Fox Lake Condominium ROCKS II

I have to move bc of personal reasons, if not i would be still there!!! This is a great place to live in West Knoxville, with one of the most friendly staff ever (sherri, regina, richard, i will miss u guys) Thanks for 3 great years!     We have resided here for four years and four months to date. We are extremely satisfied. There is very little noise and friendly neighbors. Management responds quickly to any needs we have i.e. replaced disposal when it quit working, leaky faucet fixed, etc. The maintenance fellas are very courteous, helpful, and friendly. Regular maintenance schedules are performed on sprinkler systems, fire extinguishers, filter replacement, pest control,fire alarm batteries, etc. The grounds maintenance is also very good and done in a timely manner. At one time parking was a bit of a problem but that has been rectified. We would recommend Foxlake Condominiums to anyone interested in a good place to live. Charles & Pauline Christiansen

      You call it a condo I call it an apartment

      I have been living here for awhile now and I have hated it from day one. You can basically hear whatever your neighbors are doing and the floors creak like no tomorrow. I can track where the neighbor is upstairs which is crazy. I can hear whenever the neighbors upstairs are taking showers and when they flush the toilet it sounds like a waterfall coming down my bedroom walls. It gets rather annoying at 2am. Whenever we try to watch television which the volume is usually set at 18 the idiot upstairs decides to pound the floor till I finally just end up turning off the television. There is music at all hours of the night and unless it's "verified" by the officer it basically didn't happen. I've been "trapped" in this apartment and can't wait to get the heck out of here. The constuction on the "new" building has been a real pain in the butt and i've been late many times to the bus stop because they are blocking the roads. The parking isn't enforced what so ever and if you feel like taking a hike to your apartment you pretty much can't move once you get a good parking spot. Handicap parking is evidentally whoever feels like parking there also. They create their own parking spots by parking infront of stop signs and on the curbs pretty much where ever they decide to park. They don't come and blow the leaves out of the corridors they just let them pile up. You get the run around from the office staff and will lie straight to your face. Don't expect for any problems in your apartment to be fixed the proper way they just rig it. In five months no one has come to spray for bugs and you have to do it yourself. If you have a neighbor like ours they spill crap through their balcony with no care as to whom is below. If you do complain nothing will be done about anything but they will find stuff on you and will come through your apartment when your not there "looking" for stuff. There is nothing cheap about your electric/gas bill and your water is about three times the amount it should be. You will constantly get a draft through the balcony doors and the windows. When it rains your ceiling will get wet and it's just another excuse. When we moved in we paid a cleaning fee but this apartment wasn't cleaned at all it just had a vacuum run on the carpet. The toilets where almost black and the fridge wasn't even turned on. All we got was more excuses. This is an unacceptable living enviroment. It looks nice on the outside but looks are nothing to go by. I would not recommend this apartment or condo whatever you want to call it to anyone. You will get no sleep and can't even have a half way decent existance living here.

        the good, the creaky, and the moldy.

        I am currently still living in my "condo" but it's more like an apartment. The only reason they get to call it a condo is because each unit has it's own street address. I only have a few complaints on the place right now. Although the management has been very prompt to fix any problem that I've mentioned after moving in, they haven't even checked on the ones that I marked on my move-in inspection. I believe that I have mold in the cabinets of my kitchen and I've been sick for two months now with the flu I thought and now bronchitis. The insulation must be horrible, my gas bill was OUTRAGEOUS! That's right, the units have a gas furnace and water heater. I've had leaky and/or broken faucets, all of the doors inside the unit stick, and my floors creak constantly. When I moved in, they did install brand new carpet and vinyl but what good does that do if every one of my neighbors can hear every step I make. The only reason I say that is because all of my neighbors seem to have creaking floors that I can hear too. Parking isn't as bad now that my neighbors kind of have their own parking... and by that I mean everyone generally parks in the same spot everyday so we don't really worry about a lack there of. The apartment is fairly nice considering the price and they did put in a new fridge. The ceiling fans seem to be extremely out-dated but I'm a college student that's easy to please, so as long as it works I don't mind. My neighbors seem to be really nice and the only problem that I have had from my upstairs neighbors... besides the creaking... was they woke me up at 7:00am fighting and screaming at the top of their lungs. I haven't had any other instances though, so I guess they got the picture after I went to knock on their door and they were too afraid to answer. Overall, it's a pretty nice place to live... as long as you don't have any mold. I haven't had any bug problems and they always make sure to salt the walk ways when it freezes at night. I have a pond with fountain outside my apartment so it makes it fairly serene when I'm trying to relax.

          Problems...

          Overall Fox Lake is a good place to live except, there are a few things wrong. Number one: There is a issue with parking and I can't understand why. The office staff is confindent that it would be taken care of but, it's been atleast 5 months since they have implentmented the stickers on cars but, no tow trucks ever come by and check it out! The office shouldn't assure their residents that the problem would be taken care of if they can't keep up with it. Number two: Speeding is an issue here as well, eventhough Fox Lake has speed limit signs posted at both entrances people are just too stupid to follow the rules, there are little kids that play outside and all it takes is someone to be careless or the car becomes out of control and a kid or a person gets really hurt. So, I know that it's costly but, why not put in speed bumps? Number three: People are really inconsiderate here meaning you will hear loud speakers blaring at midnight. It's really inmature for people to be acting like that. And lastly Fox Lake says on their website that their building are heated well meaning low electric bills but, in all honesty plan on spending between $130 to $250 a month for electric. Since we have lived here we haven't seen an electric bill under $130 a month. One other thing bugs are a huge problem, eventhough they have staff come around every few months and spray it still doesn't work so I suggest going to the store and investing in Ben-gal which is a bug spray. And it works much better than the stuff that they use. I must say though office staff is very nice and if something happens to your apartment it is usually taken care of within a day. Some of the issues I have listed is beyond their control but, there are ways that it can be fixed.

            Deposit refund

            I lived here from 7/06 to 7/07, the maintenance staff is excellent. They are quick and efficient. My bad experience came after move out when they advised 7 weeks later that my security deposit would not be returned because of nicotine on the walls, they had to KILZ it. They also said they had to replace the carpet, which was in bad shape when we moved in. I was an apartment manager in North Carolina for 15 years and was truly disappointed with my experience at Fox Lake. We paid a $200.00 cleaning fee upon move in and was told that we did not need to clean when we vacated. I did clean and left the apartment in good shape. Also, I have not received the accounting in writing as of this date, which I believe should have been sent within 30 days of vacating. I am unfamiliar with Tennessee laws, but I know in NC this is a serious violation of Tenant/Landlord laws. I therefore cannot reccommend Fox Lake to anyone.

              Couldn't Be Happier!!!

              I moved into Fox Lake Condominiums right at one year ago, and have been EXCEPTIONALLY happy here! This is the first time I've ever lived in an apartment, and didn't exactly know what to expect. I have to say, I was plesantly surprised! The staff is AMAZING!!! They have been extremely accommodating and helpful. When I first moved in, I was living on the 2nd floor, but due to some physical limitations I've experienced, they were able to place me in to a ground floor, handicap-accessible condo. Once they were aware of my needs, they bumped me to the top of the list for an open ground floor to help accommodate my physical limitations! I'm very happy here, and plan on staying long-term unless I get transferred to another area due to my job. I have recommended Fox Lake to friends, and can't say enough good things about this place. The apartments feel more like a home than an apartment. The only drawback is that living in an apartment takes a little getting used to after spending 15 years in a house out in the country - but what is one to expect? Considering how many people live here - I'm very pleased with the LACK of noise. I feel very safe here, and the fact that there are two police officers who live on-site that provide after hours emergency assistance definitely makes a person feel at ease! Keep up the great work Fox Lake - I'll DEFINITELY recommend your complex to anyone I know who is looking for a great place to live! Thank you for everything!!!                 Oh No, not again!

                I've seen several reviews and have mixed feelings. I've lived at Fox Lake for several years and have enjoyed it thoroughly compared to other apartments that I've lived in. Yes, the parking was getting "tight", but the office management took care of that by going to parking permits, which has made a world of difference!!! And, yes they did have a rent increase not too long ago, but in the 7 years that I've lived here, I've had my rent increased "maybe" 4 times at most, versus every 6 months to a year in previous places that I've lived. The staff is very friendly and have always helped me anytime I have an issue/workorder. The maintenance guys are great. The take care of things quick, and it's always been the same 3 guys in the 7 years that I've lived here. One of the maint. guys ALWAYS greets you with a smile!!! The other two are friendly too. I would recommend Fox Lake to anyone!!! Especially when it comes to the staff, location and safety concerns.

                  Staff is very friendly. Always willing to help you out. Neighbors in the past had been quite noisy, but what can you do when you live under other tennants I guess. Would recommend for anyone. Especially people who are transferring from out of state. They finally instituted assigned parking before I left. The only reason I left Fox Lake was due to moving out of state.

                    Not any more

                    I currently live at Fox Lake and looking for somewhere else to live!!! The parking is HORRIBLE!!! The price changed after our 6 month lease was up from $25.00 more a month to rent month-to-month. We received a letter 30 days before the lease was up that it was $50.00 more than the NEXT WEEK the letter said $75.00 more!

                      The Real Deal...

                      Here's a full and truthful review of Fox Lake...<br><br>The office staff is nice. There are two ladies who you will deal with most often. They will get you in your apartment quickly. If you need maintenance they will dispatch them quickly. As far as I can tell there are always apartments available. I had an incredibly high security deposit, but I moved from out of state. Keep in mind, these are an excellent choice if you are out-of-stater moving to an "unknown" area. The lease is well composed and gives you an option out after 6 months if you buy a house, which is always good. The office should find solutions to the problems I will mention later to be a "perfect 5."<br><br>The gentlemen on maintenance are great. They are well skilled, and most importantly, you can trust them in your home. I would recommend meeting them for yourselves to see if you feel the same way. In the event that you don't they WILL NOT enter your home if you tell them not to. If you are handy you can fix things yourself, and they will supply you the part to do so. Exterminators come fairly regularly, and during the day, mostly. Just leave a note on the door if you don't want them in your home. I do have to say that you don't have to worry about them snooping around your house. Your privacy is respected.<br><br>Parking is getting out of control. They need to adopt a "sticker system" or something. There is no way to verify that a vehicle belongs in the community. On a Friday or Saturday, the tenants have visitors and parking is absolutely awful. You are allotted two spots but that is not enforced at all. They should consider a "guest parking area" where guests must park while visiting. Tenants should never have to walk a football field's length to their doors at night, guests should suffer before tenants. There WILL be parking spots available, but sometimes they'll be far away or you may be forced to park in unmarked areas. Also, moving into these places is not always easy, depending where you are located. You will not usually be able to park very close to your entrance, and second or third floors will be pretty rough on you. This is definitely a good place to hire a moving company to get you into if you're short-handed on good help.<br><br>My neighbors are great. I enjoy associating with most of the people in my general vicinity. You can have your TV and music up quite loud before it becomes an issue. The apartments are pretty well insulated for sound. The bottom floors are cool through the winter due to overhead central heat as opposed to floor vents. The windows aren't really great either, they're single pane aluminum windows. Obviously second or third floors are going to be naturally warmer being heated from the apartment below, so that won't be much of an issue. The layouts are nice and the amenities are nice. They include W/D hookups, dishwasher, disposal, fireplaces, and nice patios. They are well built and have a nice appeal. You are also allowed to paint the walls, which is a nice bonus. Most apartments don't allow tenants to paint the walls.<br><br>The "------" up above the walking trail on the lakeside is annoying. People come down from up there and play or swim on our grounds. Mostly kids, which makes it annoying, but sometimes you'll see a family of six pop out of the trail and go to the pool. You are supposed to carry a pool pass, but it's more useful as a paperweight. The gate is usually locked at 11pm or so, and then people just jump over it after that. So, if you live near the pool, there will be people out there late at night. Beware of drunken people up there fighting, or wielding beer bottles as weapons. REMEMBER: Glass bottles are not allowed at the pool. There is a camera that does not work at the pool area, so when people do stupid things they will be caught if YOU record them instead. There is a police officer who lives in the complex, so if theres a major problem you can call the Fox Lake answering service and he can be dispatched. Otherwise, in my experience, police get here about as fast as paint dries, so have a secondary plan of action. The area has become quite "ethnically diversified" since I've moved here. Try walking around in an I.N.S. shirt and you may better understand what I mean. CAUTION: This may cause some people to run at unbelievable speeds unknown to you previously. But to be serious, I have heard of very few problems with safety. Your car is relatively safe if you find a place to park it. As far as personal safety everything is pretty well lit and there are usually people around to see anything unusual.<br><br>Overall, I would recommend this apartment. If you've read what I've written and can live with it, you'll enjoy it here. No apartment is perfect, so all the 5.0 ratings in this column are BS, in my opinion. You may have neighbors you don't approve of, or vice-versa, that could make your experience different. In this environment your reputation with your neighbors is crucial. This is not a small community, and there is going to be a vast difference in each individual's standard of living. If you're a hermit, want a lot of privacy, or you're very picky, rent a house. If not, and you can live amongst many different walks of life, Fox Lake is a very decent choice.<br>

                          Current Resident becoming unhappy

                          Until recently I was very happy with the Fox Lake complex. The staff is exceptionally nice and maintenance is prompt and courteous. Parking is better than most places. BUT...The recent level of residents that are moving in is causing me to become unhappy. When I moved in 3 years ago, many of the residents were young families and professionals. Everyone was nice and respectful. Now you have people loitering in the parking lots, drinking alcohol as they work on their cars, loud music blaring, bass bumping as they drive fast through the parking lot. I am pleased that I have never seen any crime but, the types of new tenants is beginning to worry me.

                              Residing at Fox Lake

                              After being home owners for 40 years we decided to downsize. Our condo was sold while we were out of the country & we had 10 days to give possession. Fox Lake was the second complex we checked out. A ground floor unit was available that fit our need. It was an excellent choice since after 6 months; we quit looking to buy another home. Why? Because 1. Fox Lake was very convenient to shopping, schools, churches, and entertainment. I-40 is accessible in about 5 minutes. 2. The gals in the office are excellent; friendly, accommodating, provide professional service in most all of our needs. Reaction to emergencies is prompt; normally in thirty minutes or less. 3. The maintenance guys are terrific. Most have been here longer than we have. They are experienced, efficient, considerate, neat, and always good for a howdy whenever we see them. 4. There are on premises recreational facilities; putting green, work-out facilities, 2 pools, tennis courts, & a place for private parties. A walking path is well maintained and safe with easy accessibility. Walking the complex is no problem as the grounds are kept neat, clean, & in good repair & we walk every day. 5. Noise has never been an inconvenience. Even with the plethora of children & pets the noise level is quite low. Our neighbors have always been considerate and other than an occasional vacuum cleaner nothing more is ever heard. 6. Parking is absolutely no problem.

                                    I loved living at Fox Lake!

                                    My wife, son & I lived at Fox Lake for several years over in Building 1. We really enjoyed our neighbors and how peaceful it was in that area. We took advantage of all the amenities the community had to offer. My son especailly loved fishing in the large pond. There was lots of fish and turtles in the pond while we were living there.<br><br>The maintenance staff was great!!! When we called in a problem, they would show up that day or no later then the next. They were always cheerful and a joy to chat with.<br>And, the offic staff.... you can't say one bad thing about those girls. I think they've all worked at Fox Lake forever! It surprises me how they know everyone's names and apartment numbers by memory. And they made us feel right at home when we came to lease an apartment. Many of the other properties we looked at would snub us or didn't have time to show us anything. Fox Lake was a breath of "Fresh Air"!<br><br>Michael

                                      great place

                                      we lived at fox lake for a year and it was pretty good. the parking is a bit of a hassle, but the place is really nice. the grounds are very nicely kept, and maintenance and office staff are very nice and friendly. the pond is very lovely and nice to look at and walk around. the noise is a bit of nuisance, but tapers off pretty quickly at night when it comes to sleep. nice place to be able to sleep with your windows open and enjoy a nice breeze and freshness.

                                        Great location..

                                        I've lived at Fox Lake for awhile now and have had many friends live here from time to time. It has a great location to lots of shopping, restaurants, churches and schools.<br>The staff is wonderful! They reply quickly on any workorders that I turn in and seem to really care about their residents.<br>The amenities are great! I throughly enjoy the pools in the summer and like to play a little volleyball ever now and again.<br>

                                          Convenient comfortable living

                                          I and my 86 year old father live in a three bedroom. We have found it very convenient to all the shopping, churches, etc. He needed a ground floor apartment and we had no problem getting one, with handicapped reserved parking. We've only needed a few repairs in two years, but someone responded within thirty minutes both times. The area is very quiet and we hardly ever hear anyone in the apartments next to us or above. The office staff is very courteous and goes the extra mile to please.

                                            LOVE IT AT FOX LAKE!!!

                                            I have read many of the reviews and do not agree with some... The maintenance staff is the best I've ever seen. I've lived in many apartment communities through out Knoxville and other cities. These guys get in and fix my problem the day I call in the work order, no later than the next day. They are super friendly and seem to be extrememly knowledgable about their job.<br>As far as the office staff, I know the girls have been there FOREVER, which says alot for an apartment community. Anytime I would visit the office, the girls would great me with a smile. They always seem very eager to help with any issue that I may have. You couldn't ask for a better office staff.<br>I saw that someone complained about parking. I don't really think it's that bad. I think they were exaggerating and were just upset that they couldn't park in front of their door. In all the years that I've lived at Fox Lake, I know they keep their occupancy rating very high and that would mean more cars are parked on the property. Also, if their occupancy was real high, wouldn't it tell you that they were economically priced?????<br>One great thing I liked, was that residents that lived at Fox Lake for more than 5 years, get their own parking space. (I know I'll be getting mine soon.) There are alot of those throughout the property!!! Which tells you that there are people that love living here!<br>And, I don't think the walls are paper thin. I think that's another exaggeration on someone's part. I live on the first floor, and very rarely hear the family above me. I think with any apartment you'll hear some noise (from my experience), but nothing like what was noted in one of the reviews.<br>I was also in the building (#12) that had the water line burst. It didn't effect me, but the people that were effected were taking very well care of. No one really complained and they completely understood. The lady that had actually written the review lived above me, so I don't know why she was so upset by it to write such a bad review. She wasn't effected at ALL... I told her that I didn't agree with it. And, due to the bursting pipes, the property fixed the situation immediately. The water company wouldn't regualted the water pressure, so the owner at Fox Lake did it in order to keep the pipes from bursting. When I called the office about it, they explained that the water company was putting too much pressure through the water lines. They were very detailed in their explination when I had called, but I now don't remember all the specifics.<br>If you visit Fox Lake, I'm sure you'll really like it.                                               Lived here in 2004. This was a great "looking" apartment, but the workmansip was pretty rough. Once you take a closer look at things, it's obvious that these buildings were thrown together really fast. Never is that more apparent than when you can literally understand every word of a conversation from your upstairs neighbors. I can't say this is a bad place overall, but WAAAAYYYY overpriced. Also, if you do move here, DO NOT GET ON THE GROUND FLOOR!!! You will never sleep. I'd like to add that again, as I really cannot stress that enough. DO NOT GET ON THE GROUND FLOOR!!! Foot traffic on the stairs literally vibrated my pictures off my wall on more than one occasion. Overall, office staff is nice, but parking was a major problem. If you get home after like 7pm, good luck.

                                                I found that the staff and accomodations are quite wonderful when you are searching for apartments or signing your initial lease. I did also note that staff willingness to help, response times for maintenance, and other services including courtesy seemed to dwindle upon time for lease renewal. I decided based upon this fact that it was time to move. <br><br>A few maintenance issues occurred where I had documented up to 5 calls and often including a personal visit to obtain service on a "major" maintenance issue.<br><br>Safety is great here. It is relatively quiet for an apartment. The actual maintenance staff is very easy to deal with...the management is slightly more difficult sometimes.

                                                  We have lived at Fox Lake for over 2 years <br>now and like it overall. The staff and maint. crew are very nice and quick. We live<br>on the 2nd floor and hear everything from <br>the 3rd floor. We also have a problem with <br>neighbors leaving their trash outside of<br>their front door for several days. The pond<br>is pretty but often filled with trash. We<br>have a nice balcony but all of the dirt and<br>trash from the upstairs apt. falls down onto our balcony.
