I have been living here since 2010. What I love about it here is that it is quiet out of way from general traffic. The environment is beautiful during the all seasons. In the winter, the evergreens are green and with the snow it looks like picture of an old fashion post card and what is missing are the horse carriages. During the spring the pink trees in full bloom are just gorgeous as well as the manicured lawn and flower beds. Not to mention the fragrance of honey suckles you smell while enjoying a peaceful walk with your dog in the complex. During the fall, the changing colors of the leaves are spectacular! Bold reds, yellows, oranges and purple is such a sight. It's like what you'd see during a trip through the New England colonies. In the summer, there is a gated swimming pool shaped like a clovers. Season passes or one time daily passes are available for purchase at the manager's office. There is a life guard present during open hours. The pool is clean and it has spa-like adjustable lounge seating for sunbathing when not in the water. It's quiet and relaxing like a mini vacation spot especially after a long work week. My neighbors over all are generally nice and pleasant. . The new manager is professional, respectful, pleasant and engaging. Now when I place a maintenance request at the office, the response is quicker. Everything in my apt is in working condition and recently the quality of maintenance has improve immensely due to new hired hands not to mention the new facelift the complex is receiving. At this time, things that needed attention is now being addressed! Like, more lighting to make it brighter in the evenings. They are fixing and painting of the entrance of the buildings. I really love living here. There is a sense of privacy and with a touch of nature in the back ground. The downside of living here, is that occasionally you'll come across a fox, skunk, possum, groundhog, deer, field mouse and cats. Ticks and fleas can be an issues, so you if have a pet, it is best to be vigilant and on top of tick and flea protection for your pet. Another issue is that is that you need a car to get to all the best supermarkets.

My experience was rough in the beginning due to unruly neighbors. Since moving into a different building things have been great. I do have minor issues, however, they can be solved quickly. Overall I'm having an okay experience. Thank you.

Unhappy because I'm living here and dealing with the last occupants mess I would like like to be complaint free and it seem that management is not interested in that. I often wonder when the parking lot is gonna be well lighted at night you can't see the dumpster. Its easy for someone to have accident or be a victim of attack and more

Lived here for 4 years before they allowed section 8 and assisted living people to move in.it once was a community of employed , quiet people. Now it's weed smoke, trash all over property, mail thefts , attempted vehicle thefts and ------ riff raff. Reminds me of north philly.its not fair to the people who work hard and pay their rent out of pocket, while the section 8 and disables trash the property and get the government to pay for their fiflth

When I first moved in I liked the quite community. However, after living here a while the environment has changed. There are new loud untidy residents, who don't monitor their children. The property manager has a bad attitude and everyone is afraid of her. I was left with a broken refrigerator for almost 6 months. It's to much of a hassle to move so most people feel stuck.

Very nice neighborhood and nice neighbors. This apartment is very close to a lot of things like Walmart, Best Buy, Lowes, Wawa, Starbucks, many restaurants, and this place even has a pool. I'm glad my girlfriend found the place online!! Love it so far

Beware! I lived in Grant Meadows for 2 years! The first week I moved in the toilet and bath tub over ran with feces! Yes, you heard right I lived on the bottom floor and the first week me and my boys woke up and feces was all over the floor and they did not change my carpet the just called themselves cleaning it! So for the two years we could not walk on the floor without shoes because of the crap in the carpet. I have pictures of all the problems that happened. For the 2 years my bathroom backed up and crap came out of my bath tub and toilet so we could never take a bath only showers because the place was unfit. When I went to Vegas and came home water was all over my counters in the kitchen all food in the cabinets had to be thrown out and they did not replace any of my loses. The water again, this time it came from pipes busting in the wall. It is and I repeat it is not a family friendly community and you cannot sit out on the steps because before I moved released prisoners were moving in. The children are only allowed to play in that tiny area deemed playground that's very small and isn't kept up for the kids. The manager talks about tenants and is very unprofessional she and her manager Chris. They will keep any deposit when you move out and the only complaint they had on me was the carpet but the walls were water damnaged from the hurricane in 2012, never repaired. The walls so bad that anything hung at the windows will eventually fall out due to nails have nothing to attach to inside that they are never in the walls tight so curtains will eventually far repeatedly. That carpet as my attached pictures will show was on them. I have way more pictures of all the times it backed up in my apartment. When I moved after we cleaned that apartment out if I had not relocated out of state I would be in court because Antennetta Sistrunk and her manger Chris will steal your money. They kept my $900 move in fee and I have the letters sent to the 2 of them. If I did not relocate I was still moving from there. They began to move in crack heads and drug addicts trying to make more money from the system. Beware these are crooked people and they steal. Again I have pictures with dates of all that I claimed happened from the first time I moved in until the last pipes bursting. The worse place to live with crook people running it!

My experience the last year has been horrible. I am leaving and moving to a community that is nice not run down like where I live now. I'm moving to a community that cares, nice property manager, also I'm getting more for the money I'm paying...L & I is coming to my home because no one cares ....I think you need to do a property overhaul stop allowing assisted living and section 8

Word among the community is grant meadows is going down hill. I moved into a tree lined lamp lit community, not so now. Noise, cigarettes, violence ensues. The quality of people diminished. Tenants should have to continue their screening process thru their residency as to keep them as good tenants! People, only some, will fall back into bad habits. It is your responsibility to keep our community save. Maybe spend a few bucks to do it, if it means more monthly continuous screenings, do it.

My experience has been positive since day one of meeting the property manager and viewing the model apartment. My walk thru of the actual apartment was delayed because of the snow but the apartment was in good shape when I finally got to see it. The lease and other apartment rules were clearly explained at the lease signing. It was helpful having the electric and cable company contact numbers listed on the handout. I have been here a month and I am happy.

I have enjoyed living at Grant Meadows. I didn't need much space so the studio apartment was perfect. My unit is ideal with only a four mile commute over to Franklin Mills. The office and staff have been attentive to my needs and I appreciate their kindness.

Wonderful area quiet and serene close to airport busses trains shopping center Pharmacy, supermarkets,restaurants,grooming places, my family and I are very great ful for the opportunity, to live in such a blessed place We thx God and Liss properties. enjoy.

I am a former tenant of Grant meadow apartments. I lived there for over 6 years. During that time I have watched the overall apartment complex decline in appearance and service given to residents. I have so many complaints I wouldn't know where to begin... But I just hit 2 major highlights... One winter during an ice storm a tree fell in the parking lot taking up about 4 -5 car parking spaces. For some reason the management didn't think this was a problem!!! The tree was left there for over a week before constant complaints finally had them remove it! Then there was the bathroom issues. I returned from vacation to find my bathroom had been completely destroyed from water damage and a constant leak from the apt above. Apparently the workmen started on repairing it but forget about it and left unfinished. The walls were completely destroyed to get to the pipes inside. There was water, plaster, mold and mildew everywhere! It was so bad I had to check into a hotel. it took them 3 days to decide to even address the issue... Never again will i move into a place without reading the reviews 1st. The management acts like they literally despise their tenants. Not a good place to live...

The neighbors are pretty quiet and you can always find parking without a problem. I very rarely see any bugs. My only complaints are (1) when I accidentally locked myself out at 7:30am, Liss property management refused to send anyone out to unlock my door until 9:00am because of "the policy" and (2) it costs $100 to swim in the pool! You think it would be included in all the money you pay for rent. Other than that there are no problems and everyone is very friendly and nice. You can have cats & dogs. The complex is in a convenient area, right near Starbucks, Dunkin Donuts, gas station, SEPTA bus stop right out front, etc. I would reccomend this apartment for sure.

Horrible place
I just moved out and the place is horrible. The staff especially the manager are extremely rude and unhelpfull and when you rent month to month you still have to give two months notice so what is the point except they can take more of your money. I also left a vaccumm for my dad to use when he went to clean the apartment for me and they had entered into my apartment and stole it and then said that they never went in my place even though myself, my dad, and them are the onlt ones with keys and when confronted she tried to play like i was an idiot and when i finally moved out my dog yes damaged the bedroom carpet but now they are trying to make me pay to put all new carpet in the place when only the bedroom carpet was damaged. they are only there to take your money and could care less about. They are rude and nasty ad the parent company is o better because they never respond to complaints made at all. the apartment complex sucks and so does the parent company trust me avoid at all cost.

Manager is RUDE!!!!!
I was very interested in this apartment. So I came in person and when I went to the leasing office. The manager was being rude, like I wasnt welcome.She told me I will have to set an appointment to see the apartment. I told her Friday will be good for me and she said what time? I told her 9 or 10 would be good, then she said I NEED A SPECIFIC Time!!!!! Telling her 9.........then she tells me that her first appointment starts at 930. She wasnt making any since.........she should of told me that in the first place. If it wasnt for her, I would of moved. I dont like dealing with ignorant, ------ people.

I live here so dont make the same mistake that i have done
My time here has been pretty terrible. First thing that happened was the day we moved in our bathroom didnt have a toilet and or kitchen sink was still on the ground not attached to the kitchen yet. I had to wait for hours i mean hours for someone to put it together. we couldn't urinate for 4 hours. then there was the heat, our price was 785 a month wish included gas heat, and hot water. 3 months later they decided to switch all the apartments to electric heat! Peco does give us a 40% discount for the winter months, but we are still paying over 150 a month for electric. then there is the shower, the water changes temperature frequently from cold to burning hot. also there is the leaking ceiling in our bedroom. we live on the top floor and when ever it would rain heavy we would have 3 spots that would leak. we called several times about it and nothing was done for about a year and half. now there are big water stains and cracks on our ceiling, and my wife thinks that it smells like mold. now, our toilet would run after flushing unless you lift up the lid and put the rubber piece back on the the hole that flushes the water. one time i did it and my hand was wet and the toilet lid slipped and broke the toilet. they did come and replace it the next day, so i give them that. the closet doors always come off the track and the oven's pilot always go out. Now, the big story. In May of 2009 i came home from work and had to do a double take when i saw a squirrel sitting on my couch! all my windows were closed and the only way it could of got in was through the heating system. so, when i called the office that was already closed at this time i had to call the emergency number which was just a answering service. Now at this time the rodent went into the old heating system that was used before the electric switch. after i left the message and waited an hour i called the emergency number back and they told me that i had to wait for the property manager to call back. She didnt call back though, so i called the emergency number again and they told me that the manager said that it was not their problem and that i would have to get rid of the rodent myself. which i found out later that it was not true when i called Liss properties themselves the next day and i was told that it should of been handled by the property maintenance but of course that was the next day. anyways, I called animal control and they said it would be 350$ and it could take hours upon hours. I decided to do it myself by wearing oven mitts and throwing the rodent out the window(it landed on its feet and ran PETA!). now most recently(today) i had an email argument with the office about 25$. See, the changed the price of the apartments to 750, but we have to pay 25 for trash and water. they didnt really explain that in the new lease so we only paid 750(even though if we moved in right now for the same size apt we would be paying 705). when we got notified i gave them a check with my name on it and in the memo i wrote water for apt 23 when we live 28. Now, i know it was my fault for writing the wrong number, but i just think that my name being on the check would be a clue for what apt it was for. so, we get another letter a month later saying how we now owe 27.50 which included a later charge of 2.50. once i realized what happened i emailed the office a copy of the check and told them what happened and i was told that it was my fault which i understand i wrote the wrong apt number on the memo line, but god's sake my name is on and i think i complained enough that you should know my name by now. in the long run dont live here or if you do make the mistake of living here my place will be open in about 11 long months. p.s. the washer and dryer issue is that there is only one set for about 10 apts and it is really small and it sucks too

Cat lovers paradise
At least 1/3 of the residents are "crazy cat ladies" who have cats as their children. They also release cats out into the woods behind the apts, and put out bowls of cat food and water. At any time you can walk around and see 10- 15 wild cats and 20- 30 wild kittens througout the property. There has been a problem with lyme disease spread from the fleas from the wild cats, and a few cases of rabies. If you dont mind living in the jungle with wild animals and diseases then this is the place for you.

All They Care About Is Taking YOUR Money
The Location Is Wonderful, Very Quiet Place Being Right Off Of Grant Ave. And Across From Northeast Airport. That Would Be The ONLY Thing Good About Grant Meadows. I Moved In In June 2008, Now Being June 2009 Everything In The Apartment Is Falling Apart. I Havent Had Hot Water Since 5/25/09, Memorial Day.Call And Tell The Staff Something Is Wrong In The Apartment They Act As If You Are Bothering Them. When I Call And Leave A Message I Never Receive A Call Back. When They Finaly Fix Something Its Done Half A**. There Are A Number Of Things That Liss Property Group Shouldnt Be Doing. Do Not Move In Here It's Just A Hassel. One Thing Breaks After Another, And Its Never Fixed Properly. I'm Making A Call To L and I Right Now. And I'm Not The Only Resisdent That Is Doing So.

Great Apt
I just moved into a 2 bedroom apartment here at Grant Meadows and I think it it a great apartment. The carpets were brand new and walls were freshly painted. Any issues we did have were quickly addressed and fixed. One example was when I seen the tiles in the bathrrom I didnt care for the color so the property manager had them repainted white for me. Im very happy with my apartment and would definitely recommend it. After any vistors come and see my place they all want to live here as well. I looked around first and other complexes in this area are extremely overpriced for a crappy place, Im glad we chose here.

Notice the last 2 Reviewers could not spell "courteous" correctly! That's because it's management writing reviews. Do you want to rent from a person with a 3rd grade education. Because that is the kind of managers they hire. I lived here for a year and the place was one of the worst slums I have ever lived in. The place smelled of cat urine. The air conditioners were old and were not repaired until the end of summer. The rugs were so cheap that they were falling apart within 90 days of moving in. It's all about the money not the comfort of the tenants. Do yourself a favor look for other places to rent.

JUST MOVED IN !!
The area is very clean and my apartment was in tip top shape when I moved in. Most of all the complex manager was curteous, prompt and very helpful.

AVOID THIS PLACE!!!!!!!
When we first moved into Grant Meadows we thought it was a great little complex. However, we started hearing horror stories within the first year. Renters who opted to move into non-renovated apartments, were being charged for the replacement of the old carpet. Our heating was shut off three times in the fall and winter to replace our "free heat" with electric, baseboard heaters that are monstrously expensive. They do not have a steady repair man. In our two years in the complex, there have been 5. Fired and replaced. The man who fixed our wall outlets caused a short. We lived for six months with old bathroom tiles that kept popping off of the floor. Their idea of a fix was to simply spread linoleum OVER THE TILES!!!! They would not fix the leak in our bathroom until the unit underneath us began complaining that their apartment was being flooded. They do not fully inform you of what it in your lease so READ IT CAREFULLY!!! The management when we first arrived was very good at informing renters of what to expect. When asked about what we owed and how to get our deposit, (the current manager) told us everything was fine and we should receive it in 30 days. We were quite surprised to get a bill that they sent straight to collections for over $500. We moved out Sept 5th, and they were charging us for THE ENTIRE MONTH OF SEPTEMBER. The lady next door to use gave her 60 days notice before we moved out. They left her sink stopped up for two weeks and NEVER sent a repairman over. Avoid anything that is associated with Liss Property!! You are required to give 60 days notice on a MONTH TO MONTH lease and it must be given to the complex before the 1st of the month, otherwise, it will not take affect until the end of the month. GET SOMETHING IN WRITING. They will typically refuse stating that it must go through their "main Office" which you never hear about until you move out. Just avoid this mess. With electric heating and air-conditioning you're really not getting any kind of a bargain.

HORRIBLE
I am a former tenant of Grant Meadows, I moved out in July 07. The place is a rip off. You pay over 700.00 for a one bedroom and NOTHING in the place is updated you dont even get a dishwasher. The plumbing is bad, the hot water ALWAYS run out. The grounds WOW where do I began? There is a nuch of cigarette butts everywhere. People throw their trash anywhere they see fit. One day I came home and someone had a whole entire Burger King meal sitting on the steps. I know you cant control your neighbors but you would think the property manager would have someone come clean the grounds once a week. The hallways are so dusty and dirty. The laudry room door stays unlocked so guest doesnt have to be buzzed in. How safe is that. The bottom line is DONT MOVE HERE.
