I am happy living here. There is still a problem with the pets poop management, people is not considered with their neighbors. Overall this is a good place to live. Staff people is really kind and worries about my necessities.

DO NOT MOVE HERE! They were owned by Grey Star who we liked decently. We were there for a year and a half and our experience has the absolute worst since Cortland took over. They come in your apartment when ever they want. They claim they are fire inspections or improvements, but there is no need for 3 fire inspections in two months. They enforce rules about our patios that we can only have patio furniture, no curtains, no lights, no holiday decorations. Thats right, they tried to fine us for Christmas lights. Their front office is horrible. They never have an answer for your questions. They almost always don't give you all of your packages, even though they log it in and send you an email saying it is up there. The office staff is also very rude. If you make an emergency maintenance call you have to go through this hotline service that does not work effectively for residents of maintenance men. They are renovating and have no respect for the current residents with dumpsters taking up almost all of the parking spots and construction at 6am. I had a better experience in college focused apartments.

This is a great community with and incredible staff! No actual major issues but when there were problems they were fixed in an appropriate time frame. Good for families! Pool was always nicely kept. The grounds were taken care of once a week!

This is the worst place to live. I was the perfect tenant, "non-smoker, no pets, no kids, no parties, and paid my rent on time. No, they wanted to rent to tenants ( who were not on the lease), loud kids, pets ( who didn't pay pet deposit). Poor management: Courtney Jones (who got fired ), Leah Page-Jenkins, who transferred to another Greystar Property, were the worse, of the worse. Oh, let's not forget, Katya Watson, Regional Manager, hypocrite lair, back-stabber, scammer. DON'T RENT AT WATERSTONE. Previous tenants, present tenants, file a complain with the Austin Tenants Council. They will rent to anyone, in order to fill their complex. I was approached by a male, who did not live there, he lived with his girlfriend and wasn't on the lease. He was a convicted felon. I told Courtney Jones, she said " she didn't care as long as the rent got paid.". Maintenance, Steve Colbeth was a real flirt, even though, he was married. He would tell all the single females that he was separated, and in the process of a divorce, so he could go out with them. Being in the military, being married, and cheating is a no, no, no.........

Great managment team, and wonderful place to live. If you ignore the little bit of older amenites, the price will catch your eye. The increase rent when you renew is not a killer, and worth the renewal. I have been here 3 years, and don't plan on leaving soon.

When we moved in our apartment was not finished. The floors were still dirty and the walls had holes in them and had marks on them. Looked like the apartment had not been prepared for us to move in.

Very good place to live, right across the street from Southpark meadows, movie theatre, restaurants, I35 highway, down the street from a municipal park. The area is growing soon thereafter will be an HEB only a block away. Recommended.

Office staff is very polite and professional. Apartment was in good shape when we moved in aside from from a few small details like doorstops not lining up. I've only lived here a short time but so far its been great. Quiet neighbors, polite staff, well kept grounds, and prompt response to any questions or issues I've had.

I have had the pleasure of living here for over 3 years! Last year I got a job in north austin and everyone knows what a commute that is, well instead of moving when my lease was up, I resigned a 13 month lease and continued the commute because of how much I loved this community! The apartment grounds are clean and well kept and interior of apartments are exceptional compared to others in the area! the front office staff is AMAZING! Both Jorge and Grant have been so helpful and flexible every time I have reached out. I highly recommend these apartments!!

I Have been at Waterstone Apartments for over a years now, I have got to say at fist I was a little skeptical do to Slaughter (traffic) being right in front of us but the noise level is very minimal, and its very convenient having Southpark meadows in front of us, I think people do a great job at picking up after there dogs and if they don't well then Waterstone sure does know how to keep up with the outdoor area. The Staff is also very welcoming and nice, I've had a couple of business events in the clubhouse of which they were very helpful and reasonable. I've had only a couple of service calls which get handled right away,I believe my favorite part is living in front of the pool area I love it. Overall I would defiantly recommend this property to others and will continue to be at Waterstone Until I get a house that is. Regards

I just signed my third lease with Waterstone Apartments and couldn't be happier. This complex has everything that one could possible ask for when choosing an apartment complex to call home. The staff is absolutely amazing. Regardless of the issue that you might have, everyone from the office staff to the maintenance crew will go above and beyond to help. The amenities are great. When the office staff shows you the model apartment, what you see is exactly what you get. When I moved in, there were no surprises. The apartment that I was going to be living in was just as nice as the model home that I was shown. As someone who has lived in other complexes, I know that this is not always the case. Through the years, I have fallen in love with not only the property, but the staff that runs it. I truly believe that the office staff is what makes this apartment complex feel like home. Just like everywhere you go when living in apartments, you will hear neighbors from time to time, but the staff at Waterstone does go above and beyond to minimize the noise. I couldn't think of a better place to live. For me, this place truly is home and until I buy a house, I will not live any where else. I would recommend this complex to anyone. Just stop by the office and after speaking with anyone on staff, I am sure you will find yourself wanting to call this place home to.

Out of the ten to fifteen Apartments my roommate and I toured, Waterstone Apts. was our first choice! From the amazing staff who made the leaseing process incredibly easy and fun too the apartments themselves that were everything we asked for and more. In Austin TX it can be very difficult to find an affordable apartment with all the desired essentials but at Waterstone we found the leasing prices and accommodations to be more than pleasing. Our only problem was that we couldn't move in sooner:)

Be ready for noise if someone lives above you.
The tenants above me have NO CONSIDERATION for tenants residing below ('us'). It is not their own house where they may do as they please. One must be considerate when sharing an apartment building. They are experts at pounding when walking around and God knows what else they are doing. I would like to pound and stomp above them and see how they would like it. I hear practically nothing from tenants on the side and below. I like everything else about the complex.

Don't Rent Here
This play is just "ok" at best. For the money it costs to stay here, it should be better than ok. First, these apartments are very cheaply constructed. You can hear EVERYTHING in the upstairs apartments and even the apartments next to you. There are times where I can't even sleep at night because of the sound. It is poorly lit so I don't recommend walking around the complex at night. The amenities are sub par at best. The pool is small, the work out room is also small and has very limited selection of machines. As for the office staff: Aside from Grant, they aren't too good. The biggest issue here is billing. I cannot tell you how many times I have paid rent only to have other charges tacked onto the back. Water for some reason has skyrocketed and doesn't post to your rent bill until after you have already paid your rent. The apartment then adds on late charges even though you aren't even aware that the rent hasn't been paid in full. This place is just a hassle. With all the other available complexes nearby. I wouldn't waste your time with this dump.

I've had many issues with this apartment from move in day. Issues like Bugs, water, toilets, billing, and other issues. I've called the front office many times to have things fixed only to find out that the maintenance man failed to fix the issue. I'm counting down my days here. These apartments are beautiful, but built cheap. Go some where else! The head manger is rude and talks down to you. I would suggest that you look some where else to live.

WARNING: Do NOT rent at WaterStone Apartments in South Austin (420 W. Slaughter Ln.) Are you looking for an apartment in South Austin? Do you need something safe for your children, family & visitors? Well, I m here to tell you to stay away from WaterStone Apartments in South Austin off Slaughter Lane. My story is to be shared with anyone in Austin looking for an apartment. Don t let your kid become a victim of irresponsibility. Be a part of a community that will support you and your family! My son was visiting a friend there & while riding a bike, he lost control & was hit by a car. He incurred some serious lacerations to his body. My son will be fine & we pray for a speedy recovery. However, when the police officer arrived, the first issue that arose was that there are no speed limit signs nor are there speed bumps. Therefore, cars fly in & out without a care in the world. The officer witnessed first hand the speeding. Why should a child die before something is done about this dangerous situation? I went to the apartment office the following day to speak with ---, the manager. I thought I would get some compassion & understanding about the traffic situation there (even if I wasn't a tenant there). Wow, was I in for a huge surprise! Talk about a completely negative, unprofessional experience. I proceeded in a calm manner to address the speeding issues. Before I could finish, Ms. ----- became defensive, uncooperative and rude. Not once did she ask for my name, not once did she ask if my son was okay, not once did she say she will file an internal report, not once did she appear concerned the speeding issue, etc. I felt she didn't even listen. Here's how our conversation unfolded (in front of other prospective tenants). She couldn't even discuss this in her office: --------.: The speed limit is 10mph per the resident lease. I m aware that there are no signs, but it s in the lease. It s the duty of the residents to tell their visitors how to drive, not us. I m aware of the incident that happened to your son, but only because I live close to where it happened and my sister heard about it. However, I will not file an incident report until an actual resident comes in to make a claim. You are not a resident of this community. I also won t give you additional information about our policies as I m not in contract with you! I heard that your son ran into the car. I understand that may be besides the point and I know that the residents drive fast here, but it s their responsibility to drive safe. A sign does not prevent an accident. We also won t do anything until we get complaints. We have 25 investors that will not change the policy. We are in compliance with the state codes. I can t tell you more as you are NOT A RESIDENT. Now Upset Mother (me): It has now become a concern of mine, resident or not, to deal with this issue. Not having speed signs or road bumps does not discourage residents and visitors from driving recklessly. In fact, if the guy in the accident would've drove at 10 mph per the lease, the damage to my child would not have been as bad or could have even been prevented altogether. Why should it take someone dying before action is taken? You can sit in the lot & see for yourself how your residents do not obey the speed limit posted in the lease. I feel it s very irresponsible on management's part to not do something about this. You are not enforcing compliance of the leasing guidelines. This is not a kid friendly community, nor is it safe. Your right, it would not prevent an accident, but it will educate the community that there indeed is a speed limit. It could potentially save a life. How would you feel if it was your child? You are then telling me that you are unwilling to go above & beyond what the law requires, right because you follow the minimum state code? How is a speed sign going to hurt you or this complex? I will in fact put in writing that we spoke about this today. It s unfortunate that my story, concerns, questions and comments is not enough for you to file an incident report, take action or show sympathy. A mother already in enough pain did not go to argue with the manager, but to make awareness as I felt they would be concerned. Boy was I wrong. Not only did she embarrass herself by allowing everyone to listen in on our personal conversation, but not once did she talk to the residents herself to take action on a written statement. She was adamant about them coming to her for a write-up. Shouldn t she have followed up. Hell, what if the kid dies? She refused to listen or even pretend to care. What a heartless women. Please be warned before you give your hard earned money & invest in what you think is a safe home. This is the character of this community. This place is not safe for kids, or families. Heck, your pets aren t safe. Don t let your kid become the victim of a tragedy. Vote with your pocket book!! Also, think twice before hiring ---- as your next property manager. I can't wait to til my lease ends. Just when I thought the staffing was getting better, they get rid of the good ones and replace them (Grant is still there- he's awesome). As for the manager.. she just sits away in her office and has her eyes fixated on the computer.. browsing Facebook, playing Solitaire, who knows? It's like dealing with a car dealership manager whom the salesmen goes to 'talk' numbers/pricing/etc... you actually never get to speak to them directly or they won't make the effort to. The staff here are middlemen just like a car salesmen. Maybe, managers are too "busy" or just too good to talk to their customers or tenants. Noice.... Seriously, what did these people use to build these decent looking apartments? Don't get me wrong.. from outside, it is one of the better looking apartment complexes in South Austin. Nice pool, nice workout facility, pool table.. I guess that's the bait. Once you're in, good luck. Aside from the noise you'll hear outside from the occasional weekend parties or whatnot.. how about the EVERYDAY-noise like footsteps, doors closing/shutting, laundry machines, water being turned on, conversations (yes, just normal conversations and NOT including screaming or shouting and the sex), the knocking on a neighbor's door, dogs barking, etc. You start to hate your neighbors because of this and not the fact that these apartments were constructed so poorly and cheaply. Parking... I know for a fact not all the apartment units in my area are in-use. You would think if some units are vacant, then there would be less congestion in the parking lot, right? Wrong. Seems like people are cramming into these 2 bedroom units and have 3-4 cars. Another note. If you plan on moving here, bring your wash and dryer. The laundry room here is filthy. They never clean the machines or the room itself. However, they do "collect the monies" everyday. I will be counting the days... Hope this is useful in your apartment search.

horrible staff!
After I left Waterstone, they charged me rent for an extra week ($100 which came out of my deposit) and claimed I didn't move out on the agreed date. I contacted the leasing office 9 times over the course of 3 weeks and not ONCE did anyone return my phone calls, even after assuring me "it's a slow day today, I'll DEFINITELY be contacting you this afternoon after I get this figured out". Only 2 of the employees had been there since I moved in, the other 4 were all new and claimed they didn't have proof that I actually did move out on the scheduled date and because of that I was out of luck. I even offered flight details showing I was out of state on a trip the day they claimed I was still living there! I am COMPLETELY disgusted with their professionalism, knowledge and service all together! I don't recommend this apartment to ANYONE!

I know all my neighbors business...
The ceilings are not high enough! I can hear them pee. I can hear them fight (every word). I can hear them make love. Seriously, too much information. I love the laminate wood floors, but they make it unbearable to live here on any weekend evening. I would swear they are wearing boots and marching around, just to anoy me. Aesthetically, the apartment is great...I love that they provide pet pickup bags, but we can't wait to move out of here. We complained...it continues. They claim to have a courtesy officer, but all he does is tell you to call the police...really? How much do you get paid for that job well done? Oh, and let's not forget the mouse and water bugs in our garage area...Grant is great tho.

Had a nice stay
Over the past year we have had a few ups and downs but I will miss this place. The management team is awesome and I wish I could take them with me. The apartments are nice and well laid out and for the price I'm not sure you can beat it. Things have changed as the area has continued to grow which is to be expected. There has been some crime but I feel that will happen anywhere and those less fortunate or less willing to spend money on fancy things will always be there to steal your hard earned toys. I highly recommend this place if you enjoy being able to walk about and chat with the neighbors or stop in for a chat with the office. I walk at all hours of the night and have never had to judey chop anyone and I don't worry about my vehicle being broken into as long as there isn't anything fancy inside. Very friendly, always willing to help, and I'd even say they have over accommodated me in a few situations. Thank you everyone for a pleasant stay, it has been a difficult decision to leave. Can I move my apartment to 78704 please? I'll make sure to plant flowers where it was!

Best Apartments I ever lived in!
These apartments are the best. If you do the math the price comfort style the office staff = great place to live. My neighbors dont bother and everyone that enters my apartment is always saying how nice it is. I have never met a better office staff and they are nice to you even if something is your fault. They are in no way stuck up and are very down to earth. I read the review about the person who got thier apartment broke into and I hate to say it but 99% of the time it is someone you know. I don't have a lot of traffic in and out of my place and have never had any issues. I even have left my door unlocked while I was at work (because I left my keys in a friends car) and my place was fine when I made it home. The only thing that would make this place better is if it was a house but thinking about it, it is better than a lot of peoples houses I know. I will tell you this, if you are looking for a place feel free to move in here.

Pleasant stay
During my year and a half here at Waterstone I have had no major complaints. The previous staff was a bit slow in response and there has been turnover in the office as most complexes do face, but no major problems with that. The maintenence team has been prompt and efficient unlike most complexes I have resided at previously. The current staff have been courteous and attentive in any matter that they have handled for me. During my stay here I have only been notified of one incident of burlary within the community, but again this is not uncommon in any neighborhood these days you just hope to not be the effected individual. Parking can be a problem dependng where onsite you reside. I have and would recommend this property to friends.

Be very careful when considering this Apartment Complex. I was a renter there from 04/07 to 10/09. I know, a long time, but when I moved out I was TRUELY fed up with the way the complex was going downhill. The last two tenant companies are truely the worst that I have ever seen. The Manager is apparently not interested in the business at hand, unless your moving your complaints to the corporate level. She has no control over David and the other incompetent female in there. If you leave a message with David expect to have to leave many, many, many more or talk to the Manager, NOT TO ANY OTHER EMPLOYEE. The other girl can and will screw up your paperwork in a heartbeat. The Staff truely only cares about putting people in vacant apartments, once in forget about assistance from the front office. The only part of the staff that is worth their weight in gold is the Maintenance Staff. They are efficient and quick. I had never had a problem with getting maintenance done. As for the grounds. Don't expect the Rules that you signed upon entering the agreement to be enforced. Dog owners do not pick up after their dogs and after your many complaints will still not have to. If you are unfortunate enough to live by the pool move quickly, although very nice to look at, the gates don't get locked on a regular basis. Expect the summer college co-ed party until the late hours of the morning on weekends and sometimes during the week. All in all this place should not be your first place of choice. If anything wait until the current administration staff is replaced or the contract sold to a better Tenant Corporation.
