Still here and scared for my life
I have a lot to say, but since I am at work I figured I would say only the most important thing and not waste time talking about neighbors and dog crap... I am a single female, just graduated from college and I live here at Waterstone by myself. About a month and a half ago, I came home to my apartment robbed and ransacked. Apparently, while at work (during a rainy day we had recently)someone kicked my door in and stole everything precious to me. Why is this Waterstone's fault? It isn't, really, but the reaction from management made the situation feel so much worse for me. 1. The deadbolt BENT when the door was kicked in- meaning that EVERYONE is not safe due to faulty/CRAPPY locks. I have personally replaced my lock with one I bought to insure my safety. 2. I then called the management (after hours)and left a message telling them what had happened and even through the next day, they never called me back to ask me about it, see if i was OK, or offer any sort of compensation for it (whether it be a unit or building change etc.)...absolutely no show of good management, sympathy, or caring. 3. When I finally WAS able to get ahold of one of the girls (which I totally agree with everyone about them being stuck up and indifferent) at the office,(When the phone wasnt busy going to voicemail during business hours) I told her about what had happened...and that horrible girl never once said "sorry" or "im sorry"......USUALLY when something bad happens to someone and you are hearing about it, you say "oh Im so sorry!" no....this girl said "awww" and then kept talking...made me feel completely worthless and ignored. 4. They are LIARS! When I was speaking to the girl from the office after my break-in, I asked her if this had happened before. She said that I was the first real (random) robbery that had taken place there. The others were people who knew the person and/or had a key somehow..from reading other reviews, I am now finding out that what they told me is a big LIE. I am not the first and am sure I will not be the last. I am on the top floor and this did not even protect me. Management told me that when I turned in my police report to them, they would review it and decide whether or not to tell the rest of the complex. They said that if the break-in WAS totally random then they HAVE to tell the other tenants, but if it were an inside deal, they wouldn't have to tell anyone. Well, needless to say, they never sent out a memo (Although my break-in was 100% random). They will send a memo about picking up your dog crap and cigarette butts, but not about watching out, being safe, and informing others of these terrifying occurrences. I feel that they are, in turn, lying to all of the residents by not telling them. It looks like a big cover up - that they don't want anyone knowing about the break-ins even though they are happening. 5. Lately, I have noticed that the landscapers walk around with huge sacks of branches and and clippings...and the other day I saw one of them watching me leave in the morning. I am not one to accuse anyone, but IF they are responsible, I noticed how easy it would be to put peoples stolen items in the large sacks and be able to walk around the complex without being suspected. (This is ONLY an observation...I have no other leads to go on...) 6. THEY ARE LIARS. Although they did offer to move me into another unit, they said a unit with my same floor plan wouldn't be available for a couple of months. They told me the apt. # of the unit that is opening up and it is in an even worse location than my current apartment. I KNOW for a fact this is a lie because there are at least 2 units in my building (which all have the same floor plan) that are vacant and have been for months. I don't know why they would not offer me one of these other units, but I just have a feeling they are trying to just shove me in a secluded and unwanted unit. I have never feared for my life as much as I have since I have lived at Waterstone. Like many said, things started off well, but QUICKLY took a turn for the worse. Although the apartments are spacious and I love my apartments' floor plan, the uneasy feeling I have now will never go away. Unless drastic changes are made by management, I will not renew my lease. I urge everyone, ESPECIALLY single women, to stay away. OR buy your own deadbolt and install an alarm. One last little thing that I think is CRAP - as far as I know, ALL of the single units are located in the far back of the complex. This totally boggles my mind because, as an architect, would'nt you want the people in one bedrooms who live alone to be more secure? By locating the single units near the front or by the office? Well no, they shove all the single/alone people in the far back where they are vulnerable and secluded from all the activity of the complex. I REALLY hope this information can save someone from the same fate I succumbed to.

recommend for sure
I moved here in the middle of last year and have been really happy so far. I LOVE my apartment and my friends love to come over too. The maintenance guys are very helpful and they seem to respond fairly quickly. I have never had a problem with the office staff or the grounds though there was a problem with dog poop in the past. But seriously, is it the office's fault if people are gorss and don't pikc up after their dogs? I have even seen maintenance guys out there in the morning picking up the poop - if that isn't good service, I don't know what is! It is also right across the street from a really nice, brand new Super Target and huge shopping center with just about any restaurant you can think of. Either way - I would for sure recommend this place to anyone. I'll let you know if I decide otherwise.

Rude staff unless you're a new potential renter.
----- has been really nice and helpful. Everyone else is pretty stuck up and rude. The --------------, for example, if you ask her for anything.. she acts like you are bothering her "work" or whatever she's doing on the computer. So don't even bother with her. Go ask for ----- for anything you need! Pretty nice apartments. When I first moved in, I had ant problems. I called ----- and she got maintenance to handle it very quickly.

Not bad.
I've lived here since the apartment complex opened up for business. It is true that management changes very frequently, although I'm not sure why. The apartments are a little further South than most would like, but for the square footage, quality and price it's not bad at all. Apartments are spacious and most of all clean! No gross cottage cheese finish on the ceiling. Windows are double paned, ie. BIG electricity savings. Units have full sized washer & dryer connections which can be very hard to find Centrally. The apartment grounds do leave a little to be desired. There is no fenced pet park. A lot of pet owners walk their dogs and do not clean up after the messes left behind. The area near the pool can get loud, but really, what do you expect? The apartments near the stairwell can get loud as well. I can often hear the baby downstairs faintly crying, but again, no apartments are known for quiet living. The community is small, not near other complexes (think Stassney or Little Texas Rd. with multiple complexes next to each other). It's been safe the multiple years I've been here, I've never felt unsafe with the exception of an unstable neighbor. The apartment itself is incredibly close to multiple shopping destinations and the park across the street is pretty nice. I've enjoyed my time here. I'm not sure apartment living has ever been thought of as peace and quiet solitude. You're living next door to many different people. Be realistic people. Security gates aren't designed to keep anyone or anything "safe". Management can be real jerks at time, but they're sales people after all. My experience has been very good with -----, but she's the only face that's been there since day 1. If you don't mind not being right in the middle of Austin, and you're looking for a clean, newer place at a reasonable price this is definitely an option to consider.

Worst apartment I've ever lived in
The apartment was horrible but the management was worse. They switched management to the current ones after we had been there for about 4 months and that s when it all started to get bad. The new management is very rude and they don't care about any of the renters. They talk down to you and act like you're wasting their time. The maintenance was slightly better, they were friendly but they didn't really fix much, our hot water went out 4 times within the same 2 week period and maintenance just kept coming back and would light the furnace then leave even though that was not the problem. Finally, after 2 weeks of intermittent hot water they were able to figure out what part we needed and ordered it. The grounds are horrible, the worst I've ever seen, the dumpsters were too small and there was always trash lying all around the dumpsters in the parking lot. Around our building we had dog crap everywhere and no one ever picked it up. It smelled horrible just to go outside, it got to the point where I didn't even want to sit on my balcony any longer. The apartments are new but they're falling apart, our bathtub wouldn't drain, the floor was uneven, our hot water heater went out and the lights in the breezeway in front of our apartment were always out and never replaced, even when we mentioned it to the management. Our neighbors were really nice at first but after they moved out our building was pretty much empty for about 9 months. After that our building filled up with some really shady people, including a couple who would routinely fight and threaten each other outside while their young son would hang out in the parking lot by himself. At the pool people would have parties and drink and not supervise their children at all. I would not recommend this apartment to anyone. We moved to East Riverside after moving out and we love it, it has been a huge upgrade over that horrible place. I ve been a renter for the last 10 years and I ve rented apartments in 3 different cities and it s safe to say that this apartment was by far the worst I have EVER lived in simply terrible, there's no other word to describe it. DO YOURSELF A FAVOR AND STAY AWAY!

The staff at this apartment is RUDE. I have lived here a year now and it has changed hands. It was good at first but now that I am in the moving out stage they are very rude and unhelpful. I have tried to talk to the manager several times and she is either unavailable or not there. This past week she kept sending a leasing agent back and forth to talk to me and would not leave her office. When I said that if they could not listen to me about the issue I would just call TAA. The guy just laughted and said "go ahead". Stay away from these apartments.

Still loving it!
Ok so I have lived here for about three months now and still love this place! As for the last post... wow I dont belive any of it! I have NEVER seen any homeless people on the grounds! That is just stupid. There is some noise from the pool... but what pool does not have noise! You knew that when you moved into the apartment by the pool. Noise is never bad from inside the apartment. I love the staff! I love the grounds and the neighbors are all very nice. I have even noticed that every morning maintnance is outside cleaning up dog poo so that we dont have to see it. (I have never seen other palces do that and I have lived in several "luxury" apartments) The only gripe that I could think of is parking is a bit tight on the weekends and the dumpsters are a little small. Other than those very small things... this is a great place to live and I still recomend it to friends!

Can't wait to move out of here!
I'll be the first to say I loved this place when I moved in. Heck we recommended it to all our friends, I seriously regret that now. First of all, if you have a pet, expect to get raped, if you have more than one then you better not move here. It cost us $550 dollar for one 8 lb dog that we got towards the end of our lease (she alone didn't even cost that much)! If you have two it's an additional $450 per animal, so if you have pets this is not the place for you. Also, from what I hear, the refundable $350 of that pet deposit is highly unlikely. Any damage to the apartment gets blamed on the animal and they keep the money. Parking sucks... after 5:00 pm expect to park no where near your unit if you work a 9-5, that is unless you have a garage. Occasionally we had no choice but to use the handicap parking (we do not have any handicap people near our unit, so don't hate) and just 2 weeks ago they had a cop come to our apartment at 7:45 in the morning to get us to move the car or get towed. We didn't even get a warning notice! Also, we've had a string of break-ins in just the past 2 weeks, nothing taken, which is even scarier. One guy was in his bathroom and someone had come in through a window and tried to force the bathroom door down while he was in it. Thankfully he had the phone and called the cops and scared the person away. Cops searched his place, no one there, he stayed in a hotel and came back the next morning only to find his window was opened again! It's like the person was after him! That's scary! Also, someone tried to enter our apartment by the front door, I had no clue. I was watching TV and thought the wind was causing my door wreath to bang up against it. It wasn't until my husband had come home and found the door open that we both realized someone had attempted to enter. Another family reported that a strange man entered their home early one morning while the parents were asleep and the kids were up watching TV. He walked all the way into the house looked around as if confused and left. This is the crazy stuff that happens here, and we don't even live on the east side! Now, check this, I call and report all this to the leasing office and the girl proceeds to tell me "what kind of people don't lock there doors". Sure she attempted to show some concern and said she would call me back, which she didn't, and she also requested the names and apartment numbers of the people who had told me all this, almost as if to say I was making it all up. So, really consider all this before you move here. My suggestion, talk to the tenants out by the pool, you'll find that the majority of them don't like it here. We move out in two months, I'll let you know if I get my doggy deposit back.

Don't Believe the $900 Gift Card Story!
We were promised in our lease as an incentive that we'd be given a $900 gift card within 30 days of moving in. Almost 60 days later I get some story every time I call about the status of this gift card. The check is lost in the mail. American Express is slow in sending them. They could just credit my account through accounting and keep their silly gift card, but a "supervisor" says no to that. The "laundry room" has 2 washers for hundreds of tenants!

Awful Management
We have lived in this complex for almost a year, and can't wait for our lease to be up. The only person in the office who cares about the tenants is Jason and other than that there's noone. The issues started when we went to pay our rent a few months into being there and my husband asked for total, she said $860, our rent is $885 which we had been paying for 2 or 3 months. This upset us especially since a day later they called back and asked for the rest of $25 dollars. They couldn't get it straight. We were never informed to pay our water to the complex, so we've been paying the water company. We got a letter saying we owed them money and after a phone call we now have to get our money back from the water company and pay the complex. This is all after living here for almost a year. We were also sent a letter asking us to take our bamboo shade down because it was against guidelines. There are multiple units with curtains and shades. Ours just happen to be up for medical purposes. I was told to keep it up I need a doctors note. If you ever need anything sorted out here the last person you want to talk to is Prescilla especially if you don't appreciate being talked to in a sarcastic tone the whole time. All in all, it's overpriced, and you can forget about being treated like a customer when it comes to management.

BAD EXPERIENCE
THIS PLACE IS A DISGRACE. THEY ARE INCOMPETENT AND THEIR SERVICE IS TOTAL TRASH. THE FRONT DESK IS IGNORANT AND RUDE. WE LIVED THERE FOR 1 YEAR AND 2 MONTHS AND THE WALLS ARE SO THIN YOU CAN HEAR THE NEIGHBORS NEXT DOOR HAVING SEX! AND IF YOU HAPPEN TO RENT NEAR THE POOL, YOU ARE IN FOR A BIG SURPRISE FROM PEOPLE DOING DRUGS AT MIDNIGHT TO PEOPLE HAVING SEX OR GETTING WASTED ON BEER. AND OF COURSE BEING LOUD AT 2:00 IN THE MORNING. IF YOU HAPPEN TO CALL TO COMPLAIN ABOUT THE AFOREMENTIONED, THEY REQUIRE THE TENANTS NAMES AND APARTMENT NUMBERS. NOT ONLY THAT, BUT IF THEY ASK FOR A MOVE IN DEPOSIT, YOU MIGHT AS WELL SAY GOOD BYE TO YOUR MONEY BECAUSE NO MATTER HOW WELL YOU TAKE CARE OF THE PLACE THEY WILL RIP YOU OFF! WHILE I WAS THERE THEY BROKE INTO CARS 3 TIMES AND THERE IS DOG ---- YEAR ROUND ALL OVER THE COMPLEX. AND YES IT'S FREE. GARBAGE GETS PICK UP ONCE A WEEK BUT IS NOT ENOUGH. SOMETIMES YOU GO AND IS ALREADY ALL OVER THE GROUND SURROUNDING THE DUMPSTER. DO THE MATH. SUMMER HEAT PLUS TRASH EQUALS NASTY SMELL. I DID INDEED REFER SOME FRIENDS WHEN I MOVED IN BUT I REGRET IT.BELIEVE ME, I NO REASON TO LIE. THEY ARE BAD FOR BEING "LUXURY CLASS" BUT ANYWAYS WE GOT BLESSED AND GOT OUR OWN HOUSE. IF YOU MOVE IN GOOD LUCK AND IF YOU ARE ALREADY THERE, I'M SORRY.

Section 8 For the Price of Luxury
When I moved to Austin, I was just a poor student, so I lived in Section 8 housing. Then, I got a nice job, and I decided to move out of East Austin and in to a nice "luxury apartment homes" complex. I chose the Waterstone. My experience here has made me miss living above a family with six children, a drug dealer, and next to a woman with an abusive boyfriend who set their kitchen on fire twice. When we first moved in, the only people next two us were a family who had lost their home to the mortgage crisis. A mom and dad, and two twins who were perfect angels. They were pleasant, and we liked them. Then, they moved people upstairs. The people directly above us have children they leave alone at random times of the day and night. The children proceed to drop bowling balls repeatedly in my kitchen (or, at least, that's what is sounds like) and in the middle of the night, there are booming, pounding noises coming from their master bedroom floor. We live around the pool area. The view is beautiful, but at night, there is always a loud pool party with loads of children running around screaming. In the building adjacent to us, there is a group of people who have parties until around 5AM. I woke up one night to hear them playing Rhianna as loud as humanly possible from speakers mounted on their porch while one of their buddies climbed on to another guy's shoulders in order to throw beer bottles at the window of the tenants above them. I got video of this, presented to the leasing office, and nothing was done. They water every single day of the week at 7AM,7PM, and 11PM, despite the water regulations for the City of Austin. Our water bill is usually around $70 and is due attached to your rent. If your water is paid late, it counts as part of your rent, and you are charged an initial $50 fee along with $20 a day. This place is desperate for money. Desperate for money, and yet everything in the apartment is cheap and falling apart. Our blinds began to regularly break from normal use after about a month. The bathroom fixtures randomly fall from the bathroom wall. The paint chips. There is a growing lump under the fake wood flooring in our kitchen. The grass is over watered, and the ground is always slippery and muddy. The lights in the pool are broken. People keep breaking into apartments. More than once, I have woken up to the sound of someone tugging like crazy on my front door. In addition, homeless people sneak in and sleep on the grounds. My lease ends in about two months, and I cannot wait. My only fear is that after I bust my butt cleaning the apartment after we leave, the money-hungry, negligent management will try and charge me for bogus problems with the apartment and refuse me my deposit.

these apartments are brand new and already are in rough shape and not to mention way overpriced. the staff is awful- not helpful and very unprofessional at time. i can't wait to move!

Great place and great people
I moved here from California and I'm glad I picked Waterstone to live at. The staff is awesome and I have really enjoyed making friends with my neighbors that I meet nightly at the clubhouse get togethers. They have a lot of things to offer and the grounds and buildings are always clean and in tip top shape. I strongly disagree with the negative postings on here. I never felt pressured to sign, in fact my leasing even went out of her way to not pressure me, she simply wanted me to have the information. Overall this place is great and the staff are more then just leasing agents, they have become friends as well.

Worst Place as far as Management Staff and Noise Level
First off, they pretty much scam people living here by telling you it's a condo and it's not. They pretty much force themselves on you to live here. Then, once you do move in, you are surrounded by crappy neighbors that play their bass music too loud and have drunken parties in the parking lots. You can hear the music through the thin walls at all hours of the night and day. I almost ran over some guys dog that wasn't on a leash and there is decaying, rotted poop on the grass in various areas. I don't mind the dogs around, but the owners need to take care of them better. I told the manager several times that the neighbors were making lots of noise in the parking lots (and they leave trash all over the place like beer bottles and fast food stuff). The management hasn't done anything about it and I even had to call the cops once before. One girl that works in the office lives next to me and despite telling them that the music is too loud (thudding bass through the walls, slamming front door all the time), the office managenment doesn't do anything because "she works here". Also, I can smell marijuana sometimes from next door wafting through my kitchen, so they probably have other problems in this complex with a bunch of drugs and drunk addicted people. The management was also rude to me about a project I was doing on my balcony of putting up curtains, saying I had trash outside and I didn't. When you do get a garage, it's not near where you live even though all the other garages are empty close by. I think the management is a bunch of mean people that like to be rude to the tenants like me. They treat me really bad here and I'm sick and tired of the constant noise levels and the rude office staff. The office people treat their friends that live here better and so they are partial to ignoring any request you have and then there is the constant problems with them and their friends being rude to you everyday after you file a complaint. Right now, it feels more like I'm living in a concentration camp. They pretty much try to upset you if you choose to live here. I only want some peace and quiet like I had at other places I've lived. The apartment itself is nicely made (except the insualtion and maybe the AC being too loud), and the location is great and the maintenance guy is quick to help with anything broken, but the Embry management itself is some of the worst slackers I've ever delt with in my life. It's also way over-priced for the type of crap you have to put up with here. I've lived in apartments before and none were as bad as the management and noise levels as this place. It's like living in a zoo, only your next to the most annoying animals. Avoid this place forever....

Nice place - Im sad that I have to move.
This is a really nice apartment community. The units are really cute and modern, nice cabinets, black appliances, upgraded fixtures. Every person Ive talked to in the office is not only nice and helpful but also sincere. I had to put a work order in once and it was taken care of right away. My company decided to move *way* NE and so I will have to move. I wish I didnt have to...I like it here.

Not impressed
My girlfriend and I went to checkout the place. When we walked in, there was no one there to greet us. We actually had to go to the back office to see if anyone would help us. When someone finally came out, they pushed the sale so hard it seemed as if they were desperate to get us to sign the contract. They didn't seem sincere and my girlfriend and I did not appreciate feeling like we were just another "signed contract". Even though it's a new complex, it already looks old. We were not impressed and have since found a place that feels like its residents are welcomed "home" and not to an "apartment complex".
