken into 3 times in four years. No one ever SEES anything. Every year when the lease comes due my rent goes higher and yet I have the oldest stove and vent in the whole place. When I first moved here, it was pretty nice. It's falling apart and the Connor Group doesn't seem to care.

Overall
This place was nice at first....Until you have a problem! It takes the maintenance staff days to even show up to fix something. We are suppose to have a "Buzzer System" That Hasn't worked sense we moved in (6 months ago!). In order for anyone to alert you that they are at your apartment (pizza guy, friends, guests in general) They cant knock on your door, they either have to call you or throw rocks at your window.

The rooms are on the small side but, the location has easy access to 270. Haven't had any real problems or issues here. intercom and security door don't work. There is paint on doors and light bulbs from someone using spray paint on walls and light fixtures. It's really pretty quiet.

Wow, I'm sure the entire staff of Bent Tree made your move in spectacular; let's see how the rest of your stay goes. Quite frankly, this is what you can expect: 1. When they start to remodel the apartments in your building, nonstop noise and door slamming will ensue, which might not negatively impact your ability to work if you do not work at home, but if you do, you are in for two to three weeks of shear bedlam. 2. The contractors they hire (carpet installers NOT THE PAINTERS) will shout over the balcony to your teenage daughter "hey come sit on my face ..." 3. They allow large dogs that are never walked or given much attention, to be tied up outside the building entrance so when you try to leave or enter with your little dogs, it's downright terrifying and the negative energy is so thick you can cut it with knife. 4. Your air conditioner will break 5 times in one summer, so insist it be replaced next summer the first time it breaks. While you wait for the new one do ask for the window unit, they don't offer it. 5. Most of the security doors do not work, so expect kids to come into the building just for giggles, solicitors on Holidays, and sometimes the friends of the guy who lived in your apartment before you did and who will ask you if you are 420-something friendly. I have "lived" in Bent Tree for 22 months and my door has never worked, but I have paid for it anyway, and I had some guy show up four months later looking for jerk who live here before me and when I said he doesn't reside here, then he said "okay are you 420 friendly." I said "I have no idea what that means but I do have a Mossberg 500A Camo shotgun; is that friendly enough for you"? He turned around ran down the stairs and out the building. 6. You are billed for "utilities" not gas and electric, but inflated HSI, common area, pest control, water, trash etc. When I moved in, I had a bundle package with TWC $79.80 for high def TV and internet, now I just have high speed internet for $49.99. Not sure what common area is but it used to be common lighting. Our building walkway light has been broken for a month now. In August, the water was turned off for 3 to 4 hours at a time x2 days without any notice. They still expect you to pay these fees though. Trust me this is fine print in the lease that most of us ignore but companies like the previous owners Connor and now Crawford Hoying depend on. If you complain about the dog being tied up and eminent danger that situation presents, they will send the dog owner a letter, that way they can defend themselves against the ORC dog harboring statue. If you complain about the outrageous comments made to your teenage daughter, they will interview everyone but the victim, they will send you your 60-days notice not to renew your lease (as if after that you were), which is a blatant violation of your civil rights, it's retaliation for reporting sexual harassment, which is also a crime. When my daughter gets all done with Crawford Hoying, you can expect the rent to go up substantially upon any notion you would renew, and they will utilize the clause in the lease that says the "utilities addendum can be amended at any time." My daughter has videotape of the "contractors," (I call them predators) making that outrageous statement to her. It's enough to guarantee she will prevail one way or the other. What Crawford Hoying has done, is set up a slightly more responsive maintenance crew who do not show up at your apartment with jeans, wife-beaters and "do-rags." You can open the door when your see the CH uniform. The dog park is nice but after 6 months is starting to show the signs of 90-pound plus dogs. People for the most part have started to pick up the substantial amounts of dog crap I used step in. They did refurbish the basketball and tennis courts, but still people takes their dogs inside the tennis court despite the dog park and children ride their bikes and tricycles on the basketball court (which is actually a step up from the middle of road when it is dark and you can barely see them and their are 100s of them darting out from nowhere,) but one good straight-line wind and the dog park is gone, one more season of dogs peeing all over the tennis court, and kids riding their bikes on the basketball court, and all those "superficial" improvements will be gone. It will be at least 5 years before they start to re-repair them. So all in all, if you think a good value is living at Bent Tree, well okay and I can only imagine where you came from (Bagdad or Syria?) In 10 plus years of war in Iraq no solider ever drowned in a pond over there, but they do here at Bent Tree. In Syria the government unleashed chemical weapons on women and children and as outrageous and unacceptable it is s that happens here to when they start ripping out the 20 plus years of neglect these apartments have seen under Connor et al. I personally have been to a doctor and placed on antifungal as well as antimicrobial medication to treat the severe respiratory issues I have encountered since a few days after they started remodeling. If you came from a third world country, then this is probably a good value!

Don't move here
The facade seems nice. However, once you move here, you start to realize that this complex isn't as "luxurious" as claimed. The A/C in our apartment has been broken for over a month. Even after numerous discussions with property managers, the situation still has not been resolved. Our neighbors don't clean up after their pets. Other neighbors leave trash all over their porch for weeks. For the price that we pay, I would expect much more from the complex and from the neighbors. The location is convenient, however. And we haven't had too much trouble with noise.

Do Not Move here!
They are a bunch of money hogs! They charge for everything and fix nothing! Residence have to pay for trash, sewage, pest control, and the electric that the office uses. They only care about the money. The office people are so rude! Residence are required to pay for internet! Nothing ever gets completed. Please do not move here. I believe that the office manager is writing the good reviews for this complex. I would recommend look at the Edward communities, they are about the same price, but they do not have all the additional fees and the apartments are way nicer. That is where i am moving in june.

Bent Tree Apartment
Good: Landscape/Lawn areas are well maintained. Lot of space for kids to play around. Maintainance staff is fast. Parking is large. Lease office staff is friendly. --------------------------------------------------------------------------- Not good, not bad: Apartments are OK. Pool is ok Tennis courts has broken. --------------------------------------------------------------------------- Bad: In Fitness Center fitness equipment is not in good shape. Utility bills from Heartland Regional Power are too high. Rent increase every time you renew lease. Security door doesn't work, Intercom doesn't work

Not That Good Not That Bad
Security door doesn't work, Intercom doesn't work , Management keeps changing so need to get every thing in writing.Of late lot's of maintenance issues and they don't answer on emergencies but they try to clear the backlog quickly.Extra utilities like common electric, admin fee ,pest control have to be paid by residents along with other utilities. On every lease renewal, rent goes up.Not enough insulation in bedrooms so gets very cold during winter, cannot heat it easily.Feels like high rent for very old apartments. It is easy commute to grocery stores, shopping area, malls, bus stop and daycares.Depending on the usage if you get a good apartment/appliances it will work well for atleast a yr.Parking space is adequate.

I agree with review : Anonymous- Date posted: 7/17/2011 I thank him/her for taking time to put this information.... I used to get my utility bill $44 per month .. now i am getting around $95.. ***According to Bent Tree "internet" is a utility.*** Bent Tree partnered with Time Warner for internet services. *** This is starting in August of 2011. If you are a Bent Tree resident, your internet bill will becoming from Heartland and will be combined with your already high water and trash bill. Bent Tree is telling residents that the internet service they are offering is at a discounted price; however it is the same price that Time Warner is offering to all new customers. I already have an account with Time Warner at a discounted price. ($15 cheaper a month than Bent Tree is offering for internet) I went to talk to the office management about my pricing and they said that I had to pay for internet at the price they are offering it for, even though it is $15 higher then what I pay now. (It is the same standard internet service that I have now.) The office management said that it is written in the utilities agreement, which is part of the lease that Bent Tree can change or add any utility or services that they want at anytime. According to the utilities agreement the tenants have to pay for any services or utilities that Bent Tree feels like adding, weather or not you want the service / utility. You need to watch your back
If you want luxury living this is not it. they don't care about anything but getting ur money. And they get incentives for nickel and dimming you. security doors don't work,if your lucky the intercoms might work.If u get a leak in your apartment they will fix the leak but leave walls wet and they get moldy they won't even paint over the water marks and its not maintenance its the management that won't approve the work.Oh and every month there will be a new management staff and nobody makes note's for the next person. Also they won't spray for bugs unless you beg them to hopr you like silver fish.and make sure ask about hartland regional power its there water bill but its more like condo fee's they charge for common elec an sewer and water and trash and cable now wether you want it or not or have direct tv they don't care.make sure u have lawyer read everything before you sign anything.and youwill never get your deposit back they will find or make up a problem.
