I have been living here for over 5 years and have never had any problems. It is very peaceful and quiet; no problems with neighbors. The people that work in the office are always very respectful and friendly. All work orders are taking care of expediently; usually the same day or the very next day. I have never had to call twice about the same problem. I have never had my apartment or car broken into. They keep the complex clean and looking good. The apartments are less than five minutes from Walmart and other stores. This is a great place to call home!

    We haven't been here very long, but we absolutely love it! The staff is incredibly kind and helpful, the neighborhood is rather quiet, and we love the apartment itself. It has plenty of living space and storage. It's in a great location, just minutes away from anything you could need.

      I love my chestnut ridge community. I have been there for 2 yrs and I feel safe. I have never had any problems and when I have a maintience problem they come right away!!!!!

            I dont know where to start. Constant water problems i wake up this morning no hot water . call office no answer no call back from maintence. i have never stayed an a apartment that you would get of work no water. Get up for work no water. No apologies from managment. No discounted water are rent due to the jnconvience. I finally got some people together to call the city maintence on this problem . avoid renting.

              Please read before even thinking of visiting: RUN AWAY FROM HERE! DO NOT RENT HERE! I lived here for 4 year and until this year it was really nice. HOWEVER: The new management staff the most unprofessional group ever and are the biggest thieves and liars you'll ever encounter. They have no business dealing with the public. I'd get better treatment from a loan shark who I owed tons of money to. This place has gone down hill in the last 4 months when they took over. Bully breed dogs like pit bulls are now welcome on property and are frequently seen around. Mgmnt will not deal with the unsupervised children running loose at all hours and breaking into vehicles. They refuse to fine tenants who speed through the complex and play loud music (especially vulgar rap) all night. The grounds look like a bomb went off with all the weeds, overgrown shrubs, and trash thrown about. Kids have torn up the once nice dog park. Fighting tenants are not dealt with either. My neighbors upstairs fight all the time, screaming, throwing things, and stomping through their apartment. Your lease will be violated like a street walker with their faked added fees thrown in every month on the water bill with no explanation. When you ask for one they say you signed a lease addendum for the changes. Of course, they can never find your file because "it was moved from one cabinet to another and we can't locate it but we'll get back to you." My apartment has been broken in to twice this year (never happened before) and it took the cops 2 hours to come out and they never did catch the guy (who lives in Bldg 10), and the so-called "community officers" patrol only a couple times a week now instead of every night. Drug dealers are infesting the place all the time. Vice has been out here 5 times in the last year alone. Maintenance is a joke, it takes them a week to fix a problem and another 2 weeks to repair the mess. Pest control is actually pretty good, Jon knows bugs and how to get rid of them (wish he could get rid of some of these pesky tenants). Screw the lease, I am out of here!

                RIP OFF!! BEWARE!! STAY AWAY!! RUN FROM HERE!!! This complex is the poster child for everything wrong with a complex. The new managers are a total joke (the previous ones were much better, but certain people don't like competent and fair managers). They are the sleaziest, sneakiest, lying thieves you'll ever meet. They kiss your backside to get you to sign the lease, then they treat you like a homeless person when you need something done. They don't even pick up the phone anymore, just let it go to voice mail and maybe get back to you the same day. You pay $100 more for a first floor apt. The pool is open from Memorial Day to Labor Day only even when every other apt in Fort Worth & Tarrant county is open year around. Manager claims the city makes them close during the winter & spring ("it's the law") but that's a lie, too). There's leaks everywhere and nothing gets fixed the first time out. Now they're gouging our water bill by adding $11 a month for garbage service - that's already included in our rent - on top of padding the bill with "occupancy fees" that show this company is clearly make the complex profit from the water service (very illegal and Texas Utility Commission is investigating). The manager claims every tenant got a lease addendum for garbage service charges before they were added, but that's a lie. Every tenant who's been talked with by TUC has no clue what she's talking about. They also take out the water bill from your rent if you're late with the water bill (also very illegal and being investigated) so they can charge you massive late rent fees. They no longer accept money orders and are thinking of going to online only payments where a $7.50/mo to $15/mo fee is charged. Forget about getting your deposits back! You can make the place look like a model home and they'll send you a fake bill for 100's of dollars saying you didn't clean this or they had to fix that. One tenant left a yogurt cup and a jar of mayo in the fridge and a fork in the dishwasher and were billed $250.00 on top keeping the deposit. They will find a way to keep your money, which is kept in an interest bearing account but the tenants don't get their deposit back nor the interest accrued when they move. The vice squad has been out here 4 times in 6 months to arrest the drug dealers on property - and the scum moves back in with no problem. Yes, this place is a drug dealer haven since they ask for and get the road side and back gate units with no questions. When you have finally had enough and want to move, give at least 90 days notice and make sure the manager, not those slimy agents, walks your place with you AND signs off on the walk through form AND takes pictures of everything (especially the insides of the washer, dryer, oven, the fridge, and the dishwasher), before handing over the keys and remote. If not, you'll get a bill with fake charges and you'll never be able to prove anything. Watch out for the photos - they're fake as well. The only real pic is that of your apt number. So-called upgrading, the "granite counter tops" are the fake granite (you can tell by the sound when you thunk on it and by the look), the appliances are the cheap ones already in the apartments and spray painted black, the kitchen back splashes are cheap aluminum and easily come off the wall, and the "hard wood" flooring is cheap linolium that is easily torn. They claim to be "upgrading" to keep up with the neighborhood - which is either Section 8 and low rent (we're not that stupid, sorry). The kids living here are totally uncontrollable and raise hell day and night. They ride their bikes on the sidewalks and won't move for people walking. They ride their scooters in traffic and expect you to stop for them. They're obnoxious destructive unsupervised brats with mouths to make the most profanity using rapper blush. The N-word and the C-word fly out of their mouths like it's a good thing. Visitor parking spaces are taken up by tenants who have more than 1 car (one 1 bedroom apt has 4 tenants and 5 cars). and there's a couple thugs who do auto repair here as well (at the gym circle), bringing in their friends' cars to work on (and taking up more visitors spots). The noise is out of control on weekends and late at night. Rap music blasts so loudly you can see the water in your glass ripple. Slime balls knock on your door late at night looking for someone (read: scouting your apt) and asking for money. Forget about security. I haven't seen a community officer in weeks. Litter is everywhere, the so-called dog park is badly maintained (poop bags haven't been stocked in months and the bench is falling apart). RUN like hell from here unless you like low rent trash for neighbors, thieving leasing agents, and the feeling of absolute insecurity.

                  I rented at this complex for almost 2 years. I never had any major issues with the place. However, upon moving out the staff went out of their way to screw me. Despite moving out by 12/02/13 (which was when my 60 day notice was up), the move out statement they sent me stated I did not move out until 12/16 and charged me a months rent, and 9 days of late fees totally $90. They did this to get out of having to refund my pet deposit, remote clicker deposits, and apartment deposit. The buildings are crafted out of cardboard so you can hear your neighbor showering, using the bathroom, everything. The complex often posts warnings on the doors alerting the community of yet another car break in, ect. The parking is scarce ever since they installed the overpriced covered parking that no one pays for. The only bright spot is the maintenance crew is always prompt, polite, and fix the problem. I had NUMEROUS issues with things breaking, but they did come quickly to fix it every time. Lastly, and one of my favorite things Chestnut Ridge would do is come into your apartment with like one days notice for mandatory safety checks or something. Working night shift this was very inconvenient because there was not enough notice to preplan, and they would wake me up at 11am when I had to work all night that night. The fact they gave practically no notice was the angering part about it, makes it feel like it is not your home. They would do these checks every couple of months, sometimes twice a month. The apartments are very affordable for the size you get, but just know you get what you pay for.

                    When we moved into the place in 2011- we liked it. A lot of space for the price!! Living on the 3rd floor is a good way to have quiet surroundings (and great cardio) but we did have a neighbor underneath us and we could hear every word of their belligerent arguments. Oh and I can't forget the one crazy woman next to us that broke in their front door and slashed her boyfriend's tires after getting into a bad fight. There is obviously lower standards for accepting residents. Maintinence was always punctual- except once I had to call the office again for a leak that had not been fixed but they were very apologetic and someone came out the same day. Office staff changed shortly after moving here. There is one incident with the office staff -(Monica?) that works up there is very unprofessional. I walked into the office needing help as she sat their cooing and drooling over some guy that had brought her food or something. I stood there about 30 seconds before she decided to wipe the drool off her face and acknowledge me. She needs a new profession. Nicole seemed nice and also new to the industry but always seemed interested in helping me out or finding out who could. Cindy is part of management. She does seem to be overwhelmed with the stresses that come with her job- she can be harsh sounding and come off rude/blunt but her intentions never seemed malicious and helped me out when i needed with any move out questions I had ( which were quite a few). I was very concerned with move out fees. I had read so many reviews on here stating that the office staff had really stuck it to them with move out charges. I ended up turning my vacate notice in 8 days short of the required 60 day notice. So I did receive a bill for the entire month AFTER we moved out. No one mentioned to me that we could have just paid a pro-rated 8 days, which is a lot cheaper!! Go figure... BUT to Cindy's credit, she talked it over with me and we got billing sorted out and I'm very happy with the result. We did get charged to replace the blinds and to clean out the oven- but rightfully so. Our cat ruined the blinds and we flat out forgot to clean the oven. FYI- I never saw one roach or bug in my apartment BUT then again I was on the 3rd floor? And on to parking... I was very happy with parking in the beginning. And then came those darn covered parking structures. After reserved parking took up most front spots and covered parking took up the rest of good parking, sometimes I would have to park out by the dumpster- for the next building!! And NOOO you couldnt park under the covered parking (where no one was purchasing the spot so all parking spaces were vacant) because they will tow your car. Yay!! More cardio! Anyway, my experiences overall were mild and I would suggest moving here BUT take heed in the negative reviews because some of them are very true.

                      My roommate and I moved from UTA apts and I have to say I love my new apartment. I wish the kitchen was bigger since we tend to eat around the same time but it's workable. Vistiors parking is limited but plenty for residents. Ive seen the tow truck a few times so the towing is enforced like other reviews stated. Gate system is complicated but you can always get a remote. Everything is else spacious & the room and closet are perfect equal size for roommate. Also it smells once in a while from the factory during hot nights but not a big deal. As long as your not just outside at night. The management have been nothing but helpful to our needs and if they don't know they will tell you who will know and get back to you. Maintence have responded in mannerly time. On father's day they show up in a hour to fix our A/C since it started to leak more from when place a request Friday. I've seen the cops patrol a few times but I think that's a good thing so people won't do things. Plus you can check FW police website to see crimes reported on the area for yourself and for this area majority of it happens ar Walmart and the other apts. Crime exists no matter where you go. I've read the other reviews honestly seem mediocre to other places we look at. So far from personal experience I feel we made the right choice.

                        Management doesn't want bad reviews so they screen and delete, so here goes. --------- Harlem Central Projects low income trash has moved in and completely ghettoed the place overnight. Management does NOTHING about noise, trash, or vandalism complaints because their scared of the new tenants. I moved in over 3 years ago and signed long term leases because it was really nice, quiet, clean, and safe when I first moved in and it felt good to live here. Not anymore. Garbage is everywhere, loud obscene rap music plays at all hours. In the last year, the police have been out and patrolling more than I've ever seen and even my long term neighbors say its gotten really bad lately. Tonight my daughter found a couple used condoms in the grassy area behind the pool tonight as she was walking the dogs. You get drug users looking for money or looking for their dealers at your door at 11pm. Scum bag tenants from other area complexes learned how to break the locks on the walk in gates to come in and break into apartments, damage cars, break into mailboxes and use the pools. you can't even walk your dogs anymore without being harassed. kids are totally unsupervised and also do a lot of damange to cars and apartments. People don't even throw trash IN the dumpsters, even when the dumpsters are empty, they throw the trash on top or just leave it beside the dumpster. Ciggarette butts are everywhere, booze bottles where left on a sidewalk after a party. The new tenants who moved in this week near me didn't even break down their some-2 dozen big boxes, they just left them full of trash beside the dumpster. Every night this guy parks his car in the road and leaves it running with the radio blasting rap music and it's not even at my place, but I can hear it. It's not worth the low rent to live here. I'm getting out when I sign on a new place soon. let them sue, I don't care!!!

                          I lived there for 2 and a half years. The office staff was ok the 1st year. That soon changed. Back in June 2012, I was told I could use one of my 2 mnths free rent for renewing my lease only to be informed by a maintenance staff opening my apt door and posting a notice to vacate due to non payment of rent EVEN THOUGH I was approved to take advantage of the offer they gave for renewing. Apparently they did not update their calendar to reflect that I was using a mnth free coupon. A couple of months later, they changed the water company from AUM to their office managing the water bills.I didn't know of this change. Therefore, I continued to pay AUM. I received notice to vacate due to non payment of water. When I disputed the matter, the office staff showed me a newsletter reflecting notice of the change. I explained to her that I do not read newsletters to search for information that I should have received via mail. I considered staying in the complex but moving to a 2 bedroom. It was such a hassle dealing with them & their transfer fees so I finally gave my notice to leave. A month and a half later, after I called to check on my deposit, I was advised that I could not receive the deposit back on the gate keys due to misc move out fees that I owed them. The only reason I stayed for over 2 yrs was due to the low rent, maintenance staff actually came out on the day of request & large sunroom gave the illusion of a 2 bedroom. However, the office organization made all of that seem worthless.

                            Really bad experience We lived about one year and it was like a prison, so we moved before ending the contract by paying the penalty. The Staff. Ohhhh dont ask them. They so and so inimical and unfriendly, especially the manager Lady. If you go to them to solve a problem, they create another problem. Deposit. at the beginning they take a $150 deposit. it was not a deposit, but a charity for them because nobody can take the money when they move out. Even if you clean a week or hire somebody to clean the unite still they charge you and after you move they send you a notice stating that you still owe them. It is really disaster. the application form is very very tricky and its really long....Be careful about it. We are very happy that we are no longer living in that jail with disrespectful staff...

                              Chestnut Ridge is managed by under qualified unprofessional people. I will make this short for those of you who do not care to read a long post. Only facts... -Unit is NOT properly CLEANED before you move in. Everything is simply painted over, leaving the previous tenant's hair and dirt underneath the paint. -Severe ROACH and SPIDER infestation -PARKING SPACES were once included in the rent, now it is a separate charge to reserve a space that others will park in anyways. -TRASH and SEWER WATER liters the parking lot. -Management will make up FALSE CHARGES that are supposedly overdue, in order to pocket the money for themselves. -If you have an issue, management will shrug it off and NEVER deal with it. -Site grounds are UNSAFE. I have witnessed several altercations in the parking lot walking in late at night where one man threatened to pull out his gun. -PAPER THIN WALLS. I've heard my neighbors bowel movements and conversations from the other side of my unit -POOL is always DIRTY and/or CLOSED for "cleaning" -Fitness room equipment is outdated and most machines are BROKEN

                                I've lived here for about 2 months, just relocated from out of state to Texas. I didn't know anything about the place or the area and rented over the phone. I can't say I agree with what I'm reading, my apartment is really nice, the office and repair guys are very nice and quick to fix anything I've needed. The complex is not bad at all and once they finish what they are doing around here I think it'll be even better. As far as the $100, I just read the flyer again and it says its a raffle not just paying for the review. I can't say I agree with it, but its not as blatant as one of the reviews said it was.

                                  I usually don't comment on these sites but I do feel that the management team is getting the short end of the stick. Ida and Elizabeth have always been nice and very professional. I do miss Tasha and Heather but understand that Tasha was promoted within and I am not sure about Heather. I do agree that some of the communications have slid in the wrong direction this past year with the new owners, but I guess that is to be expected. The maintenance team is awesome. Anytime I have had a problem, my call or request has been handled promptly, professtionally and with a smile. The parking lot has been a little bit of a mess, but they have been working on that as well. Overall, I have really enjoyed living here and I have felt safe. I have always had very kind neighbors so I have been blessed in that department. As a lot of people have mentioned, there has been problems with the hot water at times, but they have corrected as early as possible. Last year, when I had ac problems, they were here promptly to fix and even replaced unit when kept having problems. Finally, I have loved living here.

                                      This place used to be great. Then the new company took over and it has gone to hell. They used to have an armed security guard, but they got rid of him and the apartments have gone to being a decent place in a hellhole area to a crappy place in a nightmare of a hellhole area. Drinking in the parking lot, idiots with their stereos bumping in the middle of the night, rude new neighbors moving in, crime. The on-site managers are decent people, the maintenance crew is top notch, but they can't make up for the crap the new owners have showered down on the residents. Parking is total hell, and they only tow the nice cars. They leave the rust buckets and stolen cars since there is no money in towing them. They don't enforce breed restrictions on dogs, there is a pit bull by the side gate and dog crap litters the grass, so stay out of it, because they won't fine the offenders like they promise they will. Every night around ten pm I hear this rude lady with her obnoxious dog barking all the time and she just sits there all fat and ignorant and lets it bark, she literally just stares at it like a dumb beast while the dog wakes everyone up. Oh, and the area ... there aren't grocery stores that you can go to at night around here. Beware of Wal-Mart; criminals, dope deals in the parking lot, cars broken into all the time. Target has panhandlers INSIDE the store, that's how gross the area is. This area was where a lot of Hurricane Katrina refugees came ... and never left. They stayed (on taxpayer dime) and trashed the entire neighborhood. Nothing but fast food dumps around, and movie theaters where the patrons are loud and talk on their cell phones during the movie. You know the types. Scum. The area crawls with scum. Crackheads walking around from the ------ apartments all around this place, and one bright red hair tranny prostitute-thing strutting around across the highway. My advice, stay away from this place, it will suck you in to thinking it is nice due to the golf course and neighborhood (gated) behind it, but it will be as bad as the rest of the places around it within 6 months.

                                        I have lived here for more than a year and I love it. It is quiet and clean. They are making improvements to the property and have redone the pools. The maintenance staff is fantastic (that's the reason for the review) My fridge went out on a Sunday morning at 830am, I called and left a message. The on call worker called me back in THREE minutes and was at my door in TEN minutes . He ran and got a part and replaced whatever it was that was broken and left out my front door at 9am. That was the BEST response I've ever gotten anywhere. The manager, Ida, is very nice and the staff has changed and I don't know everyone but the ones I have talked to are kind and helpful.

                                          I have lived here around four years, in term of location it was the best choice for me because of my work and my school, otherwise this place is horrible...the management is nice when u first move in of course but after u sign the lease you no longer matter. The manager is very rude. She does not care about anything but money, They do not honor their tenants They will nickle and dime you when you move out Communication skills: 1/10; you need to call several time to be answered, and if you need something to be done you need to ask several times for it and when it is done, it is not done right. No communication at all, they leased my apartment before my lease is over and I found out about it, they did not tell me. I went to pay the rent for the new month and when I gave the employee the check she said, oh your apartment is leased and you have to move out within 3 days, they leased it without even asking me if I want to renew my lease or not, then when I complained to the manger she did not do anything, in fact I have heard her over the phone saying to her assistant that she does not care, and when I said to her that I am not happy with way you treated me as customer, her response was it is fine !!!!! Service: very bad; two swimming pool they were shut down for the entire summer for cleaning purposes as they claim!!!!, small tiny gym with old broken equipments, the leaves of the trees stay in the parking lots for several weeks, water get disconnect few times every month, parking lots shortage; several times I had to park out of the complex at the street side which is not safe at all, and employees do not know how to communicate with tenants. These guys are thieves: they find different ways to take money as much as they can from you when you move out; they took all my deposit ($200) and asked for $20 more for things are not true; carpet cleaning; I cleaned it completely, carpet damage; it is not damaged, it is the mark of the furniture, water bill doubled at that month for no reason. They lie: they claimed that I got the new carpet when I moved in; it was not new, it was USED, then I used for 4 years and she said that she still going to use and that why she charged me for cleaning and damage!!!! please don't waste your time and hard earned money it s not worth it now I'm suffering the consequences... STAY AWAY!! Better places are available for cheaper

                                            Update on my complaint with this worthless property management & owners. I have received an email from them as well as a copy of carpet installation bill. The carpet installation was billed before I moved in & I will copy & paste their response to their bogus charge. Their response is: Hello Ms. -------, I think that there is some confusion on when the carpet was replaced. The carpet was replace prior to your move in. The install date was 2/10/2010 and you moved in on 4/1/2010. When you vacated the apartment we had to replace it because of the stains. Carpet is expected to last 5 years this is why you were only charged a prorated amount $543.30. This is why you received the invoice for the carpet showing the install date of 2/10/2010 along with the signed copy of the damage price list showing the install date of 2/10/2010. I hope this helps.                                               I had the pleasure of living at Chestnut Ridge during the Previous office management who were friendly, professional and mature for several years. Unfortunately the new office management that took over could not get close to filling their shoes. I will give kudos for the aesthetics of the apartment interiors (I lived there during the kitchen/bath updates so I know how ugly the original was), the nice fitness/pool ammenities and the Maintenance team. The Maintenance team was always on top of things when I requested something to be fixed except it is true you can't get hot water out of the kitchen sink unless you run it for 30 minutes. There was also atleast 1 gun hold up in the rear of the apartment complex while I was there and numerous apartment thefts and even mailbox theft***I mainly want to write and warn people about moving out. Do not be fooled that just because you lived there over 5 years that certain things are considered normal wear and tear and don't be fooled that your pet deposit covers anything either (This did not happen with the Previous management company the first time I resided here for several years-only with the current management). They will nickel and dime you for every little thing. They kept my pet deposit as I knew this was non-refundable but they also kept my apartment deposit and then charged me almost another $200 out of pocket. One ridiculous charge was about $75 to replace the skinny mini blind on the patio door that really costs $4 at Wal-mart. Not to mention, none of the mini blinds matched; they were bent and old blinds when we moved in. Secondly, I assumed after residing in an apartment with a pet for over 5 years that fresh carpet/padding would be replaced in the apartment for a new tenant as a standard plus they had a pet deposit. Apparently not, because I was also charged for this. There were other things listed that after 5 years should be considered normal wear and tear. Their monthly rates changed dramatically every year as well and the only way to keep them from skyrocketing too much was to sign extra long 15 leases. They told me if they could have salvaged the carpet, padding and not had to treat the concrete since I had a pet, I would not have been charged. I am pretty sure anyone who moves into an aparment after someone resides there for over 5 years with a pet would expect brand new carpet as a standard. That is the whole idea of the pet deposit and a monthly pet rent fee to cover such things as there was no other pet damage in the apartment. We have no choice but to sign these lease aggreements in order to put a roof over our heads and it is unfair that they purposely -stick it to you- after giving them a total of over 5 years of business(over 7 if you include my first residency there). I was a very good resident and neighbor. It was definitley a slap in the face. *Side notes: the surrounding area is unsafe and it feeds into a less than par elemetary school district. Don't let the golf course and the million dollar homes tucked away a couple miles behind fool you. Great Storage facility next door-Best Little Warehouse in Texas and Great daycare down the road-Childtime.

                                                I don't mind it here, except the hot water is never on and they cant stop changing staff. the office is so unorganized, it is insane!!! Plus I wish that my work orders were done faster, not weeks after the fact!
