This is my second year at this apartment. Overall Im very pleased. Jerry in the front office is phenomenal and overs the very best customer service. Maintenance team is great as well. The parking spots in the garage are a little tight for SUVs and the guest parking is very sparse, but Ive never had any significant issues here.

Samantha in the front office showed us our apartment when we first visited. She was knowledgeable, friendly, and super welcoming. During our move in process Jerry did the same for us - helping us get set up with parking, mail, amenities etc. Maintenance is hardly required because the building is new but is speedy and effective when you do need something. All in all its a great-looking apartment with an amazing, helpful staff, and solid amenities!

I do not recommend Modera Hall Street. From day one it's been one problem or the other - walls are so thin that you can hear music from the next apartment even if it's not loud - smelly pet wastes to welcome you: it doesn't appear that the dog park area is cleaned regularly. It stinks all the time. -non-chalant attitude from the staff: I have never raised an issue that got resolved. I have always been told to go figure it out or fix it myself. - broken equipment: printer never worked from day one. When I asked the leasing officer, I was told to go outside to get my printing done Renters beware!

I have been a resident for over a year and really loved the property at first, I even renewed due to the current COVID world (just visiting properties and hiring movers just doesn't feel safe enough to even think about moving). The staff here is friendly and attentive, the community is very secured, almost an annoyance, but I feel very safe. The maintenance team is quick. You are so close to all of your favorite hangout spots, restaurants, bars, etc. It is also in a walkable area! However, halfway me living here the community added a monthly amenity fee onto rent, still don't understand why, because for example the gym never has clean towels, it doesn't ever look professionally cleaned and is always messy when I go (equipment out of place, missing equipment). The outside amenity areas don't look wiped down or cleaned, outside of typical pool cleaning. So it seems just another fee to charge residents, that I haven't seen benefits from. The amenities are only during office hours and can't be rented outside of that. Other small things, this community does not have door-to-door valet trash pickup that you would expect to be included for the amount of rent you pay, on top of what other communities offer, the stairways typically have resident trash in them for days/weeks on end and aren't cleaned on a normal. Overall, living here isn't bad and has been enjoyable at times, but I expected a better experience. I had the opportunity to refer a friend to live here after visiting, but I recommended they select their other option because they received more for their dollar.

Jerry, specifically is knowledgeable, friendly, honest, and goes out of his way to make sure everything is perfect. The units are modern and gorgeous, I couldn't be happier with mine.

We have called Modera at Hall Street home for over a year. We love the convenience to downtown Dallas. Our jobs are close by and we save time and money by not living in a suburb. The office staff is so friendly and they truly care going above and beyond for us. The maintenance team is outstanding providing fast service. They even spoil our dog with treats and he stays happy. Thank you for serving your clients so well. I've lived in over 16 apartment communities in my lifetime and it's rare to find management like this. The neighborhood next door us a bit sketchy, but we feel safe in our home and parking garage.

Ive lived here at Modera Hall St for a year now and signed another 15 month lease to stay. I love my unit, and the front desk staff is always incredibly helpful and friendly. Maintenance has been above and beyond for me; best one Ive had yet!

Watch out for the reviews on here, Google, and Facebook. Modera Hall Street is cheating by having residents get points in exchange for good reviews. I'm glad when I moved out because they were always pestering me for a positive review. That felt dishonest, so here's a negative review to at least counter balance the positive ones they paid for.

Its a nice, beautiful and lively community. If you look for peace or have small children, it may not be the place for you, as it can get pretty noisy. There are a lot of amenities to enjoy. I personally like the pool area; however, almost every weekend there is a private party and it gets pretty crowded, so theres not much space to swim or lay on a lounge...its great you get to have friends over though and socialize...Love the ping-pong table they provide. Its a great past time for me.

Its fine. Parking is just annoying.. coming after along day of work and not being able to park in garage on my floor is annoying.. going all the way to the 5/6 floor and I live on the 2 and its only 7-730pm is insane lol

We have been residents for one year now. Management and maintenance performance, courtesy and consideration has been consistently impressive over the entire year. The apartments are modern, practical and comfortable. Amenities are well maintained and location is very convenient. Admittedly, units are not superbly insulated resulting in noise/vibration transfer between neighbors (this may not pertain to all units). Most complexes similarly built in DFW.

Great place!! Very clean and great location. Staff is usually very helpful except when I call the main offices. Also, very strong community. Ive been here a few weeks and have already made a few friends. During move in, there was not one person who saw me who did not offer help! Love the people here.

So far I have enjoyed living here, the amenities are really nice and I love our unit. The only improvement I'd note is sometimes I see dog poop in the hallways which has ended up getting into the carpet. Other than that I like the community.

I really do enjoy living here. The staff are friendly, the features are new and clean, and provide a luxurious feel coming home. Convenient to downtown, uptown, Deep ellum. Although it can be rather inconvenient, I feel very safe and secure because keys are required everywhere.
