I have lived here for a year and a half. Maintenance service has been rapid, professional, and prompt! I could not have chosen a better apartment complex. The amenities are great, location is great, and I feel safe at all times.

Sapphire Bay is a very comfortable community to live in I don't have any problems Sapphire Bay employees are the best that I've seen I've lived in other apartments and it was terrible but here in Sapphire Bay is amazing to live here.

Great place to live nice gym to workout and close to all highways close to a lot of stuff including food and shopping!! That’s always good to have so you don’t have to travel far out just for food or a lil shopping

A great sense of community. Neighbor’s are always cautious of noise levels. My only complaint is other residents not picking up their pets waste near the stairs and even on the stairs. Management is very pleasant and helpful.

The new certainly wore off after the first year. Property was sold and management company replaced. Current staff is unprofessional. Landscaping is in extremely poor shape from lack of water as sprinkler system is broken or shut-off (dead trees, grass, shrubs, and hedges). Stolen vehicles, break-ins, and stolen property over the last few years but no improvement in terms of camera system. Constant gate malfunction, and pool issues from no rules enforcement. Property management only sends out mass emails as follow-up/effort in response to complaints or requests.

great so far, the amenities are great for everybody and i have seen people from all the ages throughout the apartments which is good for diversity. Also the parking spots are always respected and they have enough space to park on.

Hands down best apartments I’ve ever lived at. We are going to renew our lease for-sure. If you are thinking about making the move I can definitely say this is the place you should call home ! Everyone is very friendly and professional.

Poor maintenance and management
Since we have lived here, in the past 5 months, we have been experiencing A/C electrical issues, which has resulted in the a/c unit almost catching on fire. Maintenance has been in to "fix" the problem, but since the first incident their has been a continuous electrical fires within the unit. We have had 3 incidents between July and November and we feel like it is unsafe to continue living here. I feel like we are not been taken in consideration in the situation we are in. Management is marginal and we have submitted a complaint to Greystar and have not heard from corporate.

At Sapphire Bay you feel like you live at a resort, especially sitting at the pool, lounging on the sun deck in the water while neighbors grill something delicious at the outdoor kitchen. You can sunbathe or you can sit under partial shade or full shade. The pool is always clean and sparkling and open all year round. I get prompt and courteous service from the maintenance crew if something requires repair or replacement. The administrative staff is also amazing. They are prompt, professional and respectful at all times, even when I'm not behaving in a professional way, like if my rent has a charge that it shouldn't because I've asked 2 or 3 times that it be removed. These things happen! I need to chill when they do and not be rude to staff. They work hard to keep residents happy. I should know I've lived here almost 6 years!

Honestly I’ve had more problems here than any other place I’ve lived before. The place looks great from the outside but once you start living here there are things that start to leap out at you. The gates hardly ever stay operational for more than a week. There are electrical problems and ventilation problems with my apartment. The laundry room doors interfere with how I open the dryer. My closet has no ventilation and when I take a shower I can feel moisture/a humid feeling in the closet. Too much heat buildup in the summer.

Overall, it has been good. The apartment rules have changed over the years to prevent any type of thievery that has occurred. It is sad that young people today have not been taught to have respect for other people’s properties. Nicole Willis and her team are doing a splendid job.

Great place for young couples to live! The community is quiet, nice and the staff is very friendly. Any issues you may come across with, the staff will get it taken care of asap. The property location is also great!

Great place to live. Once you place a ticket in for maintenance you are updated instantly. Maintenance is always quick to fix any problems in unit. Office staff is very helpful. Great pool area for the kids.

Since I have lived here I have been very fortunate to have meet manager Nicole, who is very professional and passionate about taking care of the complex and the tenants. When There has been any issues with the city/weather or complex issues it has been very clear communicated.

Staff is always very friendly and helpful, they do a great job communicating any issues and updates and work hard on up keeping the community. The apartment is a great size and for a fair price. Would definitely recommend to someone!

The only on-going issue is Dog POOP! around my back door. I BBQ and have plants outside, and I have to smell dog crap from guest bringing their dogs from other buildings or from the far side of this building. They won't let their dog poop in front of their door, just mine!

My experience at the community is okay. While I think these are one of the nicest apartments in the area, there are some things that would make my experience more enjoyable (larger gym area, a second pool, security cameras for safety, and more communication between maintenance contractors and the front office).

I enjoy living at sapphire bay. The grounds are kept nice and it's convenient for local stores. A few notes. No recycling for bottles and cans leaves it up to us to find a way to recycle, same with cardboard unless we want to throw that out. The pool area is general following the rules, however people often play louder than reasonable music and groups get quite large. Sadly the TV in the cabana is still broken.

DISHEARTENING AND HORRIBLE LIVING CONDITIONS
I’ve lived at this complex for almost 5 years so please hear me. I consider myself a good tenant and neighbor. I pay my rent on time every month for the entire time I’ve been living here. I follow the rules and I’m considerate of my neighbors and the entire complex community. However I’m learning that despite the above listed facts both the management and complex community aren’t very considerate of me. Let me start by saying the basic amenities advertised like the entrance and exit gates seem to always be out of order. I can’t begin to explain the frustration with arriving home from work at 5am and not being able to enter the gate unless someone is going out of it which can take up to 5 minutes or 30 minutes. The exit gate that allows you to exit directly onto North Main Street was taken out of service by management because according to them the gate was being physically forced open by kids walking home from school. So since this was supposedly causing damaging to the gate access was denied completely, punishing all the residents for the actions of a select few. This was done instead of utilizing the on-site live in Baytown police officer to investigate the incidents to identify the true culprits and hold them accountable. Next is the door that grants access to the package room/gym. This door is supposed to be accessible with your key fob 24hours a day it has been broken for more than half the time I’ve been living here which means it’s only accessible when broken during office hours. The next subject will address the Sapphire Bay management team unprofessionalism. There is nothing more frustrating than having to deal with rude individuals who have a generic mindset and who don’t advocate or appreciate good tenants. I can’t begin to tell you how many times I have been told I that I would have to pay some imaginary, phantom like fee that flew in from Oz and landed in the billing section of my resident portal right before rent is due or after my rent has already been paid. The explanation is either non existent or is vague without any supportive written proof to back it up or break it down. You’re forced to pay because once it’s manually placed in your portal by management it becomes your debt and there is no option not to pay it. This place will nickel and dime you to death. You’re charge water, sewer, trash, an imaginary pest control service, plus on top of all that you’re forced to carry at least $100,000.00 insurance policy for sapphire bay property. I live alone and my water bill hasn’t been under $50 since I’ve lived here…again I live alone and work 12 hour shifts out of 23-25 calendar days a month. It makes no sense. I chose to rent a garage which turned out to be a good decision since this seems to be a good place to have your vehicle broken into. I’m not even going to get into the vague and unsympathetic email sent out by management advising the community that this was going on. I can go on and on…and I will make it my purpose to advise anybody willing to listen and or read my testimony of how impersonal and unprofessional the management team at sapphire bay is. The people that are beginning to occupy this property are as inconsiderate as the management team because of the noise, dog poop left in common walking areas, and the public weed smoking. I will not be renewing my lease here and I would strongly advise that you not begin one. P.S. I have attached a copy of an email I received from management advising that one of those phantom like fees has landed in my resident portal. Please make a note of the date it was sent and how much time was given to pay it. The amount wasn’t given in the email but for the record it was recorded in my portal as $60.62. On Friday, May 19, 2023, 9:46 AM, wrote: Good Morning ????, We hope your day is going well! I am emailing to notify you that after completing a full audit of 2022 billing, our corporate office found that there was an error causing pest control, trash and administration service fees not to be billed for the months of March 2022 through June 2022. This being said, in order for ledgers to be up to date and correct on charges, these missing fees have been billed. Payment for these fees will be due by June 1, 2023. We apologize for any inconvenience that this may cause. Please feel free to contact us via phone at or via this email if you have any questions. Kind Regards, Sapphire Bay Our mailing address is: Sapphire Bay MT 99 W Cedar Bayou Lynchburg Rd Baytown, TX 77521 Is this email not displaying correctly? View it in your browser My response to the email: I will need to see the ledger going back as far as May 2022.The resident portal only goes back to April 2023. The email sent to me regarding extra fees was directed to me personally and was not issued in a mass email form. Was Unit ???? the only alleged unit not billed these so called fees? If these charges weren’t charged correctly it isn’t the renters error it has to do with your billing system. The fees, if they truly weren’t billed correctly, would have been billed in increments for each month. How is it that you can charge the residents one lump sum verses collecting the payments each month? How dare you visit your company error on that of the residents at a time like this when everything from food prices to insurance premiums have skyrocketed due to inflation. You have no care or concerns about the people who reside on this property. You hide behind your claims of, “it’s not me it’s company policy BS, and “I understand your frustration BS.” Save it!!! I’m not interested in your shallow sympathy because it’s a whole lot of BS. I regret all the accolades I’ve ever given this management team. I’m done.. I will not pay my hard earned money to live in a place that continues to insult me and nickel and dime me whenever they choose with no written proof but who instead can just go into my account and manually add fees as being due and owing when they see fit to do so. The management and maintenance teams are the best! Quite a few of the neighbors could stand to be more respectful of the property and its amenities. Living here has certainly been a great experience, and when my first lease was up, I couldn’t sign a new one fast enough!
