Very comfortable and cozy. Safe for my vehicle which is a plus and have no complaints. Even though I am new, I would recommend based on first glimpse of how they operate. Made friends in the building who are very nice!

I loved living here! Great amenities, beautiful apartment. The fitness center and pool were great! Gated community with modern appliances and washer/dryer. Jerry in the office was the best part! Always available and helped me with anything I needed! Super sweet and made me feel at home!

Well, hello darling! Let's just say that the property was much more than I imagined. The grounds are well manicured, the pool looks amazingly cozy, and the floor plans are awesome! I fell in love. I was on a business trip, but in my spare time I took a look at this property and I believe that this is where I'll be turning the key to my next home. Dallas, Texas here I come!!! Thank you, Jerry, for the tour your knowledge of all the amenities where well said.

I love Modera Hall Street and I've been living here since May 2018. Everyone in the leasing office is always so helpful and understanding (especially Jerry). I just resigned my lease and will be here for another year! :)

I loved living at Modera Hall Street. I only moved out because I purchased a home. Jerry is always so welcoming in the front office. He made my time at Modera as seamless as possible. Mickey and the rest of the maintenance team are the most responsive maintenance team I have ever had to deal with. Modera is a great place to call home and I would definitely recommend it.

Great! Wish I would have received two keys though, since I have a 2 bedroom apartment, and it said I would on the lease. Plus Ive have to pay $75 twice for replacements when Ive heard others havent had to pay.

Absolutely a great community. Living here has been an exciting experience in terms of cleanness, proximity to work place, awesome view of the city at night-time and quietness. I'd surely recommend for friends and colleagues.

Modera was once a dream home to me and now its a reality!! The community here is awesome and I always feel at home every time I walk into the doors of Modera. I would refer this community to absolutely anyone who is wanting a fun relaxing staycation in Dallas!!!

I love this community because of how safe it is for my daughter, plus the maintenance and staff are incredible! They are extremely helpful and very professional. Modera Hall was the perfect move for me. I'm glad to be apart of the community!

My daughter lives here and it is great! 5 Star Hotel experience. Staff is amazing, maintenance was super friendly when I went there and was amazed with the interior of the building. Really amazing price for the quality and location. I love that my daughter lives here and I have peace of mind.

Overall I would definitely NOT recommend living in Modera Hall Street. A lot of reviews have called out Jerry as a fantastic employee - which is true. Unfortunately he is also the only competent employee in the leasing office. Time and time again when issues or questions arose, he was the only one capable of dealing with them. This place LOVES to nickel and dime you. You will not only have pay the BS "amenity fee" you will also pay a variety of "admin fees" which while individually small, add up to an additional $20-30 each month. The building is across the street on one side from a vacant lot frequented as an night rest for the homeless, and on the other across from the East Dallas Projects. This means not only will you be treated to a constant parade of poverty right next to your faux-luxe apartments, if you have the misfortune of having a streetside unit, you will be treated to constant screeching tires, blasting music, and shouting arguments throughout the night. If you are a college student, these factors likely won't bother you, and you'll thoroughly enjoy the spring break vibe of the unit. If you are an adult with a day job, who enjoys not hating the apartment they live in, STAY AWAY.

Its pretty exciting community, mostly young people like me. The facilities are new and fancy, just hope they can re-open some time. The leasing office normally reply emails quickly and will offer help to all questions.

The community is not safe. The doors to the exterior are always unlocked. People do not clean up after their pets, and the hallways consistently smell like feces and urine. The pool is like a spring break party every weekend even during COVID. The walls are paper thin, and it constantly sounds like my upstairs neighbor is rearranging their furniture. The management looks for ways to nickle and dime the residents. Instead of holding people responsible who are loud, steal keys, keep garage parking passes and break the rules they punish the whole community. They find ways to charge us ridiculous "amenity fees" even when we couldn't use any amenities during the COVID-19 lock down. It is also incredibly unsafe that they only allow residents one key. I have seen people locked out of their own home at nights because they didn't want to pay the extra fee to be let in outside of normal hours. Their are been several cars broken into in the parking garage and every time they tell us the same thing, that everything is fine and the police have been notified. They have one camera in the garage and it is of such poor quality that no one will ever be caught. When multiple residents had their door mats and door wreaths stolen over and over again the management said "sorry, nothing we can do." They said they wanted people to feel safe but no one ever saw anything to report. I asked why they didn't put in a camera where it was happening and they said it was too big of a liability. For over a month, the lights in the parking garage flickered and would have been enough to send someone with epilepsy into a seizure and again the office said they couldn't do anything because it would cost too much money. This place does not care about residents they only care about making money. I would never recommend this place to anyone and I cannot wait to move out.

Excellent view of downtown even from the east side. The balcony is very relaxing in the evenings and a huge (unanticipated) asset to the apartment. The apartments are clean and quiet with great utilities. I feel very safe in my apartment on the 5th floor.

I havent have any problem in the community. The elevators work with your apartment key, which make you feel more safe as not everyone can get into the complex easily. The dog lounge is awesome as the walking dos places. The apartment have a dog park close by where you fur babies can socialize. Overall my experience at Modera have been amazing. The staff were so helpful and understanding about my situation at the time I move in Modera.

Living here was OK. I really loved Jerry in the main office he was always extremely nice to me but the lack of communication with management after hours regarding important issues made me feel very uncomfortable and unsafe. I brought up the issue of feeling unsafe a couple times to management and emails. Nothing was ever said or done about how I felt very uncomfortable . It would make me feel a lot more safe if I could have the opportunity to reach management after hours with the concerns such as these.

Corporate management is Awful. They have treated their residents badly during the pandemic. They charge an "amenity fee" on top of rent which is a BS move to start with, it's not like they are a Vegas resort, but to add insult to injury they charged it even while barring or severely limiting access to amenities. For a month now, the government has allowed gyms and pools to be open but they have drastically limited the hours we can use them. If you work a regular job forget M-F, because the hours are 9:30-5:30. Sunday the Main day everybody has off, we can only use the gym and pool from 1:30-4:30. That's right, 3 whole hours!!! This also means you can't grill dinner 7 days a week. This has nothing to do with any covid guidelines, they have just created hours for their convenience which match leasing office hours when unsuspecting prospective residents might be touring. I will not renew because of the poor treatment. I feel sorry for the local managers who are nice folks stuck with enforcing arbitrary and unreasonable rules.

The community spaces and apartment itself are very stylish and well appointed. Maintenance is always very timely with requests, and the rent is fair for the area. However, the staff (with the exception of Jerry, who is always very pleasant) is horrid to work with and their attitude toward residents is demeaning and rude. Policies change depending on who you talk to. I avoid them at all costs, and if I do have an issue I will wait until Jerry is in the office.

Modera Hall Street has been a great community to live in. Compared to other communities that I have been apart of, this community has always acknowledge my questions and concerns in a professional and timely manner. The staff has been great, and overall I don't have many complaints.

Modera Hall Street is great. Everything youd want in an apartment complex. Central to in and around downtown Dallas without the expense of living in downtown or uptown. Staff and maintenance are amazing and always extremely helpful and attentive when you need something.

Jerry was awesome! He was very professional and definitely understands customer service. We have never had a better moving experience and I definitely can say that Jerry and the team went out of their way to make this the easiest move we have ever experienced! That location is convenient or commutes and close enough to grocery stores bars and restaurants.
