Terrible Apartment…horrible management
Terrible Management! Stay away! My move-out from Hall Street Flats was a nightmare. After almost eight years of living there, I was billed for damages I absolutely did not cause. I contacted the management team repeatedly by email, phone, and even in person and they completely ignored me. No explanations, no documentation, nothing. Instead of addressing my legitimate dispute, they sent my account to a debt collection agency without justification. Emails and calls went unanswered. The management team lack of professionalism and accountability is shocking. This experience was frustrating, unprofessional, and disrespectful to long-term tenants. Melissa Morado and Brian Allen from Cushman & Wakefield answer calls and emails whenever they feel like it apparently on their own schedule, not based on urgency or responsibility. And somehow they don’t see anything wrong with that. This is basic Management 101: you don’t ignore messages. You don’t disappear. You don’t pick and choose when to be responsive. If you’re in a management role, communication isn’t optional. It’s the bare minimum. When you can’t even handle the basics, it’s not just frustrating , it’s embarrassing. It signals a complete lack of accountability and professionalism. And honestly, when management fails at something this simple, it drags down the credibility of the entire organization (Cushman & Wakefield) If responding to calls and emails feels like too much effort, then maybe management isn’t the right lane. Do not rent here unless you want to deal with ignored calls, unresponsive staff, and potentially unjust collections. I would strongly advise anyone to stay away from this property.

SAFETY RISK - Apartment was shot up and management didnt care at all!!
My apartment was shot at! A bullet came through my window while i was at home and shattered my glass window. It was terrifying experience and I was jumpy and on edge for weeks afterwards. The response from management was appalling. Melissa, the Property Manager, demonstrated a complete lack of professionalism, urgency, or basic human concern. In the weeks following a firearm-related incident inside my home, management was largely unreachable. Calls and emails went unanswered for days at a time, and staff repeatedly claimed Melissa was out of the office. When I was finally able to speak with her, Melissa was dismissive and made a point to repeatedly state that management was not legally responsible rather than addressing resident safety, next steps, or offering any meaningful support. Shockingly, over the course of approximately one month, she introduced herself to me multiple times, apparently unable to recognize or remember the resident whose apartment had been breached by gunfire. There was no clear communication, no transparency, and no accountability. I ultimately moved out, believing the ordeal was over. Three months later, I received a notice from a debt collection agency alleging I owe Hall Street Flats $159. I was never notified of any outstanding balance, never provided an explanation, and never given an opportunity to dispute the charge before it was escalated to collections. This raises serious concerns about their billing practices and recordkeeping. Between the dangerous location, grossly negligent management response to a violent incident, and questionable post-move-out financial practices, Hall Street Flats is a place I would strongly advise anyone to avoid. Tenant safety and basic administrative competence are clearly not priorities here

I love my apartment! I won't be moving any time soon unless things just become unbearable somehow. The only thing I would change is having cleaning staff available one day over the weekend. Between the trash pile ups and spills in the hallways and elevators, the weekends are not always the cleanest around the property

don’t do it. save yourself
I really loved the property when I first moved in but it has gone SO down hill. I moved out early due to a roach infestation and massive cracks in the drywall that they would only fix if I moved all my things out. The pool area is ALWAYS packed due to residents have cookouts with 30+ people and unsupervised children every where. The office staff is super kind but ultimately ineffective when it comes to resolving any problems. The noise is a huge issue as it seems everyone is having a domestic dispute. all. the. time!!!! Do not even get me started on the corner store right outside the parking garage entrance, it collects homeless people and other upstanding citizens. do not move here it is NOT a safe area or building. I went to let my dog out and couldn't because a homeless woman was sleeping in the stairwell, when they asked her to leave she PEED on the stair. no efforts were made to clean it up. I could go on and on. don't make the mistake of paying 1500$ a month for roaches & homeless people.

Common areas are filthy. The hallways have dog pee and poop on the carpets. Always smelling weed & cigarette smoke. The community is very unsafe, with the corner store activity, in front of the leasing office. My packages are often stolen. I feel like I live in section 8 housing.

The leasing staff are awesome! They are very easy to work with and very accommodating! They do a good job of maintaining the property and sustaining the look and feel of the property! Thankfully there are plenty of covered parking!

There have been many large roaches in my apartment. I have never had a roach problem in my life. It's disturbing. Maintenance sprays monthly but the problem continues because they haven't found the source, which seems to be the drains. I emailed to asked to be moved to another unit and I didn't receive a response. It's unacceptable to not address your tenant's concerns. There is also a large homeless presence on the side of our building. The police are there almost every week because of incidents or complaints.

Good apartment and service. The staff is sweet and professional. Apartments are full of space and luxury. There is a small gymnasium that, although minimum in equipment it does it job. Pool area is well taken care off.

The apartment building itself is nice. The units are very modern and have spacious islands in the kitchen. Where the building is located feels unsafe at times. There are quite a few homeless citizens that live adjacent to the convenient store. There has been a number of crimes at that store.

It has been lackluster. My apartment flooded. The apartment manager offered no compensation on rent. All she said was sorry. My apartment smelled like sewage. The garage is pretty much another trashcan. There is trash all over. The hallway staircase is covered in dirt, trash, and cobwebs. Only one EV charger works. We need more EV chargers. It is very inconvenient for EV owners that want to charge overnight when there's only one charger that actually works. The gym equipment is old and not maintained. I haven't left a negative review on Google yet, but I may have to if these issues are not resolved. The garage is consistently broken security is nonexistent. They say that there are surveillance cameras, but I have not seen one.

I enjoy the location of the property as well as the semi downtown view. ----- in the leasing office is AMAZING! However, a few things could be better. Having two(2) more electric chargers would be appreciated, since the number of electric car owners has increased. That would bring us to four (4). Also, can the guest call boxes be fixed please?

Overall positive experience at Hall Street Flats. Floor plan selection is great, and finishes are still top notch for the age. The community offers a great value for someone like myself who takes pride in where they live. I would hope to see more effort in upkeep of facilities both inside and outside the building as well as greater emphasis on cleaning. Some residents treat the place like it's a dumping ground which is a shame.

I have never had issues living at Hall Street Flats, but lately the construction and people around the apartment have gotten worse and worse. I'm not sure when this will end. The staff is very rarely available by phone, I wish they were more accessible for when issues arise

Good experience living at Hall Street. I wish that the amenities were up kept better, specially, the grills working; I pay an amenities fee every month and the grills are clearly broken. Also, if the halls could have the carpet clean, that would be great; they smell like throw up. Other than that it's a great experience.

I do not recommend this apartment complex. The community seems nice, but it is woefully mismanaged. When I first moved in, the apartment was managed by Mill Creek. If ever I had a problem, it was quickly resolved. Since Highmark took over management, the building is often dirty; there's always something that is broken (garage gates, pool, etc.); and most of the front office staff is unhelpful. They rarely follow through on what they tell me they are going to do. I can't wait to move out. So much so, that I'm strongly considering terminating my lease. I might lose money, but it will be worth it to have peace in my home.

The community is quiet. That's a real plus; however, tenants don't follow the rules and it becomes unpleasant for those who do. Pet feces not picked up, trash not put down shoot, and stained carpet to name a few are issues that bother me. More urgently, are the smokers of cigars, cigarettes, and Marijuana are frustrating. Finally, the constant and blatant disrespect of parking spaces is infuriating.

Staff is nice but otherwise it has not been good. I have seen roaches almost every week and neighbors are noisy at all hours. I asked to transfer and never got an email back. Overall would not recommend staying here.

Very disappointed
I thought I could finally live somewhere in which I could actually enjoy sweet Ming and relaxing. I’ve been here 2weeks and already the pool is closed until further notice! I was enjoying life after work now I can’t swim. There are no pool balls or sticks. There are are no ping pong balls or paddles. All the amenities advertised are going away 1 by 1. And I have to pay for amenities I can’t even use. Wow

I had enjoyed my stay until recently. Now there have been several security lapses. Specifically the entrance gate has been broken and hasn't been fixed for almost 2 weeks. This is a serious concern since unauthorized people now have access to the garage. Additionally, there have been multiple instances of people shouting in the hallways late at night.

I have concerns about safety on the property, and upkeep. The pet owners are negligent, and I don't feel that management does enough to enforce policies against pet waste. Also, the doors are frequently broken, as well as the garage gate, leaving residence vulnerable to crime.

I have zero complains about this apartment! The amenities are wonderful and the building managers are so very helpful. Our home is so big and very nice/modern/new. Our living area is very large and I do not feel suffocated

Not good, there are constant shootings around the apartments. We only have one security guard. I don't feel safe here, the leasing office doesn't reach out or do things to help residents feel safe. I was outside walking my dog when the last shooting happened. Someone's pipes burst above my unit and my apartment flooded. I had to reach out to the office several times to get things taken care of instead of them reaching out to me and contacting me. Very unprofessional and slow, i would not recommend

The community itself has gone downhill in the last year. More break ins, more loud music, more police called on site. Maintenance hasn't been as responsive. The front office staff has been a revolving door.

Overall, we really like this apartment complex. We started on the Munger side on the 4th floor in a one bedroom apartment. Then, we moved to the Roseland side into a two bedroom apartment on the 1st floor right before I had a baby. The complex is well managed. The only thing that I would say is that sometimes, there's litter/trash in the hallway and outside due to neighbors who party.
