My unit is great! I've lived here 2 years and for the first year, I felt like fellow residents were respectful of common areas. Unfortunately, within the past 6 months things have started to trend in the wrong direction. It seems as though residents no longer consider that they have neighbors. It's not so much those directly next to me, but the community as a whole. The one silver lining since new management is maintenance went from good to great.

    I've lived here almost 3 years, and have had no issues. I love the location and the new property management is great. I think the amenities and upkeep of the property is pretty good. The surrounding area is not always the best, but the apartment itself is great

      This apartment is terrible for security and management does nothing. Grand theft auto, packages stolen, windows broken, the building being shot at regularly, dog park is a mud pit, security cameras don't work. Live somewhere else.

      Honestly I would find somewhere else to stay. Since new management has taken over this apt has gone downhill. The staff are rude and unhelpful. The apartment has parking problems when there is a garage. It's just a mess and I'm glad I am leaving once my lease is up.

        It's alright. The only bad thing is, Having deliveries after office hours is a nightmare and the parking lot at night does not work. I wish I had more privacy when opening my window (first floor) and that maintenance would come faster.

          I've enjoyed the community! They are good about regularly cleaning and for the most part handling packages well. The one thing is I really wish recycling here was easier, we need recycling bins in the trash rooms on each floor. People just put their boxes in their anyway because it's too difficult to find the recycling bin (I still don't even know where it's supposed to go).

            Some leasing staff were professional while some weren't. They were flexible with move in price. Move in wasn't smooth, apartment expect you to pay for everything and there is no equipment for move in.

              This community was really nice. I have stayed here for more than three years. However, with the management companies shift, lots of things changed. I noticed they were trying to make some changes, they added some door closer to make it less noisy. However, we used to have 4 hammocks in the courtyard. 2 of them were broken and never got replaced. In the gym spinning room, there was a TV. It was broken and didn't get replaced. Gym equipment was worn out and no one seemed care. Way more roaches than before. I suddenly had some in my first floor apt and have seen multiple dead roaches in the courtyard already, which had never happened before during my three-year-residency. So still a lot needs to improve. Thanks!

                Ricardo is very nice. Everyone else, not so much. Seems like the office got a lot of new staff. Residents can't seem to take their trash out properly. I wish the office would fine residents for not breaking down boxes and taking them to the recycling. The trash rooms ends up being a mess bc of it on the 5th floor. Also they need to patrol parking more. There are lots of guests that park in the garage

                  Have now lived here for over 4 years. The B6D layout is perfect if you want a large apartment with lots of space. The maintenance team has always been great and folks in office are usually helpful with any issues or problems. It recently has been sold and rebranded as Hall Street Flats but so far things are still pretty good. One issue you would need to be aware of is that there is virtually no sound barriers between floors so you can hear a lot of noise. If you have good neighbors not an issue but if you have neighbors who don't respect others, you may not be happy. There is a quiet time between 10pm and 7am but again some folks don't think it applies to them, so you have to report them in order to get issue addressed. Security is generally good, but the garage doors do not always work, and it seems to take forever to get them fixed with can create security holes where non-residents can get into the facility. Also, some residents prop doors open which can allow non-residents into the facility. Again, this is due to some inconsiderate folks who live here who don't think of anything but themselves. Most folks however try to be considerate of others. The neighborhood is fine during the day but would not walk alone after dark. More development would help but after 4 years nothing really has happened to make a big difference.

                  Look Elsewhere

                  I am a current resident at Hall Street Flats (formerly Modera Hall) and I feel like someone needs to let out the truth about this place. It isn’t fair for people to move into this place expecting one thing but getting another. The reviews listed online are favorable because they are for Modera Hall. However, in July 2022 Highmark Residential became the owners and Modera is no longer involved. Sure, there were some negative things while this was still Modera Hall, but not nearly as many that have resurfaced over this past month. I could have looked past these few items because the Modera Hall staff was great. They were kind and responsive. Unfortunately, most of the staff left when Highmark Residential took over. I am not just an angry resident. I truly liked this place and had all intentions to renew my lease, but since Hall Street Flats is going downhill, I am now going to move out. I’ll give a few examples and if you still choose to live here more power to you. • We live right across from Section 8 housing (Roseland). Nothing against Section 8 housing at all, but it does have some disadvantages. Now, I knew about the townhomes when I moved in and it is out Hall Street’s control, but it is still something that you will have to live with daily so it is worth mentioning. o There have been numerous shootings including murders, drive by shootings, even shootings hitting out apartment complex. I have seen these shootings happen with my own eyes. o When you call 911 they say they cannot do anything because Roseland has their own security and they monitor the properties and will address issues if they choose. o Also, fireworks are constantly being shot off at the townhomes. No, not just on NYE or 4th of July. They stock up and buy fireworks when the stands open. So you can expect to hear random fireworks go off at all hours of the night from about May – August (I still hear them). Some people that do not know about the fireworks think they are gunshots and get frightened. o Noise: all day and night people walk down from their townhomes and down to the bodega at the corner of Hall and Munger. The issue is not with walking, but children and adults alike constantly yell to someone down the street (although it seems like they are yelling at someone on another planet). o Noise again: the cars that go by are sooooo loud. I’ve been woken up many times at all hours of the night from them speeding by with their extremely loud exhaust. You know those people you see drive on the street that screech and make an obnoxious noise when they take off. That’s them. Also, people drive so fast on Munger (and even intoxicated) that several times cars have veered off the road and into the townhomes (the metal fences have been wrecked). Luckily, they haven’t crashed into the other side and hit the apartments. Beware if you live on the first floor facing Munger. • Elevators break down often and there has even been reports of people getting stuck in them. If you like hiking up several flights of stairs in the heat, then this is the place for you. • Trash must be disposed of in the parking garage. The chute is located on the opposite side of the garage for half of the building so if you have lots of trash you will have to make several trips. To recycle, you must walk down to the first floor with all your boxes and recyclable items and place them in the recycle dumpster. This is also located in the garage. • Visitors are basically not welcome here. When the garage doors are being utilized, they are closed when the office is not open (ie. All day Sunday) so visitors are not able to park in the 5 visitors spots we have. Also, for food delivery you must go down to the street to get your food. • Speaking of garage gates, ever since Highmark took over, they have been open 24/7. There are so many car break-ins in the area so it’s only a matter of time before people sneak into our garage. • We used to have a security company that patrolled our apartment, and we could call after hours for any issues or noise complaints. The second the new management took over they cancelled the contract with the security company. • Packages are placed in a community locker or on the floor, pretty much wherever the couriers choose to leave it. There have been reports of stolen packages since everybody has access to them. • Exterior doors don’t lock properly so homeless people have been seen sleeping in our stairwells. • The call boxes at several of the entrances don’t work so you must physically go down to get your guests. • We have a dog park on the premises, and it is constantly filled with poop because the residents don’t clean up after their dog. • The fire alarms have only gone off a few times, but when they do, they produce the loudest, ear-piercing noise you ever heard of. They went of last week at almost 11pm. I hope I am at least able to help one person avoid a place where they would be unhappy living. I have no negative feelings towards the apartment complex. I just feel it is a place that is no longer suited for me. I wanted to be honest and straightforward with all of you who are considering moving here.

                    SCARY SCARY PLACE TO LIVE!

                    Run away from this place I do not recommend this place at all. 0/10. If you want your car broken into while parked in the parking garage, come here. if you want your vistor's car window busted out and all the staff tells you that none of the cameras work, come here. This property is poorly ran with no security. They've taken door handles off entry doors. None of the key pads to enter the doors work. Parking here is terrible. 0/10. I guarantee you will not have a parking spot near your floor. They will tow their residents cars for parking near their floor instead of addressing the terrible theft issue they have here. Mail is even worse. They will leave your packages out to be stolen. Cleaning is terrible here, trash & bottles all in the stairwells. The staff will handle you poorly once you sign. Definitely do not recommend to anyone, not worth all the money you're spending.

                      DO NOT LIVE HERE ITS NOT SAFE

                      My apartment has been shot at, I have bullet holes above my bedroom window, then a month later two people were critically injured in a drive by shooting. there are so many drive by shootings, gangs, massive crime, and drugs. I tried to get out of my lease and move because it’s gotten so bad and the apartment complex manager BRACY said that my safety is not their responsibility nor grounds to break a lease! Having to get an attorney to move!! It’s only a matter of time before someone is killed there. Runnnn FAR away from this place it’s not worth it. It’s Scary ------!

                        Let me start with the good. This definitely is a nice complex when upkeep in the common areas is done. The apartment layouts are beautiful. Nice gym. Nice pool. Centrally located. The maintenance team here is amazing. They definitely are a highlight. That’s about it. Now for the cons: There is no sound barrier between you and anybody else in here. They were in a rush to erect this building and seem to really have left that out. If someone is smoking you can smell it in your apartment. You can hear their conversations. You can hear every little detail. Management is not good at enforcing the bylaws that they have you sign in the contract. People will receive violations but as the previous community manager told me there was nothing he could do and couldn’t enforce it. That he couldn’t make anyone do anything. So I honestly would not expect it. You will have to consistently remind some members of management on an almost daily basis if you want something done. I will however note we do have a new community manager and maybe that will provoke change. I would however ensure you have it in writing. Parking can be a hectic problem. You’re not always going to get a spot on your floor unless you pay for one. There are more empty paid spots here then honestly needed. If your handicap there aren’t that many spaces. There might be two by the main hallway and if you live towards the backside of the property that might make it difficult. Realistically, you might only be able to access one. As one of the spaces tends to be near the charger for the electric vehicles and people will park in it who don’t have a handicap tag or plate. You will have people parking here that don’t live here. I’ve seen multiple cars parked here with no parking decals. I can honestly say I’ve never seen a tow truck in here. If you move in and work late be prepared to walk or make sure you get a little cart because it’s not a guarantee you will be where you need to be. You might definitely have to park on the roof even if you live on the first floor. People will trail you in who don’t have access to the complex. Traffic is constantly haulted by parking that blocks or mars you from safely getting out even though it’s a no park street. It’s mainly due to the liquor store that services the neighborhood. We have package lockers but unfortunately they are continuously stuffed and packages can sometimes be scattered around. You will definitely want to make sure that you’re on top of getting your packages especially if it’s a meal prep option. As some of the delivers don’t know how to work the system and it ends up in a non-refrigerated container. If you’re coming from a property with a butterfly system this is not the place. If you have any kind of deliveries that are outside of normal hours or friends coming to visit. You will always need to come get them. There is no guest parking and yet there’s no parking for you as a tenant either. So if you entertain or would like to you definitely need to consider what hours you’re going to do it and where your guest might park considering there are a couple complexes that use the side streets surrounding this property and a housing authority complex that also use the side streets to park. Security is NOT on site and has been contracted through signal 88. So if you call there’s not necessarily going to be an immediate resolution and whether or not they come is another issue. I called one night and I don’t believe anybody came in until around 4am which is when I heard the music finally cut off in my home. So if you have an issue and you’re not a cop caller, you’re definitely going to resort to it. I also would advise you that you have a cop come to your home and let you know that the situation has been resolved. I recommend keeping a paper trail moving forward if nothing is done to cover yourself. overall I would not recommend this property. Especially if you want to feel valued as a tenant

                          **DO NOT LIVE HERE, especially as a woman** Look at the most recent reviews, as another company bought the old one out in the past year. I've lived in complexes with difficult management, but this one is BY FAR the worst. Feel free to message me with questions! 1. SAFETY: This complex neighbors, what I believe is, government housing. I've seen used NEEDLES on the curbs, numerous drug deals, and neighborhood people strung out very often. There is one neighbor (right across the street) who will yell at you, threatening "I'll slit your throat, you white b***h" (or some variation) for no apparent reason and without provocation, even during the day. Neighbors have also threatened my roommate, boyfriend, and other residents (confirmed). I've seen them talk to people who aren't there. I don't feel safe taking my dog out at night, so I don't. 90% certain that drugs are being sold from the little store on N Hall. They used to have a police watch tower a couple lots over. Google it, they place those in high crime areas. 2. SURVEILLANCE: I personally had my OWN bike stolen here. I placed the bike in the LOCKED bike storage area. I ALSO put a bike lock on my bike. They have little/no cameras to protect residents against theft. I obviously reported the theft to the office, and they provided me with no solution, as they don't have many cameras. If you are a victim of theft, good luck because their assistance will be feeble. Side note, the closed off bike area is IN the parking lot, so pray your car does not get broken into/stolen. 3. PARKING: As other reviews mention, the parking here is scarce. If you're arriving at night, prepare to park your car on the open roof. The gate malfunctions often, and just recently, the fire department came because a bunch of cars were trapped inside. The sensor is glitchy, and the gate violently slides up/slams down. This is great for expediency, but terrifying when it's not working right. I had to SPEED through the gate one time because the gate nearly slammed down through my windshield. It was scary, and the SAME thing happened to my roommate. Also, the gate closes for guests when the office closes. For guests, this means that if they park in the limited guest parking area, their car cannot leave the gate after ~6 PM. Because their car does not have the sensor to open the gate, their car is locked inside the gate until the morning. 4. MAINTENANCE: In sum, Mickey (and his team) are GREAT for general repairs and are very pleasant to work with. These complaints are mostly regarding maintenance of specialized appliances, such as the elevators, gates, and doors. The elevators are down often. When they are down, it takes DAYS (4+ at times) for them to bring contractors out. The back door next to Roseland (a street perpendicular to N Hall) has been broken/malfunctioning for the majority of my lease. Main issues: a) door opens without a fob or code, b) the motion sensor for exiting residents malfunctions and you have to walk up and down the stairs to re-trigger the sensor for the door to unlock, and c) the call box is difficult to use for guests. 5. SMELL: The residents here do not have respect for the common areas. There is often pee/poop in the elevators and in the hallway. A couple residents (I'm assuming) have placed plug-in air fresheners in the hallway for this reason. I have to carry my own dog into the elevators sometimes because my dog won't even step FOOT in the elevator bc of the smell of urine. Further, the dog run inside the complex smells like a zoo. There HAS to be a drainage issue going on. This is problematic because then you are forced to take your dog to potty outside the complex, see point #1. 6. PACKAGES/MAIL: The package room area is WAY too small to accommodate all of the residents. There are loose packages everywhere in the package room - on the floor, against the walls, on top of the mailboxes. Further, they have two XL package lockers (probably 6' x 3') where they stuff packages that don't fit. Thus, you often have to DIG through tons of packages to find yours. I often have to take out a bunch of packages from the XL lockers to locate mine. This is not only for XL packages, they put big boxes/amazon pouches/small padded envelopes in there. 7. LEASING OFFICE: It really seems like nobody (except maintenance) works here. It's nearly impossible to get a real person on the phone other than their "off-site leasing agents" who basically serve as a voicemail. They got rid of all of the decent leasing agents/they left after the complex sold. Don't be fooled by the $300 refundable deposit. You won't get it back. If you have a dog per your lease, be prepared to pay for a full re-carpeting (over $700). They send rude emails to all residents to threaten exorbitant fines. A few words in sum: never present, but nearly always unpleasant. *I've been waiting all year to warn people about this place, but honestly, I feared retribution. I wouldn't put anything past them.*

                              Modera hall is a great apartment complex. Every staff member and maintenance member is very nice. The overall community is kept clean. Sometimes it can get a little noisy & people will screech their tires in the parking garage for no reason. But I do enjoy living here!

                                  Do not move here. The amount of rent you pay does not reflect the services provided. Staff does not support you or your needs. The only positive is the maintenance staff. They are kind and efficient when it comes to apartment maintenance. The dog park is filthy and the security is poor.

                                    This complex was great under previous management. Now, the maintenance staff is slower, they are going back on promises from past management on large items (such as TV incentive for being the first renter of the apt). Many individuals I know who have recently left feel the same way. For the price, I recommend going somewhere else for your move

                                      Everything is fine but I do not like how the gym is not 24 hours anymore. I do not understand why the hours should be limited during covid, if anything it would be safer for me to go very early in the morning when no one is in there rather than me go during lunch when there is 20 people inside.

                                        The best thing about this apartment is the location. Super close to downtown and easy freeway access. Other than that the apartment itself is average, which is to be expected when you live in a complex so large and share walls.

                                          We love Modera on Hall Street and have been here a couple years. Our only issue is many other dog owners in our community do not clean up after their dogs despite the lease office addressing it. A few of us just end up cleaning up after them as we want our dogs to have a clean space to do their business.
